In its earliest days, El Segundo, Manhattan beach, and Hermosa

beach were part of the ten-mile ocean frontage of Rancho Sausal Redondo,

which means “Round Clump of Willows.” In 1822, a year after Mexico had

gained its independence from Spain, Antonio ygnacio Avila was granted a

permit to utilize grazing land totaling approx. 25,000 acres on what was

to become Rancho Sausal Redondo, and on May 20,1837 received a land

grant from Governor Juan Alverado for Rancho Sausal Redondo consisting

of approx. 22,459 acres, which included the present-day cities of El

Segundo, Gardena, Hawthorne, Hermosa beach, Inglewood, Lawndale,

Manhattan Beach, and Playa del Rey. On June 19, 1856, the U. S. District

Court issued a decree of confirmation of title to Antonio ygnacio Avila for

Rancho Sausal Redondo.

Where the city of Inglewood is today there was another, smaller, Mexican

rancho called the Rancho Ajuaje de la Centinela, which means the “Sentinel

of Waters.” this rancho was once part of the Rancho Sausal Redondo, and

ygnacio Machado had encroached on the land claimed by Antonio Avila,

and was awarded provisional title to this land totaling approx. 2,200 acres at

the same time that Antonio Avila received his land grant for the balance of

the Rancho Sausal Redondo in 1837. In 1845, Machado traded the rancho

to bruno Avila, brother of Antonio ygnacio Avila, for a small tract in the

pueblo of Los Angeles. bruno Avila, unfortunately, mortgaged his property

at an interest rate of 6% per month, which was the standard interest rate at

the time for personal loans, and unable to repay his debts, lost his property

through foreclosure in 1857. Subsequent to this, the Rancho Ajuaje de la

Centinela changed hands a number of times, eventually being acquired in

1860 for $3,000 by Sir Robert Burnett, a Scottish lord.

The Rancho Sausal Redondo property consisting of approximately 22,459

acres was purchased by Sir Robert Burnett on May 5, 1868, when it was sold

to him through probate court for $30,000 to pay debts accrued by the Avila

estate (Antonio Ygnacio Avila had died in 1858). Burnett combined the two

ranchos under the name of Rancho La Centinela.

In 1873, Burnett leased the land to Catherine Freeman with an option to

buy, and Burnett returned to his native Scotland. When Catherine Freeman

died in 1874, Daniel Freeman, her husband, used the land for sheep,

horses and orchards with fruit, almonds and olives. When a severe drought

occurred in 1875 and 1876, he incurred heavy losses. In 1882, Freeman

used his option to buy 3,912 acres for the sum of $22,243. On May 4,1885,

Freeman purchased the remainder of Rancho La Centinela for $140,000.

Daniel Freeman was the last person to own all of Rancho La Centinela.

Daniel Freeman eventually sold his land to several real estate developers.

The Tree Section of Manhattan Beach is considered one of the most desirable places to live. It is bordered by Sepulveda Boulevard to the East, Manhattan Beach Boulevard to the South, Rosecrans Avenue to the North, and the Sand Section to the West. The area adopted its name, the Tree Section, not from the many trees that populate the neighborhood, but rather from the street names: Palm, Oak, Elm, Pine, etc. The area is also well known for its strict tree ordinance that restricts homeowners from removing most trees from their property without a permit from the city, thus preserving the visual attraction of the area.

We have explored the Tree Section in the past, so now we’d like to examine it more closely. This section is one of the most diverse in all of Manhattan Beach. Being one large section, it encompasses the largest amount of sub-sections of all of Manhattan Beach’s areas. Within the Tree Section, one may find the neighborhoods with special names, such as “American Martyrs” and “The Gaslight District”.

American Martyrs received its name for its proximity to the local Catholic church and private school, American Martyrs. Some of the more admired streets in this section are 15th Street through 18th Street as they offer something unique and hard to find: space. The lots in this section are typically 50 feet wide which not only allows one a little more distance from your neighbors but also allows more street parking and best of all, a very short walk to nearby Live Oak Park and the downtown district of Manhattan Beach. In some cases, these lots even offer a peak of an ocean view.

The Gaslight District is located near Marine Avenue (although, the Gaslight District can be found on the Realtors Sand Section map, it is located adjacent to the Tree section.) These streets are beautifully lined with original gas burning lamps & lush trees. Many of

the lots in this area are typically smaller; sometimes only 25 or 30 feet wide. However, what one loses in size, one gains in character. Prices in the Gaslight District hold up very well, and are priced similarly to the larger homes and lots nearby.

Pricing in the Tree Section can be some of the most confusing in the area as well. Home prices range from just under $1 million for a small post-war sized home to well over $4 million dollars for a custom built home situated on an oversized lot in a highly sought after location; land value in this beach community can be 90% or more of the total value of the property in some cases.

An agent with thorough knowledge of the Tree Section, like Ed Kaminsky, will expertly guide sellers and buyers alike to make the right decisions within their needs and budgets. Traditionally, the thought is that the farther West of Pacific you can go, the more valued the homes are. However, an agent who understands the special nuances of the area will direct their clients through a better knowledge of great finds that will hold particular long term value. Homes along nearby Laurel Avenue, Agnes Road, and the stretch of 19th Street between them, border the American Martyrs area and benefit in much the same way. A small stretch along both 23rd Street and Marine Avenue, just West of Flournoy Road, borders the Sand Section Gaslight District also tends to stay ahead of the curve when it comes to resale values based on this special location. 31st Street is a unique street, in that it lies apart from the Sand Section Gaslight District, yet has its own claim to fame... and its own gaslights (hence, less overhead wiring!).

Lastly, streets like 12th and 13th Street sometimes are confused for Sand Section homes, even though they are properly part of the Tree Section. Homes here are built on smaller lots that average 30x90 and are closer to the downtown district, so they tend to be assumed as Sand Section homes, which is not a bad thing! Homes that border major roadways, such as Marine Avenue and Rosecrans Avenue tend to see a break in pricing, which offers tremendous value for your money if you are a new Tree Section buyer.

Properly pricing Tree Section homes is a skill that comes from many years of experience in the industry. Since opening Spyder Surfboards in 1983, he’s built his thriving business into a surf empire. Spend time with him, as South Bay

Digs was lucky enough to do, and you’ll definitely feel his wisdom.

Tell me a little bit about you growing up as a kid in Hermosa Beach?

I first started living here with my dad when I was three or four. He played bass and he used to play down

at The Lighthouse and Poop Deck. That is how I found out about Hermosa. Going to the beach, I was

always riding down Aviation to Pier Avenue to Hermosa Pier.

I started coming down to the beach to watch my brother surf. So, I cruised down here and the first time I

paddled out, I had a used board. It was seriously terrible. The waves were one to two feet. But I remember

thinking, ‘My dad is going to be so proud of me’. I know I was the biggest goof ever, but I paddled out.

I just fell in love with Hermosa Beach. You can’t beat this area.

I chose this place to live, but it really chose me, I didn’t choose it. I’ve been around the world and had

the opportunity to live in other countries and area of the U.S., but you really can’t beat Hermosa Beach.

What do you think makes it such a unique beach?

You can do anything you want in a day’s period of time. It is just in the middle of everything. It also

used to be such a bohemian town around here. It was beatnik and beachy. Since then, the temperament has

changed. It really is ever-changing. I grew up here and learned how to surf on the south side of the pier.

The family community is really ripe right now and I have a family, so it is awesome.

Tell me about when you got into surfing and later on decided to turn professional? What was it like?

I met a lifeguard down at the water by the name of Billy Robinson, who was an excellent surfer. He

befriended me. He introduced me to Eddie Talbot at ET Surfboards. One day when I was riding home from

the beach, I saw the shop and stopped. It was a tiny little hole in the wall and I went in. I then started

going there every day after school and learned how to do repairs. I helped physically build the inside of

the surf shop.

The pro surfer thing came about with me surfing a lot. Mike Benavidez, a pro surfer, called me one day

and was like, ‘Are you going to just sit around and be a kook, or are you going to come with us and surf

in South Africa?’. I had money, so I said why not and decided to cruise. I went, had a good time, did

pretty well. The first place I went to was Brazil and the boards I were riding weren’t working, so in that

second stop in South Africa, I decided to try and shape. I don’t know why, but I shaped a board and it

came out really well. I rode it and I think I did better than on the other board. So when I came home,

I found out I had a knack for it. I was also airbrushing at that time. I was trying to be ‘anything for

a buck’ Jarvis because I needed money to pay rent and go on tour.

How did you get into the venture of creating Spyder?

I’m very well educated on how to save money. I’d get the

cover of a surf magazine and in 1983, it would add up to about

$4,000. I was making money off all of that until one day I

had $33,000 in my bank account. I went ‘Oh my gosh, I’m

rich!’. With a few other ventures not working out, I drove home

one night thinking I was going to buy a Porsche. I turned left

to go down to Gould off of Artesia, I’m on PCH and I look

over. There was a t-shirt shop, a wig shop for lease and a huge

liquor store. But I see the lease sign out of the corner of my

eye. I whipped a u-turn, went back up, pulled in and looked at

the space.

I’m this scruffy surf guy walking into this place and looking

around thinking I can do anything. That night, I was laying

in bed, but couldn’t sleep, so I took the key to the store I

was given, went back down there with a sledgehammer, turned

the lights on and started smashing everything. Here is the

irony though, when I busted into this one wall, inside it was

a silver surfer. No jive. I knew then that it was an omen

and I was in.

I know you have said there were days when you wouldn’t sell anything. How

happy does it make you now to see how your business has grown and thrived?

It was probably the most difficult thing for me to do to hire

my first employee because I am a micromanager control freak.

To see where we are today is because of a tireless group of

individuals that work for us. Work really hard, and when you are

going to give up, don’t. Just keep working. It was just having the

top quality stuff and giving the best service and that is where

we are today, and that never changed.

What do you think makes people want to come to your shop?

It isn’t so much brand loyalty anymore, but it comes down to

service. We all carry the same product, but to gain knowledge of

what you are purchasing is a key element. I’m also the owner

and shaper, and we are a dying breed. Everything that I put my

name on, I put 100 percent into.

What does your day consist of? What is an average day like?

I usually get up pretty early. I check my e-mails from customers and anyone else. I usually do a round robin between the two stores and see how things go. I also go and design boards on a 3DM program, which is unique. I used to hand shape everything. Now, I have a laptop and sit there and design the boards. It takes some time. Then, I’ll take the blanks from the factory over to my cutter. We do that, I take them back to the factory on 190th and I’ll spend time on shaping them. I spend more time doing details.If I were to write my job description, it would be trying to come up with creative ways to either do new things to the inside of the store--new t-shirt designs, add campaigns, anything to create an outward expression of the stores. So, my day is pretty all over the place, but it is good for me, because I couldn’t do one job. I couldn’t live any other way. What do you love about surfing and the culture of it?

I used to be able to easily say it is the lifestyle. Surfing is the father of skateboarding and snowboarding. So, you can’t say that surfing lifestyle anymore. It is a rarity to find a guy who will get up at 4a.m. and sleep on the beach to be the first in the water. People used to do it. It’s fun for me because I get a bunch of things to do.I started out the surf shop and what it got me was to meet people. I’m the Spyder guy and because of it, I meet people. Whether they are a friend or a business acquaintance, it helps keep it interesting to me. The relationships I create and the people I meet keeps me driven to be in this industry. What types of movies have you been involved in?

I really made money on national tv commercials. I used to go into these auditions and didn’t have the look of desperation that everyone else would. I’d walk in, they ask me what I want and I’d say ‘I just got out of the water, I’m sorry. I have a little salt on me’. They’d laugh and that always got them. Through that, I got the experience of working on Point Break. I taught everyone how to surf and built all the surfboards. I worked tirelessly. The beauty was, I realized I was a terrible actor, but because I am so anal, I’m a great producer and director. I got to work with James Cameron and Kathryn Bigelow as well. After that, I focused on the shop and we began to grow. I then stopped all the acting and refocused.

Have you ever thought about expanding and opening new shops in the South Bay or anywhere else?

We have been in negotiations with a guy in Redondo Beach in an unbelievable location for four years. He says we can have it and we think that that area is underserved and we believe that we can serve it. I am just waiting for an e-mail that says we’re on. I wouldn’t do it in this economy unless it was that location. The visibility is incredible. We are really fortunate to be by the beach because I have a lot of friends inland and those shops are gone now, but people gravitate towards the beach. I wouldn’t open a shop anywhere that’s not within a stones throw of the shops we have.
