    After the 1822 decree by the Governor of California that awarded ownership of

    Rancho San Pedro to the Dominque famil, Jose Dolores Sepulveda appealed the

    decision and requested a personal meeting with Governor Luis Arguello in Montere

    to plead his case. In 1824, while Sepulveda was returning from his trip to Monterey, he

    was killed in a violent Indian uprising at Mission La Purisima Concepcion, near todas

    Lompoc.

    His oung sons, Juan Capistrano Sepulveda and Jose Loreto Sepulveda, continued

    his quest for Rancho San Pedro. On May 16, 1826, after the death of his father in 1825,

    Manuel Domingue filed a petition with Governor Jose Maria Echeandia to have theSepulveda rothers and their cattle removed from the Palos Verdes portion of the

    rancho. On May 26, 1826, the heirs of Cristobal Dominguez were confirmed by the

    governor as owners of Rancho San Pedro, thus eing officiall recognied the new

    Mexican regime. Governor Echeandia, in 1827, known for his administrative ineptness,

    also provisionall approved of the Sepulvedas claim to the Palos Verdes portion of

    Rancho San Pedro.

    In 1834, a judicial decree was made by Governor Jose Figueroa which was

    intended to settle the dispute etween the Dominque and Sepulveda families, and

    Juan Capistrano Sepulveda and Jose Loreto Sepulveda were awarded the 31,629 acre

    Rancho Los Palos Verdes. The partition decree left the Dominguez family with 43,119

    acres reducing Rancho San Pedro nearl half the area of the original grant.

    The Sepulvedas were given et another order to leave the Palos Verdes section of

    Rancho San Pedro in June 1839. Again, the Sepulvedas defended their title and on April

    22, 1841, they received a Decree of Possession and an additional strip of land north of

    Palos Verdes Hills from Governor Alverado. In June 1841, an agreement was signed the Dominque famil transferring all right to the Rancho Los Palos Verdes to the

    Sepulvedas. Then on June 3, 1846, Governor Pio Pico officially confirmed the title of

    Rancho Los Palos Verdes to the two oldest Sepulveda rothers.

    Juan Capistrano Sepulveda uilt his adoe home near the intersection of Gaffe

    and Anaheim Streets in San Pedro . Jose Loreto Sepulveda uilt his home further south

    on the west side of North Gaffe Street etween Channel Street and Anaheim Street

    in San Pedro. Jose Loreto Sepulveda was also 2nd Alcalde of Los Angeles, which was

    basically Vice - Mayor of Los Angeles for 4 years during the period 1837 - 1848. Juan

    Capistrano Sepulveda was also 2nd Alcalde of Los Angeles in 1845.

    The largest high rise structure in downtown Hermosa Beach during its heyday, the Biltmore

    Hotel became the center of social activity and a destination point for world travels, Hollywood

    types and anyone who wanted to enjoy the Beautiful Beach.

    Transformed from the Surf and Sand Beach Club in the 1920s between 14th and 15th streets on

    the Strand, the Biltmore changed Hermosa Beach forever and allowed residents and guests to

    enjoy elegance and grandness in a rapidly expanding Hermosa Beach.

    THE bEGINNINGBuilt in 1926, the luxurious hotel originally opened as the Surf and Sand

    beach Clu, and was run on a private asis. After the private clu idea

    ecame a losing proposition a few ears later, the founders and owners

    sold the propert to the Los Angeles Athletic Association, who attempted

    to run in on the same asis. However, this the group sold out to hotel

    interests in 1930, eventually creating the ground work for the Biltmore

    Hotel. A thriving estalishment for close to 40 ears, the uilding was

    acquired by the International Vangelica Society in 1966, and later torn

    down in 1969, marking the end of an era.

    FLOORS OF THE bILTMOREA six story building, the Biltmore Hotel had oors for specic purposes,

    along with a roof top deck.

    LObby

    The most expansive oor, the lobby had everything from a coffee shopkitchen, to a cocktail ar to a swimming pool. Throughout the lo

    were rown and coral upholstered lounges, along with coral lamp

    shades. The Cocktail Room, which was called the Cit Room sat 200,

    had a dance oor and a baby grand piano. Then decorated in sport plaid,

    with bar stools and upholstered chairs, the Cocktail Bar could seat 100

    guests. It also opened directl onto the each and ecame a popular

    place for oth strollers and athers. Meanwhile, the heated swimming

    pool had oth mens and womens dressing rooms that adjoined the

    plunge which opened onto the Strand and each.

    MEzzANINEOnce comprised of a health studio, a large kitchen for guests and a

    clubroom named the Key Room, guests could multitask on this oor.

    The health studio had massage tables, weights and cycles for exercising,

    steam rooms, dressing rooms and showers. The kitchen had everthing

    from a french frer to a meat slicing machine to a walk in refrigerator

    and could serve a complete dinner for up to 2,500 guests. The ke room

    had a scroll shaped bar, which sat 15, a small dance space and enough

    tales and ooths to seat 50 diners or dancers.

    FLOOR 2The oor where everyone came to have a good time, the entire second

    oor was solely for recreation purposes. Three large rooms were used

    for dancing and banquets, with the ballroom extending across the entire

    uilding. Ale to divide the allroom area into two different rooms, one

    could accommodate around 1,500 guests, while the other could hold

    around 1,000.

    FLOORS 3-6Where a total 120 rooms in the hotel were located, each room in the

    biltmore contained a toilet and wash owl, et over half of the rooms

    had a private ath and several had connecting aths. Ever room was

    completely renovated in 1955 with new beds, mattresses, furniture and

    rugs.
