Early in 1913, George Bixby decided to sell approx. 16,000 acres of the Rancho de los Palos Verdes (retaining about 1,000 acres which later became Harbor City), which his father, Jotham Bixby, had acquired in1882 by a legal partition of the original land grant area of Rancho de los Palos Verdes He sold the land to Walter Fundenburg, who agreed to pay $1.8 million. Unable to raise the necessary funds, he assigned the property to the real estate firm Schader and Adams. They too were unable to raise the necessary capital, and Bixby foreclosed on the mortgage. After much litigation, Bixby agreed to allow Schader and Adams 90 days to complete the purchase. Mr. Schader then left for New York to raise the money, with about 20 days left to raise the funds, and while there was able to get Mr. Frank A. Vanderlip, then President of the City National Bank of New york, interested in the property. Although Mr. Vanderlip had never seen the property, after only a 10 minute meeting with Mr. Schaeder, he was intrigued and recognized its potential for development.

By November 1913, Mr. Vanderlip organized a consortium of New York investors and completed the purchase of the property. Historical accounts of the final purchase price range from $1.5 million, to just over $2 million. Initially, these investors intended to divide the land into large estates. The founding father of the Peninsula, Frank Vanderlip, was one of these investors. Vanderlip was a self-made man, an Assistant Secretary of the Treasury under President Mckinley, and president of the National City Bank of New york.

From the beginning, Vanderlip had great plans for the development of the property. As early as 1914, Vanderlip hired architects, including the landscape architectural firm of Olmsted Brothers, to draw up a master plan for the development. Original plans included the construction of a magnificent golf club on the bluffs overlooking Portuguese Bend, to be known as “Los Palos Verdes Country Club”.

Vanderlip planned to develop the area above Point Vicente lighthouse as an Italian hillside village, to be occupied by craftsmen who would live, work, and sell their wares. Vanderlip writes glowingly in his biography about a visit in 1916 to the Palos Verdes Peninsula and the property he bought unseen three years earlier. He describes his vision for the development, likening the geographical location to Italy where he took vacations: “I found myself reminded vividly of the Sorrentine Peninsula and the Amalfi Drive: Yet the most exciting part of my vision was that this gorgeous scene was not a piece of Italy at all but was here in America, an unspoiled sheet of paper to be written on with loving care.”

as of January 27, 2011, the inventory has risen to 23 properties which equals about

The Hill section has been the most dramatic change in inventory, which is

down 53% from the 12 month peak. Currently, there is less than a 3 month

supply of homes compared to February of 2010 which had an incredible 20

East Manhattan has also seen a significant drop in inventory, which is currently set

to adjust. Being so close to Europe, New York has to compete with [European restaurants] because that’s what the New York consumer has come to expect. MF: Because of the vast spread of Los Angeles, I think people don’t experiment too far afield unless you’re a foodie and food is all-important to you. rb: You have a diverse local market here. If you take some of the small-plate restaurants in Torrance and Gardena, some of the Japanese restaurants, you’re looking at some of the best caliber restaurants in the city. If you get into other genres of dining, South Bay can’t compete. You can read a city by how many fast food chains they have. The more chains, the fewer foodies and people who are willing to experiment. People are comfortable going to same chain and ordering the same thing, over and over. That’s pretty much suburbia.

You opened your first South Bay restaurant in 1976, and Chez Mélange followed in 1982. What made Chez survive the many economic ups and downs?MF: Longevity, for one. The longer you’ve been around, the more people know you. the dearth of restaurants didn’t hurt. When we opened Café Courtney in 1976, we called it an introduction to French cooking. The price points were value-oriented. In ’76, what was popular were coffee shops and pseudo-café cuisine restaurants, but nothing in between. There was a niche for melding the two. rb: We were giving people organic, modern California cuisine. We mixed it with simple French: escargot, quiche. Nothing weird, just familiar ingredients presented in a new way. We mixed that with

Take it from Michael Franks, owner of Redondo Beach foodie haven Chez Mélange, and Robert Bell, chef and owner at the renowned institution. South Bay Digs spent a lively afternoon with the refreshingly candid and deliciously innovative pioneers of local haute cuisine. Our takeaway: Never lie to a chef, and always choose the tarte tatin.

South Bay Digs: What’s the worst meal you’ve ever had?Michael Franks: The last meal I was disappointed with was over-salted. It was inedible.

did you let them know?MF: I told them everything was good. [Laughter] I will share my opinions with fellow restauranteurs if I think it will help. Otherwise I’ll go about my business. Robert Bell: I can’t think of a worst meal I’ve had. Unfortunately there’s so much hype on restaurants and chefs these days. Some chefs’ careers are based purely on hype. MF: There’s a philosophy in our business that great chefs don’t make great restaurants. Just because that person is extraordinary individually, it doesn’t mean they’ll have a great restaurant.

La food connoisseurs have always thumbed their noses at the South Bay. rb: It’s still the case. Every neighborhood serves food based on what the immediate population wants. If you’re in a tourist area, you have

MF: The days of ‘the customer is always right’ are over. The customer is not always right, but it’s about how a manager deals with the situation. Some of my peers would rather sit in their offices and ignore the customer. My take is you don’t want a customer leaving unhappy. rb: As a chef, it’s easy to defend your food. I find it’s not worth it.

Number one, I know what I’m doing in the kitchen. Number two, [being defensive] is not going to bring the customer back. All I can say is, ‘What can I bring you right now that’s going to make you happy?’

I understand you’re involved in charitable causes. How did that come about?MF: We learned early on that the community is what makes your business successful. If you’re giving to the community, hopefully the community is giving back to you. We try and put our resources toward areas that we think are most deserving.

What insider tips do you have for South bay foodies?rb: When a restaurant is fairly new, order only menu items and not specials, until you learn what the chef is doing. A lot of

thought goes into menu items. The thought that goes into a special is maybe 15 minutes, while the thought on a menu item could be 15 years. MF: Be honest with the restaurant. Tell them how you’re thinking. Restaurants make mistakes; it’s a people business. Tell the restaurant about your experience one-on-one. They will be so grateful to hear it from you rather than read about it later on.rb: Honesty is important. Ask for the manager. Ask for the owner. Give them the opportunity to resolve the situation. You’ll be surprised how that will take the experience to a whole new level.

Great advice. now for the tough questions: beaujolais or brunello di Montalcino?rb: Beaujolais is the best value. Barolo is the best wine on the planet. MF: Brunello.

crème brulée or tarte tatin?rb & MF: tarte tatin. rb: Are you kidding? Crème brulée has no texture!

a comfortable, casual atmosphere, and lesser-known wines by the glass. We kept doing things no one had ever heard of. MF: Our customers said, ‘Give us more, give us something new.’ Those were the days of frozen vegetables. We used fresh foods. Because Robert was a self-trained chef, there were no boundaries. rb: This reminds me of a lecture I gave at a college on creativity. I believe that the enemy of creativity is school. ‘Don’t do it that way, it’s wrong!’ But I figure, ‘Wait a second, maybe I can fit a square peg in a round hole if the hole is big enough.’ When we started, I had no parameters. I did everything on my own. MF: Our only recreation was going out to eat, and we saw what everyone else was doing. California cuisine was just starting. Chez Mélange, Spago and Michael’s really started California cuisine.

What lured you into the food and restaurant world?rb: My grandmother was the inspiration behind my excitement about food and dining. Sunday meals and gathering around the table were so much fun. I was 10 years old and all we’d talk about was how we like our dinners, do we use long pasta or short pasta. Food was an important thing, it wasn’t just something you ate so you wouldn’t be hungry. MF: My dad was in the restaurant business. My whole life was spent in restaurants. In my early teens in London, when I started to go out with girls, we didn’t go to movies, but to restaurants — usually my dad’s so I could sign the check! I spent four years in hotel school. My goal was always to come to the States. I visited a friend who was living in Redondo Beach, and I thought, I want to live here, so I helped him open a restaurant. Food, from that point on, became my hobby, my passion. I can easily separate the hobby side and the business side. Ultimately, you are running a business, even though customers hate to think about that. rb: This is the only retail business where people expect something for free. Can I have an extra side, can I get some bread, can I have some more dressing, and they wonder why things are so expensive. MF: Once a customer becomes a regular, it’s quite easy for them to ask for extras or for special orders. It can be the beginning of the end of the restaurant. Sometimes the skill level in a restaurant can’t produce what they want, other times a certain product isn’t available. rb: I don’t have to deal with that because I’m in back. All Michael wants to do is make the customer happy. MF: It’s a yin and yang thing.

In this era of citizen journalism, what’s your take on social media sites that encourage users to post restaurant reviews?rb: The online restaurant reviews and blogs put newspaper food sections out of business. However, if the writer is what we call an amateur diner who only goes out to eat on Valentine’s Day and Mother’s Day, you have to put those aside.
