WHETHER YOU’RE LOOKING FOR YOUR FIRST OR NTH RENTAL, finding the right one can pose a challenge. Here are 10 things you should think about before saying yes to the address.1. ACCESSIBILITY: While realtors might emphasize the importance of location, it doesn’t necessarily mean just proximity to the things you care about. A unit geographically closer to work might take longer to get to than one further away but right along a major highway. Living along a subway route might make your commute more pleasant in the winter, when a 20 minute walk will chill you to the bone.

2. PRICE: A big one for most people, a good rule of thumb is to keep your housing costs (including utilities and other essentials) at about 30% of your net income. After all, what good the perfect unit if you have to drastically change your lifestyle to stay in it? You should be living your best life!

3. PROXIMITY: Although it doesn’t necessarily guarantee accessibility (see 1), there’s usually a positive correlation between how far away you are from somewhere, to how long it’ll take for you to get there. So if there are some places you know you’ll go frequently (work, school, maybe your mom’s house), it pays to consider how close they are to your new home.

4. AMENITIES: A newly built condo with all the bells and whistles will generally cost more to live in than an older, lower rise building with the basics. If you don’t have much need for a pool, party room, or extra parking, why pay for them? Save your money for the things that matter to you.

5. DEMOGRAPHICS: Think about whether your life meshes with those of your neighbours, businesses and establishments located nearby. Like peace and quiet? Living on a major road, near student housing, for example, may not be the best fit for you. On the other hand, if you’re a party animal, you might find being in a suburban, family friendly area a bit stifling.

6. TRANSPORTATION: How do you get around? Do you love to walk? An area with convenient shops and services nearby could be perfect for you. If you love driving, you might not mind your favourite stores further away, as long as there’s plenty of parking. And if you’re reliant on public transit? Living on a well-served bus route can make your life a lot easier.

7. PRACTICALITY: It’s easy to fall in love with a well-staged apartment, or even an empty one. You start dreaming about new furniture, and decorating...but sometimes your initial excitement over a gorgeous unit runs up against reality when you realize, after you move in, that

it doesn’t fit your needs. So try to take a moment to consider how it’ll fit into your life now, and in the future.

8. RESTRICTIONS: Have a furry friend as a roommate? Maybe you haven’t been able to kick your smoking habit yet? Some landlords have strict rules on what they’ll allow on their property, and in the interest of maintaining a good relationship with them, it’s best to respect their wishes. Ask whether there are any restrictions against pets, smoking, noise, etc, before moving in.

9. SAFETY: Are the entrances well-lit? Is there security or cameras installed on the premises? Is the building located on a bustling road, or a secluded inside street? When looking for a unit, consider how safe you’ll feel living in it. You should never live somewhere that makes you feel the need to sleep with one eye open.

10. THE FINE PRINT: Talk to your landlord or building management, and scrutinize the rental agreement before you sign anything. Find out who’s in charge of repairs, and how complaints will be handled. Ask what your rental fee covers and the rate of future rent increases. Be informed, and make sure know your rights as a tenant.

If you are in a crunch with your moving dates, movers can give you the precious time to focus on other things besides physically shifting your belongings. Some moving companies even offer packing services.

2. THEY’RE PROFESSIONALS. They have the truck, the muscles and the packing materials. This is their job, they do it for a living. If you hire a reputable company, and please do your research here, then they will do it well and take good care of your stuff.

3. SAFETY. Hiring professionals means you can reduce or avoid enlisting friends and family, who may not have the appropriate skills for the job. You don’t want one of your relatives pulling a back muscle lifting something in the wrong way. Your friends and family can help in other ways.

4. THEY’RE INSURED. If something does break, it will be replaced. Read the fine print on the contract and be at ease. If something is really precious to you, you can move that item yourself. Leave the rest for the movers.

Here are 10 things you should think about before saying yes to the address.When looking for a new home, having a park or greenspace nearby is on the top of search criteria for many home seekers. There’s a reason why properties that boast river valley views are more expensive or why homes that back onto greenspace or parkland are always the first to go. It is because human beings are drawn to nature – naturally. There are also many mental health benefits of living near nature.

“Biologically we are connected to nature and there is something in us that knows that. There is a lot of scientific evidence showing that being in nature helps our reptilian brain, or survival brain, to sooth and calm when it sees beauty and our brains process nature as beautiful,” said Doris Ryan, registered psychologist.

The reptilian brain includes the same three main structures found in a reptile’s brain including the brain stem and the cerebellum. These control the body’s main functions vital for survival including heart rate, breathing and body temperature.

“If you’re deliberately attending to nature you will see a lowering of blood pressure, reduced stress and anxiety. So if you’re able to walk to the park every day, and take time to notice the trees, birds and sunshine, your mind and body will naturally settle,” said Ryan.

In addition to mental health, living near greenery encourages children and adults to get outside, walk, run

and recreate, contributing to a healthier and more active lifestyle. A greener environment is also less polluted, cooler in the summer and makes for a more attractive neighbourhood.

“We spend so much time in our mind, in the rush and busyness of our urban world that we don’t give ourselves that time to be connected with what we are biologically which is nature. If we can easily access that, it can improve our well-being.”

SOMETIMES I ASK MYSELF, “WHAT WOULD CARRIE DO?” Yes, I do actually make some of my life decisions with

my favourite Sex and the City character in mind. Maybe

that’s (most definitely) a little obsessive, but haven’t

we all fantasized about living the life of a TV character?

Carrie has the best wardrobe, Jess just has so much fun

and Mindy totally ended up with a cutie.

Now that got you thinking, it would be nice to live like

a famous TV character. The real question is – could you

afford to?

LIVE LIKE CARRIE BRADSHAW

Have you ever dreamed of a New York City lifestyle? I

know I have! It isn’t clear how Carrie paid for all those

Manolo Blahnik’s on her writer’s salary, but thankfully

her apartment was rent controlled. Despite living in

a bachelor apartment with minimal amenities, her

Greenwich Village apartment is perfectly located and

prime real estate. If you compare to today’s rental prices

you would have to pay somewhere around $3,000 a

month. I’m not quite living Carrie’s life just yet.

LIVE LIKE MINDY LAHIRI

I hear Manhattan isn’t a bad place to live either and

Mindy’s brownstone pad on The Mindy project is very

appealing. Money probably isn’t much of a worry for

her, considering her gynaecologist salary. Her apartment

is very large and includes a circular staircase, a foyer

and a walk-in closet. Unfortunately, the production

designer, Michael Gallenberg, admits the apartment

is completely unrealistic. It was intentionally designed

to be very spacious for filming. Still if you like the idea

of unrealistic, Mindy estimated that her one-bedroom

apartment would sell for $2.5 million. We estimate that

rent would be somewhere around $5,500 a month.

LIVE LIKE JERRY

Jerry does many questionable things on the sitcom

Seinfeld, but his man-cave apartment feels very

inviting. The one-bedroom, New York City apartment

had everything he – and his three friends – need. The

unit had a doorman, common laundry facility and an

open kitchen. If you also enjoy easy Upper West Side

living, you would enjoy living like Jerry. Since this show

aired in the 90’s, you would have to pay more than him

though. Today the one-bedroom apartment would cost

about $2,000 a month.

LIVE LIKE A NEW GIRL AND THREE LUCKY GUYS

If you’re not a fan of the cold, you may be interested

in living in sunny Los Angeles, California. Jess, Nick,

Schmidt, and Winston (we’re happy to have Coach

around too) sure lucked out when they found their

L.A loft. The rental has a questionable bathroom space,

but the private four bedrooms and spacious kitchen

definitely make up for it. The rental’s large open concept

makes it a breeze for these four to live together – most

of the time. Rent would be a little under $5,000 a month,

but with four roommates to pitch in, it could be possible

to make it happen. Jess makes it work on her teacher

salary and Schmidt as a marketing associate.

LIVE LIKE LEONARD

The characters of the Big Bang Theory, Sheldon and

Leonard, live in a spacious 4th floor apartment in

Pasadena, California. The two-bedroom rental isn’t

anything fancy, although it is hard to see past all the

electronics and science gadgets laying around. I also still

can’t decide if being neighbours with your girlfriend is

a good thing or a bad thing. Leonard’s employment as

an experimental physicist certainly earns him a good

salary. What’s more, rent is split between him and his

roommate. Grab a roomie and you could be living like

Leonard for just around $900 a month. The girlfriend

across the hall is not included.

YOU’RE OFF TO SCHOOL - AND YOUR FIRST APARTMENT. It’s an exciting time, though it can also be overwhelming, not to mention, expensive! Your first apartment is part of this year’s learning - there are a lot of rules, responsibilities and rights you need to know about to ensure you’re able to enjoy your new home.

“Looking for housing off-campus can be daunting for students, especially those who are renting for the first time. That’s why knowing your rights and responsibilities as a tenant can help you avoid problems and protect yourself,” advises Ted McMeekin, Minister of Municipal Affairs and Housing for Toronto.

THE MOST IMPORTANT POINTS TO KNOW FOR YOUR FIRST APARTMENT: The Residential Tenancies Act differs across the country, but rental laws are enforced in each province and territory. If you don’t know the basics, there can be some serious consequences, from being taken advantage of by an unscrupulous landlord to being evicted for not being a good tenant. Neither is the experience you want.

THE DEPOSIT: This is the equivalent of one month’s rent - called “Last Month’s Rent” and can only be applied to the last month of your tenancy. Damage deposits and pet deposits are not legal in Ontario.

RENT INCREASE: How often and by how much can the landlord increase the rent? In Ontario, landlords must give you 90 days notice and the rent can only be raised the latter of: once every 12 months, or 12 months from the start of your tenancy. Ontario has rent control so the landlord can only raise the rent by the stipulated provincial increase. In 2016 this amount will be two per cent. There are exemptions to this rule - mostly covering buildings not used for rental before 1991 or built in 1998 and later. New condo? No rent control.

RECEIPTS: Make sure your landlord gives you a signed receipt every time you pay your rent, especially if you pay in cash. Unlike cheques, credit card payments and Interac e-transfers, there is no paper trail for cash. It’s always better to have a trail, but at least have a receipt. You will also need those receipts at tax time (talk to an accountant to see if you get a tax deduction for your rent).

TERMINATING THE LEASE: How much advance notice do you need to give the landlord so that you’re not legally responsible for rent after you move out? Ontario requires 60 days of notice for month-to-month tenancies, commencing on the date rent is due – if you pay on the first your notice starts counting from the first of the month.

PETS: In Ontario, a landlord cannot forbid you from owning pets as long as they don’t cause a disturbance.

EVICTION: You can be evicted for disturbance, non-payment of rent, continual late payment of rent – or if your landlord wants to move in or do extensive renovations on your place. If you’re unclear of what can get you evicted, you may just find out the hard way.

ESTABLISHING YOURSELF: Some landlords shy away from first-time renters, as you have no rental history – and let’s face it, mom and dad aren’t the impartial reference the landlord’s looking for. While some properties are better suited to students and first-time renters, you may also find that perfect place off campus that may need the assurance of a parent co-signer. It gives the landlord the assurance that you’ll be paying your rent and behaving appropriately. While the whole point of leaving home was to get out on your own, having parental co-signers can help you establish your rental history in a very hot, competitive rental market with a low vacancy rate.

THERE’S HELP: Don’t be afraid to contact your landlord if you need them – for repairs, upkeep, problems with other tenants or issues in the building that need attention. Your landlord needs these communications to maintain the rental properly. Your landlord cannot discriminate against you based on your age, sex, sexual orientation, ethnicity, marital status or because you have children. These are all Human Rights issues, should they come up. If you feel the landlord is treating you unfairly, keep notes on times and dates of issues and follow up with your landlord, in writing, to communicate the problem, again, so that there is a record. There are enforcement agencies in each city and in every province and territory to enforce the rules, contact them if you have any questions or need clarification on any points in the Act.

When you rent a place, the landlord will usually ask you to sign a rental agreement, commonly known as a “lease.” Rental agreements vary from one province or territory to another, but they generally include the names of the landlord and tenant, the address of the property, the amount of the rent and what it includes, the date when the rent is due each month, the amount of any security or damage deposits, the term of the rental period, as well as things like who is responsible for maintaining the property, whether there are any restrictions on the tenant, and when and how the landlord can enter the premises.

Once you’ve signed your lease, it’s time to move in! Moving can be a hectic time. A planning checklist, such as CMHC’s Three Weeks to Moving Day, can help you keep track of all the details, and help make sure your move goes as smoothly as possible.

Before you move in, you and your landlord should inspect your new home together. Use an Initial Inspection Worksheet to document everything you notice, so you won’t be held liable for any preexisting damage when you leave.

Once you’re living in your new home, make sure you and your landlord are clear on who is responsible for what, especially with issues such as emergency or regular repairs, rent increases, or how to handle any complaints that might arise. In the event of an emergency (such as a leaking roof or broken furnace on a cold winter day), try to contact your landlord or emergency contact at least twice, and give them a reasonable amount of time to respond. If you can’t reach your landlord and have to authorize emergency repairs yourself, make sure to document and keep all paperwork related to the repair for later reimbursement.

If a problem arises that you can’t work out directly with your landlord, check with your provincial or territorial rental authority to find out if there are any tenant advocacy groups in your community. Do not withhold rent to pay for repairs, as this can be grounds to have you evicted.

When your lease expires, you may sign a new lease, or you might shift to a month-to-month lease. Depending on where you live,

your landlord could also give notice that they will be increasing your rent. For more information on renewing a lease and rent increases, read the CMHC Provincial and Territorial Fact Sheet for your area.

Eventually, the time will come when you’re ready to end your tenancy and move out. When this time comes, you and your landlord will again inspect the property together, to see if any repairs are needed above and beyond the usual “wear and tear.” Your landlord will also have to return any damage or security deposits you paid when you moved in, plus interest.

Remember: you may need your old landlord to give you a reference in the future, so do your best to leave under good terms. Give them the proper amount of notice in writing. Make any necessary repairs. Allow the landlord to show the home to potential new tenants. And leave the place in as good a condition as you found it, so the next tenants will be able to enjoy their new home as much as you did.
