homeownership thing, and want to

Most everyone these days is looking

at ways to de-stress and simplify their

lives, and renting rather than owning

one can be one of the easiest ways to

get relief. When you really think about

it, it’s an option that may take some

getting used to!

Needless to say, when you’re

renting a home, your “to-do” list will

likely look very di� erent than those

from your homeownership days.

Whether you’re a life-long renter or a

homeowner in need of a change, this

issue of Renters Guide is for you.

renting and decorating in the issue.

In your mind, that new apartment is

already yours – right location, right size

– right price! But don’t glance over the

most important part - signing the lease.

Don’t just look it over, read it. It’s a

contract and you’re legally obligated

to uphold all of the clauses in that

agreement (barring anything illegal).

Whatever is in the lease is what will

come into play while you live in your

new apartment. Is the rent amount

correct? Does it include everything you

thought it did – like utilities? Make sure

that’s in there, in writing. There’s an

old bit of legalese to live by: If it isn’t in

writing, it never happened.

Are there any weird stipulations

that make you uneasy? Are there any

stipulations you won’t adhere to?

While many things, like smoking bans

or tenants insurance, aren’t mandated

by law, if they’re included in the lease,

they’re binding. Make sure you can

live with what you sign, because those

will be the rules you’ll live by for the

duration of your lease. And make sure

you get a signed copy of the lease.

Dundas doesn’t have very extensive

public transit. You can bike or walk to

the local businesses and grocery store

in town, but having a car is key to

getting around the area - and going

beyond. Highway 403 makes travel to

other areas very accessible, while the

city is in fairly close proximity to the

lake and to the Niagara region.

Dundas is a small town with a very

community oriented focus. The yearly

Cactus festival and Buskerfest brings

many the area, and it’s also a chance

for the locals to gather together at

local establishments and celebrate

the warmer months. Its location puts

it in perfect proximity of the water

and other cities, so that residents

have ample options for work and play.

Living in Dundas is fairly a� ordable.

There are some rentals, but you

won’t fi nd budget deals. Plenty of

reasonably priced restaurants and

other cheap entertainment in town,

plus the lake, the escarpment and

greenspaces makes it a great place to

call home.

you, and how much would it affect

your next home? You might not think

that finding the perfect apartment

has much to do with luck and

superstition, but for some, it’s on the

list.

You have to do your research and

check out the tangible factors, but

it just so happens that the wrong

number can stigmatize a property and

hurt — or add value because of a luck

factor.

Numerology plays highly in real

estate superstition, because it’s

so integral — street names, street

numbers, floor numbers, suite

numbers and even pricing. Home

pricing strategy, says Realtor Yan

Gurevich, is affected by numerology

and personal connections to lucky

or unlucky numbers, and to personal

and sometimes weird preferences. He

notes that you’ll see numbers that

add to a specific lucky number, or

the inclusion of repeated numbers,

like an 888 price point.

So what are the lucky — and not

so lucky — numbers?

4 UNLUCKY

Tetraphobia. In Chinese it sounds

like the word for death so 4, and

any number with a digit of 4 is to be

avoided: 40, 444, 441. Numerous

buildings exclude the fourth floor.

You may find buildings like hotels,

apartments and even hospitals

without a fourth floor and even

without a room number 4. In fact,

Vancouver has had an increasing

problem with developers wanting

to omit the fourth floor, 14th floor

9 UNLUCKY

In Japanese, 9 sounds like the word

for torture or suffering and is to be

avoided.

13 UNLUCKY

Triskaidekaphobia, or the fear of

the number 13, has long been a

superstition. Paraskevidekatriaphobia

is the fear of Friday the 13th. Whether

it stems from The Last Supper in the

Christian faith, where Judas was the

13th apostle to sit at the table, or

from Viking lore, we’ll never know

— but it’s among the most famous

of superstitions, enough so that a

great number of buildings — rentals,

condos and office buildings — don’t

offer a 13th floor.

17 UNLUCKY

In Italy, 17 is not a welcome number.

The Roman numerals for 17 (XVII)

are an anagram for VIXI — a term

implying you’re dead, similar to the

term RIP (Rest In Peace). You don’t

want your address denoting you’re

dead. Real estate, in turn, rules out

17 — which is easier and less intrusive

than ruling out the number 4!

18 LUCKY

In Hebrew, the same digits are used

for letters and numbers, so every

word can be read as a number and

every number can be sounded out.

The digits for 18 are read as the word

“life” which is invested with a belief of

luck, especially luck to live a long life.

To live at number 18 or on the 18th

floor would invest the residence with

luck for a long life.

666 EVIL

From the book of Revelations,

John The Apostle’s reference

to ‘The number of the beast’

(chapter 13) is associated with

Hexakosioihexekontahexaphobia.

Though in Chinese culture, the

pronunciation of 666 sounds like

“things going smoothly” so the

number is favourable. I once had a

colleague who lived at 668. She joked

that she was ”The Neighbour of the

Beast.” This one is pretty universal.

There are other superstitions and

signs of luck in real estate, beyond

finding a home with a yard full of

four-leaf clovers on St. Patrick’s Day.

The colour red is a symbol of luck

in Chinese culture and occasionally

comes up, from the paint palette

to the marketing material of new

developments.

Feng Shui is also given some

consideration. If a property has

bad energy or no flow, it can be a

deterrent for people who are sensitive

to the movement of chi. Feng Shui

can even relate to a residence’s

placement on a street and how the

energy will interact with the flow in

the neighbourhood. A home at the T

of an intersection can get too much

chi too fast, and that’s not good.

But for now, may luck be with you

for your real estate ventures.

RENTAL LIVING HAS ITS PERKS, but of the few

compromises that come with this living culture, living

with noise might be the biggest.

It doesn’t matter if you have to deal with basketball

all-stars living up-stairs or young beer pong champions

living next door, you know the noise can take a toll on

your life. Still, you know you can’t entirely escape it.

So, what do you do?

The laws around neighbour noise aren’t clear cut.

Before you blow a fuse and prance over to your

neighbours to unload, calm down and assess the

situation. Ask yourself:

Are my neighbours that loud or are my walls just

paper thin?

Are my neighbours being unreasonably loud or just

annoyingly loud?

You see, sometimes there’s a grey zone and it

all comes down to perspective. Once you’re done

assessing the situation, use this guide to help you deal

with rental living noise.

IF YOUR WALLS ARE PAPER THIN: If your rental’s

walls are paper thin, you’re probably annoying your

neighbour as much as they are annoying you. Talk with

your neighbour about the noise issue and try and agree

on a reasonable timeframe where you

can both get noisy activities done.

Even with thin walls, you’ll

still be able to

get your

beauty

sleep if

you can both

agree to not vacuum

after 8pm. If possible,

rearrange your furniture.

Moving big furniture like your couch and wardrobe

against the shared wall can actually help dampen

some of the noise. If the noise issue is your downstairs

neighbour, a plush rug can also help dampen the noise

and keep the peace.

IF YOU’RE EASILY ANNOYED: Playing music at three

in the afternoon isn’t completely unreasonable and

doesn’t merit a formal complaint. Living in a building

with other people just comes with compromise. That

said, if your neighbour’s routine is annoying, think of

ways that you can escape it. Get out more. Work at a

neighbourhood café or catch an afternoon movie. If

y ou want to stay in, try and drown out your neighbour’s

noise with your own background noise. The sound of

your own TV and music will feel less annoying. Finally,

a good investment might just be a pair of earphones or

earplugs. Sometimes you just have to help yourself out.

IF YOUR NEIGHBOURS ARE UNREASONABLE: If your

neighbours are actually being totally unreasonable –

playing loud music into the wee hours of the night or

have an uncontrollable barking dog– it’s time to pull

out the big guns.

Again, assess the situation and write down on paper

specifi c times and dates when your neighbour took

the noise too far. If telling your neighbour to keep it

down doesn’t solve the problem, present the evidence

to your landlord. Until you can get the issue sorted out,

resort to helping yourself out with earplugs.

Hopefully you don’t have neighbours from hell and

this simple guide can keep you sane, at least until your

lease is up!
