Between apartment searching,

paperwork, giving notice and

booking movers, you’re probably

fi nding yourself impatient to get it all

over with. As excited as you might be

to get out of your current place, it’s

a good idea to build in a few days of

overlap between your old and new

lease. Having extra time to clean,

pack and tie up loose ends before

turning in your keys can help cut

down on moving day stress.

But if your old lease ends right

when your new lease starts, things

can get a little tricky. According to

the Landlord and Tenant Board of

Ontario, you’re required to be moved

out of your unit by 11:59pm on the

last day of your lease, and you can

take possession of a new unit at 12am

on the fi rst day of your lease.

“It’s not ideal to schedule your

move on the exact closing date of

your lease,” says Nicole McNeely,

marketing manager at Park Property

Management. If you’re timing your

moves very closely together, make

sure to talk to your both your old and

new landlords. In some cases, they

may have some fl exibility to add a

couple extra days on your lease or let

you move in early, so you and your

boxes won’t have to resort to couch-

surfi ng at your great-aunt’s house.

Also, If there’s currently a tenant living

in the unit you’re slated to move into,

it wouldn’t hurt to confi rm with your

new landlord that they’ll be gone by

the time you’re planning on moving

in, to avoid any unwelcome surprises.

In the event you fi nd yourself

having to move out and in on

the same day, it’s important to be

organized. McNeely suggests getting

in touch with the superintendent

to book an elevator, if needed, and

coordinating with your moving

company to ensure your belongings

can go straight from your unit into

the truck. This way, you’re not

wasting time waiting for the movers

to show up, or paying extra for your

movers to wait around until the

elevator opens up.

Being organized also includes

being fully packed and ready to go

on the day of the move. McNeely

estimates that it can take two people

at least three days to pack a three-

this time of less stable employment and

rising interest rates, it’s not as appealing

you’d think. Especially after retirement,

the “perks” of home ownership pale in

comparison to the benefi ts of renting. If

you’re thinking about making a change

to your living situation, here are 10

good reasons why renting is preferable

to owning your home.

1. Mobility. If employment or other life

circumstances require you to move

to a di� erent city (or province), it’s a

lot easier to give your landlord notice

and hunt for an apartment than it

would be to put your home on the

market, sell it, and buy a new one.

2. Property maintenance. Whether

it’s shovelling snow for 90 days

straight in a heavy winter, raking

autumn leaves or mowing the

lawn in summer, outdoor tasks are

the responsibility of your landlord,

superintendent or management

company, unless your lease dictates

otherwise.

3. Fixture repair. When your shower

stops running properly, your landlord

is the one who has to call and pay

for the plumber. If the fridge or stove

needs replacing, that’s their fi nancial

responsibility.

4. Interest rate invulnerability.

Unlike homeowners, your rent is

fi xed and can only increase by small

increments dictated by law once the

lease expires. Not so the fi nancial

market, which could see you

renegotiating your mortgage every

couple of years as interest rates and

property values change.

5. Access to amenities. Pools, gyms,

party rooms and libraries are all

fairly common features of upscale

modern apartment buildings. In

addition, high-density housing is

often situated in the heart of the

city, close to entertainment and

shopping, which opens up a world of

possibilities for your social life.

6. No down payment. All you have

to come up with to secure your

apartment in Ontario is enough to

cover your fi rst and last month’s

rent. Elsewhere across Canada

some landlords may ask for a

security deposit rather than the last

month, but it will usually end up

being applied that way – at any rate,

deposits aren’t excessive. With the

average home price in Canada now

well over $400k, even a very small

down payment plus legal fees, plus

home inspection, plus, plus, plus – it

all adds up to a big investment and a

lot of money to pay out on key day.

7. Safety. Living in a rental unit

typically means living near a lot of

other people, and while that can

occasionally be irksome, those

country music fans who hold a

stomping hootenanny every Saturday

night are also going to hear you

scream if you’re in trouble, or notice

if your car hasn’t moved or your mail

starts piling up.

8. Cheaper insurance. Unlike

homeowners, renters do not have

to insure the property – only the

contents. When you get your renters

insurance, expect to be paying

approximately half of what you

would if you owned your home.

Canadian renters’ insurance averages

$20 to 30 a month in most parts of

the country.

9. No property taxes. While you can

assume that at least some of the rent

you pay goes towards covering that

cost for your landlord, it isn’t your

fi nancial responsibility. Your rent

remains stable and increases in a

predictable fashion.

10. Lower utility costs. Heating (or

cooling) a larger space than that

which you actually occupy is one of

the downsides of home ownership.

Rental units have more compact

fl oor plans, and in the winter you

may even benefi t from ambient

heat from the building around you,

depending on its layout.
