as you know, one of the biggest considerations you’re faced with when it comes to choosing a rental is your choice of location. Unlike furniture, paint and decor, it’s the one thing that you

cannot change, so it’s important to choose well.

What are the critical things to consider when choosing a location? There are so many personal variables it’s really up to you to decide. As an example, if it is just as important to you to be close to your children’s school as it is to your place of work, then look for a place that offers you the best of both worlds. If you own a car and want to use public transportation whenever possible to save on parking and gas costs, a well-connected mass transit location may be a better option for you. If you’re a walker, close proximity to major amenities should be a definite consideration. Doing errands such as grocery shopping and banking on foot has many health benefits and gives you a chance to meet your neighbours and discover new places too.

Don’t let the cost of rent solely dictate your choice of location. Make a list of your priorities first, and then take the time to assess each location for its merits and weigh your options.

Start looking. Look in advance so you get a feel for what the market has to offer. If you like something, put your name on the wait list. Get your finances in order and your references in check. Start streamlining your possessions. If you’re moving with children you’ll have to get their stuff in order too.

If you start getting your move in order well before you actually give your notice and sign your lease there will be much less to do once the 60-day countdown is on. Even though direct deposit has been around for almost 20 years, the change to paperless payments is being made to make it easier for all Canadians to access their federal government payments that much faster.

Plus, direct deposit will save approximately 32,000 trees a year, reduce harmful emissions by 100 per cent by not having to distribute cheques across the country by mail delivery and results in millions in taxpayer savings a year in reduced printing and postage costs.

FOR MOST OF US, HOME IS EVERYTHING. When we’re in our homes, we feel comfort, a sense of familiarity and belonging. It’s our haven, our refuge from the hectic day-to-day lives most of us lead today. For those who rent rather than own, that need is not diminished. Walking into an apartment should be a relaxing, pleasant experience – which is why selecting a building that is clean, well kept and professionally run is important. With this in mind, a few years ago the Federation of Rental-housing Providers of Ontario (FRPO) created the Certified Rental Building Program (CRBP) to help apartment shoppers zero in on excellent residences more easily.

In a nutshell, the CRBP promotes best practices in operating apartment buildings in Ontario. The idea is to offer consumers an easy, recognizable way to find top-quality residences in their search for an apartment home, and from the feedback we’ve had, it’s working. When shoppers see the CRBP certification logo displayed, they know that they are looking at a building where the living conditions are safe and efficient, and where customer service is considered a priority. The logo tells you that the property manager and staff practice more than 38 established building management and customer service standards.

To be certified, applicants must complete and pass the training and education component of the program, which covers everything from safety procedures and building code compliance to knowing the Human Rights Code and what is expected for information and privacy law compliance. Participants cover the requirements of meeting CRBP’s Standards of Practice and learn how and why upholding them improves operations and customer service.

Annual random-audit site inspections ensure that the professionalism of the program is being upheld. To provide even more peace-of-mind to renters who select a CRBP building, FRPO enlisted J.D. Power and Associates to conduct all the building audits for participating companies. This well-respected third-party independent performance measurement firm conducts unbiased surveys of customer satisfaction, product quality and buyer behaviour.

Judging from recent results, we’re on the right track with CRBP.

cite building certification as ‘somewhat’ or ‘extremely’ important in their decision to rent; 26 per cent are aware of the CRB Program administered by FRPO (one in four prospective renters cited the CRB Program as a part of their decision criteria in choosing a rental home); and 80 per cent ‘definitely’ or ‘probably’ will recommend their building to others if it was certified (compared to 77 per cent for all Ontario residents).

Tenants deserve to live in buildings that are well-run, well-managed, are kept clean and maintained professionally. They also have the right to receive courteous, prompt service from qualified staff and contractors. Tenants’ rights are stipulated in the Residential Tenancies Act, which has honesty, integrity and professionalism as its foundation – as does the CRBP.

CRBP standards are high, and rightly so. After all, we’re talking about your “home.”

Moving last minute? No problem, if it’s during the cold months. Choosing to move in the “off season” – sometime between November and March – can save you time and money.

Summer is the busiest season for moving companies. This means you must be well prepared, booking six to eight weeks in advance to ensure your preferred moving company is available. Not only are they higher in demand but generally their rates are also more expensive.

Some companies may be more willing to negotiate their rates during the winter months as they’re competing for business during the slow season. Likewise, less rush and stress for companies in the winter means you get their best employees resulting in a higher quality of service.

With everything booked, now comes the packing. Follow these tips for a relaxed and toasty move – no matter what’s going on outside those frosted windows.

• Have a contingency plan. Keep up to date with local weather forecasts and change your plans accordingly. If a big snowfall or freezing rain is expected the morning of your move day, don’t risk it.

• Keep cozy. Carry extra warm clothes for you and your family – including hats, gloves and snow pants. Pack these ahead of time and clearly label them so you can locate them immediately.

• Remember your items will be in a non-heated environment for a while. Ensure your plants, electronics and liquids are properly packed and protected from the cold.

• Allow extra time on the move day – cold weather slows things down. Additionally, rushing in the winter can lead to accidents and injuries.

• Have driveways and sidewalks cleared of snow before the movers arrive. Your driveway needs to be

ploughed wider than usual – enough to allow the moving truck’s loading ramp to be positioned as close to your front door as possible. Lay plywood down on muddy or slushy areas. Slipping can not only lead to dropped boxes and broken possessions but also personal injury.

• Quality movers will use floor runners to protect your floors in high traffic area but for extra protection inside, cover your floors to protect them from tracked-in snow, mud, and salt.

• Drive safe. Make sure maintenance and service on your vehicles is current. Check the air pressure on your tires and ensure the trunk is equipped with emergency kits (matches, flashlight, food), blankets,

and shovels. Drive slowly with extra caution.

• Be certain that your heating company for your new home is aware of your move in day.

Wintertime moving doesn’t have to be wet and miserable. With these reminders, you’ll be packed up, moved and basking in the warmth of your new home before you know it.

Place elastic bands in one bag, and cotton swabs in another. Use them for band-aids, cosmetic sponges and bobby pins. Items remain sorted, clean and dust-free. Bonus: no need to label because you can see the contents clearly.

From landlord restrictions to budgetary constraints, there are a multitude of reasons why many renters are unable to make desired changes to their homes. While the basic setting is often nice, renters are limited to painting, rugs and furnishings to infuse their taste and lifestyle into an apartment. Time after time, renters put off their dream storage unit or design feature knowing that they will someday move, and potentially lose their investment.Wine cellars are generally one of those dreams to disappear, as many assume they are the sole domain of mansion-dwellers.
