“High youth unemployment and increasing post-secondary education costs means many young people are more likely to rely financially on their parents well into adulthood,” says John Tracy, a senior vice president at TD Canada Trust. “As a parent, you want to help if your children are struggling financially, but it’s important your support does not compromise your own financial stability and retirement savings goals.”

Tracy provides his advice on how boomer parents can practice tough love when it comes to family finances:

• Getaplanandbudgetaccordingly–Visitafinancial advisor to develop a plan. With this plan in place, you will know how much you need to save every week to help achieve your dream retirement. Refer to your plan before lending a financial hand to your children. Remember, your kids have decades left in the workforce to earn money, but you likely do not.

• Payyourselffirst–It’svitalthatyouprioritizeretirementsavingsinyour peak earning years, so you have enough saved to help live the lifestyle you want when you retire. Remember, if you can’t support yourself in retirement, then you risk shifting the financial strain onto your children instead. To make saving easier, consider automating yoursavingswitharegular,pre-authorizedtransferintoyourRSP.

• Haveopenandhonestconversations–Itcanbedifficulttalkingabout money, but it’s harder if you avoid it. Don’t assume that you are on the same page as your adult children. Be clear on what you are and are not willing to support financially. For example, if your child has moved back home, will they be responsible for paying rent or covering any household expenses?

• Bearolemodel–Graduallyshiftyourrolefromfinancialaidtofinancial coach. Help your kids establish a plan to get their expenses under control and pay down debts to take some of the financial strain off of you. NC

Interest on a credit card is charged differently depending on the type of transaction on the card. Maybe you made a new purchase. Maybe you’re carrying a balance from last month, which would be a “previous purchase.” Perhaps you took a cash advance. Or maybe in an attempt to get your interest costs down, you did a balance transfer.

New purchases usually don’t attract any interest unless there’s a previous balance on the card or you end up paying after the due date. At that point, the interest clock clicks on back to the date of the purchase. No grace period! If you carry so much as a penny on the balance, then instead of getting a free ride from the date of purchase through to the date owed the following month, the interest clock clicks on the minute you do the transaction.

The interest-free or “grace” period never applies to cash advances. Yup, the minute you pull that money off your card, the clock clicks on and you start paying interest, usually on your entire balance. Ditto balance transfers unless you have a special deal going.

The interest you’ll pay is calculated in one of two ways:

using the “average daily balance method”or using the “daily balance method”.

While these calculations are different, they often yield the much the same results. If you don’t much care, skip the next two paragraphs. If you really want to know the difference, well, here ya go:

Credit cards calculate the average daily balance by adding up the balance at the end of each day and then dividing the total by the number of days in the billing period. The answer is then multiplied by the daily interest rate (the annual interest rate divided by 12). They multiply the result by the number of days in the billing period (30 in June, 31 in July).

The daily balance method calculates interest owed at the end of each day. They multiply the daily balance by the daily interest rate, adding up the daily interest charges to obtain the amount of interest charged for the month.

Everybody back?

Credit card companies use one of two methods to decide whether the interest-free period applies to your new purchases:

On some cards, the interest-free period applies to your new purchases if you pay your current month’s balance in full by the due date. This can be called “method 1” or “one cycle billing”.

But some credit cards want to penalize you when you carry a balance even for one month. In an interest rate grab, “method 2” or the “two cycle” billing was born. With this method, the interest-free period applies to your new purchases only if you pay your current month’s balance in full, by the due date, and you did not carrying a balance from the previous month.

I find it interesting that in all the chatter about cardholder rights and changes proposed by the Feds to protect consumers, two-cycle billing never saw the light of day. And where is the protection for people – students in particular – who are offered credit with no visible means of repayment? And don’t get me started on over-limit fees or any of the other rapacious fees credit card companies use to compensate for all the bad lending they did.

Credit cards can also charge a different interest rate for things like introductory offers, cash advances or balance transfers. Since those rates are often calculated in a different ways than the rates charged for purchases, you need to be careful when you use your cards.

Often, for example, if you do a balance transfer, you should not use that card for any additional purchases. Why? Well, while the balance transfer offer may seem like a gift, the new purchases interest rate can be through the roof. And since all your payments will go to the “balance transfer” pot first, your “new purchases” pot will continue to accumulate at that much higher interest rate.

The recent Fed plans to try to protect consumers from the big bad credit card wolves does address this issue, but nothing has been cast in stone yet.

So sometime in the future consumer payments may have to be assigned to the balance with the higher rate, or they may be spread between the two or more pots based on the relative size of the balance, but who knows.

While it may feel like torture to read your credit card agreement, if you don’t you’re walking blind into something that may bite you in the butt down the road. And whenever your credit card company sends out a notification that your terms and conditions have changed, pay attention.

It was a lack of attention that allowed the Method 2 calculation or “two-cycle billing”, which was born in the U.S. where credit card companies regularly stick it to their customers, to take hold in Canada. If more people had had their heads up and rebelled, our lenders would never have kept this option. Now it has a strong foothold, it would take a tsunami of customer cancellations to have it reversed. That’s ground we’ve lost as consumers that we’ll never regain.

directions:Preheat oven to 375F/190C; place tortillas on working surface.

On each tortilla, evenly spread ¼ cup (50 mL) beans; top with ¼ cup (50 mL) each: shredded carrots, zucchini and diced chicken. Top with 1/8 cup (30 mL) Healthy Choice Traditional pasta sauce: roll each tortilla around ingredients and place seam-side down in oven proof baking dish.

1. Make a list of your top

priorities. Do you need extra

parking spaces? A place that

welcomes pets? Thinking through

your needs ahead of time can help

you find an apartment that meets

those needs, instead of one that just

strikes your fancy at first glance.

2. Check out the property. In

addition to examining the condition

of the for-rent unit, walk through

the property to see whether it

appears to be well maintained. Is

the landscaping healthy or dying?

Nicely trimmed or growing wild?

Are any windows, steps or railings

broken or dangerous? Do the access

doors open easily and shut tightly?

Walk through at night, too. Are the

parking areas and pathways well

lit? What about the stairwells and

hallways?

3. Talk to the neighbours. If

you’re serious about a particular

apartment, knock on a few doors

and ask your potential neighbours

whether they’re satisfied with the

building’s amenities, management’s

responsiveness to repair needs and

other issues of concern to you. Ask:

4. Examine the lease. A lease

is a legal obligation to pay rent

for a specified length of time, and

every lease has variations on the

terms and conditions of tenancy. If

the terms of the lease agreement

don’t suit your needs, negotiate or

reconsider renting the apartment.

5. Consider security. Does the

building have controlled access? If

so, are the exterior security gates

and doors closed? Are the locks in

working order? Does your individual

unit have secure door locks and

window latches? Does the building

have a security service?

6. Ask about shared facilities.

Does the building have a swimming

pool? A recreation or fitness room?

The Federation of Rental-

Housing Providers of Ontario

(FRPO) created the Certified

Rental Building Program

(CRBP) to help rental

accommodation shoppers

find professionally-run

buildings that nurture a high

quality of life for residents.

The CRBP also works for the benefit of owners and property managers, as certified buildings offer peace-of-mind that attracts tenants. People who rent may not own their apartments, but the building is their home, and they appreciate the quality assurance that comes along with the program.

Landlords and owners who register buildings with the CRBP seal of approval that all those involved with the operating of the building will uphold certain standards that protect the safety, privacy and comfort of tenants.

Those who choose an apartment that passes the CRBP qualifications know that the property managers and/or owners who took part went through intensive training in established Standards of Practice that improve building operation and customer service. These fall under several categories involving the daily operation of the building: Resident

Management Practices, Human Resources Policies and Practices, Building Management and General Operations, Financial and Accounting.

The CRBP program ensures that each successfully certified building practices over 36 established building management and customer service standards. These include a commitment to adhering to provincial fire and building codes, having mechanical systems such as heating and cooling equipment checked and maintained, and more. Renters also want to live in a building where management staff members respond to requests and concerns promptly. If problems arise and repairs on or the replacement of equipment will cause temporary disruptions in tenants’ lives, management should explain the reason.

Another reassurance to tenants who select a CRBP building is that those industry professionals who complete the training successfully agree to adhere to human rights responsibilities to both tenants and employees. Those who are certified agree to conduct business according to a Member Code of Conduct.

An example involves responding to tenant inquiries. Owners or property managers must respond to these within two business days, and tenant information must be stored in compliance with the Personal Information Protection and Electronic

Documents Act, a Canadian law relating to data privacy. It is reassuring to know that this level of professionalism and respect is an integral part of qualifying for the program. Plus, certified buildings must undergo random-audit site inspections to help ensure requirements are being met on an ongoing basis. Building audits performed by the independent third-party performance measurement firm J.D. Power and Associates add another layer of accountability to the equation.

Apartment dwellers want their building to be clean, safe, well kept and in good repair. When a tenant or prospective tenant sees the Certified Rental Building logo at a multi-residential apartment building in Ontario, they know they can count on it for quality assurance and peace of mind once they have selected their apartment home. One of the most common questions we get is

regarding how to transport electronics safely,

especially big-screen TVs.

During a move, whether it’s across town or

across Canada, it is important to give these

items special treatment so they arrive in

one piece and in good working order. The

best advice we have for accomplishing this

goal requires some forethought: to keep the

original boxes and foam spacers the electronic

items came in. That is truly the safest method

for moving them.

Of course, people rarely keep these boxes,

so at Two Men and a Truck - Canada, we

have specialty boxes and crates designed

specifically to move big-screen TVs safely.

People who do their own packing and moving

should be aware of how easy it is to damage

one of these units. Spending a few dollars

extra to purchase or rent one of these special

boxes can make all the difference. They

can accommodate any size TV, so there is a

solution for every unit.

Another thing to remember is that most

of these television sets are mounted on

wall brackets – and moving companies are

reluctant to disassemble the wall mounts or

assemble them at the other end. Usually, if

something is going to go wrong, that’s when

it will happen – and again, people rarely keep

the installation instructions for the brackets.

It’s far too chaotic on moving day to be trying

to find any instruction manuals. The best plan

when preparing for your move is to take the

TVs off the walls yourself, ahead of time, and

have them ready to be packaged properly.

camera or phone camera and take photos

of the wiring connections on the backs of the TVs, cable boxes, DVD

players and the like. When it comes time to reassemble them, it will be

much easier to reference how they were set up originally, saving time,

stress and frustration.

The same goes for stereos and gaming systems. Many teenagers leave

their entire gaming systems hooked up until moving day. It’s up to

them to disassemble their systems and hopefully place them into the

packing they arrived in. If not, the best thing to do is wrap consoles in

anti-static bubble wrap and place them into appropriately sized boxes

so they won’t move around during the trip. In fact, this is the best way

to treat most electronics items. That includes computers – especially

desktop units. We have specialty boxes designed specifically for them

that can be bought separately. If you choose not to go that route, then

surround the unit with anti-static bubble wrap, and again, place it into

an appropriate sized box.

And one last handy tip: pack the associated hardware with your

electronics. When packing computers, place the mouse, keyboard,

power cord, scanner, printer cables, etc. all into the same box. When

these cartons arrive at your new digs, you’ll be very glad you did!

Harmonious living is all about treating others with respect and consideration. Start by

making a concerted effort to avoid these ‘Top 10 Renter Issues.’ When you act with sensitivity to your neighbours, it’s amazing how others will respond.

1. Keep the noise down. Apartment walls are

notoriously thin, and people have different sleeping

schedules. Remember that many people work at night

and might be sleeping when you are heading off to work!

Take off those clicking high heels at the door and don a

pair of slippers at home. Likewise, please refrain from

vacuuming, power tools or hanging pictures at 10pm.

Avoid exceedingly loud noise at all times, especially

arguing, playing music or watching the television at high

volume. (Consider getting a pair of headphones for your

home entertainment.) If you’re having a large crowd over,

advise your neighbours.

2. The elevator is for everyone. Upon entering the elevator, if you see another resident running down the hall, (or an elderly resident who may not be able to get there that fast) do the right thing and hold it for them. Likewise, don’t hold the elevator unnecessarily, like while you’re waiting for your spouse/roommate to put their coat on, lock the door, and walk all the way down the hall. You know how annoying it is to wait endlessly for the elevator – especially when you’re in a hurry. And if you have children, never let them play in the elevators (pushing all the buttons and then running out at their floor is not a game).

3. No Smoking. This should be obvious. If smoking is not allowed in your building or on the floor, don’t do it.

4. Consider the environment when cooking. This is one issue that can, unfortunately, be very invasive. What smells delicious and appetizing to some can be, absolutely unappealing and overpowering to others. When cooking – especially when it’s something aromatic – please open your window so that it doesn’t smell up the entire floor. This is especially important when you’ve burned something. There is nothing worse than emerging from the elevator and finding the hall filled with offensive smells.

5. Respect and maintain common areas as if they were an extension of your own home. They are, in fact, an extension of your own home. Encountering a pile of garbage in the trash room is particularly offensive. Always put yours down the chute. And remember to tidy up after yourself in the laundry room, whether it’s used dryer sheets, spills of detergent near the washer or just

your used coffee cup or empty water bottle. After using the barbecue, pool area or party room, take out all trash and leave as you found it.

6. Ensure that your pet is a good neighbour too. To prevent accidents, walk your pet regularly, and stoop’n’scoop. Not is it only the right thing to do, it’s your obligation. Also, make sure your pet isn’t disruptive to neighbours by howling all day or barking all night.

7. Be a model citizen in the parking lot. Keep the music down. Drive slowly and carefully, anticipating seniors and children. Don’t stop or leave your car idling where it will be in the way of others. Stick to your own parking space and make sure guests only park in designated Visitor Parking spots. Even if you know your neighbour works during the day, stay out of their assigned spot. They may have to come home for a quick break and this is one major pet peeve that can drive a wedge between people.

8. Keep an eye on the time and on your laundry regularly. Don’t leave your stuff sitting in the washer or dryer after it has finished. It annoys other people who are waiting to use the machine. Invest in a drying rack and dry delicate items inside, not on your balcony.

9. Clothing is not optional! Remember to dress appropriately when taking out trash, recycling, picking up mail, doing laundry or getting something from your car.

10. Be aware of your neighbours but also respect their right to their privacy. Be cognizant of and promptly report any crimes or suspicious persons in the building. This is not just a matter of etiquette, but of communal safety. At the same

time, be aware of your neighbours, but also respect their right to their privacy. This means not making their business – like when they leave and enter the building or where they are going – your business.

Creating the kind of community you want to live in means treating your neighbours with the simple respect and courtesy you wish to have reciprocated. As they say, “Begin and the rest is easy.”

EvErything around you has an impact on you

whether you realize it or not. When you create and develop your décor, you are trying to set the tone of the room –give it a certain look and feel. You take time to include pieces you like and enjoy, whether they are part of thedesign or part of the function of the room. But other pieces make their way into your space, even though they may notbelong there or may be there for the wrong reasons. By organizing, de-cluttering and streamlining, you can makesure your environment has the right effect!

Is clutter getting you down? Surrounding ourselves with items that mean something to us brings pleasure.And then there’s all the other stuff. Often when we feel down but can’t figure out why, it could be the clutter. Evenif it’s stuffed in the back of the closet, the basement or the garage, you know it’s there.

Every item holds a vibrational energy; if you’ve buried sad reminders of disappointments from your past, knowthat as long as you keep these emotionally toxic things in your space, they are still haunting you. Break free from thepast and make space for new opportunities to come into your life. If it’s in storage and bringing you sorrow, now is agreat time to let it go. Out with the old, in with the new!

Eliminate your clutter hot spots We all have certain spots in our homes that have become magnets for clutter,usually because they provide a convenient, empty, flat surface to pile things on. Walk around your home todetermine where the clutter hot spots are, then remove the clutter (toss it in a box or laundry basket for now) and putsomething beautiful in its place, like a vase or a sculpture. If it’s the dining room table, set it as if you were havinga dinner party. This will deter you from using it as a drop zone. Walk around your home with the box you tossedeverything into and deposit these items where they belong, either in the garbage or recycle box or stored elsewhere inyour house. If they don’t have a proper home, create one.

Detaching from sentimental attachment Things that have a story attached to them are often difficult to let go ofbecause of the sentimental attachment. Keep in mind that the item is not the memory; it simply triggers the memory.It may be beneficial to take a picture of the item and put it in a scrapbook or photo album with a short note telling its

story. That way, the memory is preserved without taking upas much space. Another option is to pass along the items to a family member who could put them to good use.

Daily de-clutter habit. You brush your teeth every day.You shower every day. Why not de-clutter every day too? Make it a habit, just like the examples I gave, and it willbecome second-nature. Throughout the day, when you pull something out, take a moment to put it back when youare finished with it. At the end of the day, take a couple of minutes to do a “clean sweep” of your home and put awayanything that is out of place. Keep a sticky note somewhere on your way to your bedroom to remind you for the firstlittle while. After doing it for a month, you can take the note down because it will have become a habit – one thatwill serve you beautifully for the rest of your life. This simple practice can help you cut down on clutter without taking alot of time and effort.

nigeLLa’s chocoLate cherry trifLe

› 2 chocolate pound cakes, about 12 oz each

› 1 cup black cherry jam

› 1 1/2 cup cherry brandy

› 4 cups drained sour cherries

Custard:› 4 oz bittersweet chocolate (at least 70

per cent cocoa), chopped

› 1 1/3 cups whole milk plus 1 tablespoon

› 1 1/3 cups heavy cream plus 1 tablespoon

› 8 egg yolks

› 1/2 cup sugar plus 1 tablespoon sugar

› 1/3 cup cocoa powder

Topping:› 3 cups whipping cream

› 1 oz bittersweet chocolate grated

ingredients serves 16

directions

Slice the chocolate pound cake into thick pieces

and spread generously with cherry jam, rather

like making big jam sandwiches, and layer in

the bottom of a large, wide trifle bowl,

squishing the cake down. Then pour over the

cherry brandy so that the cake soaks it up —

trifle should be boozy! Top with all of the

drained cherries, being sure to push some

against the side of the bowl, because that’s

what you’ll see when the trifle is served. Cover

with cling wrap and leave to macerate while

you make the custard.

Melt 4 ounces of chocolate in a saucepan, over

medium-low. Once the chocolate is melted, set

aside while you get on with the custard. In a

saucepan warm the milk and cream. Whisk the

egg yolks, sugar, and cocoa in a large bowl.

Pour the warm milk and cream into the bowl

whisking it into the yolks and sugar mixture.

Stir in the melted chocolate, scraping the sides

well with a rubber spatula to get all of it in, and

pour the custard back into the rinsed saucepan.

Cook over a medium heat until the custard thickens, stirring all the time. Make sure it doesn’t boil, as it will split and curdle. The custard will get darker as it cooks and the flecks of chocolate will melt once the custard has thickened. And you do need this thick, so don’t panic so much that you stop cooking while it is still runny.
