SANDY HILL, ONE OF OTTAWA’S OLDEST SUBURBS, is bordered by the Rideau Canal and the Rideau River, with Rideau Street and the Byward Market area to the north, and Hwy 417 to the south. This expansive neighbourhood is best known for its proximity to the University of Ottawa as well as its many steep hills – which make walking around this neighbourhood a workout!Sandy Hill is the type of neighbourhood where inebriated university students can walk home at night, alone, wake up in a nearby park, and realize they still have their wallet. This is a neighbourhood where you will quickly begin to recognize faces, where neighbours watch out for one another, and where people are found to bike or walk most of the time.

This area was once one of the most affluent neighbourhoods in Ottawa, and still boasts those expansive mansions, but now is primarily home to university students. The further you get from campus, you’ll find more young families, older couples, and large embassies. Will you be woken up at 3 a.m. when the students wander home from the bar? Of course, but then they’ll also be woken up when you decide to mow your lawn at 7 a.m.!

Shops and restaurants in Sandy Hill are directed toward the student who lives on a budget. Coffee here is cheap, and not surprisingly, the beer is even cheaper! The affluent residents will not be found biting into a burger at the local Royal Oak.

The highway 417 is within blocks giving you quick and easy access to the rest of the city. There is a bus route that travels throughout the neighbourhood. You can hop on at one

end of Sandy Hill, take the bus up the large hill on Somerset St, and then hop off at the top. Perfect for all us lazy folks too sleepy in the morning to climb that hill!

Sandy Hill lacks in the amenities department. Because of its proximity to the ByWard Market, it seems as though businesses don’t want to risk setting up shop in this suburb. You will mostly find coffee shops, takeout food, convenient stores, and pubs: everything a student needs! If you’re looking for something slightly more sophisticated, the ByWard Market is within walking distance and there is also the nearby Rideau Centre.

Yes, students can be loud, but the bonus? They’re gone in the summer. During the school year, many of them lend a helping hand to neighbours in need. And more importantly, parties don’t happen every weekend. The good? This area is full of mature trees, steps from the Rideau Canal and the Rideau River, and the homes are historic, the streets quaint. What more could you ask for?

Sandy Hill is a renter’s haven. Every May hundreds of students evacuate the area. Most places available for rent are single-family homes, semi-detached, or lowrise where attics and basements have been transformed into rentals.

THE BUSIEST MOVING DAY OF THE YEAR IS JUNE 30TH, according to Two Men and a Truck – Canada that day is particularly popular for several reasons. Thousands of people will make their moves during the Canada Day weekend, which means movers will be going all out to provide the necessary services. It also means that each year, those who wait until the last minute to book moving trucks and/or movers for June 30th are disappointed when they fi nd nothing available.

The school year is over by the end of June, and families with children usually want to wait to move rather than disrupt the kids’ routine. Of course, June 30th ushers in the Canada Day long weekend, which means an extra day to unpack and organize before going back to work.

Above all, even considering its unpredictability, weather makes June 30th an attractive moving date.

Let’s face it: cold and snow add challenges to any move. By the end of June, the full heat of summer hasn’t kicked in yet, and the chance of rain is slim. Practically speaking in the fi nancial sense, this date represents the mid-year renewal deadline for property taxes and rental leases, which also plays a role in people’s timing.

If you want to move on June 30th, you may have to make several calls to make a booking, but every minute you wait lessens your chances.

If you intend to pack yourself, start that now, too.

Consider having your mover pack for you. Keep in mind that with time running short, professional movers can get your items ready to move quickly and effi ciently. Getting your possessions to your new home in excellent condition is important to us as well as you. If you still decide to pack yourself, you may want to purchase packing supplies from your mover. Our boxes are available in consistent sizes, which makes stacking them in the truck easier. And remember that it’s counterproductive to move items you will just throw out at the other end. Take some time to sort and pitch.

A great way to be sure you are totally ready for your move is to use a checklist. You have many things to think of, such as notifying pertinent people and companies of your change of address. You may have to enroll kids in their new schools; make arrangements for pets, babies and toddlers to be looked after on moving day; schedule the shut-off of utilities and phone at your old address and start-up at your new place … you get the picture.

Property, like everything else, goes through normal wear-and-tear and, as a result, may break down or wear out. When a Landlord’s Obligation does not work properly, the Landlord must repair it or replace it. Tenants should not be responsible for, or become involved in fixing Landlord Obligations, even if minor, unless they have agreed to take over these duties or they (or their guests) were the ones responsible for the damage.

If a Landlord does repair an appliance, or replace a light fixture, he does not have to supply a new or better model. For example, a Landlord could replace a broken dishwasher with an older used model, as long as the used model works.

If a Landlord refuses to make reasonable repairs, such as fixing broken door locks or fixing blocked drains, the Tenant should bring an application for maintenance and repairs to the local authority governing Landlord and Tenant issues.

As a Tenant, you may be tempted to withhold rent to pay for the repairs. However, if you do this without taking the proper procedural steps, a Landlord may apply to have you evicted for non-payment of rent. In residential tenancies there is no right of set off, unless specifically in your lease document. An alternative is as part of your application, most jurisdictions provide for the opportunity to pay your rent to the Tribunal or Court. Try and get that relief and use it as a lever to get the job done.

Remember to put all of your requests for maintenance and repairs in writing to your Landlord. if possible, because by doing so you will be able to prove you made these requests. This will become important to a Tribunal or Court later, to show the Landlord’s conduct should you make an application to the local authorities.

If the Landlord fails to make the promised repairs, or does not respond after multiple requests, then, an application to your local authorities governing Landlord and Tenant issues is necessary.

MAINTENANCE

The Landlord must also keep the rental property clean. This would in include the common areas such as the lobby area, halls, elevator, laundry room, pool and or parking garage, etc.

PROPERTY STANDARDS

A Landlord must make sure that rental property meets health, safety, housing and maintenance standards which are set out in municipal bylaws or provincial maintenance standards, such as the building code or fire code. For example, bedrooms must contain a window. Rental units must contain a working smoke alarm. If you feel something in your rental unit is unsafe, notify the Landlord. If he does not fix the problem, call your local municipality property standards office, or Provincial Health and Safety departments, or even your local fire station, and request an inspection of your unit. If the inspector finds something wrong, a work order will be issued to the Landlord requiring the repair to be made by a specified date.

WHEN DOES THE LANDLORD HAVE TO TURN THE HEAT ON?

Heat is considered a vital services and the Landlord is responsible to provide heat. If heating is not up to standard, he may be committing an offence. Generally, the Landlord must keep the heat to at least 20 degrees Celsius during the fall and winter. The exact dates will be set out in your local Landlord and Tenant Act or the Regulations thereto. You may also contact your local municipal government to find out if your community has bylaws which set the minimum standard for heat.

WHEN CAN THE LANDLORD ENTER THE PROPERTY TO MAKE THESE REPAIRS?

Generally, the Landlord can only enter your property if written notice is given. However, if there needs to be an emergency repair, the Landlord can enter without written notice. Examples of emergency repairs would be flooding or a short circuit in the wiring that creates a fire or electrical risk. Non-emergency repairs include minor leaks in roof or cracked windows.
