Canadian households are defi nitely

shrinking, according to Stats Canada.

Seven decades ago the average

household consisted of 4.3 people, by

2011, the average size had dropped

to 2.5 people per household, albeit,

there’s plenty more of us to house.

While the majority of Canadian

homes built over the last century

were created to support larger

households, traditionally comprised

of two parents with children,

nowadays one or two people make

up the majority of households, which

is why apartment and condo living, in

urban areas in particular, has become

increasingly popular.

The impact of smaller families on

the Canadian housing market has

been signifi cant, spurring a dramatic

change. The introduction of more

rental properties and housing options

of all shapes and sizes is e� ectively

servicing smaller households who

need a� ordable options. While larger

dwellings are still a need, the next

time you see another crane in the air

keep this new demographic dynamic

in mind. While Canada continues

to grow, new housing needs will

continue to reshape the cities and

homes we live in.

Last year, a close friend moved to

New York City for her dream job. She’d

owned her own home here for over

a decade, and she had been quite

worried about the prospect of having

to rent. Everyone in NYC rents.

Of course, she called me.

She had a love-hate relationship

with her home, she loved doing the

decor, but she hated that she was

always in the middle of a project. She

loved the idea of someone else taking

care of any problems, but she was also

concerned about what kind of control

she’d have over her environment if

she lived in a rental that belonged to

someone else.

I guess when you own for a long

period, you start to forget how easy

and comfortable renting can be. I

answered all of her questions.

Since moving, she’s become the

happiest renter I’ve ever known. The

ease, the amenities, the improved cash

fl ow – I doubt she’s every going to buy

real estate again – even if she returns

from NYC. It’s nice to hear people

appreciating the lifestyle.

an extra day of rent for the same

price. Think about it – if you were

staying at a hotel and you booked

the entire month of February, they’d

charge you for 29 nights, but your

landlord can only charge you one

month’s rent, even though this year

there is one more day than usual.

One free day!

Getting the most for your money

is important to most people, and

while a free day during a leap year

gives you a little bonus, there are

many other ways that renters can

really make their money matter and

get the most bang for their rental

buck – even when it’s not a leap

year.

Most renters have amenities.

These are things like a gym, squash

and tennis courts, pool, sauna/steam

room, business centre, party room,

library, lounge, lobby, concierge,

screening room, manicured grounds

and superintendent. It’s great that

you have them, but are you using

them?

While you may not be paying

per use, what you’re paying in rent

and enjoy your favourite movie in style.

physical and cultural transformation in

recent years, making it an increasingly

attractive destination for renters. The

area is bordered by Oxford Street to

the north, Highbury Ave. to the east,

Adelaide in the west, and extending

as far south as the rail lines just below

Bridges Street.

Community-minded people

who love to give back, the typical

OEV resident enjoys a low-carbon-

footprint lifestyle. You’ll see people

walking and biking everywhere here,

and a local parents’ group even

organizes a “Walking School Bus” in

the neighbourhood from September

through June, for kids to travel to

class together on foot. There’s an

annual Block Party summer street

festival on Du� erin Ave that attracts

huge numbers of locals and visitors.

Newer housing developments in

overlapping Carling o� er a taste of

suburbia, the old refl ects a rebranding

of its working-class roots. Vintage

shops and independent cafes

proliferate in the area. The newly

gentrifi ed main drag along Dundas

street still retains its local colour and

history, with the venerable “Reeg” (St.

Regis Tavern).

Old East Villagers are an eclectic

bunch, and one might wonder how

such a diverse population of cool

cats, retirees, and regular working

class folk get along. The answer

would appear to be tremendously

well, given the number of community

members who dedicate their time

to enhancing the lives of their

neighbours through the volunteer-run

Community Association and Business

Improvement Area.

You’ll fi nd a pretty wide array of

amenities on o� er. McMahen Park

is home to the Carling Heights

Optimist Community Centre, a

multipurpose facility. When it comes

to entertainment, OEV can’t be beat.

Aeolian Hall is home to the London

Youth Symphony and London

Community Orchestra. The Palace

Theatre, The London Clay Art Centre

and more o� er variety.

London Transit operates several

routes along major streets in the

area, including Quebec, Dundas,

York/Florence, Oxford and Adelaide.

There’s a good network of bike paths

for cyclists, and a plan to create more

bike lanes. It’s very pedestrian friendly,

probably one of the best places to

live in London if you don’t own a car.

Commuters have easy access to the

rest of the city.

There are still stretches of less-

than-friendly-seeming industrial sites:

some in use, some long forgotten.

While much of Dundas Street has

been noticeably cleaned up, it’s still

an area where petty crimes and street

hassles can’t be ruled out. But it’s

nothing a seasoned city type wouldn’t

expect, and by other cities’ standards,

pretty tame.

Anne Marshall has lived in New York City, Glasgow (Scotland), Greensboro (NC), Toronto, and somehow ended up back in the fabulous small city of Guelph, where she grew up. She loves nothing more than exploring new

areas, peering into other people’s apartments, houses and yards.
