RENTAL SCAMS ARE AN ongoing problem. Many rely on victimizing

people at a disadvantage - new Canadians not familiar with rental

rules and laws, fi rst-time renters and generally those people who are

trusting and/or unfamiliar with how scams are perpetrated. But rental

scams are becoming more sophisticated, don’t think it can’t happen

to you.

How are rental scams perpetrated? Knowing the di� erent types of

rental scams – and the warning signs – can help you steer clear of

falling victim.

1. YOU CAN’T SEE THE APARTMENT: This one is easy to spot, but it

can be hard to manage if you are trying to secure an apartment in

a location you are not yet in, but will be moving to shortly. It seems

like a hassle to move to a new city and spend one to two months in

temporary accommodations while trying to fi nd an apartment, but

demanding money for a place, sight unseen, is a very common scam.

How do you know the apartment you viewed online is real - or even

available? Are those actual pictures or are they pictures the scammer

took of another apartment or stock photography? If out of town, fi nd

someone in town to visit for you.

You can do a search of the address to see if there are any listings

on it. You might even try a reverse phone look-up on a directory

website. Just type in the address and call the number of the resident

that’s there. They’d be the current tenant. They can tell you if the

person you’re dealing with is legit or not, and if they’re actually

vacating for the date you’ve been given for moving in.

And if you’re in the same city and a landlord makes excuses why

they absolutely cannot show you the apartment – run! That’s one

of the biggest red fl ags of all. Even if renovating, they should have

access.

2. CASH OR WIRE TRANSFER: You’ve never met the person but they

like you and are willing to rent you an apartment on the spot. They

ask for cash or a wire transfer. That’s very suspicious. Without going

through a bank there is no paper trail. Once the money is in their

hands there is no way to follow it - and with cash, there’s no way

to even prove you handed it over. Don’t think a receipt will help,

especially hand written. E-transfers, cheques and credit cards all

leave a trail. Scammers don’t want a trail because they want to

disappear with your money. Don’t give them the ability!

3. INFORMALITY: While there are still landlords and property

managers that “Dig your vibe and have a gut feeling about you,”

most landlords and property managers want a little more certainty

about you as a tenant. They want a lease, some contact info, a rental

application, references and a credit check. With such a low vacancy

rate at the moment, any landlord eager to get to your wallet without

the business formalities is truly a big red fl ag.

4. TOO GOOD TO BE TRUE: Scammers often prey on people’s wants

and needs. If something is too good to be true, it probably is.

this great deal if you don’t take it. If there is so

much interest, then they don’t need to pressure

you.

When in doubt, keep your money in your

wallet. Make calls to the property management

company to confi rm the location and price of a

vacancy. Use the corporate website number, not

the number in the ad when confi rming. Visit the

property. Leave a paper trail. Ask to see ID.

If you do experience a rental scam, make sure

you involve the police as quickly as you can. The

more vigilance there is, the harder it will be for

scammers to fi nd their next victim.

“Canada’s prettiest town”

Niagara-on-the-lake

JUST SLIGHTLY DOWN RIVER

from Niagara Falls itself sits the

beautiful, historically signifi cant

town of Niagara-on-the-Lake. The

community is bounded to east by

the Niagara River, the north by Lake

Ontario, to the west by Read Road

and the Welland Canal, and stretches

as far south as Glendale Avenue and

York Road at St. Catharines.

Leisurely lakeside strolls, nights at

the theatre, wine tasting and food

fanaticism are all a big part of the

lifestyle here. This community expects

the best of all of these things, and

produces it, too! While it can be

especially buzzing with excitement

during the summer months, the

heritage district is busy year-round,

simply due to its proximity to the Falls.

You can’t get any closer to the U.S.

and still live in Canada, but residents

here take particular pride in their

history of fending o� advances from

their neighbours. For well over 200

years Niagara-on-the-Lake has held

the fort – literally, that’s Fort George

– on the Canadian side of the Niagara

River. Voted “Canada’s prettiest

town,” it’s steeped in history, teeming

with “so-and-so slept here” plaques.

Owners have lovingly maintained

these homes so well that it’s no

surprise that even the brand-new

subdivisions are using their designs

as templates. NOTL is also home to

the world-renowned Shaw theatre

festival, and counts a higher-than-

average number of artists, musicians,

actors and other cultural contributors

in its ranks.

Exceedingly popular with retirees,

Niagara-on-the-Lake is home to

fewer than the average number of

households including children – but

this is changing as the town expands

along Highway 55 in particular. Young

professionals and families fl eeing the

grittier urban areas of St. Catharines

and Niagara Falls are drawn to the

beautiful new houses and townhomes

that, while upscale for this region,

are still relative bargains compared

to GTA prices. It’s a very inclusive

community that seems to welcome

Anne Marshall has lived in New York City, Glasgow (Scotland), Greensboro (NC), Toronto, and somehow ended up back in the fabulous small city of Guelph, where she grew up. She loves nothing more than exploring new

JUST SLIGHTLY DOWN RIVER

from Niagara Falls itself sits the

beautiful, historically signifi cant

town of Niagara-on-the-Lake. The

community is bounded to east by

the Niagara River, the north by Lake

Ontario, to the west by Read Road

and the Welland Canal, and stretches

as far south as Glendale Avenue and

York Road at St. Catharines.

Leisurely lakeside strolls, nights at

the theatre, wine tasting and food

fanaticism are all a big part of the

lifestyle here. This community expects

the best of all of these things, and

produces it, too! While it can be

especially buzzing with excitement

during the summer months, the

heritage district is busy year-round,

simply due to its proximity to the Falls.

You can’t get any closer to the U.S.

and still live in Canada, but residents

here take particular pride in their

history of fending o� advances from

their neighbours. For well over 200

years Niagara-on-the-Lake has held

the fort – literally, that’s Fort George

– on the Canadian side of the Niagara

River. Voted “Canada’s prettiest

town,” it’s steeped in history, teeming

with “so-and-so slept here” plaques.

Owners have lovingly maintained

these homes so well that it’s no

surprise that even the brand-new

subdivisions are using their designs

as templates. NOTL is also home to

the world-renowned Shaw theatre

festival, and counts a higher-than-

average number of artists, musicians,

actors and other cultural contributors

in its ranks.

Exceedingly popular with retirees,

Niagara-on-the-Lake is home to

fewer than the average number of

households including children – but

this is changing as the town expands

along Highway 55 in particular. Young

professionals and families fl eeing the

grittier urban areas of St. Catharines

and Niagara Falls are drawn to the

beautiful new houses and townhomes

that, while upscale for this region,

are still relative bargains compared

to GTA prices. It’s a very inclusive

community that seems to welcome

newcomers.

Anne Marshall has lived in New York City, Glasgow (Scotland), Greensboro (NC), Toronto, and somehow ended up back in the fabulous small city of Guelph, where she grew up. She loves nothing more than exploring new

areas, peering into other people’s apartments, houses and yards.

YOU NEVER KNOW where you might fi nd love

– at your local co� ee shop, in the gym or even

in your rental’s elevator. If you think you found

your future soul mate in the latter, then you’re

about to fi nd out that dating your neighbour

can get complicated. Honestly, whoever came

up with the “boy next door” fantasy didn’t have

a clue!

Still, you can’t help who you love, so I’ll let

you be the judge. Here are the pros and cons of

dating a neighbour.

PRO: TALK ABOUT CONVENIENCE!

At home movie nights and dinner dates are

literally just a couple of steps or an elevator ride

away. This will allow you to spend more time

with your signifi cant other cuddling up on the

couch or getting to know each other better. In

the dead of winter, who wants to battle the cold

and leave the building anyway?

CON: GETTING TOO COMFORTABLE TOO

FAST

Getting comfortable with your signifi cant

other is an awesome feeling, but inter-building

dating might lead you to get too comfortable,

too fast. If you don’t carefully balance going

out and staying in on date nights, you might

fi nd yourself hanging out in your pyjamas and

ordering take out sooner than expected.

PRO: YOU GET TO KNOW THEM VERY WELL

There’s no place to hide when you’re dating

your neighbour, so you’ll get to know your

beau’s schedules and a� airs very well. Not to

mention the close proximity will probably lead

you into their rental fairly quickly, and there’s

nothing like dissecting a person’s home to help

you fi gure them out.

CON: WHAT PRIVACY?

Living close to your signifi cant other is great,

until you don’t want to see them right now.

Everyone needs some alone time, but that can

be impossible if you start to feel like every spare

minute should be spent next door, or you meet

at the mailbox or the pool or the fi tness room

whether you want to or not. Set boundaries and

make sure no one comes knocking uninvited.

PRO: CASH SURPLUS

Quick dates will often not require a co� ee

date rendezvous or a cheap bite to eat at a local

bistro. That means more cash in your pockets.

CON: IT’S THE LITTLE THINGS THAT MATTER

On that same note, missing out on the small

things that couples usually do when fi rst getting

to know each other may lead your romance

straight into hot water. You want to get to know

your signifi cant other in all situations. Do they

o� er to pick up the bill? Are they snarky with

the Starbucks barista (big turno� !)? It’s all these

small things that can make you see a signifi cant

other in a di� erent light.

PRO: TWO RENTALS ARE BETTER THAN ONE

When you’re inter-building dating, you’ll

never have to worry about running out of

anything again. You’ll basically be living out of

two apartments. One more bottle of wine? I’ll

go upstairs to get that.

CON: TALK ABOUT AN AWKWARD BREAK-UP

When you couple-up, there’s always a

potential break-up if it doesn’t work out.

Hopefully, you’re both mature enough to do

this in an amicable way, but let’s be honest –

no one wants to bump into their ex, let alone

be stuck in an elevator with them. Now that’s

awkward elevator talk!

Now that you know all the pros and cons,

the choice is up to you. Will you give your

way. But there are some requests that pose

problems.

MOVE HAZARDOUS MATERIALS,

CONTAINERS OF FUEL AND GAS-POWERED

ITEMS, SUCH AS LAWN MOWERS THAT ARE

NOT EMPTIED OF FUEL: This is in accordance

with Ontario’s Health and Safety Act and

Hazard Materials Act. The law prohibits us from

transporting these types of goods.

MOVE LIVE PLANTS: Many movers, including

our company, have their own guidelines about

this. Securing plants takes a level of special

treatment that we are not prepared to o­ er.

If customers need advice on how to move

plants, we can help them fi nd companies that

are equipped to do so. In our experience, most

customers move plants themselves.

MOVING ANIMALS: Moving animals takes

special care, and movers are not willing to take

responsibility for pets during a move. You are

best to arrange for them to be somewhere else

on moving day, and then ease them into their

new surroundings yourself.

REARRANGE YOUR FURNITURE: Sometimes

people ask us to rearrange their furniture

at their destination, which adds to the time

estimated for your move. We are happy to

provide you with this service – for a fee – but

it shouldn’t be assumed it is automatically

included.

MOVE PERSONAL VALUABLES: It makes sense

that small valuables such as jewelry, stocks,

bonds and cash are items you want to transport

yourself.

STOP THE CLOCK BECAUSE THERE IS A

CHANGE ON YOUR END: We get paid from

the time we leave our facility until the time we

return. If you change the parameters of your

contract or something unexpected happens on

your end to cause a delay, the move continues

on as planned, but will likely extend longer than

your estimate.

MOVE ITEMS LARGER THAN WE HAVE THE

ABILITY TO DO: When we see items that are

too big and bulky for us to handle, we will let

you know. Upright pianos, for example, are

incredibly heavy and usually require heavy-

duty dollies and a truck with a lift gate. We

can defi nitely help you with any size of piano.

Massive walls can also present challenges. We

can help you fi nd the right fi rm to move those

specialty items, if required.

PROVIDE INSURANCE COVERAGE FOR

ITEMS OF EXTRAORDINARY VALUE: Ontario’s

Conditions of Carriage requires movers to

insure items at least 60 cents per pound. If our

coverage does not include antiques or works

of art, we can arrange it through our Insurer as

long as these items are itemized upfront. Your

tenants insurance policy may also have a rider

for goods in transit.

INSTALL MAJOR APPLIANCES: We are neither

plumbers nor electricians. If you require

installation of your major appliances, arrange to

have those professionals help you during your

moving week.

LOAD PRE-PACKED BOXES AND ITEMS INTO

A U-HAUL OR POD: We do not do “load only

moves.” If someone else is driving the vehicle

and the goods are not under our control, we

can’t take responsibility for the condition of the

goods at their fi nal destination.

All of the above help ensure that your

possessions arrive at the other end in one piece,

with the safety of you, your family and the

movers in mind. And, that’s our job!

TO HAVE A ROOM OF ONE’S

OWN, as famously championed

by Virginia Woolf, is a necessity for

a woman writer. In modern times,

more women (and men), whether

writers or not, are taking advantage

of fi nancial independence to enjoy

the benefi ts of solitary living. In our

overcrowded world, with incessant

advertising, stimulation, and pollution

of all sorts, living alone provides a

sanctuary for the soul. It’s a respite for

the individual who needs to recharge,

with somewhat surprising social and

creative implications.

Primary among the benefi ts of

living alone is the freedom a� orded

to come and go as one likes, do

as one pleases, and not answer to

anyone. There is no need to deal

with others’ preferences in the

areas of music, food, decorating,

entertainment, temperature and

above all, cleanliness. Only one

person’s mess to clean up, one

person’s laundry, one person’s

dishes… ah, heavenly!

Other perks are privacy and the

opportunity for full self-expression.

No one is present to cramp one’s

style. Wandering the house in all

manner of (un)dress is perfectly

acceptable, as is ordering in at 3am,

having spontaneous dance parties,

and leaving the dishes unwashed for

days. This type of home is conducive

to productivity, since there is no one

around to get into long conversations

with. The next Great Canadian novel

is more likely to be written without

the distraction of others.

When one does desire company, it

is by choice. Eric Klinenberg, author

of the book The Extraordinary Rise

and Surprising appeal of Living Alone,

found that people who lived alone

spent more time with friends and

neighbours than married couples.

Apparently so-called ‘loners’ have

the best of both worlds, quiet when

they want it and company when

they want it.

The benefi t of guaranteed quiet

at home is a welcome contrast

to the outside world. Especially

for introverts, who recharge by

spending time alone, this living

arrangement is desirable and

potentially essential for their well-

being. Home becomes an oasis, a

place of restorative solitude.

A single inhabitant home can

also be a castle. Knowing that

everything is just where one left it

(excepting mischievous pets), is a

feature not available to multi-person

households. It’s grounding and

stabilizing. Not to mention that the

last piece of cake is never eaten by

someone else.

So if you think about it, for reasons

of social health, peace of mind, self-

expression and creativity, solitary

living is on the upswing. Virginia

would certainly approve.
