to our education system.

But there, we venture to say,

they might well be disappointed.

than 25 years ago in his best-seller,

The Wealthy Barber. How

much has changed and how well

have things improved?

When it comes to real estate in

2016, the lessons are more important

than ever. Housing has been a

top performer for years, but the

resulting costs of living for millennials

and other young Canadians are

skyrocketing, in some cases,

prohibitively high.

More and more organizations see

the need and are o� ering programs

for fi nancial literacy for youth.

possible to save on parking and gas

costs, a location close to mass-

transit may be a better option for

you. If you’re a walker, proximity

to major amenities should be a

defi nite consideration.

with a chance to meet your neighbours

and discover new places, too.

To help you save money and

day is particularly popular for

weekend, which means movers

THE BUSIEST MOVING DAY of the

year is June 30. According to Two

Men and a Truck – Canada, that

day is particularly popular for

several reasons.

Thousands of people will make

their moves during the Canada Day

weekend, which means movers

will be going all out to provide the

necessary services. It also means

that each year, those who wait until

the last minute to book moving

trucks and/or movers for June 30 are

disappointed when they fi nd

nothing available.

The school year is over by the end

of June, and families with children

usually want to wait to move rather

than disrupt the kids’ routine. Of

course, June 30 ushers in the Canada

Day long weekend, which means an

extra day to unpack and organize

Hamilton-Halton Home Builders’

Association (HHHBA) over an appeal

made by the Region of Halton which

would have charged all multiple

and apartment residential units the

same fee. Prior to this, the Region

disproportionately charged new-

home buyers who purchased smaller

units the same fee as larger units

which places additional unnecessary

strain on a� ordability. HHHBA

had originally won at the Ontario

Municipal Board (OMB) on the

Region’s Development Charges (DC)

Bylaw, which Halton contested and

brought before Divisional Court.

“Everyone sees how quickly the

price of all homes is increasing. More

and more people entering the new

home market will do so by purchasing

a smaller unit, and they should not

be required to pay more for their unit

than is fair, while benefi ting buyers

of larger, more expensive units,”

says Suzanne Mammel, executive

o� cer at the Hamilton-Halton Home

Builders’ Association (HHHBA). “We

are advocating for the new-home

buyer, who is not always aware of

how policy changes like this a� ect

housing prices.”

The three judge panel found that

HHHBA’s positions on a� ordability

and fairness are important mandates

of the Region. The panel determined

that the Region had failed to justify

how its fee structure properly and

reasonably divided the costs between

large and small units (one- and

two-bedroom, versus three-plus

bedrooms). DCs are incorporated into

the price of a new home and new neighbours pay this fee when they purchase

their home. HHHBA note that new neighbours should pay their fair share but

should not be additionally charged to make up costs appropriately attributed to

larger units.

HHHBA originally appealed the Region of Halton’s 2012 DC Bylaw on the

basis of two issues: the inclusion of a DC on behalf of conservation authorities,

and the bundling of unit types as was heard at Divisional Court on June 7. The

OMB and Divisional Court had previously found in favor of HHHBA’s position

regarding the inclusion of a charge on behalf of the Conservation Authority.

This latest ruling ensures that smaller, more a� ordable unit types are not

unfairly “taxed” by the Region.

“As our region continues to grow, all levels of government must ensure

that the policies that are in place do not undermine housing a� ordability for

Ontarians,” says Mammel. “We have to work together to make sure these

policies work together and must do a better job educating the public so that

people in the housing market understand the impact of government policy

choices on the price of their new home.”

HHHBA looks forward to continued work with the Region of Halton on the

upcoming 2017 Development Charges Bylaw and will work to ensure this

region remains a desirable and growing location where people can work, live

and play.

The second day of the housing tour

began at the Hellisheiði power plant,

the largest geothermal plant in Iceland,

where delegates were able to see how

this intricate and innovative system

harnesses hot water and energy

from the volcanoes. From there,

participants were treated to lunch at

one of Iceland’s tomato greenhouses

powered by its own Geysir, providing

heating and energy 356 days a year.

Tour guests later toured the famous

Golden Circle where they experienced

the exceptional beauty that Iceland

has to off er.

The tour provided invaluable insight

into how renewable resources can

be utilized, and delegates gained

inspiration for the future of smaller,

locally-based applications for

renewable energy in Ontario.

A GROUP OF 18 DELEGATES from

across Ontario embarked on the first

Ontario Home Builders’ Association

(OHBA) International Housing and

Study Tour to Iceland recently.

Sponsored by the EnerQuality Corp.,

the two-day, jam-packed tour took

members on an exploration of the

country’s geothermal energy system,

where they got an up-close look

at how the country is utilizing the

infrastructure projects.

The first day started off with a

city of Reykjavík, where participants

learned the history of the city and

country and how the geothermal

energy industry put them on the

map as a leader in emission-free
