Great Canadian real estate news

Learning to embrace tax time It’s mid February already, a time of

year we often associate with blahs.

But it’s also worth celebrating, given

that it’s the shortest month of the

year, and March and spring soon

follow. While the deadline for 2015

Registered Retirement Savings Plan

contributions isn’t until Feb. 29, and

May 2 for fi ling your return, perhaps

we need to start thinking of February

in a di erent light altogether.

Indeed, our tax content in this issue

and on YPNextHome.ca is intended to

explore this topic in advance of fi ling

deadlines, to help readers learn about

opportunities to take advantage of

while you still can.

But, heeding the advice of experts,

perhaps “tax time” should instead

be a year-round task. From making

regular RRSP contributions, to

comparing RRSPs and tax-free

savings accounts, to learning of the

various credits available, tax planning

for some is as necessary as the

inevitable taxes themselves.

Preparing as best you can

throughout the year might help

minimize the sting come deadline

time – and help you learn to embrace

the opportunities to save, not just fear

what you have to pay.

Property Profile | MENKES DEVELOPMENTS

cover story

MENKES DEVELOPMENTS is thrilled announce a new release

of 40-ft. homes backing onto the forest. A private, inviting

community in the Norval hamlet of East Georgetown,

virtually everything you need is only minutes away. From all

the amenities of a major town to the beautifully landscaped

suburban streets and wooded walking trails of the Niagara

escarpment, the Enclaves have it all. The homes consist of

semi-linked, bungaloft and two-storey designs,

with some lots backing onto a ravine of mature

trees with breathtaking views of the Credit

River Conservation lands.

The Enclaves features a designer decorated

model home which showcases an upscale

array of standard and upgraded features,

including; nine-ft. ceilings on the

main fl oor, tray ceilings in the master

bedroom, gourmet kitchens with

extended height uppers and granite

counters, natural gas fi replace

with white painted mantle and

marble surround, and oak staircases

from the fi rst to second fl oor with

upgraded pickets.

A tour of the model refl ects both

an elegant and inspiring atmosphere

to live in. The use of cooler tones

such as taupe and grey are balanced

with rich, dark hardwood and kitchen

cabinets to add warmth to the

space. The family room in particular

is the show-stopper of the home.

Adjacent to the kitchen, it exudes an

air of elegance with its slight black

accents over a calm palette of light,

dark and medium greys. The house

defi nitely has a Parisian fl air to it that

is noticeable in both the art work and

certain chic furniture pieces.

In an ongoing commitment to

Green home building, Menkes is

building the Enclaves of Upper

Canada community to Energy

Star standards and, in many cases,

exceeding these standards. Green

Page 14: Southwestern Ontario New Home and Condo Guide - Feb 13, 2016

MATTAMY HOMES, North America’s

largest privately owned home builder,

has become a Tier 1 partner with

Cycling Canada.

Through a one-year partnership,

Mattamy Homes will provide critical

program funding for Canada’s

National Track Cycling team as they

prepare for the 2016 Olympics in

Rio de Janeiro. The support provided

by Mattamy will help to deliver key

resources such as technical services,

sport science, logistical support as

well as year-round accommodation

for Canadian team athletes near the

velodrome in Milton, the Mattamy

National Cycling Centre.

Mattamy and its founder and CEO

Peter Gilgan played vital roles in the

development and construction of the

Mattamy National Cycling Centre,

which hosted the Toronto 2015

Pan-American Games last July.

The facility, Canada’s only UCI-

approved 250-m indoor velodrome,

is now the home training base for

Canada’s National Track Cycling

program and has become an

invaluable asset for Canada’s

cyclists as they target the World

Championship and Olympic podium.

“It takes passion and dedication

to compete at the level that our

national track cycling athletes do,

and we’re very proud of all of them

for their commitment,” says Gilgan.

“To succeed it also takes fi nancial

support and access to world-class

training and facilities. At Mattamy,

we’re very pleased to be able to help

and to continue to be associated with

cycling excellence as we support our

national team on their road to Rio.”

Also on hand for the

announcement was three-time

Olympic medalist Curt Harnett, as

well as six current members of the

Canadian National Cycling Team.

Mattamy Homes becomes major partner with Cycling Canada

The athletes are in Milton making

their fi nal preparations for the UCI

Track Cycling World Championships,

which will be held March 2 to 6

in London.

“With the velodrome now in place

it is fantastic to see the private

sector partners once again stepping

up to ensure that the athletes have

the programs and resources required

to fully capitalize on the facility,”

says Harnett. “Mr. Gilgan was a clear

leader in the development of the

velodrome and we’re very grateful

for Mattamy’s leadership and support

here once again.”

“It’s going to be amazing when

the fi rst Canadian cyclists who train

here realizes their Olympic dreams,

whatever those might be,” says Gilgan.

MENKES DEVELOPMENTS has built

Canada’s newest LEED Silver home

in Halton Hills, in The Enclaves of

Upper Canada, a community of 184

Energy Star homes currently under

construction. Built as part of the

Optimum Home program, the houses

represent some of the most energy

e cient homes in Ontario.

Menkes recently celebrated the

o cial ribbon cutting of its LEED

Silver Certifi ed home, along with

Mayor Rick Bonnette of the Town

of Halton Hills. LEED Canada

certifi cation identifi es this home as

a pioneering example of sustainable

design and demonstrates Menkes’

leadership in transforming the

building industry.

“We are very proud to have built

Halton’s fi rst LEED Silver home, as

well all the homes in The Enclaves

of Upper Canada which are Energy

Star homes” says Steven Menkes,

president of lowrise residential,

Menkes Developments. “The Energy

Star label guarantees that when our

customers make what may be the

biggest purchases of their lives, they

are not only buying homes that are

both well-built and will save them

Menkes builds LEED Silver home in Halton Hills

money, but also reducing their impact

on the environment.

Menkes has always strived to

be a leader in environmentally

responsible residential construction.

We were incorporating energy

conservation initiatives in our

projects long before the current

trend towards green development.“

The Optimum Home program,

sponsored by Union Gas, involves top

builders designing and building high

performance homes that exceed the

energy e ciency requirements of

the building code. Optimum Homes

are independently verifi ed by a third

party to be at least 20 per cent more

energy e cient than the 2012 Ontario

Building Code.

The Enclaves of Upper Canada

o ers a wide selection of semi-links

and fully detached homes.

The LEED home includes an

energy recovery ventilator (ERV)

with an ECM fan motor that further

saves electricity. The ERV also

saves water. The two stage furnace

maximizes comfort and at 95 plus

e ciency saves more money. The

air conditioner is 15 per cent more

e cient than code.

Interior Design Show 2016: Small space furniture gets smarter

ONLINE

By Sonia Bell

1. Transforming furniture by Resource Furniture

Resource Furniture’s booth showcased how much you can do with a small space, especially if you have furniture that can serve more than one purpose. Their multifunctional, transformable furniture includes a back wall that converts into a bed. Additionally, their Picnic Bellagio co ee table doubles as a sit-down table. With just one swift motion, a part of the table raises, creating a bench that seats two.

2. Space-saving sinks by Nortesco

These sinks were not necessarily designed for a small space — they’d look incredible in any kind of home, big or small. But imagine how useful they would be in a smaller-than-average bathroom; they take up less space, and have a modern ceiling-mounted faucet from Morpho. Put one of these in your bathroom, and you’re left with a lot more wiggle room.

City Focus | ANCASTER

JUDGING BY POPULATION growth

alone, Ancaster is the place to be.

But there’s much more than that to

this thriving bedroom community

adjacent to Hamilton. Its historical

village of shops, pubs and restaurants

and an abundance of recreational

walking trails and scenic surroundings

and even a tiny, treed roadway known

as Lovers Lane make it a picture-

perfect community.

Ancaster presents an intriguing

dichotomy that off ers an old town

atmosphere that contrasts with new

home communities and substantial

retail services wrapped within

greenspace and conservation lands.

Located on the Niagara escarpment,

the former town off ers a 200-year

history of industry, agriculture and

military. Ancaster was settled in the

1790s and played a role in the War

of 1812. By the 1830s, Ancaster was

the commercial centre for the area.

In an age before electricity, Ancaster

was able to tap an abundance

of energy through its mills from

streams and creeks within a break in

the escarpment. It is located at the

end of Mohawk Road, which, in the

18th century, was one of the most

important transportation routes in

Upper Canada, making it a strong

candidate for capital of Upper Canada.

Unfortunately, transportation was key

to economic success in those days.

The Desjardins Canal was built in the

rival village of Dundas giving lakers

access and the railroad was introduced

to Hamilton – both drawing industry

away from Ancaster and ending its

days as a commercial hub.

Fortunately, agriculture ensured

Ancaster remained a vibrant

community. Today, local markets

such as Lindley’s Farm & Market and

Carluke Orchards draw visitors to

their seasonal outdoor events as well

as to purchase locally grown fruits

and vegetables. The Ancaster Fair

remains a popular attraction each fall

for farmers and visitors alike.

Ancaster’s population began to

increase after the Second World

War when subdivisions around

the village were established. The

population increased again with the

completion of the Hamilton-Ancaster

section of Hwy. 403 in 1968 and

the introduction of sewer systems

in 1974. True to history, Ancaster

off ers the most growth of the fi ve

communities within Hamilton, and

has double the growth rate of the

province of Ontario. Ancaster’s

population of very young is the

fastest growing in Hamilton, a fi gure

attributed to the family-oriented

lifestyle and sense of community

in this area. At the other end of the

scale, there is also considerable

growth in the population over 65

given the number of adult-lifestyle

communities, retirement residences

and long-term care facilities.

The original farming community of

Ancaster began its metamorphosis

from old town to shiny new urban

centre decades before amalgamation

with a small-town atmosphere that

drew families and caused a boom

in home building and commercial

development. Best known is The

Meadowlands, a master-planned

Neighbourhood Profile

DOWNTOWN ANCASTERDowntown Ancaster is filled with heritage homes and character, in a small town on the edge of Hamilton. Life is very relaxed here, and homes are located on spacious lots that allow for the utmost privacy.

LifestyleLife is very relaxed here, and homes are located on spacious lots that allow for the utmost privacy. Homes are situated away from the traffic and highways, affording a feeling of peace and quiet in the community.

VibeConsidered one of the more beautiful areas around Hamilton, downtown Ancaster is lined with historic stone buildings from the 1800s housing local businesses. Most residents live a laid back lifestyle.

Meet the neighboursResidents of this area are mixed. Some bought their homes before the neighbourhood became high in demand, others have more recently bought in and have replaced aging detached homes with modern rebuilds.

In the areaBesides plenty of shopping, another attraction in this neighbourhood is the abundance of nature and hiking trails. The Dundas Valley Ravine is located nearby, and there are plenty of mom and pop stores, offering everything from ice cream and clothing to coffee.

Planes, trains & automobilesPublic transit is infrequent in the area, so having a car is key to getting around. Due to its history, you’ll come to find that most stores, restaurants and entertainment venues are spaced out from each other.

The good, the bad & the restAncaster may not be the cheapest place to live, but there’s no denying its charm and beauty. There are plenty of recreational spaces, alongside small businesses and a seasonal farmers’ market for those who like to support local initiatives. If you’re into living in a locale with a heavy community focus, this is the place for you.

community of retail and service-

oriented businesses designed to

serve thousands of new homes that

have been built in the past 20 years

in the residential component across

the road. At the junction of Hwy.

403, just moments from the QEW,

and the Lincoln Alexander Pkwy., this

prime position places residents within

moments of downtown Hamilton

and Burlington, Brantford and Stoney

Creek. Commuters are a predominant

part of the Ancaster population.

In addition to being at the crux

of all of the region’s highways and

byways, Ancaster is only moments

from the John. C. Munro Hamilton

International Airport, which is gaining

popularity as an alternative to the

busier airport in Toronto. Hamilton

now has great links with low-cost

air carriers to the rest of Canada as

well as charter flights to a variety of

destinations.

As part of the amalgamated city of

Hamilton, Ancaster also has a labour

force in flux with the downsizing and

closure of a number of manufacturing

operations. But, being a bedroom

community, employment in Ancaster

isn’t dependent on operations

only within the town, but also the

opportunities beyond. Residents of

Ancaster can be found in the employ

of Hamilton’s largest employer –

Hamilton Health Sciences and the five

hospitals under its umbrella. Other

major employers include McMaster

University and the public and separate

school boards. While not the giants

they were a decade or more ago, the

manufacturing sector and the steel

industry remain prime employers

in the Hamilton area. Ancaster’s

retail sector is thriving with retail

giants such as Costco, Walmart and

The Home Depot and neighbouring

retailers employing hundreds of

individuals.

In terms of new-home

developments, builders such as

Losani Homes, Homes by DeSantis,

Rosehaven Homes, Branthaven,

Starward, and Carriage Gate Homes

have carved out community niches

throughout Ancaster offering luxury

townhomes and singles, along with

adult-lifestyle options on a grand scale

to meet the growing demand for well-

adorned homes in this area where

comfortable living is sought after.

The Niagara Escarpment and

the Bruce Trail run through the

community. Ancaster serves as the

location of the offices of the Hamilton

Region Conservation Authority from

scenic lands on Mineral Springs

Rd. Waterfalls are a notable feature

within these lands and include such

popular hiking areas as Tiffany Falls.

Along much of the escarpment lies

the Dundas Valley Conservation Area,

that protects part of the Carolinian

forest of southern Ontario. Historic

buildings, most notably the Old

Town Hall (1871) and the Fieldcote

Memorial Park and Museum, are local

attractions in the old town.

Ancaster is also home to numerous

golf courses including the Hamilton

Golf and Country Club, which has

hosted multiple Canadian Opens on

the PGA Tour. It has been regarded as

one of the top golf courses in Canada

and ranks second on Canada’s list

of best golf courses by Scoregolf

magazine.

Recreation got an added boost to

serve this growing community with

the addition of the Ancaster Rotary

Centre and Morgan Firestone Arena.

It includes a full-size gym, workout

complex and meeting rooms. It is

surrounded by the Robert E. Wade

Park with four baseball diamonds and

five soccer fields. Nearby is the Lions

Pool, an outdoor pool still enjoyed

throughout the summer months.

Ancaster presents an intriguing dichotomy that offers an old town atmosphere that contrasts with new home communities and substantial retail services wrapped within greenspace and conservation lands.

TAXES… HEY, PAY ATTENTION. Try

not to yawn or fall asleep. Taxes

are not the most exciting topic,

but they’re important nonetheless.

We’ve simplifi ed the matter with our

list of 2016 tax hacks, for which we

enlisted the help of our resident tax

expert George Dube, CPA and CA,

of BDO Canada.

1. DEADLINES, DEADLINES

Filing: This year, you get a couple

extra days – sort of. The deadline for

fi ling your personal tax return is usually

April 30, but this year that day falls on a

Saturday, so the deadline for your 2015

return is actually Monday, May 2.

Self-employed: If you are self-

employed, your fi ling due date is June

15, but any balance of tax owing for

the year is due by May 2.

RRSP contributions: The deadline for

contributing to your RRSP (registered

retirement savings plan) is Feb. 29.

2. GET WITH THE PLAN – A PLAN, ANY PLAN

Here’s an idea: In January of each

year, consider reviewing how you

did the previous year, as well as your

goals for the coming year. Weigh

this against your overall plan, and

make adjustments as needed. For

example, you might want to look at

reviewing insurance coverage, or

making changes to any investments

that may be underperforming. And, of

course, look at your overall plan and

structure from a tax and accounting

perspective – and if necessary, see a

tax specialist for advice.

Better yet, make it a priority to meet

with your advisors at some point during

the year – more than once, if you need

to. Present them with your existing

fi nances and goals, your accounting

system and expectations for minimizing

2016 tax tips to save time, stress and money

taxes and maximizing savings.

In addition, consider getting a

tax estimate to help with your cash

fl ow planning.

3. SAVE THE DATE

Consider using a tax calendar –

yes, a tax calendar – if you have

investments such as an income

property or you own or operate

a small business. Incorporating

deadlines into your personal tax

calendars (such as year-end tax

deadlines and HST deadlines) can

be an extremely helpful tool.

Using a tax calendar will make

it easier to meet your fi ling

requirements for Canada Revenue

Agency, which can save you money

and ensure you receive less attention

from the CRA by meeting its deadlines

and paying on time.

For a sample tax calendar, visit

bdoreinvestor.ca/calendar

4. GET ORGANIZED

Early in the new year is the perfect

time to ensure you are as organized

as possible. Tweak your banking,

accounting and fi ling systems as

needed, to ensure they work smoothly.

If you are still swamped with paper and

working from a shoebox, one of the

biggest things you can do to reduce

your stress is to get a system in place.

To have the right plan and meet your

CRA fi ling requirements, you must get

your bookkeeping in order. This means:

» Your accountant, if you use one,

should receive your information

in a timely manner, and in turn

prepare the fi nancial statements

and tax returns on time

» You can better analyze what’s

going on with your fi nances, and

make any necessary changes

For tips on getting organized, speak

to an accountant about a well-

documented organizational system.

Make your system as digital as possible

for even easier access. When you

can access your documents via your

smartphone when your banker is asking

for details to fi nalize a mortgage, for

example, imagine how impressed the

banker will be with how quickly you

can provide this information.

And if you need any more clarity on

the subject of taxes, go to the Grand

Poo Bah source of them all, Canada

Revenue Agency.
