    Home-shoppers may not realize that the contract for a new home is different from the traditional resale version. Since a new home is not always built when the contract is drawn up, its often based on the lot and a model that you, the buyer, have selected. Builders often offer several versions of one model and different variations on the exterior appearance as well, so be sure to verify that your contract describes the right home and the elevation type and oorplan speci cations you want.

    The lot and orientation of the home are also important to verify, since a builder may assign certain

    models to speci c lots in order to create an attractive streetscape. This may result in a reverse oorplan to t into the overall community design, which means the entire home will be reversed when compared to the oorplan you reviewed. Check with your builder if this is the case with the home you are considering if you are concerned about this being a possibility. Some people dont mind, while others do.

    A good sales representative will review your speci c home and contract with you, and a proper new-home contract will include all of these details. Since contract agreements differ from builder to builder, be sure that all is in order by having your contract reviewed by a real estate lawyer to make sure all the details are documented properly and accurately.

    Its certainly been an interesting year, 2012. As I write this, the U.S. economic expansion continues gradually, Europe remains in recession, growth in China is stabilizing and the Bank of Canada has once again held its overnight lending rate at one per cent. And somehow, despite it all, the Canadian economy and housing market continue to hold their own, albeit somewhat tenuously in some areas more than others.

    RBC Economics Research says homeownership affordability improved in many markets in the third quarter of this year, and Canada Mortgage and Housing Corp. forecasts that 2013 will be a year of moderation

    in some areas, continuing growth in others. Most importantly, Canadas economic fundamentals remain strong and supportive of housing demand.

    Indeed, against the backdrop of whats going on elsewhere in the world, Canadas performance in 2012 is worth celebrating. Not that our industries and housing market are immune from international developments in fact, far from it.

    But with smart scal policy and prudent lending practices and awareness of key market fundamentals by Canadian homebuyers heres to more of the same in 2013.

  • While many people Will be celebrating on Dec. 31, the day can be nerve-wracking for those who havent considered year-end tax planning strategies, according to RBC Wealth Management.

    December 31 is second only to April 30 as a crucial date in the tax planning calendar, says Tony Maiorino, vice-president and head, RBC Wealth Management Services. Because this date represents the last day of the year that potential tax savings op-portunities are available, you need to start planning now to help achieve your financial goals.

    Here are 13 potential tax-planning strategies to consider:

    For business owners01 Incorporated company If you are a business owner with an incorporated company, you may find both year-end corporate in-come tax deductions and a structured retirement savings plan for yourself through an Individual Pension Plan (IPP).02 Salaries for family members As a business owner, consider paying salaries to yourself and appropriate family members before Dec. 31. This strategy can give your family members earned income enabling them to make an RRSP contribution the following year and giving your business a tax deduction in the current year.03 Purchasing assets If you are a business owner and intend on purchasing assets for your business (such as computers), purchas-ing them before Dec. 31 may allow your business to claim depre-ciation on these assets for tax purposes.

    For individuals04 Prescribed rate loan to spouse With Canada Revenue Agency (CRA) stating the prescribed interest rate will remain at a historical low of one per cent until Dec. 31, it is an opportune time to consider establishing or modifying a spousal loan as a possible income splitting strategy.05 Unrealized capital gains If you have unrealized capital gains, you may want to consider deferring them until after Dec. 31 if your marginal tax rate may be lower in 2013 compared to 2012. 06 Tax loss selling Are you facing a large capital gain in 2012? If so, you may wish to maximize the opportunities associated with selling securities that have an unrealized capital loss to help reduce

    your tax liability or obtain refunds for taxes paid in previous years.07 Charitable donation The final day to make contributions to a registered charity in order to claim the donation tax receipt on your 2012 income tax return is Dec. 31. However, if you plan on do-nating securities in-kind before year-end, ensure that you start this process well in advance.08 Registered Retirement Savings Plan (RRSP) Conversion If you are turning 71 in 2012, you cannot have an RRSP after Dec. 31. Consider making your expected 2013 RRSP contribution in December before converting your RRSP.09 Employer Bonus Are you receiving an em-ployer bonus by Dec. 31? Deferring it may be a wise choice for you if you are expecting to be in a lower tax bracket in 2013.10 Registered Education Savings Plan (RESP) If you are contributing to an ReSP, youll want to ensure you have contributed the maximum allowed in order to qualify for the 20 per cent Canada education Savings Grant by Dec. 31.11 Moving within Canada If you plan to move within Canada, consider that individuals pay provincial tax rates on taxable income based on their province of residence on Dec. 31. Since marginal tax rates vary from province to province, you may want to consider moving prior to Dec. 31 if you are moving to a province with a lower tax rate.12 Quarterly payments to CRA If you make quarterly tax installment payments to the CRA, you should consider making your final payment on or before Dec. 15 to avoid late interest charges.13 Fees Remember to pay all investment manage-ment fees, tuition fees, safe deposit box fees, ac-counting and legal fees if deductible, childcare expenses, alimony, medical expenses and any business expenses by December 31 if you want to deduct them on your 2012 tax return.

  • Nobody likes to pay too much tax, but a bit of planning can reduce your tax liability.

    Its not too late to change what will go on your 2012 tax return when this season rolls around, says Gary Dent of the accounting firm Grant Thornton.

    dent recommends talking to your accountant about these last-minute tax planning tips: If you have a capital gain in 2012 (or in any of the last three years), talk to your accountant about selling investments with accrued losses before the end of the year. If your spouse has realized a capital gain and you have an unrealized loss (or vice-versa), there are ways to transfer the loss to the spouse with the gain. Since most mutual funds distribute income and capital gains once a year around mid-December, defer-ring the purchase until January will mean that you wont have to report any income for 2012. If youre planning to sell, consider doing it before the distribu-tion date so instead of reporting an income allocation, youll realize a capital gain or loss. Make certain payments before the end of the year to

    realize tax savings: some medical expenses; fitness costs and regis-tration fees for artistic, cultural, recreational or development ac-tivities for your children under 16 (under 18 for disabled children); public transit costs; investment costs (safety deposit box rental, interest and brokers fees); moving costs; tuition fees and interest on student loans; and charitable and political donations. With current interest rates at very low levels, you might want to consider loaning funds to a spouse or common-law partner who is in a lower marginal tax bracket than yourself. Your spouse can invest the loan proceeds and include any income/capital gains as their own, provided you are paid interest on the loan at the prescribed rate in effect at the

    time the loan is made. Work with a tax planning profes-sional to understand the rules. Most people must make their 2012 RRSP contribution by March 1, 2013, but you can delay your RRSP contribu-tion if you expect to be in a higher tax bracket in the near future, or you can make the contribution but delay claiming the amount. You may also be able to make contributions to a Registered Education Savings Plan, Registered Disability Savings Plan and a Tax-Free Savings Account. There is no tax on the income earned in an RESP or RDSP until the amounts are withdrawn, and any income earned in a TFSA is never taxed.

    You can start to collect CPP benefits beginning as early as age 60 and as late as age 70, but you no longer have to be retired to begin receiving payments. If you are between 60 and 65 years of age and have not yet retired, you need to decide if you want to start collecting benefits. The government imposes a clawback on your Old Age Security payments if your net income for 2012 exceeds $69,562. If you have the ability to manage the amount of income you receive in a year, keep this threshold in mind. In general, charitable donations over $200 result in tax savings at the highest marginal tax rate.

    While these tips arent a substitute for the recommenda-tions of your tax adviser, and individual circumstances vary, the ideas can help begin the conversation with your ac-countant. More information and guidance is available online at grantthornton.ca NC
