IT WAS A DUO CELEBRATION OF THE ARRIVAL of warmer

weather and the commencement of a new waterfront

community on Lake Ontario. Branthaven Homes

gathered homebuyers and dignitaries to break ground

as construction begins at the award-winning Lake House,

Branthaven’s newest, unrivaled waterfront community

in Grimsby.

It’s been less than a year since Lake House was launched

and with more than 300 homes sold, homebuyers were

eager to gather and share their enthusiasm as they divided

their time between pointing out their suites and gazing at

Steve Stipsits, president of Branthaven Homes, shared

the ground-breaking honors with Grimsby Mayor Bob

Bentley who explained the vision of the area and the future

extension of the Waterfront Trail, which will ultimately link

Lake House to Confederation Park.

Stipsits called the land and location, with its expansive

City Focus | BINBROOK

WHEN IT COMES TO REAL ESTATE, community development and new

home building, one of the best opportunities homebuyers can hope

for is an area in transition – a place with a strong natural location,

good value and signifi cant improvement underway through local and

regional initiatives.

Time it right, and purchasing in such an area could be priceless.

Welcome to Binbrook, a small but fast-growing community of

about 15,000 in the southeastern part of Hamilton. It may not be

as well known – at least not yet – as some of its neighbouring

communities such as Stoney Creek, Grimsby and Ancaster, but there

is no question Binbrook is a town on the upswing.

As that old real estate adage goes, it’s all about location, location,

location – and Binbrook has all that going for it, and more.

Part of the Regional Municipality of Hamilton Wentworth, Binbrook

was formerly known as Halls’ Corners, after Squire Hall, whose

store housed the local post o� ce. The name was later changed to

Binbrook after a village in England.

Amalgamated as part of the City of Hamilton

in 2001, Binbrook has since benefi ted from

the expansive development and economic

improvement in the region. Hundreds of

millions of dollars have been spent in recent

years on infrastructure in and around Hamilton,

facilitating easier access to and from the city

and neighbouring communities like Binbrook, as

well as to other major destinations. Close to the

QEW, Binbrook residents and businesses benefi t

from proximity to St. Catharines, Niagara Falls,

Hamilton, Brantford, Cambridge and of course

east into Toronto.

Indeed, the recent opening of the Red Hill

Expressway made it easier than ever to travel

to Toronto or Windsor or Niagara Falls and

anywhere in between. The highway runs through

Hamilton, connecting the Lincoln M. Alexander

Parkway to the QEW near Hamilton Harbour.

Just as this infrastructure facilitates growth and

prosperity in the area, so too is it part of important

local history. The $245-million expressway was

built through the Red Hill Valley by the City

of Hamilton after a decades-long battle with

opponents. It was fi rst proposed in the 1950s and

was cancelled and resurrected several

times over the years. Finally, it was built

during the 2000s and opened in 2007.

Today, the highway is quite literally

a lifeline for Binbrook, leading to

commercial and industrial growth

and expanding residential population

who can now live and work locally,

rather than face long commutes to

neighboring cities for employment.

So, with such growth and

development, Binbrook is primed for

prosperity, with a perfect combination

of old and new, where city meets

country. The area has attracted new

business such as big box stores,

groceries, auto dealerships and other

industry to cater to the growing

community.

Indeed, considered something of an

island suburb of Hamilton, separated

by conservation and agricultural lands,

Binbrook is now seeing hundreds of

new homes being built in the area.

– product that appeals to fi rst-time

THE FIRST QUARTER OF 2016 saw signifi cant average price

increases for new homes in some of Southwestern Ontario’s

key markets. There was a 16-per-cent gain in the average

price of remaining detached lots on 30- to 39-ft. frontages

in Brant and Brantford between Q1 2016 and Q4 2015, and

a 19-per-cent gain for the same type of product and lot

PLANNING TO BUY YOUR FIRST home

are six homebuying tips to help you

prepare.

1. Get with the programs

There are various government

programs available to help you

buy a home.

Home Buyers’ Plan (HBP): The

HBP allows fi rst-time buyers to

withdraw up to $25,000 from their

RRSP to put toward a down payment

on a home. You have up to 15 years

to repay the funds.

First-Time Home Buyers’ Tax

Credit (HBTC): Eligible fi rst-time

buyers can apply for the FTHB to

help o� set the costs associated with

purchasing a home, such as legal

fees, disbursements and land transfer

taxes. The credit can provide up to

$750 in federal tax relief.

2. Explore your options

First-time buyers can buy a home with

as little as fi ve per cent of the purchase

price as a down payment – as long

as the property is less than $500,000.

Anything higher than that, and the

minimum down payment for the portion

of the price higher than $500,000 is

10 per cent. So, assuming your price

range is at that threshold, you’ll need

to come up with at least $25,000.

At that purchase price, depending

on the market you’re in, this could

mean you’d then be looking at a

townhome, semi-detached or even a

condo, instead of a detached home.

3. Check with the bank of mom and dad

If your parents are baby boomers

who have had the good fortune of

building equity over the years as they

paid down their mortgage while the

value of their property multiplied,

well… they may be in a position to

help. Many buyers are hitting up the

bank of mom and dad. In the last two

years, 28 per cent of fi rst-time buyers

called on the bank of mom and dad

to help fi nance their purchase; from

2010 to 2014, only 17 per cent did.

4. Become tech savvy

Mortgage consumers are becoming

very tech savvy. In Canada Mortgage

and Housing Corp.’s 2015 Mortgage

Consumer Survey, 78 per cent of

respondents researched online,

with 70 per cent using an mortgage

calculator to help determine their

payments. And social media is playing

a more important role – 20 per cent

used sites such as Facebook to learn

more, 17 per cent used a mobile

device, and of those, 22 per cent used

a mortgage related app. And all of

these fi gures are growing.

5. Befriend a broker or banker

Like many things in life, it’s all about

relationships. And whether you

use broker or a banker to secure a

mortgage, you’ll likely come to value

the relationship. In the same CMHC

survey, consumer loyalty strengthened

the longer people stayed with their

lender. But since we’re talking about

money, people are willing to switch

lenders to get a better rate and save –

a fact which is much more prevalent

for bankers than brokers. And because

brokers are able to o� er products

from multiple lenders, as opposed to

bankers who o� er only the products of

their own institution, the market share

held by brokers is growing notably,

particularly among repeat buyers.

6. Research, research, research

These days, with prices rising as they

are and uncertainty in some markets,

thorough research is an absolute

must. Everything from your target

area, desired housing type, builder or

realtor, fi nances, how much you can

a� ord, who you borrow from and the

structure of your mortgage – take

your time. Take months. Don’t rush

anything. Anything.
