Our teamwork has got you covered

SWO leads areas for less than $500K The countdown is on: on Feb. 15,

2016, Canada’s new mortgage rules

kick in, mandating higher minimum

down payments for homes priced

higher than $500,000.

We recently assembled a list of the

hottest markets in Canada where you

can easily buy a home under that

price threshold, and thus avoid the

higher down payment requirement.

Would you be surprised to learn

that Ontario dominates the list?

Better yet, that Southwestern Ontario

occupies two of the top fi ve spots,

and four of the top 10?

Indeed, using average price growth

over the last year to determine just

how hot, London ranks number one.

Hamilton comes in at number fi ve,

while Niagara-St. Catharines and

Kitchener-Waterloo and Cambridge

are seven and eight, respectively.

Just as importantly is that prices in

these markets are so a ordable, that

none are in danger of crossing the

$500,000 threshold any time soon.

Property Profile | ADI DEVELOPMENT GROUP

cover story

BURLINGTON’S DOWNTOWN

WATERFRONT sculpts the community’s

identity, the lake integrating into

the lifestyle of the city’s residents.

This makes the water a natural focal

point and design inspiration for Adi

Development Group’s luxury condos,

Nautique Lakefront Residences.

On Saturday, Feb. 6, 2016 at noon

sharp, Adi Development Group invites

you to discover this cosmopolitan

lakeside lifestyle with the anticipated

Grand Opening of Nautique.

“We’ve brought world-class design

to the waterfront for the first time and

the response continues to grow,” says

Tariq Adi, CEO of Adi Development

Group. “The demand for a project

like Nautique is at an all-time high for

downtown Burlington.”

Taking cues from the light reflecting

off of the lake, the iconic glass tower

design by RAW Design will arrive as

a bright and elegant addition to the

city’s skyline. The geometric pattern in

the façade draws the eye around the

lakeshore bend, following the light like

a watercourse.

Luxurious interiors designed by

world-renowned Cecconi Simone

reflect the exterior with light, fresh

and crisp finishes, evoking a sense of

being on the water.

“Nautique is a new kind of design

Nautique’s Grand Openingfor Burlington. It’s a design that stands

on its own merits, a design that

stands-up internationally,” says Anna

Simone, principal at Cecconi Simone.

Stepping inside Nautique’s spacious

suites, residents will take advantage

of views of the lake through floor-

to-ceiling windows and expansive

balconies. Contemporary kitchens

in cool and organic custom palettes

feature European cabinetry with

integrated appliances hidden from

view. Modern wide-plank laminate

flooring runs throughout the suite

under soaring ceilings, available in

heights that reach up to more than

11.5 ft.

Adi Development Group introduces world-class design on Burlington’s waterfront with

12 YPNEXTHOME.CA

Page 13: Southwestern Ontario New Home and Condo Guide - Jan 30, 2016

Situated along Lakeshore Road,

Nautique is minutes from the

restaurants, cafés and boutiques of

Burlington’s downtown. Whether

you’re taking a stroll on the

promenade at Spencer Smith Park,

skating on Rotary Centennial Pond

or exploring the award-winning Art

Gallery of Burlington, the area off ers

a unique blend of amenities at your

fi ngertips.

With the project already more

than 75 per cent sold, interested

condo-hunters are encouraged to

register now for the Grand Opening

and discover Nautique’s exclusive

collection of designer suites starting

from the high $200,000s.

“Nautique is so successful because

it pushes boundaries,” says Saud Adi,

COO of Adi Development Group. “We

have brought together some of the

best designers in the industry to bring

world-class design to Burlington’s

waterfront for the fi rst time, but we’re

off ering it at a price point that makes

sense for the market.”

With announcements coming

soon for Nautique’s exclusive

signature Penthouse Collection, those

registered will also enjoy priority

access to this limited collection of

expansive suites.

Nautique is a residential tower that

will consist of 192 units from 452

to 1,316 sq. ft. with layouts ranging

from one bedroom to two bedrooms

plus den. Prices start in the high

$200,000s.

The Nautique Presentation Centre

Property Profile | BRANTHAVEN HOMES

BRANTHAVEN HOMES’ Oakvillage

community has everything new home

buyers are looking for – attainable

luxury, a quality lifestyle and a true

sense of place in Oakville’s desirable

neighbourhood.

After a successful first phase,

Oakvillage, located at Trafalgar

Road and Dundas Street, continues

to attract new home buyers. Since

opening last winter, Oakvillage

continues to enjoy swift sales,

accolades and interest from new

home buyers from as far as Toronto’s

east end Beaches and extending

west to Burlington.

“New home buyers look up to

Oakville as the gold standard for

suburban quality of life,” explains

Steve Stipsits, president of Branthaven

Homes. “They are drawn to the

desirable central location, the

reputable schools and state-of-

the-art community amenities. They

really value the outdoor lifestyle that

Oakville embraces and, of course,

the new schools, shops, services,

rinks, hospitals and even highways.

Our new buyers want the cachet of

Oakville and the attainable luxury of

Branthaven’s spacious town living.”

Oakvillage’s back-to-back urban

townhomes offer buyers both.

“We are experiencing a real rise in

back-to-back interest and sales from

young professionals and families

alike,” says Kristen Bellamy, marketing

manager at Branthaven Homes.

“There are four back-to-back plans

to choose from, ranging in size from

1,190 to 1,550 sq. ft., two- and three-

bedroom layouts that include home

offices, gourmet kitchens, spa baths,

walk-in closets – all of the luxury

features most would expect only in a

large, single-family home.”

Oakvillage’s back-to-back towns

have made a great first impression.

Recent buyers have said that they

“love the 21-ft. wide, brick, stone

and stucco elevations that reflect

Branthaven’s commitment to custom

Bellamy relates how testimonials

from buyers reflect how impressed

they are with Branthaven’s

thoughtfully designed layouts.

“The plans have been thoughtfully

designed so that there’s no wasted

space. They are very livable. Each

level is configured for how it will be

used. The practical ground floors

have foyer, office, storage, utilities

and garage access. The stylish second

floors have wide, open concept living,

dining, cooking and entertaining

areas. The sanctuary-like, private third

floors have spacious bedrooms and

hotel-inspired baths. Every level has

bright, open spaces that can easily

be furnished.”

Branthaven’s proprietary Fresh

Thinking features distinguish the

townhomes at Oakvillage from

ordinary townhomes. Buyers are

thrilled with the perfect ingredient

kitchens loaded with smart extras,

including extended-height upper

cabinets, pantries, enhanced storage,

under-cabinet iPad mounts and

customizable peg organizer drawers.

Bathrooms have been treated with

spa-style trimmings – deep soaker

tubs with square edges, floating

vanities, sleek shower shelves and

cultured marble counters. All these

features and many more are included

– at no extra cost.

“We’ve collaborated with industry-

leading designers and premium

suppliers,” says Bellamy. “We’ve

sourced the latest smart and stylish

products and made them our own.

So, from counters to cabinets, and

tiles to taps, we’ve made it easier to

express your style while improving

your lifestyle and real estate

investment in the process.”

Step up to Oakvillage town living

while you still can!

home quality looks and construction.”

The good news for homebuyers is

that while Branthaven’s towns have

high quality curb appeal they are also

low maintenance due to the “lock and

leave”, condo-like lifestyle. Stipsits

points out that the community is

surrounded by scenic woodlands

and 300 km of multi-purpose trails,

with many trails woven directly within

the community itself. “Townhome

buyers have the luxury of free time

to relax and restore rather than do

weekend chores.”

Branthaven Homes brings holiday cheer to YWCA HamiltonBRANTHAVEN HOMES helped

deliver some holiday cheer to

YWCA Hamilton recently, when

the Burlington, Ont.-based builder

brought in a stylist, local artist and a

team of volunteers to treat residents

to a day of holiday-inspired treats and

festivities, capping it off with a craft

and a tree lighting ceremony.

Women living at the YWCA

often have nowhere to go. Having

struggled with homelessness,

addiction, mental illness and

violence, the few possessions they

carry with them are everything

they own.

“When Branthaven began

brainstorming about initiatives in

which we could participate during

this holiday season, the women

of the YWCA immediately came

to mind,” says Kristen Bellamy,

marketing manager at Branthaven

Homes. “Bringing in our team to

decorate for the season, while

encouraging interaction and

celebration among the women is

something that we were fortunate

enough to be able to witness,

once more.”

Cyndi McMullen, a YWCA resident

who has lived at the facility for a

year-and-a-half was beaming with

excitement over the project. “It

means a lot. There are many people

in Hamilton without a family, and

Branthaven came in with Christmas

decorations and trees – it’s just

mind-blowing.”

Earlier this year, Branthaven

Homes renovated all 65 transitional

housing units at the YWCA

Hamilton. After watching a TV

segment on the Ys transitional living

program and finding the rooms

bleak, Branthaven President Steve

Stipsits was motivated to champion

the $400,000 rejuvenation.

“We worked closely on the

rejuvenation project because our

goal was to give women living at

the YWCA Hamilton a beautifully

renovated space that would have

a positive impact on their lives,”

says Stipsits. “It turns out that the

women gave us more than that. We

had a new-found appreciation for

women who were going through

challenging journeys. We found

their determination, perseverance

and strength inspirational.”

Left to right, Branthaven Homes’ Christine Fletcher, sales administrator; Corry Holloway, contracts administrator; President Steve Stipsits; and a YWCA Hamilton resident participate in seasonal decoration activities.

Property Profile | HOMES BY DESANTIS

LAST YEAR WAS AN exciting one

for Homes by DeSantis. Starting

in the spring when the company’s

community Lincoln Square in

Beamsville won top honours at the

HHHBA Awards of Distinction with

Project of the Year.

Lincoln Square’s second phase,

Fiera, was sold out quickly and has

homeowners moving in now. It was

full steam ahead for the DeSantis

team as the second phase of On

But the most thrilling development

for Homes by DeSantis was the

release and unbridled success of their

Lakeshore Condominiums – AquaBlu.

The excitement was palatable on the

night of the grand opening in May

with people lining up outside for their

chance to own at the most enviable

lakefront address in Grimsby. AquaBlu

was recognized provincially when it

was nominated as one of the Most

Outstanding Midrise buildings in

2016 expected to be another big year for

Homes by DeSantisthe Ridge was released, presenting

French inspired semi-detached

homes on the Stoney Creek

Mountain. Now completely sold

out and construction underway,

homeowners will begin moving in in

early 2016. Lyons Creek in Niagara

Falls was another great achievement

with the second phase selling out

quickly drawing buyers from across

the GTA looking for the quaint

community lifestyle offered there.

38 YPNEXTHOME.CA

Page 39: Southwestern Ontario New Home and Condo Guide - Jan 30, 2016

Ontario. Eight months later AquaBlu

has only a few units remaining and is

expected to be fully sold out by the

New Year. With more than 170 homes

sold in 2015, it was a success and is

only a taste of things to come.

A banner year is on the Horizon

with several major projects looming

in the very near future. A new

release in Beamsville at Lincoln

Square. Nestled into the heart of

the already built community, Centre

Square will feature a delightful

blend of more than 70 residences,

including three-storey townhomes,

urban and condo towns. Beamsville

is picturesque with quaint tree-

see a return of their first-class

40-ft. detached homes but also an

introduction to a delightful blend of

both semi-detached and freehold

townhome designs. From the

moment the last home was sold at

Tiffany Hill the list of interested parties

has grown for a Phase 2 with more

than 3,000 people expressing interest

in the next phase. Homes by DeSantis

will deliver with plans to build more

than 225 homes.

Following on the heels of AquaBlu

will be the release of AquaZul, 314

gorgeous condominiums to be

built on the shores of Lake Ontario

in Grimsby. Already being touted

as AquaBlu’s gorgeous big sister,

the building will be six stories and

feature an expansive courtyard with

and outdoor pool, cabanas and a

true resort vibe resonating through

the decor. Due to popular demand,

this building will feature many new

two-bedroom designs and enhanced

amenity spaces.

DeSantis had this to say about

his decision to build another condo

in Grimsby. “A lot of attention has

been paid to what’s going on in the

GTA, but Grimsby is going through

a tremendous renaissance. Grimsby

may not get the same level of

attention as the GTA, but with the

waterfront investment and long-term

demographics opportunities here are

equally strong.” Sales are anticipated

to commence this spring and are

expected to be brisk. Pre-registration

for VIP access will begin early January

of 2016.

Last but certainly not least will

be the addition to a sellout site will

be a new release at On the Ridge,

180 regal freehold townhomes. The

list of interested buyers grows daily

as we see property on the Stoney

Creek Mountain vastly increasing

in value at remarkable speed. This

community will be launched in the fall

of 2016. Keep your eye on this storied

Hamilton region builder as they will

be dominating the market in 2016.

For more information on any of

these communities, visit

lined streets, charming shops and

restaurants and is surrounded by

award winning wineries. A highly

walkable community that is perfect

both for those looking to downsize

or young buyers making the leap

to homeownership. “Homebuyers

of Centre Square can live, work

and play in an economically vibrant

community that emphasizes

sustainable development, public

space and a higher quality of life,”

says President Gabriel DeSantis.

Drawing near is the announcement

people have been waiting for with

one of Ancaster’s most desirable

communities, Tiffany Hill. You will

City Focus | OAKVILLE

OAKVILLE Livable & prosperous

OAKVILLE MAY BE historically known

for the famous Ford plant, oil refi neries

along the lakeshore and up-market

homes, shops and restaurants.

These days, Oakville may still show

some of those classic characteristics,

but it is increasingly earning a

reputation as a city on the rise with a

self-suffi cient, driving economy.

Blessed with a strong natural

location along of the shores of Lake

Ontario, with easy access to major

Canadian cities as well as those in the

U.S. via the QEW and rail lines, Oakville

now shines in business as well as

culture, recreation and leisure.

Located toward the southwestern

end of Lake Ontario, Oakville helps

comprise one of the largest consumer

and industrial markets in Canada.

This geography and proximity to

large industries and communities

in Hamilton, the GTA and the US

borders, plus a strong transportation

infrastructure, are central to the

prosperity that Oakville has enjoyed in

recent years.

With a vision to become “the

most livable town in Canada,” the

Town of Oakville is intent on building

a robust economy with potential

for future growth, and the local

economic development authority has

a comprehensive plan to capitalize on

traditional strengths.

Oakville Town Council, in fact,

recently won an Economic Developers

Council of Ontario (EDCO) award

in the category of Redevelopment

Initiatives, for its leadership in

developing the Bronte Business Action

Plan. The Bronte Business Action

Plan, led by the town’s Economic

Development department, was

initiated to further Bronte’s economic

development and urban revitalization.

The plan is using the Four Pillars of the

Main Street approach – Organization,

Marketing, Physical Design and

Economic Development – to achieve

the goal of economic development

and urban revitalization. The Bronte

BIA will implement the action plan

through to 2016.

“This award recognizes that great

things can be achieved when we work

together to create Canada’s most

livable town,” says Mayor Rob Burton.

Home to the Ford Motor Co.

of Canada plant and Canadian

headquarters since 1953, Oakville has

enjoyed economic diversifi cation in

recent years.

A strong and diversifi ed economic

base off ers an excellent location for

both new and expanding businesses.

More than 260 national and

international corporate headquarters

constitute an important part of

the 4,500 employers in the town.

Oakville’s top 100 employers by

industry include companies from

the automotive, manufacturing,

pharmaceutical, professional service

and construction industries.

Companies here have access to

a high quality local work force, with

56 per cent of residents holding a

post-secondary education – about

12 per cent higher than the provincial

average. While manufacturing

industries account for 15 per cent of

employment, managerial, business and

administrative categories make up 36

Neighbourhood Profile

OLD OAKVILLELocated just 30 minutes west of Toronto, Old Oakville rests on the shores of Lake Ontario, embracing all the advantages that come with being a part of a waterfront community. Quiet and safe, Old Oakville combines nature and city life.

LifestyleOld Oakville prides itself on being a bit exclusive and offering a higher standard of living that makes residents feel special. The goods and services offered can range from unique to luxury.

VibeArts, culture, festivals and events catered to the kiddies, there is always something fun to take part in as a community. Real estate to cater specific needs, from trendy, one-of-a-kind dwellings, heritage homes, lowrise condos and rentals above storefronts, the downtown character is one of class and convenience.

Meet the neighboursResidents of the downtown area are predominately well established and settled older professionals who may prefer a slower pace while still enjoying convenience. Younger residents like the downtown feel of a community without the big city bustle.

In the areaResidents in this community are in the market for something a little high end. Lakeshore Road is a hub for designer stores with not-so-little prices where shoppers can find one of a kind luxury items. If you are looking for a night out for dinner, expect to pay above average prices, but experience something special in the meantime.

Planes, trains & automobilesFor residents living downtown, the QEW is your best bet for traveling east or west. The bus system is very user friendly, with the depot located at the GO train station just off of Trafalgar at Cornwall, conveniently located for access downtown, and for commuters to Toronto. A new multi-level parking garage at the GO station accommodates commuters and residents traveling in and out of Oakville for work.

The good, the bad & the restWith access to a hospital and major schools, downtown is great for families. At the corner of Lakeshore and Navy Street, you will find the Oakville Public Library, offering stunning views of the marina and harbour. Lakeshore Road West winds its way from the downtown core through to Bronte area, and in between is home to the area’s largest park, Coronation Park, which hosts the Waterfront Festival every June.

per cent of occupations.

Sheridan College operates a new

Applied Research and Collaboration

Centre, for use by the faculty, students

and external partners specifically

involved in research projects

administered through Sheridan’s office

of Applied Research and Innovation.

A number of new businesses have

also made their way to Oakville,

bringing hundreds of new jobs and

absorbing more than 410,000 sq. ft. of

commercial and industrial facilities.

An historic town with a thriving

waterfront, Oakville has preserved

its rich heritage, with many 19th

Century buildings in the downtown

core. Downtown also boasts one

of two local harbours on Lake

Ontario, featuring more than 1,000

slips and moorings for sail and

powerboats. Bronte is the location

of Oakville’s second harbour, and

has an abundance of fine shops and

restaurants.

Supporting all this development

is a strong and further improving

transportation infrastructure. Prime

location at the centre of major

transportation routes – the QEW

and Hwys. 403 and 407 – facilitates

access to major markets in Canada

and the US. The network includes toll

and toll-free expressways, commuter

and urban public transit, by rail and

bus, national and international rail

service for people and goods, global

passenger and cargo aviation services,

and extensive inland and international

marine shipping facilities.

Developers see the growth potential

in Oakville, and a number of projects

are underway from companies such

as Rosehaven Homes, Mattamy

Homes, Branthaven Homes, Minto

Communities, New Horizon Homes

and Menkes Developments.

Oakville also boasts abundant

natural attractions and culture, with

more than 2,400 acres of parkland,

theatres and galleries, Glen Abbey

Golf Club, and the annual Waterfront

Festival and Jazz Festival.

Local culture received a major boost

in 2012 with the grand opening of the

new Queen Elizabeth Park Community

and Cultural Centre (QEPCCC). The

facility offers more than 144,000 sq. ft.

of active living space, making it one of

the largest venues in Canada to house

such a diverse collection of recreation,

arts and cultural opportunities. It offers

classes, workshops, camps, drop-in

activities and events for all ages and

abilities. The facility boasts an aquatics

centre, two gymnasia, a youth centre,

an older adult centre, dance studios,

a recording studio, fine arts studios,

a rehearsal hall, black box theatre,

gallery and museum space.

“This new facility symbolizes our

goal to be the most livable town

in Canada, and its opening clearly

demonstrates our continued progress

towards that goal,” says Burton.
