THE latest ABS figures on buildingapprovals show property owners in WAspent about $500 million on homerenovations during the past financial year.

Caporn Young principal Richard Youngsaid the figures showed the total value ofbuilding approvals for home renovations inWA during the 12-month period to June30, 2009, was $542 million, or more than$10 million a week.

“Despite the slowdown in the overallproperty market during the past financialyear, spending on home renovations stillremained strong, especially in the westernsuburbs of Perth,’’ he said.

“The ABS figures show that buildingapprovals for home renovations for thePerth central area, which covers most ofthe western suburbs, totalled $94 millionduring 2008-2009, compared to $86million for the previous financial year.

“Home-renovation activity wasparticularly strong in the City of Nedlandswhere the value of building approvals forhome renovations was $20.1 million – anincrease of nearly $5 million compared to the2007-2008 financial year.’’

Mr Young expected this renovationtrend to increase during this financial yearbecause of growing confidence in theproperty market.

“Over recent months, for example, ourcompany has found rising demand forolder character homes that lendthemselves to renovation,’’ he said.

“Property buyers understand thatvalues in many areas of the westernsuburbs have now reached the bottom ofthe current property cycle.

“Older-style homes are now growingin demand because of their very high landcontent and astute property buyersunderstand that the value of these older-style character properties can besignificantly enhanced through tastefulrenovations, especially when the local realestate market gains further momentum.”

Mr Young said attending homeinspections of local character homes listedfor sale that had been tastefully renovatedwould give a good understanding of thework involved and also the financialreturns that could be achieved.

HOMEBUYERS in WA are paralysed byfear when it comes to finding their dreamproperty due to the “FOMO” phenomenon,according to new research released byrealestate.com.au.

FOMO, which stands for “fear of missingout”, is being used to describe a behaviourwhich causes paralysis in potential buyers whoare overcome by anxiety believing there is abetter property out there.

The research shows FOMO is reachingepidemic proportions among potential homebuyers, with 85 per cent in WA inspectingmany properties and spending inordinateamounts of time researching properties.

This is deduced from the fact that about 56per cent of those wanting to buy a propertyhave been looking for nearly six months and15 per cent of them for over a year.

Dr Chris Hodkinson, a consumerbehaviour consultant, said a certain level ofFOMO was expected when it came to buyinga new home. However, the latest figuressuggested it was causing excessive worry withsome homebuyers, leaving them unable to

make a decision.He said such sufferers used two or more

websites to search for properties, furtherexacerbating their condition.

The study said 92 per cent of propertyseekers spent more than one day a month (upto 25 hours) researching potential homesonline and more than 80 per cent ofAustralians visited up to four properties aweek.

Realestate.com.au group manager forconsumer marketing Henry Ruiz said theFOMO phenomenon could certainly be a realissue for property seekers.

“We identified a need to give propertyseekers confidence and therefore minimisetheir experience of FOMO by offering awebsite that has more property listings thanany other property portal in Australia,’’ hesaid.

The latest research showed people in WAand SA took an average of 7.8 months to findtheir next home, compared with the nationalaverage of 6.5.

BLACKBURNE Property Grouphas just released the proposedAxiom luxury apartment complexin Hay Street, West Perth.

The site is on top of a hill nearthe cafe strip.

Most of the 40 apartments havespacious balconies with panoramicviews of the CBD, Kings Park andSubiaco.

With construction expected tostart soon, Blackburne PropertyGroup managing director PaulBlackburne said initial demand hadbeen strong.

“We expect to sell most of

them (apartments) when welaunch to the public next week,’’he said.

“We have worked hard with thedeveloper C2 Property Group inrecent months to develop aproduct ideal for the currentmarket.”

Mr Blackburne said there was arange of sizes and prices thatwould suit first-home buyers,investors and baby boomerswanting to downsize.

Prices for one-bedroomapartments start at $380,000.Two-bedroom apartments range

in price from $600,000 to$805,000.

Mr Blackburne said buyerswould pay 10 per cent now, whichearned them interest in a trustaccount until settlement in 18months.

The new display centre forAxiom Apartments is atBlackburne offices at 1050 HayStreet, West Perth.

Rugs turning floorsinto works of art WHILE wallpaper continuously comes “in”and “out” of fashion (currently “in”), thetraditional rug has stood the test of time as adecorative necessity in our homes.

Once considered a sign of wealth andproduced only for noblemen and royalty ofthe yesteryear, today the rug is a prominentfeature of houses all over the world.

During the mid-1980s, one of Australia’sleading rug companies, Designer Rugs,opened its first factory in Sydney and carveda niche for the company with its bold designs.

It was also in this decade that the companybegan the first designer collaborations, whichincluded collections from John Coburn andJimmy Pike, to name a few.

Marketing manager Liana Lorenzato saidDesigner Rugs was unique in that its designercollections by artists, fashion, jewellery, filmand interior designers were exclusive.

“Designer Rugs started working withAustralian designers and artists in 1987, wellahead of its time in that day,” she said.

“We worked with the likes of Alun LeachJones, Annie Georgeson and Linda Jackson.

“Then in 2004 Designer Rugs togetherwith Vogue Living magazine held a charityauction with a group of designers fromdifferent disciplines, who each designed aone-off rug.

“Participants included Akira Isogawa, JuliePaterson of Cloth Fabric and DinosaurDesigns.

“Once we saw the success of this initiativewe decided to develop ranges with some ofthese designers.”

Couture fashion designer Alex Perry is thelatest to join the Designer Rug clan and hiscollection was launched this month.

His unique collection pays homage to hisGreek heritage. Soem rugs feature designsinspired by an intricate gate seen in theNational Gardens in Athens, while othersdepict an underwater journey in the Aegean

Sea.Ms Lorenzato said this season more then

ever, Designer Rugs was embracing colourand pattern.

“Splashes of bright colours such as limeand yellow and reds are being incorporatedinto a neutral base palette,” she said.

While Designer Rugs do not currentlyhave a showroom in WA, Ms Lorenzato saidthe company hoped to in the near future.
