THE Perth property market hasstaged a strong comeback, withmedian house prices jumping$10,000 since December last year.

According to recent figuresreleased by the Real EstateInstitute of WA, the currentmedian price now stands at$430,000 and sales volumes havereturned to a 15-year averagefollowing the lull of 2008.

REIWA president Rob Druittsaid WA’s property marketexperienced its strongest turnoversince September 2007, with thenumber of sales increasing by morethan 40 per cent since December.

“While the FederalGovernment’s first-home buyerboost has been a major reasonbehind this renewed activity, thereis also evidence that trade-up

buyers are returning to themarket,” he said.

In addition, Perth recorded anincrease in unit prices, lifting by justunder 2 per cent to a median of$348,500.

Blocks of residential land alsosaw growth in the March quarter,increasing by 4.5 per cent, or$10,000, to a median of $230,000,

largely driven by first-homebuilders.

Mr Druitt said the turnaround inhouse sales during the quarter wasastounding, with evidencesuggesting that the number of salesfor the month of March was 85 percent above December last year.

“This increase in sales wasexperienced across all market

sectors, particularly the coastalregion from Scarborough to Butlerand in the south-east corridor inthe Canning and Gosnells localgovernment areas,’’ he said.

“Much of the increase in theoverall median was driven by pricegrowth in the middle ring andcoastal markets such as WannerooNorth-West (5 per cent),Wanneroo South (7.6 per cent),Stirling West (4 per cent),Bayswater-Bassendean (1.9 percent), Gosnells (3.6 per cent), andCockburn (3.3 per cent).”

Mr Druitt said in contrast, someinner markets saw a fall in prices,including the western suburbs (-12.5 per cent) and Vincent (-3.1per cent).

According to REIWA, therewere about 15,000 properties on

the market during the Marchquarter, down from about 16,000in December.

“The number of selling days issteady at 76, meaning it’s takingabout two-and-a-half months tosell a property in the currentclimate,’’ he said.

“This is five days more than thesame time last year.

“However, it is a patchy marketand some areas such as Armadale,Gosnells and Wanneroo Southhave seen selling days come downquite a bit.’’

Mr Druitt said it was very hardto predict how the June quartermight fare, as the winter monthswere traditionally very quiet forthe sector. ■

Market makes ‘astounding’ comebackPrices jump by $10,000 compared to December last year as trade-up buyers return to the market

TAKING the stress and hassle out ofhome repairs has been made a little easierwith the launch of the new Home OwnersUtility Services (HOUS).

For as little as a dollar a day, propertyowners can have an electrician andplumber on call 24 hours a day, seven daysa week for any breakdowns from themeter to the outlet.

The service uses plumbing and electricalcontractors with no call-out fee, no hourlyrate and only payment for parts.

The idea for HOUS began eight yearsago when founder Todd Allender went toa pensioner’s home to fix a badly-wiredairconditioner.

Without even charging the after-hoursrate, the bill for the repair was still almostthe amount of the homeowner’s entirepension cheque.

Mr Allender thought there should be afairer way for home repairs and, after agreat deal of background research andbrainstorming, HOUS was founded.

The service will be available to both

investor landlords and owner-occupiers inthe Perth metropolitan area from July 1.

Former Fremantle Dockers captainPeter Bell was so impressed when he firstheard about the service that he has nowbecome an integral part of the company.

“I had a good, hard look at the serviceand the company as a whole and I just seeit as becoming the norm for everyproperty owner,” Mr Bell said. “It is thebreakdown service for property.”

Professionals Real Estate Group hasbeen quick to support the innovativeservice and Professionals Fremantleprincipal John Alberti is excited about theprospects for its clients.

“It provides peace of mind forinvestment property owners as well astenants,” Mr Alberti said.

“HOUS is now part of both ourproperty management and sales packages,so that in the future, all of our propertieswill have the benefit of 24/7 electrical andplumbing on call.”

HOUS is also providing a membership

and safety product installation package,with pending new State legislationexpected to see the requirement by theend of the year for properties to have twosafety switches and two mains-poweredsmoke alarms installed.

Once the legislation is enacted, a housecannot be sold or re-leased until it iscompliant.

Professionals state office training anddevelopment manager Jenni Wood hasbeen involved with industry input for thedrafting of the new legislation andsupports the HOUS service.

“While the legislation has not yet beengazetted, I believe it is a common necessityfor all of us to be protecting our homes, aswell as those that have been entrustedwith our care and management,” MrsWood said.

There is also a 10 per cent discount onoffer for those who purchase a HOUSmembership before July 1.
