Innovation in renovationWITH the recent increase in house prices,many owners have turned to renovating andextending their existing homes rather thanmaking the costly move to a new house.

According to Claremont-based boutiquebuilder Castleprime Construction, stampduty, removal costs, agency and other feeshave added to the appeal of renovating.

Castleprime specialises in single and double-storey renovations, extensions andsecond-storey additions.

“Our experience extends to older char-acter homes, architect-designed projectsand second-storey additions, but we arehappy to look at any project, simple or com-plex,” co-director Mark Hughes said.

Castleprime was established four yearsago by friends Mr Hughes and Mike Lomand,both of whom come from the UK and metin Perth through a love of water skiing.

After being approached by a mutualfriend to project manage a property in CityBeach, the duo forged a position in industryfrom word-of-mouth referrals.

Four years on, the business is flourishing,

despite an absence of signage on theiroffice.

“I guess we’ve just been too busy and wealways make the effort to visit our clients attheir homes or in the architect’s office, sowe haven't really had any call for signage,”Mr Hughes said.

Mr Hughes said the partners developed aunique personal relationship with eachclient and every project.

“From the initial meeting to final comple-tion, a small, dedicated team manages everydetail,” he said.

Castleprime can provide a design andconstruct service for clients who do nothave any plans available, including localauthority approvals, surveys, engineeringand specifications, or give a detailed, fixed-price quotation from existing plans.

The business partners, both western sub-urbs residents, said they take on a limitednumber of projects a year so that all clientliaisons were directly between them.

Cracking the residential code for more housingAMENDMENTS to the residential designcodes (R-Codes) for higher density housingcould pave the way for more affordable living inPerth’s premium suburbs.

According to Urban Development Instituteof Australia CEO Debra Goostrey, changes tothe codes would promote a diversity of hous-ing choices for the community.

Projects, particularly in inner city areas ornear transport facilities, were currently limitedto the number of dwellings per site.

However, with the new R-Code changesthese areas would no longer be restricted andcould be developed to their full potential.

New Home Building Brokers director TristanKirkham said the announcement was excitingnews for Perth homebuilders and would pro-vide separate planning power for higher densi-

ty accommodation – such as apartments andunits.

“This will sort out some inconsistent localgovernment town planning schemes, whichhave restricted Perth home builders and thecommunity for far too long,” he said.

“In terms of numbers, 47 per cent of addi-tional housing over the next 20 years will beurban infill and consolidation projects.”

Mr Kirkham said these changes would helppeople build a new home, or even subdivide ablock they were previously unable to do.

“Affordability is always a key issue and this isa step in the right direction. However Perth hasa long way to go to find the complete answer,’’he said.

“Big blocks close to main services and trans-port will now become sought after and under-

standing your options is critical given thesemassive changes coming in.”

Planning Minister John Day said the StateGovernment recognised the need to facilitate arange of housing options and the amendmentsto the R-Codes would facilitate development ofhigher density housing in urban areas.

“The existing provisions in the R-Codesworked well in guiding the development of sin-gle houses and grouped dwellings but did notdo enough to encourage diversity, affordabilityand flexibility in providing one and two-bed-room apartments,’’ he said.

The new provisions will be gazetted onNovember 22.

The eye mesmerisedTHESE days, it is not uncommon to mistake athree-dimensional computer generated imagefor a photograph of a real building.

Photo-realistic 3D renders, 3D animationand virtual 3D tours are a highly effective visu-al marketing tool, helping promote, market andpre-sell property developments ‘off the plan.’

But Nedlands-based Archicentre WA StateManager Brad Cook warns that marketing canbe misleading to purchasers who don’t fullyunderstand what they are signing on for.

In other words, the view on the brochurecould be a mirage.

“Essentially developers are there to makemoney,” he said.

“Many buyers become mesmerised withwhat developers claim to offer.

“3D pictures look very flash and sophisticat-ed but that’s not really what you end up with.”

Mr Cook said with the current trend to buy‘off the plan’, many buyers were falling into thetrap of signing on the dotted line before theyhad read the fine print on what was included intheir property.

“One of the biggest issues for people is justreading the plan and understanding just what85 square metres of floor space really means inrelation to space, and how the living areas may

connect with service areas such as the bath-room and laundry,” he said.

“It is also important to establish in writingwhat is included in the apartments, such as car-pets and window furnishings or blinds, andwhat is an optional extra.

“Insulation in the apartment, noise barriersfrom neighbouring apartments and doubleglazing on the windows also need to be con-sidered.”

Mr Cook said is was important for buyersto seek independent professional advice toensure that they are well informed as oncethey have signed off on an off the plan proper-ty, it is extremely difficult to reverse the deci-sion when their apartment is built and the finalpayment is required.

As well as offering pre-purchase housinginspections, Archicentre also carry out anincreasing number of off the plan apartmentinspections to provide buyers with an accurateassessment of what they are actually buying.

“The off the plan apartment inspections arewhere the architect would attend the displayunit with the client and help them assess thefloor plan and specifications for the apart-ment,” said Mr Cook.

“Webb & Brown-Neaves is a bigsupporter of it and it’s been incredi-ble. Since we’ve joined, we’ve noticeda drop in theft of at least 50 per centso, it’s definitely working,” he said

The Name and Shame campaignwas the brainchild of major building

industry bodies, including the Hous-ing Industry Australia. It is complete-ly funded by the industry’s builders,manufacturers, suppliers and landdevelopers.

“You tend to see the newer, devel-oped areas being targeted – placeswith all the building materials,” MrPhur said. “Suburbs where there arestrong building numbers and all thematerials are left on site – thievestend to seek out these suburbsbecause they have a big selection ofmaterials.”

In August 2010, the top five itemstargeted by thieves included lintels,door furniture, timber, doorframesand hardiflex.

There are nearly 90 WA membersin the Name and Shame campaigndedicated to reducing crime onPerth’s building sites, working active-ly to reduce home ownership coststo consumers via the reduction ofbuilding site theft.

As the name suggests, the initiativenames all convicted adult offendersin the hope it will deter further

offences on building sites. The cam-paign also offers substantial rewardsfor information leading to an arrest .

Mr Phur added a new campaign toidentify illegal site dumpers alsoreceived a resounding response.

In a bid to reduce rubbish dump-ing on building sites, the Dob In ADumper campaign also identified ille-gal dumpers. Rewards of up to $200were on hand for information.
