REALMARK director John Percudani saysselling a home as soon as it hits the market isnot necessarily the ideal outcome for sellers.

According to him, a sale needed thechance to mature to ensure sellers wereuncovering the best offers.

“Many people believe that selling theirhome quickly is the best-case scenario; youdon’t have to face weeks of home opens,your advertising costs are less and you avoida situation of being stuck on the market notbeing able to sell,” Mr Percudani said.

“Many agents do reinforce this attitudesince it is easier to take the first offer, rather

than following a salestrategy that takes afew weeks.

“But when it comesto getting the bestprice, a sale needs torun its course; a goodmarketing strategybuilds momentum for anumber of weeks after the property hits themarket and all potential buyers don’t alwaysshow themselves immediately.”

Mr Percudani said taking the first offermeant you weren’t letting the market speak,

and there could be another buyer willing tomake a higher offer.

Mr Percudani said the situation wasprobably a ‘hangover’ from tougher marketconditions.

“Recent events made selling a home,especially at the top end of the market,difficult, and this perhaps has sellers worriedabout being stuck in the market for extendedperiods,” he said.

“It really comes down to finding an agentwho gives you good, honest advice; sellersneed to choose a sales specialist who tellsthem the reality of the market, not what they

want to hear.”Mr Percudani said sellers needed to get

serious about agent choice.“Find a professional,” he said. “The office at the local shopping centre

isn’t always best. Remember, a good saleresult is about process and strategy, notpersonality. Too many people makedecisions around whether they ‘like’ anagent; that is actually irrelevant.

“Sellers don’t need to be nervous aboutselling their homes. Right now the balance insupply and demand makes it a good time toput your home on the market.” ■

NAMED after the English county, Essex Streetin Fremantle was a bustling trade centre in thelatter half of the 19th century, generated by thewarehouses in the area.

Originally part of the Old Port Flour Mill, thebuilding was built around 1862 to mill flour forthe district of Fremantle and for export.
