In selecting a winner for theaward, judges were looking at allaspects of the nominee’s currentand past professional contribution

to the industry.REIWA President Rob

Druitt said Mr Goddardhad given thousands ofhours to REIWA and theprofession since firstbecoming involved in realestate in the ’70s.

He has been involvedwith community serviceorganisations, includingJaycees, the Chamber ofCommerce,

Neighbourhood Watch and SaferWA over an extended period.

And not just on the periphery,but front and centre in leadershiproles assisting those in thecommunity less fortunate thanhimself.

In 1985 he was elected for the

first time as a Deputy Member ofthe Real Estate and BusinessAgents Supervisory Board and in1989 he became a Member of theBoard, a position which he hasretained for 20 years, being re-elected no fewer than six times inthat period.

REIWA President Rob Druittsaid Bill Goddard had an

unapologetic commitment toethical practice and to enhancingthe reputation and professionalstatus of all real estatepractitioners.

“These are goals which alignexactly with those of REIWA,making him a very worthy winnerof this most prestigious award,”Mr Druitt said. ■

WESTERN Australia’s fast-growing population is great newsfor the local real estate market.

According to Caporn Youngprincipal Richard Young(pictured left) the latest ABSpopulation figures for the March2009 quarter show that thepopulation of WA surged by 3.1per cent, which was the fastestgrowth rate of any state orterritory in Australia.

“Population growth underpinsthe demand for real estate andthe fact that WA’s populationgrew by more than 67,000 overthe last year is very encouragingfor the local real estate market,’’he said.

“In particular, the westernsuburbs and riverside real

estate market is beingunderpinned by the strong ratesof overseas migration in WA.

“The ABS figures show thatduring the March 2009 quarter,net overseas migration to theState was 14,273 (up from11,444 for the March 2008quarter).”

Mr Young said overseasmigration is now the majordriver of WA’s populationgrowth rate, accounting forsome 70 per cent of the State’stotal population growth of20,215 for this three-monthperiod.

“Caporn Young is finding thatthis overseas migration to WA ishelping to underpin the realestate market in the western

suburbs and riverside area.“In particular, we are finding

strong demand for homes in theprice range above $1.5 millionfrom overseas migrants who areattracted to those areas becauseof the unique lifestyle offered.

“Caporn Young is finding thatmany of these overseas migrantsinitially rent a home in a localsuburb before making a finaldecision to purchase aproperty.

“As a result of this risingmigration to WA, both theexecutive rental as well as theexecutive homeowner marketshave performed better inrecent months than manyindustry watchers had predictedduring 2008.’’ ■

IT might not have the bright lights of its NewYork counterpart but Broadway in Nedlands (orCrawley depending which side of the street youare on) has its fair share of sparkle. Runningbetween Stirling Highway and the Swan River,Broadway is alive with students and staff from thenearby University of WA, many of whom live inthe apartment blocks that line the street.Consequently there are dining options galore,from budget, student-friendly places to moreupmarket restaurants.

According to Acton Consolidated’s ChrisHutchison, Broadway also has a goodinfrastructure in place and a strong sense ofcommunity. “Broadway is in an area where peopleare downsizing to apartments and it means theycan stay in the same area,go to the same shops andremain part of theircommunity,” MrHutchison said.

“Plus it’s only one set oftraffic lights to the CBD.There are lots of cafes andrestaurants and you don’t have to get into yourcar to go and buy a newspaper.”

Broadway Fair Shopping Centre has beencatering to the locals and the university folk formany years.

Mr Hutchison said the plethora of Asian food

outlets reminded him of Orchard Road inSingapore. “I go down to Broadway Fair everyother day to get my lunch,” MrHutchison said.

“There is fabulous Asianfood to choose from. TheJapanese has fantastic sushi, thenoodle bars are great andthere is the oriental shopwhere you can buy all yourAsian produce.

“It’s very cosmopolitan and Ithink that eclectic range ofshopping is certainly adrawcard for Broadway.”

With its proximity to the river and the city,Broadway is still a great place tobuy a reasonably pricedapartment.

Acton Consolidated has atwo-bedroom apartment at theend of Broadway with million-dollar river views on the marketfor $695,000.

“You can literally lie in bed and look out atJoJo’s Cafe and the river,” Mr Hutchison said.

“Plus there is a balcony and views from thelounge.”

This apartment is juxtaposed against the nearbyluxurious Esplanade Apartments and Steves

Apartments, which are priced more in the multi-millions.

On the site of theold Nedlands ParkHotel, or Steves as itwas more affectionatelyknown, StevesApartments and StevesWine Bar are clearsigns of Broadway’supmarket appeal.
