Patience urged withseasonal transience

THERE is an increasing expectation thatinterest rates will remain steady due to aslowing of the rampant real estate marketin the eastern states.

According to Caporn Young principalRichard Young, over the past severalmonths the Reserve Bank cranked upinterest rates to prevent a bubble in theeastern states market, where propertyvalues were surging to record levels.

Because of the higher rates, auctionclearance levels in Sydney and Melbourneare now falling to below 60 per cent andhouse price growth, on a monthly basis, is

now between 0.2 and 0.5 per cent. ThePerth market did not experience thesame surge over the past year, with partsof the western suburbs experiencing a fall.

Overall, the median price of a homeover the past year increased by 4 percent, which is well below the long-termannual growth rate of 12.1 per cent.

“There is clearly the potential for astrong upswing in property prices in thisarea, which makes it an excellent time topurchase or upgrade your home in thewestern suburbs,’’ Mr Young said.

“With the lowest unemployment rate

in Australia and strong wage growthlevels, it is likely that the overall Perth realestate market will absorb these higherinterest rates much quicker than themajor eastern states capitals.

“The outlook for the western suburbsmarket remains positive. Sellers have hadto moderate their prices and theexpectation of steady interest rates willgive buyers confidence to purchase.

Mr Young predicts 2010/2011 will bebe a “balanced” market in the westernsuburbs with buyers and sellers evenlymatched in terms of price expectations. ■

AS the temperature drops, so too does thenumber of people looking to rentapartments.

According to Jones Ballard PropertyGroup’s client relationship managerSiobhan Payne, it was generally moredifficult to rent an apartment during thewinter months because fewer peopletended to move into new rental propertiesduring the June to September period.

In addition, the inner and near-city rentalmarket was still digesting a large number ofnew apartment developments which werecompleted at the end of 2009.

Ms Payne said apartment owners shouldbe patient at this time of year, when vacancyrates tended to rise.

“Unfortunately, many first-time investorswho manage their investment propertybegin to panic when vacancy rates rise andfocus on making sure the property is leasedas quickly as possible rather than takingtheir time to select the best possibletenant,’’ she said.

“Jones Ballard Property Group has foundthat properties are taking slightly longer torent than one year ago, but we ensure thatthorough checks are undertaken beforeleasing a property.

“It is better to wait one or two weekslonger to find a good tenant rather thanpick someone quickly and then find thatthey do not pay the rent on time or evendamage the property.

“Unfortunately, there is a segment of thePerth rental market which contains peopleseeking to rent homes who have a historyof 'squatting' in properties until the landlordis forced to take court action to evict them,which can only be a lengthy process.”

Ms Payne said this was a matter of goodtenant selection, and professional propertymanagement would become even moreimportant during the coming months asmore first-time property investors boughtapartments to coincide with the start of thenew financial year.

"Many of these investors are hardworking people who want to use propertyto secure their financial future,’’ she said.

“In many cases, they do not understandthat selecting the right tenant can be just as important as selecting the propertyitself.’’ ■
