THE proximity of schools to aproperty can play an importantfactor in its resale value, espe-cially within the western sub-urbs, according to CapornYoung Estate Agents principalRichard Young.

“If you are considering buy-ing a new house, it is worth-while to investigate social infra-structure facilities such asschools,” he said.

Mr Young said that most

people do not realise that aschool, particularly those witha good local reputation, canhelp to enhance the overallvalue of homes in local sub-urbs.

“This trend is more pro-nounced in the western sub-urbs where demand for placesin private schools such asMethodist Ladies College,Presbyterian Ladies College,Scotch College and

Christchurch have helped tounderpin property values insuburbs such as PeppermintGrove, Dalkeith, Swanbourne,Cottesloe, Claremont andNedlands,” he said.

“During the past 10 years,for example, the median priceof a home in Dalkeith hasincreased annually on averageby 13.6 per cent because of itsunique lifestyle, including itsclose proximity to quality

“Opening a bigger gallery wasneeded so that I could display thebigger canvases, have more space todisplay a great range ofsubjectsand places.It was thenext step inthe growthof our busi-ness,” hesaid.

“We havebeen sellingour pictures topeople from allaround theglobe from avery small shopin the historicFremantle Mar-kets, but with therefurbishment ofthe markets, we

were given the opportunity to moveinto a larger gallery-style shop.

“People want to bring thesescenes into their home oroffice

environment – and as televisionscreens get bigger, so does the

demand for biggerpictures.”

Richard hasbeen taking pic-tures for morethan 10 yearsand has trav-elled to remoteregions of Aus-tralia as well asto Europe andAsia.

He hasperfected hisphotograph-ic skills pri-marily byresearch-ing, travel-ling andcamping

throughout Australia’s outbackwhere he could experience naturefirst hand.

“When I go to a place, I’ll think ofthe life and time of that location, howit was created – its past, present andits future,’’ he said.

“There are places in the Outbackthat on first view, seem not to havechanged in thousands of years but onmore research and deeper thought,the land tells a silent story with evi-dence of climate change,weather fac-tors, and the presence of animals andhumans passing through.

“The camera captures each sceneas an historical catalogue of what isand what has been”

He said a new digital camera hepurchased in Europe would take hispictures to yet another level.

Buyers snap up Beaconsfield blocks EIGHTEEN Beaconsfield blocks weresuccessfully auctioned on Saturday,September 18 confirming a strong interest inthe suburb, according to ProfessionalsFremantle principal director, anddevelopment selling agent, John Alberti.

Mr Alberti said every lot for sale in StageOne of the development was sold on the fallof the hammer in just over one-and-a-half
