In her keynote speech at the recent QBA2012 Awards held at a lavish ceremony at the JW Marriott, HKSAR Secretary for Development, Carrie Lam joked about the amount of industry awards that now exist for the local building sector, before acknowledging the relevance for these various programmes based on the specialisation of skills and talent in our sector. The fact is, there is no higher accolade than being judged praiseworthy by our peers and the leaders of industry. Additionally, industry awards serve an important role in educating the public as to levels of excellence attained by the buildings they inhabit; a fact borne out by the importance of such awards in the marketing campaigns of local developers. We congratulate not just the winners, but all of the teams who participated in QBA2012. However, winning awards is not the only measure of excellence as we learned when looking at the work of two local design houses, namely BUZ Design and St Legére. And, as we found out when we met some of the executives at Aedas this month, long before a building stands ready to be judged on its merits, quality exists first in the people behind the project.

Al Shaqab Equestrian Performance Arena and Academy in Doha is one of the landmark projects designed by Leigh & Orange Ltd. in recent years. The project won the most acclaimed Grand Award at the Quality Building Awards in the Outside Hong Kong (Non-Residential) project category. Adding to the excellence, the same project was also adorned with the Quality Architect Award at the 2012 Quality Building Awards ceremony. Quality Building Awards is one of the highly acclaimed architectural awards that acknowledge design excellence, quality, professionalism and competitiveness in the building industry. Al Shaqab adopted a contemporary and a refined response to traditional desert architecture exploring the boundaries of passive design potential. Developed by Qatar Foundation, it is now a world class equine facility located in Qatar, Doha, attracting significant interest from the rest of the world. The 800,000 square metre equestrian academy is part of the Education City complex providing 7000 seats with an extended capacity of 10,000, providing a grand inner precinct for the Emir’s stables and the large Performance Arena that acts as the central focal point.

SICIS The Art Mosaic Factory recently opened its doors with an industry event unmatched in splendour. Hundreds of guests in attendance, many of the leading figures in the local design field, were treated to an array of world-class entertainment including European tenor Olivier de Molina singing Italian operatic favourites, Chinese face changing “Bian Lian” which originated in the operas of Sichuan and a spirited lion dance to welcome guests and bestow good fortune on Wan Chai’s new Italian arrival. The SICIS showroom is situated in the Queen's Cube Building, in a two-storey exhibition space of 500 square meters, entirely dedicated to the art mosaic. In this dreamlike setting, sparkling colours, extravagant forms and reverberating mosaics lead the visitor on an exciting sensory journey. Right from the huge shop windows, a continuum of images, colours and vibrations chase one another in a kaleidoscopic play of combinations. During the recent Salone del Mobile 2012, Poliform, available in Hong Kong at ViA stores, presented a wide range of elegant, contemporary design products aimed at meeting the needs of an increasingly international public. The Poliform stand featured a single, homogeneous open space with an Asian touch, where Oriental influences combined with modernist architecture; an echo of old Singapore with oversized spaces and exotic plants. The modular systems, which have been modified and enhanced by new finishes, define the different living areas, with an interplay of arrangements, where new loose furniture collections, among which the sideboards Pandora designed by Jean–Marie Massaud, the chair Harmony by Rodrigo Torres and the armchair Oskar by Vincent Van Duysen were presented. All this has been made possible not only by constant technological research, but also by the creative input of internationally famous designers, who help make the Poliform collection a reference point for various taste categories. Poliform presents new collection during Milano design week

Widnell Sweett, the quantity surveying and project management consultancy with offices across Hong Kong, Macau and mainland China recently adopted the Sweett Group brand. The move is the final part of the Group's global rebrand from Cyril Sweett to Sweett Group, which started in Australia in June 2011 and has taken in the Group's operations across the Middle East, India, Southeast Asia and Europe. Steelcase Hong Kong recently presented an interactive event as part of a year-long celebration of the Steelcase 100th Anniversary and its reinvention as a globally integrated enterprise. Looking ahead to the next 100 years, Steelcase has launched a celebration called ‘100 Dreams, 100 Minds, 100 Years’ as a dialog around the future and innovation necessary to support the changing world of work. To mark this celebration in Hong Kong, Steelcase hosted the “100 Minutes of Dream, Whimsy and Brilliance” event for design community partners and clients, featuring 10 guest speakers each sharing 10 minutes of their insights on the subject. Jason Heredia, VP for Marketing at Steelcase Asia Pacific, said, “We were excited to celebrate the 100th Anniversary of Steelcase with a truly fitting event that embraces the future-looking philosophy of Steelcase Inc. The opportunity to collaborate with inspired minds that cover a range of disciplines is a great expression of this philosophy in action and highlights the ideas it can stimulate in just one evening.”

In April the Frankfurt Stock Exchange presented the "Blue Night" at the start of the Luminale festival of light art. The biennale of light culture is an occasion to explore the scenographic potential of the hall. Redesigned in 2008 by Stuttgart architects Atelier Brückner, the hall offers flexible illumination – depending on use. Blue as the CI colour of the stock exchange is integral to the architectural concept. The large trading hall was transformed into an artistic installation reflecting the theme "Technology and Man", as part of the Luminale festival of light art. Working with the light artist Ingo Bracke of Studio Kybra, Atelier Brückner developed a subtle choreography of light and sound that makes it possible to experience the leading German share-trading location in a new way. The slogan "Technology and Man" refers to the reform of floor trading in Frankfurt in 2011. Since May of last year, the floor traders in Frankfurt are tied to the fully electronic Xetra trading system in which people and technology supplement each other perfectly.

Quality-conscious architects, contractors and building owners around the world are keen on applying innovative technologies and sustainable products to fulfil creative designs and extend building life-cycles. The structural silicone glazing from Dow Corning, a world-leading silicone and silicon-based technologies company, has been proven as the ideal solution. With the aim of enhancing overall service quality and knowhow of practitioners in the property management sector, The Hong Kong Institute of Housing (HKIH) has introduced a new category of membership, ‘Practitioners’. The new membership also serves to officially recognize the status of practitioners who have more operational experience and to retain this group in the workforce in order to meet the increasing demand for property management experts. Practitioners can join courses accredited by HKIH and HKIH will provide continuous support to Practitioners for attaining Professional Membership in the future. Mr Share Tai-ki, President of HKIH said, “Despite the fact that the Government has not yet set out details of the property management licensing regime, the introduction of Practitioners by HKIH can identify and position qualified employees as professionals. Marc & Chantal Design announces the brand identity, product design and retail environment for the Hong Kong Jockey Club’s ‘Gift Shop at the Races.’ For the ‘Gift Shop at the Races,’ Marc & Chantal created a total design solution that included an end-to-end branding exercise and a customer-centric experience system for both the Happy Valley and Sha Tin racecourses. A look back: Horse racing in Hong Kong commenced in 1841 with the arrival of the British, who immediately drained a malarial swamp to form a racetrack in Happy Valley. In its earliest days, this “Sport of Kings” had a regal atmosphere to match the magnificence of the animals. So on a mission to re-ignite the tradition of attending the races, the HKJC looked to Marc & Chantal to transform their current gift-counter into a retail experience, which echoes the energy and excitement of the races and ultimately attract the younger generations to continue to attend the races which included the design of mobile retail kiosks featured here.

Steelcase presents ‘100 Minutes of Dreams, Whimsy and Brilliance’

Hong Kong Design Institute (HKDI) designed by French architects Thomas and Isabel Coldefy won another two international architectural awards, the Silver Award from IDA Los Angeles, architecture category and the AFEX prize. Located in Tiu Keng Leng, HKDI applies a peripheral steel trellis structural system to reduce the number of columns and walls required, thus reducing usage of construction materials, whilst channelling natural breezes to the interior to regulate temperature. Additionally, the comprehensive glass walls of the “blank paper-like” aerial platform promotes utilisation of natural light, which further reduces energy consumption. Thomas Coldefy states, “Originating from the concept of a floating piece of blank paper, HKDI was designed to become a learning centre inspiring wisdom and creativity and also as a showcase to promote low-carbon and green architectural concepts in Hong Kong.”

In April 2012, Inarc Design won both the Best Leisure Interior and Best Office Interior Design Awards for Hong Kong in 2012-2013 Asia/Pacific region of the International Property Awards for their design of the Derby Restaurant & Bar, Happy Valley Clubhouse, Hong Kong for The Hong Kong Jockey Club and the Centralized Monitoring Centre, 37/F Exchange Square, Central, Hong Kong for Hongkong Land Ltd. These Awards were determined by an international panel of judges which consists of approximately 70 professionals in London, UK. Two design awards for Inarc Design

18 Kowloon East was recently honoured with two major industry awards in Hong Kong. The mixed-use building was conferred a Silver Award at the inaugural Skyrise Greenery Awards 2012 as well as a Special Jury Award at the Hong Kong Institute of Architects Annual Awards 2011. The winning project is a 28 storey mixed-use building located in Kowloon Bay, Hong Kong. More than just a visual feast with its out-of-the box green podium design, it also poses an environmental alternative to the traditionally industrial area. Skyrise Greenery Awards 2012 was organised by the Greening Landscape and Tree Management Section of the Development Bureau of the HKSAR Government, with the aim of promoting the development of quality skyrise greening and giving recognition to exemplary projects that showcase the integration of skyrise greenery into the built environment of Hong Kong. The Hong Kong Institute of Architects Annual Awards was first organised in 1965 with the aim to recognise the outstanding works of local architects. More information at www.aedas.com.

18 Kowloon East wins two awards in Hong Kong

The Urban Land Institute (ULI) has announced that it has entered into a Memorandum of Understanding (MoU) with the China Real Estate Chamber of Commerce (CRECC) to strengthen international collaboration between both organizations for the benefit of future research, publications and international knowledge sharing events. At the signing ceremony that took place during ULI’s inaugural Asia Pacific Summit in Beijing, both organizations agreed to collaborate on the areas of Conference and Events, Training, Advisory Services and Publications. “China is an extremely important country for ULI,” said Peter Rummell, Chairman, Urban Land Institute. “Given mainland China’s rapid economic growth and urbanization, ULI’s goals and resources are very much relevant here. We are committed to providing our members with the best resources on the ground. We feel that we have similar goals to CRECC in China and look forward to working closely with the organization in the future.”

ULI Signs MoU with CRECC

The Royal Institution of Chartered Surveyors (RICS) has published the latest edition of RICS Valuation - Professional Standards 2012 or the ‘Red Book’. This latest edition has a number of changes to the existing standards to incorporate fully the new International Valuation Standards (IVS) and is effective from 30 March 2012. The new standards are mandatory for all RICS members who provide ‘Red Book’ valuation services. The Red Book lists rules, best practice guidelines and related commentary for all RICS members undertaking asset valuations and is a useful reference for valuation users and stakeholders.

David Faulkner, Chairman, Valuation Professional Group, RICS HK said, “The latest edition of the Red Book is a major step forward for Asia in that it fully incorporates the new IVS, which were released by the IVSC last year, and provides a means of implementing and enforcing the IVS amongst members practicing in the region. This should maintain a high and consistent standard of valuations for users in the Asian region and further enhance the benefits of using valuations prepared by RICS members.” RICS Valuation Professional Standards 2012 can be ordered from www.ricsbooks.com/redbook

RICS’ Red Book incorporates new International valuation standards

Zaha Hadid was recently awarded the Jane Drew Prize for her outstanding contribution to the status of women in architecture. The award was initially introduced in 1998 as a tribute to Jane Drew, the modernist English architect and town planner. It is awarded for respect of innovation, diversity - extending traditional categories valued in architecture - and inclusiveness - collaborative work - and is open to both men and women. The judges said, ‘Hadid has broken the glass ceiling more than anyone and is practically a household name. Her achievement is remarkable. She has successfully fostered a studio which has grown to be one of the top ten largest in the UK. The practice manages to be at the cutting edge of thinking, influencing the teaching in architecture schools worldwide, while also winning and delivering an impressive array of projects, from the London Olympic Aquatics Centre to the Guangzhou Opera House.’

An International Platform for all Building Professionals

Dining in heritage and history, AMMO restaurant and bar has opened at the new Asia Society Hong Kong Center in Admiralty. AMMO draws inspiration from the historical, architectural and cultural significance of its location, a former explosives magazine compound created by the British army in the mid-19th century. As reported by PRC in February, the site underwent a major restoration and is now the Asia Society Hong Kong Center. The team behind AMMO, a slang term for ammunition, drew inspiration from the film noir masterpiece, Alphaville, a 1965 science fiction film directed by Jean-Luc Godard that explores the connection between art, technology and society. The central feature of the space is a set of three sculptural spiral staircases (a recurring theme of the film) constructed as chandeliers purely out of copper plumbing pipes and cascading from the six-metre high ceiling. The shades of the chandeliers are crafted out of bent copper mesh and rods, a reference to materials used in military and industrial settings. With the publication of Knight Frank’s latest Asia Pacific Residential Review (May 2012), Nicholas Holt , Asia-Pacific Research Director at Knight Frank, examines the Asia Pacific numbers and trends more closely and how they relate to the recent Global House Price Index. Continued government intervention in property markets across Asia has proved effective, as lending restrictions, additional taxes and protection from hot foreign money has led to a quarterly drop in mainstream prices across Malaysia, Taiwan and Singapore (-0.6%, -1.5% and -0.2% respectively). China, the largest housing market on the planet also continued to see prices on a downward trend, with the central government resolute in managing a soft landing. Hot on the heels of the HKSAR Government’s mandate for clean, green and environmentally-friendly buildings comes a radical new approach to the construction industry tendering process with a new focus now placed on innovation and creativity.

Explaining the intricacies of the current tender process, Development Bureau (DEVB) Permanent Secretary for Development (Works), Mr Wai Chi-sing, gets down to basics.

“Until now, we have basically had two types of contracts, a consultancy agreement or a construction contract,” says Mr Wai. “In the first stage of the tendering process, we usually go through a short-listing process to identify a small group of companies suitable for the job under tender and are those regarded as most appropriate for a specific job or project, who we subsequently invite to submit a bid.”

Mr Wai explains that the existing tendering arrangement is a two-envelope, two-stage system. This means that the bidder has to submit two envelopes – one containing a technical proposal, the second containing the bid proposal.

“We open up the technical proposal first and carry out a technical assessment,” continues Mr Wai. “This is where the bidder lists its relevant experience, technical ability, management team, qualifications and so on. After we have the scores allocated to this first stage of the bidding process, we then open up the bid, or fee proposal and we give this component another score. These two scores are then combined and the tender with the highest score gets the bid.”

“We have a marking scheme for scores e.g. for a technical proposal we may allocate 10 points for past experience, another 10 points past performance and maybe another 10 points for technical viability. Normally, we would include a small sandwich for innovation and creativity in the technical proposal, but this only accounts for small part of the entire technical assessment.”

Former process dated and out-of-touch

Mr Wai explains that the deficiency with this arrangement is that if two people are tendering for a job and I know very well that my technical score will not be as high as yours, then I would simply put in a lower bid and as a result my combined score would be higher than yours. Because you have better technical skills and you probably consider your proposal is better, which may also cost slightly more and you may also consider using more resources, your fee would be higher than mine.

“Knowing that, I would have purposefully put in lower bid in order to get the job,” continues Mr Wai. “As a result, this bidding system to a certain extent drives down the cost and as a result people tend not to put as many resources as we would like into innovation and creativity e.g. they may use a design that they have used before on a previous job, instead of a new, innovative and more creative design for a particular job and this translates into a negative effect on the standard of jobs.”

However, Mr Wai explains that there are distinct problems regarding the current tender process.

“The first problem is that regarding the major players, we assess their past performance and past experience and as a result the major players get higher marks and are awarded the tender and therefore do not bother to put resources into innovation and creativity.”

Elaborating, Mr Wai states that the DEVB has two consultancy selection boards - one for architectural consultants and the other for engineering consultants. However, slightly more than 10 per cent of architectural firms currently account for some 50 per cent of government work, while for engineering consultants, just 1-2 per cent of the major industry players account for 50 per cent of the work.

“The second problem is that based on the designs submitted by these companies, we really have not seen much in the way of groundbreaking innovation and creativity,” states Mr Wai. “We also have the same problem regarding contractors, where about 5 - 6 per cent of the larger contractors account for 50 per cent of the work.”

New era of innovation & creativity

Mr Wai states that these are the two problems DEVB wants to tackle and are currently speaking to industry representatives about and what DEVB proposes is a new two-envelope, three-stage assessment.

“In the first envelope, the bidder has been required to put in the technical proposal, but in future we will be asking them to put two submissions into the first envelope,” explains Mr Wai. “The first of these will be an innovation and creativity proposal and the second document the normal technical proposal. We will then examine both documents together, but they will be marked separately.

“We will have a separate marking scheme for the innovation and creativity proposal and the bidder with the lowest score will be out and no longer permitted to continue with the assessment process. The main purpose is that we want them to place major emphasis on innovation and creativity, unless there are other caveats e.g. we may set a pass mark and if they pass a certain mark then we will not kick out the lowest tender.”

“These scores are then carried forward and added to the technical proposal score for the final result and outcome. But because we are going to take out the lowest score for innovation and creativity, people will tend to put more effort into the innovation and creativity proposal, which is the whole purpose of the new system.”

Mr Wai states that DEVB is currently talking to the industry regarding any particular concerns they may raise in relation to this new tendering process, which they will try to address.

“We will also require the bidders to put in their submissions anonymously, without identifying themselves, which also eliminates any bias from the government point of view,” emphasises Mr Wai.

The pilot for this new tender proposal scheme will be introduced in July and DEVB has already identified two construction contracts and one consultancy contract as a first trial.

“Design consultants are the ones who are objecting to changes in the tendering process,” says Mr Wai. “The main reason for this is because in the past, in order to prepare a normal technical proposal they did not need to put in a lot of effort, as we looked at their past experience, past performance and the information readily available from that, so it was also not very costly to put in a bid. Now, with this new proposed tendering system, they will be out if they do not put a reasonable amount of effort into the innovation and creativity component of the tender document.”

Mr Wai explains that costs to prepare tender bid documents will also be greater, so some companies are asking the Government if they can pay for this part of the tendering process.

“We regard the tender process as part of company overheads, so at the moment we are not entertaining this request,” concludes Mr Wai.

會邀請一些適合該工程或項目的公司參與競投。」

他解釋,現時的招標程序是以「雙信封 兩階段」形式來進行,意思是競投者必須遞交兩

份建議書,一份是技術建議,另一份是投標價建議。

韋續道:「我們會先打開技術建議書,進行技術評估,投標者會在該技術建議書上列出其

相關經驗、技術能力、管理團隊、專業資格等資料。得出第一階段的分數後,我們會打開

投標價建議書,再給此部分另一分數,然後將兩個分數加起,得分最高的將中標。」

「我們設有計分標準,例如在技術建議書方面,過往相關經驗佔10分,往績表現佔10分,

另技術可行性亦可佔10分。一般來說

韋先生指這安排的缺點是,當兩間公司進行投標,其中一間公司知道技術未如對手,會將

投標價壓低,令其總得分超越對手;對手亦會因為擁有較好技術,認為自己的建議書質素

較佳,成本亦較高,或投入更多資源,因而提高標價。

他續說:「他們會刻意壓低標價,以求贏得項目的合約。某程度上,這招標制度會推低造

價,令競投公司未如我們所想,投放足夠資源在創意革新上,例如他們會採用過往項目的

設計,不再就個別項目創作新穎和更具創意的設計,從而降低項目的水準。」

韋先生解釋目前的招標過程面對不同問題:「首先,因為我們評審時,會考慮投標公司的

往績和經驗,經常參與項目的公司因而容易取得較高評分而獲聘書,它們亦因此不願在創

意和構思方面投放資源。」

他指出發展局有兩組顧問遴選委員會,分別負責建築顧問和工程顧問合約招標,市場上

大約10%的建築公司獲得近50%政府合約,工程顧問合約方面,半數的政府項目落在市

場1-2%經常參與項目的公司手上。

韋先生說:「其次是設計質素,我們發現很多由這些公司提交的設計,在創新及創意

方面沒有太大的突破。承建商方面亦出現同樣情況,有大約5-6%的大公司壟斷近半

數的項目。」

創意革新新紀元

韋先生說發展局希望可以解決以上兩個問題,正跟業界代表溝通,並提出全新的「雙信封

 三階段」的評估方法。

韋先生說:「在第一個信封,以往投標者只須提交技術建議書,將來我們會要求他們提交

兩份建議書。首份是新增的創意建議書,第二份是原有的技術建議書,兩份建議書會一併

考慮,但會分開評分。」

「我們會就創意建議書另設評分標準,在這部份得分最低者將被剔出,不能繼續遴選程

序,以鼓勵投標者重視創意元素,除非有其他方面考慮,例如設有合格分數,合格了就

算獲得最低分也不會被剔出考慮之列。」

「在創意部份獲得的分數,將與技術建議書的分數加在一起,從而得出總成績。由於我

們會剔除創意方面的最低分者,投標者將在創意方面投放更多心思,這亦正是新制度的

目的。」

韋先生指發展局正跟業界磋商,了解他們對此新投標程序的意見,並盡量配合和解決有

關疑問。

他強調:「投標者必須以不記名形式提交標書,不帶任何能甄別身份的資料,令政府可以

在不偏不倚的情況下進行評審。」

新投標建議計劃的將於本年七月試行,發展局已物色了兩份建造合約和一份顧問合約作

為試點。

韋先生說:「設計顧問是反對新投標制度的其中一類人士,主因是以往我們考慮他們的

往績、過去表現及其他資料,他們提交技術建議書時不需花太多精神和資源。但在新程

序下,它們若在標書的創意部份不努力一點,便會被淘汰。」

他解釋新程序或會令準備標書的成本增加,有公司因此要求政府補貼投標費用。

韋先生總結說:「我們認為投標費用乃公司支出的一部分,所以暫時不會接受這個要求。」

With the ones that did, such as a very famous brand in Japan, their products were too bulky,” said Lighthouse Technologies co-founder and director, Jimmy Lo. With a physics and mathematics background but experience in the manufacturing industry, Lo teamed up with an Australian optical electronics specialist to form Lighthouse Technologies.

“After doing plenty of market research, my partner and I talked to suppliers, end-users and experts in the industry and realized that there was a market for this kind of technology. We were a small but focused team and we made the rental market our niche because nobody at the time was doing it. Even if you lease the products out for free, if it’s not good quality, the screen will be of no use. Therefore it was both the technology and the market that helped us succeed.”

Lighthouse Technologies was founded in 1998 and is now a global leader in LED video technology that develops, manufactures and markets LED screen solutions for multiple indoor and outdoor applications across the globe.

“Each screen is made from many light meter-square panels put together,” Lo explains. “When you look at the panel, the distance between the two points between the LED lights is 4 millimetres. This is called the pitch and the trend is that the distance is getting closer for big screens. Before it was 8-10 millimetres and now we’re doing 4 millimetre pitches. Large-sized screens are looking sharper than before.”

The director says that their enhanced jumbo screen quality coupled with their easily transportable technology was exactly what was missing in the market 15 years ago.Thinking back to the 1997 Hong Kong handover ceremony, Lo says, “I remember it rained that day and there were two outdoor screens using old technological machinery that was flown in from London by aircraft for this event. I remember thinking, if there was an easier way to setup; it would save event companies plenty of time and money.”

For Lo, Hong Kong is an ideal place to start a business. “Back in the 80s there were many places that were manufacturing hubs like the Philippines and Vietnam but we picked Hong Kong mainly because it was at China’s doorstep,” he says. “Our product is more technology orientated. It’s not like making toys. We therefore needed engineers to work in our factories and there was a good supply in China.”

“Hong Kong also has the added advantage of being so geographically central which is important to our global trade. The good availability of English speakers in Hong Kong was also a plus especially because our products are exported to English-speaking countries like Europe, America, Japan and Australia.”

Lo, however, feels that Hong Kong’s pool of experts in this industry was on the shallower side. “At the time, there was a lack of technology-specific graduates here in Hong Kong,” he says. “But now university courses offer optical electronics and signal processing as modules to study so we’re seeing an increase.”

In 1999, Lighthouse Technologies was the first in the world to introduce the 8-bit high resolution 10 millimetre indoor product. In 2001, Lighthouse Technologies were then the first to introduce the world’s first indoor/outdoor high resolution LED display solution. The firm has also garnered a host of accolades including a technological achievement certificate of merit in the Hong Kong awards industry in 2003, Best-in show at InfoComm, winner of the “Red Herring 100 Global” award in 2007 and the outstanding foreign-invested enterprise award in 2011.

The firm also boasts a star-studded clientele. The first event management company that they sold to was hosting Shania Twain’s North America tour. “Our product went on tour with her and got great exposure,” Lo says. Lighthouse Technologies screens were also used at Madonna and Celine Dion concerts. The firm was also represented at a very famous Germany-based car brand’s 100th anniversary car exhibition in 2000 and in high-end stores in Shanghai. In Hong Kong, the largest screen Lighthouse Technologies has built is located outside the Chung King Mansion in Tsim Sha Tsui. Casinos in Macau also host their technology. “There’s a big market for sporting events as well as entertainment. We sell to big stadiums that are looking to build an international centre. Lighthouse Technologies screens were used at the Formula 1 Grand Prix in Melbourne in 1999 as well. In Japan, we helped put together the second biggest LED screen in the world. It is 5-storeys high,” Lo says. “We have the know-how and technology to install state-of-the-art systems as we’ve already established ourselves in the US market with NBA-approved basketball stadium screens.”

When asked whether he thinks the China market poses as competition to his manufacturing Lo responded, “It’s not a problem at all. We focus on high-end quality goods unlike most of the factories in China.”

Lo sees the future of LED video display technology moving towards high definition that’s four times higher than today, outdoor advertising such as rooftop signs and 3D screens. In fact, Lighthouse Technologies has already dabbled in the 3D market, selling their screens to Japan to live cast the world cup in 2010.

To the architects and developers who are starting out in this field, Lo advises, “Begin by talking to many consultants, developers and experts in the field, but most importantly, stay focused and find a niche.”

He also adds the importance of ensuring that all products are UL or FCC approved to ensure that fires don’t break out. “LEDs are electrical products so safety standards have to be adhered to,” he states emphatically.

As for the future of Lighthouse Technologies, Lo says they are extremely excited about their new project in South America. “We are supplying to the World Cup organisers there and will be shipping our product after the summer.” Lighthouse Technologies are also looking to expand by carrying out system integration and offering solutions in addition to supplying high quality LED video display screens.

“We want to be able to provide one big installation. For example with sports stadiums that are looking for screens and a system for timing and scoring, we hope to be their first call. We want to be part of the whole process and offer the best solution. That’s the way forward for us.”

「1998年,當時只有很少公司會為室外活動製作大型 LED 視頻屏幕。這些公司,包括著

一間日本的著名品牌,所製作的產品是十分笨重」兆光科技業務發展總監及創始人之一的

盧志明說道。憑著物理學及數學的背景,以及於製造業所擁有的經驗,盧跟澳洲的光學電

子專家合作,創立了兆光科技。

「做過大量市場調查後,我和合作伙伴跟供應商、用戶及業內專才作出交談,得悉這種視

屏技術有著一定的市場價值。我們當時是規模細小但專注的團隊,並在租賃市場中找到自

己合適的位置;這是因為當時沒有人提供視屏租借服務。即使你能免費租用視屏,但若是

質素差,視屏也是不能用的。故此,我們的成功可謂是有賴技術及市場的支持。」

兆光科技於1998年創立,現在是 LED 視頻技術的世界領導者,開發、生產及銷售著 LED的視屏選用方案,應用於世界各地多個室內及室外場所。

「每個屏幕都是由許多平方米的光板放在一起而組成」盧解釋道。「當你看這些光板

時,兩個 LED 燈之間的距離是4毫米。這距離就是間距;而現在的趨勢是大屏幕的間距

會較短。以前的間距是8至10毫米,而我們現在可達到4毫米。大屏幕因此比以前看來更

清晰了。」

盧更說出公司所製作出的優質特大屏幕,配合上其易於運輸的技術,這正正是十五前年

的市場所缺乏的。

回想起1997年香港政權交接儀式,他說:「我記得當天下著雨,而兩個放置於戶外的

屏幕是採用了舊技術製作而成,並從倫敦特意運來用於交接儀式中。我記得我當時在

想:如果有一個更簡單的方法來設置這些屏幕,可為參與是次活動的公司節省大量時間

及金錢。」

對他來說,香港是一個創業的理想地方。「於八十年代,有很多製造業的中心地方,如菲

律賓及越南;可是,我們選擇了香港。選擇香港的主要原因是香港乃中國內地的門階」

他續說:「我們的產品多以技術為本,不像製作玩具;我們需要工程師於廠內工作,而中

國亦能為我們好好的提供。」

「香港的另一個優勢是地理上處於中心地帶,這對我們的全球貿易很重要。英語使用者

遍佈香港也能為本地加分,因為我們的貨品會運往以英語為交談語言的國家,如歐洲、

美洲、日本及澳洲。」

可是,盧覺得香港擁有視頻屏幕技術方面的人才較少。「當時的香港缺乏擁有這種特定技

術的畢業生」他說:「但現在香港的大學有提供光學電子及信息處理的科目,因此我們看

到業內的專才有所增加。」

1999年,兆光科技於國際間首次推出了8位高分辨率10毫米室內產品。2001年,兆光科

技首次在世界上推出室內/室外高分辨率 LED 顯示屏解決方案。兆光科技亦囊括了不少獎

項,包括2003年的香港工業獎之科技成就優異證書、2004年的 InfoComm 之展會優異

獎、2007年的「Red Herring 100 Global」獎,以及2011年的最佳外資企業獎。

兆光科技有著公司引以自豪的星級客戶網。公司的第一個顧客便是主辦仙尼亞·唐恩

(Shania Twain) 北美洲巡迴演唱會的活動統籌公司。盧表示:「我們的產品隨著她的巡迴演

最先進視頻系統的竅門及技術,因為我們早已憑籍設立 NBA 所認可的籃球場屏幕而於美

國市場建立了自己的地位。」

當問到有關中國製造業市場會否為公司帶來競爭的時候,盧回應:「總括來說,這不是一

個問題。我們著重於高品質的產品,與中國大部份的工廠不同。」

他看見未來的 LED 視頻顯示技術將要發展成比今天多四倍的清晰度,尤其是戶外廣告,

如屋頂的招牌及 3D 屏幕。其實兆光科技早已涉足3D市場,把屏幕售往日本進行2010年

的世界盃直播。

對於開始接觸這領域的建築師及研發者,兆光科技業務發展總監盧志明提議:「開始的時

候,要與許多此行業的顧問、研發者及專才接觸;最重要的是需要專注在這行業,並找到

一個適合自己的位置。」

所有視頻產品需符合 UL 安全檢定及聯邦通訊委員會 (FCC) 的認可,確保不會釀成火災。

「LED 屬電工產品,故安全標準必須遵守」盧說道。

對於兆光科技的未來,盧指出公司對南美洲的新項目感到非常興奮。「我們會向世界杯的

舉辦單位提供視頻技術,產品亦會於夏季後運送。」公司亦致力尋找把視頻系統結合、提

供不同的視頻解決方案,以及推出高質素的 LED 視頻顯示屏幕,從而擴展業務。

盧總結道:「我們能夠提供大型的安裝技術;假如體育館要裝置屏幕,以及計時和記分的

J Lee Rofkind and Dennis Selinger met roughly 15 years ago working on the Hyatt in Hangzhou (Rofkind as Design Director for Hyatt International and Selinger as landscape architect). Both designers agree that they hit it off immediately with shared design sensibilities and over time have become good business friends and office partners.

J Lee Rofkind is Founder and Creative Director of BUZ Design Consultants Ltd. BUZ Design is a creative design firm with international experience working primarily on hotel and resort interiors. Dennis Selinger is the Founder and Director of St. Legére Design International Ltd., established to create the highest quality in landscape architectural services. Their companies, BUZ Design and St. Legére share the 7th floor of a harbour facing office building in Hong Kong’s Western District.

Recently, on behalf of their respective businesses, Rofkind and Selinger began work on a vast renovation of the pool facilities at Singapore’s Mandarin Oriental Hotel. After being commissioned on this project, Rofkind felt that the expertise of St. Legére combined with her own firm would be a perfect consultant partnership for this project. Rofkind explains, “Typically, my work ends at the door and his begins. I am inside; he is outside. We would talk about such things as the paving matching the flooring and what is the view from the lobby. However, for this project our collaboration extended through every aspect of the design.”

Upon assessment of the original plans and site inspection of the hotel’s outdoor space, one finds a highly generic, rectangular pool design. When the hotel was originally built,

the developers understood the need to have a pool on the property. However, given the standard rectangular pool design, it seems the pool was included as a necessity rather than as an opportunity to create a destination. Selinger expounds, “They originally had a standard rectangular pool and funky free-form planters. It wasn’t much. You really couldn’t use this space for functions: corporate parties, wedding parties or banquets. There wasn’t value as a venue to market. It was dated and not well planned. It was a sad space.”

The concept for the new pool was to create a modern, sophisticated recreational space that would be enhanced for typical daily use, in addition to providing a distinctive venue for special large functions (up to 300 pax). In keeping with their ideals and history, both designers were dedicated to creating a fresh modern design for this space and not follow

the generic Balinese style endemic in Asia. When closely examining the overarching flaws of the original pool design, the designers felt that changing the tile or selecting new chairs would not drastically improve the pool. The space needed a complete overhaul.

An initial challenge was the shape of the pool; the shape was generic and lacklustre and located on a roof over movie theatres. In order to combat the awkward pool shape and structural challenges; Rofkind and Selinger came up with some unique solutions. The team decided to build platforms at different heights or levels, thus creating naturally divided spaces and various points of interest. They were then able to use planting that appeared to be a part of the environment rather than standard raised planters. Perhaps the most stunning improvement was made by reducing the pool depth (and decreasing the weight

on the roof) and raising the overall pool deck height which allowed the creation of a wet deck and waterfalls. This created the illusion of a much larger and interestingly shaped pool. Found on the wet deck are a number of barely submerged lounge chairs, which are very popular in the hot Singapore sun. Additionally, the design team changed the placement of the pool steps and the depth in a variety of areas to make the pool more functionally organized for bathers and lap swimmers.

The team added cabanas, service bar and space for an outside lounge. In true luxurious style, all cabanas have cooling fans and call buttons for staff, as well as power, iPod and data outlets for use of electronic devices. An extra large cabana was designed to function as a living area or as a semi - private dining room overlooking the pool. Another shaded lounge area was created near the existing restaurant, with stunning views of the city for pre dinner cocktails or simple lounging. A porcelain tile was carefully selected for its qualities as both non-slick and stain resistant. Dark purple and silver glass mosaics were used to line the pool, which surprisingly reflect back in a deep turquoise colour.

Finally, the design required lane markers on the bottom of the pool as hotel patrons often use it for lap swimming. Instead of painting the standard, campus-style stripes on the bottom of the pool, the design team instead used LED-lit, dotted lines that are both interesting and functional.

In societies where purchasing power converges with modern marketing practices, there are valuable lessons to learn from this project’s success. The restaurant adjacent to the newly designed pool deck was originally in the plans to be renovated. However, on account of the increased traffic from the pool remodelling, restaurant revenues have doubled, thus developers have decided to postpone the renovation.

Additionally, one could imagine the continuously changing process by which hotels are chosen, and subsequently booked. This process, once an activity of keeping a mental database of past stays and verbal recommendations, is now organized and presents us with more options than ever before. It is not surprising to know that over 50 per cent of hotel reservations are made online; a number that is sure to be far greater in the near future. More than ever the consumer has options; they have carefully organized, graded, scored, reviewed and photographed options. Unlike years past, a consumer who is debating hotel options is likely to view photos of the property before making their booking. In this way, well-landscaped pools and exquisitely designed outside areas play an essential role in online marketing campaigns.

Selinger explains, “More and more, developers are realizing the power of these outdoor spaces to create new revenue streams. Developers are realizing how important landscape and interior is to a project’s overall success. A lot of it is subconscious; it is the feeling you get when you come in.”

It is interesting to note that The Mandarin Oriental Singapore is next door to another luxury hotel. The new Mandarin pool can be viewed from a number of the other hotel’s guestrooms. Recently, an unnamed pop star was staying in the other hotel and viewed the Mandarin Oriental Pool from her window. Mistaking the pool for a part of her hotel’s property, she asked the concierge for directions to the deck. After being shown a different pool, she was disappointed and asked if she could kindly enjoy the one she had seen from

her window; he obliged, as did the Mandarin Oriental, arrangements were made and all was well. However, next time the singer came to Singapore, rumour has it that she stayed in the Mandarin Oriental.

When meeting with J Lee Rofkind and Dennis Selinger it is immediately apparent that they collaborate very well together. There is ease in their relationship that is uncommonly seen in business partnerships. When hiring their respective firms, as partners, you are getting more than two elite level design firms. Rather, you are hiring a ready built relationship, which increases the power of decision-making, efficiency and the enjoyment of your business relationship. Sure, many businesses have preferred vendors and subcontractors they can use to supplement their particular expertise. However, those relationships are often forced; many times there are communication lags, money lost to middlemen and uncomfortable disputes. The relationship between Rofkind and Selinger is somewhat different; this relationship is real and honest.

When asked what the essence of their company and personal design philosophy were, even their responses mirror one another:

Rofkind says, “We have no two projects that are exactly alike and that is why every project demands a unique design. We take everything into account: local culture, market, image and company branding, budget and sustainability.”

Selinger echoes that sentiment, “For me it is the level of detail and the quality; it is not just a quick wash of design that we pull out of a drawer to use on your project. It is about taking the time to consider all aspects of the project and creating a unique design.”

大約15年前,J Lee Rofkind 女士與 Dennis Selinger 先生在杭州的凱悅酒店共事時認識,

當時 Rofkind 是凱悅國際的設計總監,而 Selinger 則是園林建築師。兩位設計師均覺得

大家在設計理念上一拍即合,隨著時間過去,他們不單只成為了生意上的朋友,繼而亦

成為了合作夥伴。

Rofkind 女士是 BUZ Design Consultants Ltd. 的創辦人兼創意總監,BUZ 是一間創意設

計公司,在酒店和渡假勝地的室內設計範疇上,擁有國際性的豐富經驗。而 Selinger 先

生則創辦了盛林景設計國際有限公司 (St. Legére Design International Ltd.) 並兼任總監一

職,專門營造優質的園林景觀。兩家合作無間的公司,自然亦一起分享辦公空間,那是在

港島西區一間位於七樓並可眺望海景的優美辦公室。

最近 Rofkind 和 Selinger 的公司,一起獲得了新加坡文華東方酒店的大型泳池設施翻新工

程,大家均覺得結合兩家公司的力量,將會是這個項目最完美的顧問合作關係。Rofkind

解釋:「基本上我的工作在門內完成,而他則是從門外展開;我主室內,他主室外。我

們會討論地板鋪設是否相襯、從大堂看出的景觀如何等事情。但在這個工程中,我們的

合作卻延展至設計的各個方面。」

根據原有酒店戶外空間的平面圖進行評估,你會發現那是一個普通的長方形泳池設計。當

年興建酒店的時候,發展商明白物業需要泳池,但是如此一個標準的設計,使它看起來只

是一個滿足基本需要的設施,而不是一個可以營造有利條件的環境。Selinger 補充說:

「原先那裡有一個標準的長方形泳池,和隨意生長的植物盆栽,但為數不多。但作為一個

活動場所,如果不能充分利用其空間作為其他活動的場地,如企業派對、婚禮或晚宴,那

它就沒有太大的市場價值;另外,它的陳舊和欠缺規劃,令人沒有留下愉快的感覺。」

新泳池的設計概念是要打造一個現代感和精緻的悠閒空間,可日常使用之餘,更可以提

供與眾不同的場地,舉行容納最多300名賓客參與的大型活動。為了保留它們的形象和歷

史,兩位設計師專門為這個空間營造了一個新穎的設計,而不是跟從在亞洲流行常見的巴

厘風格。他們對原有的設計進行了仔細研究,認為如果只是更換地磚或者椅子,並不可能

為泳池帶來明顯的改善,他們覺得這個空間需要一次徹底的改革。

第一個挑戰就是泳池的形狀,原來的形狀普通、單調乏味,而且位於電影院的屋頂上。

為了解決這個棘手的結構問題,Rofkind 與 Selinger 構思了一些獨特的解決辦法。設計

團隊決定在不同的高度或水平上建造平台,從而打造自然分隔的空間以及不同的有趣點

設計團隊加建了涼亭、服務吧和戶外休憩空間。真正豪華風格的是:所有涼亭配備了風扇

和呼叫服務員的按鈕,以及設備電源、iPod 和數據上網點。其中一個特大涼亭可以用作起

居室,又或是可俯瞰泳池的半私人飯廳。另一個在遮蔭下的休息室就建造在現有餐廳旁,

可以讓人一邊享受晚飯前的雞尾酒或簡單地閒逛休息,一邊欣賞城市美景。他們仔細地挑

選優質的瓷磚,既要防滑又要具有抗污性。深紫色及銀色的玻璃馬賽克遍佈泳池邊緣,出

人意料之外地反射出幽雅的深青綠色。

最後,設計要求在泳池底部畫上泳道線,因為酒店顧客會用來來回游圈。為了取代標準校

園風格的池底條紋,設計團隊決定使用 LED 燈,勾畫出來的虛線既有趣又實用。

在如今消費力與現代市場營銷手法融合的社會中,我們可以從項目的成功,上了寶貴的一

課。毗鄰新泳池的餐廳原先也在翻新的計劃之內,但是因為泳池重建後人流增加,餐廳的

營業額增加了一倍,因此發展商決定押後計劃。

此外,大家細想消費者是如何選擇酒店,然後再去預訂房間,這個不停轉變的過程,都是

照片來分享。相比過去,消費者現在於預約前會先瀏覽它們的圖片作出選擇,因此,一個

完善規劃的園林泳池和精心設計的戶外環境,在網上營銷計劃中發揮了重要作用。

Selinger 解釋:「發展商意識到這些戶外空間所帶來新收入的能力,也了解到園林和室內設

計對整個項目成功的重要性。這些很多都是潛意識的,是你踏進這裡時的第一感覺。」

有趣的是,新加坡文華東方酒店旁邊是另一間豪華酒店,那酒店的房客可以看見新的文華

泳池。最近,某明星就入住該酒店,並從自己房中窗戶看見文華東方的泳池,她誤以為那

是屬於該酒店,於是問禮賓部前往泳池的方向。當然,她知道泳池不屬於該酒店時感到了

失望,並要求能否使用文華東方酒店的新泳池。該酒店職員和文華東方都不得不答應,並

安排一切。所以,當該明星下次來訪新加坡時,傳聞就入住了文華東方酒店。

與 Rofkind 和 Selinger 見面的時候,可以立即感受到他們之間的合作非常融洽。他們相處

之間的輕鬆自在,是在生意夥伴關係中難以看到的。當聘用他們的公司作為合作夥伴,你

A decade of success based on the power of their people

Aedas has developed an unprecedented ability serve a large number of local markets. Through a network of 32 offices across the globe, Aedas and its management are able to ensure that all their projects account for an intrinsic understanding of local cultures and local regulations, imbued in each design. Whether working on infrastructure projects in Malaysia or entertainment properties in Singapore, Aedas has dedicated their business to the development of local staff, relationships and policy management. Through this untraditional and localized approach to the design industry, the practice has solidified its place as a global leader of design excellence.

Aedas is a truly global organization that remains committed to designing projects, which are locally relevant, but to the highest international standards. With a unique business model, Aedas also has a unique approach to the development of young talent. This model gives all architects an opportunity to develop their own style. After being recruited from both international and local universities, employees are typically given the opportunity to work alongside established designers, on real projects. While recanting their ten-year history, it would be a gratifying to celebrate Aedas’ amazing rise by listing a few of their many impressive works, such as the Express Rail Link West Kowloon Terminus, the HKIA North Satellite Concourse, or the continuing redevelopment and improvement of Hong Kong Land’s 12 buildings in Central, Hong Kong. However, unlike most design firms, Aedas’ business is not developed around a single person’s artistic vision. Instead, this innovative business is built around their people - diverse, talented, and empowered.

Traditionally in the design industry firms have been developed around a single trademark designer who has developed his/her brand through a specific landmark project. The designs of the entire firm will than, in turn be presented in that designer’s “image”. The limitations of this dated model can be troublesome, in that it is impossible for a single designer to manage all incoming business personally. Thus, junior level employees handle projects in a vain attempt to recreate the artistic vision of their superiors. One could imagine the trouble an English educated designer might encounter while trying to implement their projects in Kuala Lumpur. Aedas has brilliantly remedied this dilemma by employing talented local staff to work in all their locations. The local workforce is developed and works on important projects where sharing their personal vision is not only welcomed, but encouraged. Through this revolutionary approach to staffing, Aedas is able to serve various communities through an immanent understanding of local building regulations, cultural morays and design ideals.

Additionally, the traditional “top down” method leads to a falsification of the essence of design. Design, at its purest level is an artistic pursuit, whether speaking in regards to space, a building or a garment. In allowing designers of all levels and backgrounds the opportunity to make impactful decisions on their projects, Aedas has both empowered a diverse workforce and quite literally, revolutionized a firm’s ability to work effectively throughout the world.

Stephen Cheng 鄭育良 (Executive Director 執行董事)

Background: Born and raised in Hong Kong, educated in Australia. Joined the company that would become Aedas in 1998, after working for another large local architectural firm.

Noteworthy: In addition to a number of railway and industrial projects, Mr Cheng has worked on Ngong Ping 360 cable car project as well as the Ocean Park redevelopment project.

In His Words: “I think it is our contribution to the community, through the projects we work on, as well as the nurturing work environment that we provide to our younger staff.”

In His Words: “Aedas support of young architects is its greatest contribution to design. Aedas gives freedom and responsibility to young architects while providing a safety net of supervision… This gives them great experience and builds confidence. Aedas rewards hard work and talent so it’s a good firm at which to build a career.”

Max Connop 江立文 (Executive Director 執行董事)

Background: Born and raised in North Wales, studied architecture at University College London and came to Hong Kong in the 90s to work on Hong Kong’s international airport.

Noteworthy: Worked on the stunning Wan Chai Dragon Hotel, a project that matched innovative environmental design with cultural heritage.

In His Words: “In Hong Kong we have been very successful in the quantity and quality of infrastructure projects for both rail and air. No other typography singularly impacts so many peoples lives as infrastructure, and it is with immense pride that one can tangibly see the positive effects that Aedas’ realized designs make to us as individuals, families and friends.”

背景:於英國北威爾斯出生,於倫敦大學學院修讀建築,1990年代來港參與香

港國際機場項目。

值得留意:剛好完成一個把創新環境設計與文化遺產保育融為一體的灣仔酒店

Keith Griffiths 紀達夫 (Chairman 主席)

Background: Born and raised in Wales, educated at Cambridge and has been leading Aedas since its inception in Hong Kong in 2002. Keith Griffiths led Aedas on their charge to overcome the problems of dislocated international designs applied ubiquitously throughout the world. Mr. Griffiths has led Aedas through the vision of developing a diverse design force, which understands local environment, culture and resources in order to best develop sustainable solutions, well fitted to the marketplace.

Noteworthy: Twenty years of continual redevelopment and improvement of Hong Kong Land’s 12 Buildings in the Central Building District of Hong Kong.

In His Words: “The vibrancy of the CBD has been enhanced to create one of the world’s most dynamic CBDs with true lifestyle/ work culture. This is a testament to the strength of our local understanding, design ingenuity and global understanding… I am always touched and proud of the way our small team of 70 people in 1992 has grown.”

背景:於英國威爾斯出生及成長,其後入讀劍橋大學。自凱達於2002年在香港成立以來,

一直充當掌舵人。紀達夫一直率領員工克服在世界各地遇到的設計難題,並為首主張建

Christine Lam 林靜衡 (Executive Director 執行董事)

Background: After an exchange in a Paris Architecture school, Miss Lam graduated from HKU masters in 1998. The company that would become Aedas recruited Miss Lam from HKU. Aedas has become one of the major firms recruiting HKU graduates.

Noteworthy: Has been working on Centre 66 and Olympia 66 of Hang Lung Properties Ltd. Miss Lam has been working on these projects from concept sketch to realization.

In Her Words: “From time to time, we struggle with frustrations trying to do our job right and achieving optimum balance between two dilemmas: practicality v. aesthetics; function v. form; commercial efficiency v. spatial quality. Learning to compromise is one answer. The other is to prove to clients with patience, and not being afraid of not giving the right answer.”

背景:在巴黎建築學校交流後,林氏於1998年在香港大學碩士學位畢業,隨即

獲凱達的前身聘用。凱達成為聘用香港大學畢業生的主要公司之一。

Background: Hong Kong native, recruited by Aedas from HKU after giving his final presentation at school. Joined Aedas after a ten-minute interview.

Noteworthy: Worked on HKED Jockey Club Primary School, a project that was awarded by HKIA with “Annual Award- Medal of the Year”.

In his words: “Stress on Architectural Detailing and conveying this message to the young generation in this industry is one of the many significant contributions Aedas made in the area of design.”

Frank McGoldrick 麥志杰 (Managing Director 董事總經理)

Background: Born in Liverpool, a city of impressive architecture fuelled by its position as the most significant port in the British Empire, Mr McGoldrick developed love for architecture at an early age. During a seminal journey outside of the UK to Southern Europe, he was awakened to a desire to understand and immerse himself in the world’s cultures. While studying at Sheffield University he made many Hong Kong base friends and decided to come to work in Hong Kong for “a year or two”. 24 Years later he is happy to call Hong Kong home.

Noteworthy: Introducing and designing Asia Airfreight Terminal at Chek Lap Kok was a milestone for the company as it was their first Airport related project, which subsequently has become a cornerstone of their work internationally.

In His Words: “Aedas’ most significant contribution to design and architecture is to fundamentally change the approach that an International Design practice has to deliver design to the community it serves. Aedas passionately believes that excellent design cannot be achieved unless it is underpinned by meaningful local knowledge and participation.”

背景:利物浦出生,那是英國最重要港口位置且滿眼獨特建築的城市,所以他從小已熱愛

建築。首次離英旅訪南歐,醒覺自己對理解和沉浸於世界文化有強烈慾望。於英國謝菲爾

David Roberts 羅秉樞 (CEO 行政總裁)

Background: Born in Wales, moved to England at Age 11, then to Australia at age 14, where he studied architecture at University and found his first job in Melbourne. Mr Roberts moved to Hong Kong in 1988 and has helped in developing the identity of this firm ever since its inception. Mr Roberts is proud of Aedas as a Hong Kong based company, which is also able to service a wide variety of markets throughout the world.

Noteworthy: When asked to site a noteworthy project, Mr Roberts chose to highlight a relationship instead. The relationship being built with their client is what matters most. In this case, the strong relationship being built is with MTR, leading to their work on Express Rail Link West Kowloon Terminus and the new Midfield Concourse at Hong Kong International Airport.

In His Words: “We have created a business and a management model for a truly global design organization. The main drive behind Aedas is design, but where we are unique is we can deliver design locally to the highest international standards.”

在墨爾本找到首份工作,於1988年移居香港。自凱達成立以來,一直協助發展公

司,並以立足香港而為世界各地市場提供服務而感到自豪。

值得留意:被問到什麼項目值得留意時,他選擇探討如何建立關係。他認為與客

戶建立關係至為重要,就此也提及與港鐵公司建立的牢固合作關係,因而獲委

營造廣深港高鐵西九龍總站,和香港國際機場新中場客運月台兩大項目。

Kyran Sze 施家殷 (Executive Director 執行董事)

Background: A native to Hong Kong, at the age of 13 Mr Sze was sent to a boarding school in Prior Park, College of Bath, UK. After beginning his architectural education in the UK, his family migrated to Australia where he graduated from The University of New South Wales. Upon graduation, Mr Sze worked in Sydney before returning to Hong Kong in 1992 where he worked for the company that would become Aedas.

Noteworthy: Worked on 18 Kowloon East, which has consisted of a revolutionary award winning project which was the first ever “Green Pocket Façade” approved by the Buildings Department in Hong Kong.

In His Words: “I firmly believe people have been our greatest asset possessing the capacity to make significant contributions to design and architecture using creative minds, intelligence and knowledge.”

Ken Wai 韋業啟 (Managing Director, Greater China 董事總經理,大中華區)

Background: Born in Hong Kong and educated in the UK where he gained his Architectural education. Gained distinction in Diploma of Architecture under the tutelage of Christine Hawley at East London University. Extensive work in different building types means that Mr Wai is a flexible designer in mixed use building types and major infrastructure projects.

Noteworthy: Designed Xiamen Cruise Terminal, a iconic building that won the Merit Award for Architectural Excellence from the HKIA.

In His Words: “For a country as large as China, energy conservation is a major issue that is extremely important due to the fast pace of development. We hope our active involvement, with me also being a committee member in Beijing for the China Green Building Council will enable Aedas to contribute to the development of sustainability in China.”

Grand Award Winners, Merit Winners and Finalists of Quality Building Award (QBA) 2012 were announced at the QBA2012 Award Presentation Ceremony held on 8 June 2012.

Under the theme of Building Excellence for the future, QBA2012 received overwhelming participation and nominations from each industry. QBA2012 has introduced the Quality Excellence Award, to reward the best project among all Grand Awards. The Winner of Quality Excellence Award represents the most outstanding building in both innovative and architectural aspects. This year, QBA2012 has divided Hong Kong Residential Category into Single and Multiple Buildings and Hong Kong Non-Residential Category into New Building and Renovation / Revitalization of Existing Building. Due to previous positive response from overseas projects, QBA2012 has split the Project Outside Hong Kong Category into Residential and Non-Residential. These modifications have been made after careful examination and thorough discussion, in hopes to increase the objectivity and fairness of the Award.

The International Commerce Centre (ICC) is the tallest building in Hong Kong and the fourth tallest in the world. Standing at 490 metres tall, the ICC offers nearly 232,000 square metres of Grade A office space, Hong Kong’s first observation deck – sky100 Hong Kong Observation Deck, with the 312-room, world-class hotel The Ritz-Carlton, Hong Kong at the top.

DesignThe ICC has square floor plates with notched, or ‘re-entrant’, corners together with varying tower’s cross-section along its height (tapering). This is the most efficient structure as revealed from studies by HKUST.

One of the ICC’s most distinct characteristics is the shingled curtain wall façade. The horizontally oriented façade is designed for uninterrupted panorama views, with glass specially selected to cut down glare and solar heat gain while maximizing views out of the tower.

A dramatic ‘dragon-tail’ atrium is formed on the north side of the tower, beneath a roof formed by the shingled scales of the façade. The dragon tail gestures towards the rest of the development and serves as a public connection space for retail and railway station functions.

Vertical Transportation SystemThe tower has been divided into different zones with overlapping lift shafts. The use of high-speed double-decker lifts has minimized the provision of lift shafts while a specially-designed advance lift destination control system and sky-lobbies ensure smooth vertical passenger movements even during rush hours.

Phased OccupationA phase occupation strategy for the ICC has been decided to enable early handover. User access, circulation and services support have been carefully planned to facilitate phasing and rearrangement of construction access and work areas. These enabled the early occupation of the lowest 1/3 of the office floors two and a half years before the full completion of the whole building.

Through the use of innovative technologies, environmental-friendly building methods and materials, ingenious designs, meticulous life-cycle planning, comprehensive building management system, Sun Hung Kai Properties has succeeded in building excellence for the future with the iconic yet environmentally sustainable ICC.

新鴻基地產(新地)旗下的環球貿易廣場為本港最高的建築物,同時於全球最高建築物中排

行第四,與對岸的國際金融中心組成宏偉的「維港門廊」。聳立於西九龍優越地段,海拔

490米高的環球貿易廣場提供250萬平方呎甲級寫字樓、香港首個室內觀景台 - 「天際100

設計

環球貿易廣場主樓方型的平面設計,四面凹角,以及向上輕微收縮的剪裁,不但是大廈

佈局及結構的一個設計亮點,根據香港科技大學的風洞測試研究更顯示,此設計有效附

合流體力學的表現。

環球貿易廣場的建築立面採用玻璃鋁板幕牆,鱗狀重疊,呈現整體流暢感。大廈幕牆採

用了高透光度及低度傳熱的玻璃,不但迎合環保需要,同時形成樓層內部空間寬敞,四

周視野無限延伸的效果。

大樓北面大堂的玻璃頂篷一直延伸,形成祥龍尾巴,令人印象深刻。玻璃頂篷亦令光線充

裕,創造明亮寬廣的室內空間。”龍尾”連接了商場及鐵路站,匯聚人流。

垂直升降系統

環球貿易廣場主樓分成不同區域,由豎井重疊的升降機系統連接起來。雙層高速升降機,

為大樓提供更多可用空間,減少豎井面積。空中大堂佈置,結合升降機的智能控制系統,

在繁忙時間也能將客人快捷地送達目的地。

分期入伙

環球貿易廣場採用分期入伙的策略,並精心規劃及安排用戶入口、辦公室客戶及施工工

人的分流,以及機電設施的分期配置等,在大樓完成落成前,一方面讓工程繼續順利進

行,另一方面可令用戶提早使用大廈。事實上,在大樓完全落成的前兩年半,第一批客

戶已率先進駐。

Project: Redevelopment of Lam Tin Estate 建築物名稱: 藍田邨重建項目

Lam Tin estate is the last phase of the Lam Tin area redevelopment which was completed in June 2009. The estate occupies an area of 27,000m2 and has four non-standard 40-storey residential buildings, providing 3,036 units. Building Excellence for green and harmonious living was the main theme of the estate design, with features including the largest grid-connected photovoltaic (PV) system in public housing in Hong Kong, adoption of micro-climate studies in estate design and extensive community engagement throughout the redevelopment process.

Partnering with the residents, project team, contractors, academia and other stakeholders was the major driver towards excellence in quality for this project. Active participation of all parties at all levels enriches the estate design in all facets, preserving trees and nostalgic

memories in the community. Resident surveys indicated that the estate brought urban improvement that fulfilled residents' needs and the community's expectation in this era. The developer created a sustainable and harmonious community and brought job satisfaction to the project team and construction team.

藍田重建計劃於2009年6月完成,而藍田邨正是整個計劃的

最後階段。藍田邨佔地27000平方米,有四個非傳統,樓高

40層的住宅樓宇,合共提供3,036個單位。屋苑設計的主題

是共建綠色和諧生活,建築特色包括全港最大型的公共屋邨光伏併網發電系統、而屋邨的設計是根據微氣候研究以及加

入社區人士的參與而成。

這項目之所以能達如此卓越成就,全賴居民,項目團隊,

承建商,學者,及其他持分者的通力合作。各單位的積極

參與讓屋苑設計更趨完善,亦讓一些重要的樹木和社區的

集體回憶得以保留。居民調查顯示屋苑為他們的城市生活

Project Name / 建築物名稱: Al Shaqab Equestrian Performance Arena

Al Shaqab is an equestrian academy, which is part of the Education City complex being developed by the Qatar Foundation for the people of Qatar. The master plan is set out in a circular configuration with the smaller perimeter ancillary structures establishing a protective courtyard for the elliptical shaped Emirs stables and the lozenge shaped performance arena. The performance arena with a height of 34m acts as the focus of the courtyard.

The performance arena houses three primary functions; a warm up area and two performance arenas, one indoor, one outdoor. Conceptually the building is treated as three distinct elements; the plinth base, the roof and the infill glazed wall that links these two elements. The roof form that aims to recall traditional desert tents hovering on

39 Conduit Road is a residential development located in Mid-levels which was completed in August 2009. It was developed on a sloping site, previously home to a 12-storey residential building which was demolished in 2003. The development comprises of seven podium floors and a tower of 36 storeys, providing 66 diverse units which consist of duplexes, split-level and typical units of sizes ranging from 557 to over 2,500m2. Ample parking spaces are provided.

The building was designed to be integrated with the adjoining greenery of the Peak. In the design, the existing historical tunnel is retained and voids are created for conserving the existing mature trees. The landscape deck

is extended to connect with the natural slope behind the development site. Wood and stone sculptures by local and international artists and water features are incorporated in internal and external spaces together with other attractive features. The Platinum rating of the Project achieved under BEAM indicates the green credentials of the building.

天匯落成於2009年8月,是位處半山的住宅發展項目,原址

為坐落斜坡上的12層住宅樓宇,於2003年拆卸。發展項目

包括七層高的裙房和三十六層高的大廈,提供合共 66 個單

位,其中包括複式及閣樓等,一般單位從557到2500多平方

米不等,大廈並提供充足的泊車位。

大廈的設計是要融入毗鄰太平山的一片綠草如茵之中,而

原有具歷史價值的隧道亦得以保留下來,新設計中更加

入了空隙以保育更多老樹。觀景台伸延至住宅後面與斜坡

相連,天匯內外放置了很多本地和國際藝術家的木雕和石

雕,以及水景和其他別緻擺設。這個發展項目在香港環保

建築協會的環保建築評估中獲得白金級別,肯定它為綠色

建設出的一分力。

the horizon is curved in two directions with its high point over the indoor arena.

The plinth that encloses the indoor arena is treated in a monolithic manner akin to the fort like structures of the region. The plinth is clad with split face travertine to visually link it to the surrounding desert landscape treatment.

Al Shaqab 是一所馬術學院,是卡塔爾基金會為卡塔爾人

民開發的教育城一部份。設計希望用上圓形的佈局,把

圓周較小的輔助結構佈在外圍作為酋長專用的橢圓形馬

廐和菱形的表演舞台的屏障,而高34米的表演舞台正是

整個庭院的焦點。

表演舞台有三大區域 - 熱身區和兩個表演區,一個室內,

一個室外。意念上建築物被視為三個不同的元素;底座,屋

頂及一道連接兩者的內填牆。屋頂的設計是希望捕捉傳統

沙漠帳篷飄逸的感覺,它朝兩個方向彎曲,最高點落在室

內表演區之上。圍著室內表演區的底座部份可以作為一整

塊結構看待,猶如地區裡一些堡壘似的結構。底座包上裂

紋石灰面讓其視覺上更能和周遭沙漠的風景互相融合。

Designed by Leigh & Orange, Al Shaqab is an 800,000 square metre equestrian academy in Doha dedicated to the advancement of Al Shaqab horse breed and education and training in the equine industry. Inspired by traditional desert architecture, the facility established a grand inner precinct for stables. The design of the Performance Arena is based on the recognized security principles of “Crime Prevention through Environment Design” (CPTED), Integrated Design and “Concentric Circles of Protection” which was enhanced through the berm structure design which increased operational performance whilst acting as a natural safety edge for the facility.

Thirty four meter high, 236x137 metres performance arena which is the focal point of the facility accommodates 7000 seating capacity with an extended capacity of 10,000. This development is the only one of its kind in the world. Exploring the boundaries of design innovations, performance lighting is in-tegrated into the 850 metres aerofoil roof perimeter obviating the need for traditional high mast solutions.

The design was validated through computer modeling, LCA and value engi-neering achieving significant cost benefits in the roof structure design. The low double vault roof design increased the structural and operational efficiency whilst reducing the overall load transferred to the foundation, reducing energy consumption and material consumption. Due to the large volume of the indoor arena, a stratification A/C system was used to achieve acceptable indoor comfort levels effectively above 3.5m levels.

Design intent integrates natural split-faced stone to the lower levels, to establish a visually heavier base with metal and glass panels above to create light, proportionally thinner roofs which relate to the sky. Orientated approximately north-south and shielded by the roof, clear glass IGU on the facades was adequate to optimize energy efficiency. Low iron glass fins support the grandstand glazing minimizing visual obstruction. 6 skylights with skylight diffuser assemblies provide filtered light to both the warm-up and indoor arena surfaces reducing artificial light dependency.

The project is acclaimed in Quality Building Awards, Arab Investment Summit Architectural Awards, Cityscape Awards and World Architecture News awards.

位於多哈的 Al Shaqab 馬術學院面積廣達800,000平方米,是匯集培育馬匹、馬術教育資源和訓練為一體的馬術中心。靈感源自傳統沙漠建築,建立了壯觀的馬廐內區,表演主場館整體設計採用「環境設計預防犯罪」(CPTED) 的綜合性設計,環形分層保安規劃通過反壓結構設計,增加操作表現,同時為設施形成自然的安全邊界。

表演主場館34米高,面積236米乘137米,成為設施的重點,能容納7,000個座位,並能擴展到容納10,000個座位,設計獨特創新,高性能照明納入850米長的翼型屋頂,避免了傳統需要高桅的照明設計方案。

設計通過嚴謹的電腦建模模擬、生命週期評估及價值工程後獲得驗證,為屋頂結構設計達致成本效益。低雙穹頂設計讓結構及操作效率增加,同時降低整體負載,把負載轉移到基礎結構,因此減低能源及物資消耗。由於室內表演館面積龐大,特別配備分層的空調系統,讓3.5米以上的室內空間也能獲得舒適。

設計綜合水平較低地方的天然裂紋石,建立視覺上較穩重的底部,上面具有金屬和玻璃面板營造光源,據比例較薄的屋頂與天空感覺一致。外牆上的透明中空玻璃從南到北被屋頂遮蓋,優化能源效率;低鐵玻璃以鰭狀作結構支持看台,視野範圍增至最廣於熱身及室內表演場館特別備有6組天窗組件,將足夠天然光透過漫反射引入場館,從而減少使用人工照明。

該項目獲獎無數,包括優質建築獎、阿拉伯投資高峰會建築獎、城市景觀獎和世界建築新聞獎。

Located at the junctions of three prominent streets, Shanghai Wheelock Square is currently the second tallest skyscraper in PuXi, Shanghai. In this 12,675m2parcel of land, we have 4-storey basement of 33,000m2, a 61-storey Grade A office tower of 107,000m2, 2 detached pavilions of 5,600m2 in-total for retail, food and beverage, and a piazza linking the adjacent Jing An Park. The project has been rated as one of the 10 landmarks in Shanghai (2011), the Most Efficient and Best Commercial Office (2011).

Situated at the junction of West Nanjing Road, HuaShan Road and West YanAn Road, Shanghai Wheelock Square was a significant project in Shanghai Jing An District developed by Whaf China Development Ltd.. In the master layout design planning, we considered the conservation of district green-area of Jing An Park and locate the tower back to the street junction to maximize the integral piazza opposite to Jing An Park on Hua Shan Road. The architecture is orientated and sculptured to address neighboring significant buildings and to capture the view of the bund. Along the high-end retail street, Nan Jing Road, a sculptural retail pavilion was designed, then revised and fine-tuned to reach a balance between the Developer’s design requirements, the street-scape and the expectations of the local authorities.

A neat curtain wall on a simple building form addressing the views to WangPu River and corners away from sensitive neighbor becomes the timeless identity of the tower. A detached retail pavilion along Nanjing Road was a positive response to the authority's demands and streetscape with continuous shopping experience. Along Yan An Road, there is another retail pavilion which provides food and beverage dinning space. It is designed to house the energy tower which consists of a number of centralized cooling towers and exhaust flues, chiller plants and gensets at the basement levels of the pavilion away from the main tower. This approach keeps the Grade A office space free from potential vibration and disturbance of the major plants.

Spanned over 10 years in the process of design, submissions and construction, the Shanghai Wheelock project succeeded in overcoming challenging issues in geotechnical concern of the city with fast growing metro system, planning concerns in the territorial development of commercial street as well as the increasing national concerns of energy conservation in building the Grade A office space in Pu Xi.

上海會德豐廣場是上海浦西目前第二高的摩天大樓。基地面積約12,675平方米,建有4層共33,000平方米的地下室、61層共107,000平方米的甲級辦公樓、兩幢共5,600平方米的獨立商業裙房。景觀設計以廣場、水景為主,與毗鄰的靜安公園呼應,擴寬了城市的開放空間。項目先後榮獲「2011 上海十大風尚地標」和「2011 寫字樓最佳商務效能獎」。

上海會德豐廣場坐落南京西路、華山路及延安西路交界處,是九龍倉中國地產發展有限公司於上海靜安區的一個重頭項目。在總體規劃設計中,建築物與城市主幹道之間設計了寬廣的退讓空間,成為廣場和中心水景,與靜安公園的廣場水景相呼應,豐富了華山路兩旁的景致;建築輪廓及佈置與相鄰建築融合,同時讓兩個立面也取黃埔江景觀,沿著高級零售店林立的南京西路設計了具雕塑感的商業裙房,在發展商的經營策劃、城市景觀及當地政府的要求之間取得平衡。

建築造型簡潔,玻璃幕牆上有遮陽線條、從地面通往屋頂的垂直造型以及10米高泛光頂蓬,成為摩天大樓鮮明簡潔的外觀特色。沿南京路的獨立商業裙房,延續上海第一商業街的購物氛圍。沿延安路的另外一個獨立商業裙房則提供餐飲空間,其設計集中了冷卻塔、製冷機組、發電機組等主要設備,成為本項目的能源中心。

上海會德豐廣場項目從設計、規劃到建設完成歷時超過10年,成功克服迅速發展中城市的各種問題,完成興建浦西甲級寫字樓,開創地下鐵路周邊深基坑項目的審批先例,並因應市場需求、科技發展、節能政策等等進行設計調整,與時並進。

Hong Kong Non-Residential (New Building) 香港非住宅項目 (新項目)

1) Project: Tung Chung Swimming Pool Complex 建築物名稱: 東涌游泳池

The new public swimming pool facility for Tung Chung residents comprises one indoor heated pool (50x25m) with 960 seats for spectators, one outdoor teaching pool (25x25m) and a sizable landscaped area for future additional pool facilities. To pay homage to its coastal locality, the design takes the concept of a sea shell resting on the shore. It reveals its social identity as the communal node in the district and an iconic attraction near the cable car terminal.

The fluid and dynamic profile of the PTFE membrane roof echoes the sportive function of the building. With the translucency of this roofing material, indoor pool swimmers can bathe in a glare-free daylight environment, in all seasons. Transparent roller shutters are used along the indoor pool deck perimeters to keep the interior warm in winter. With the shutters fully opened under favourable conditions, sea breezes prevail across the indoor pool environment.

確保嚴冬時室內泳池仍能保持溫暖,當天氣許可時,百葉

窗可以打開,讓海風透遍泳池每個角落。

2) Project: Siu Sai Wan Complex, Chai Wan 建築物名稱: 小西灣綜合大樓 柴灣

This municipal services building is for Hong Kong Island's Eastern District residents. It offers leisure and recreational facilities within a green envelope. The open and polymorphic architectural form encourages public interaction while reducing energy consumption. The project is organized in two building blocks — the 1000-seater multipurpose arena, indoor heated swimming pool and a small library making up one structure while the community hall and other activities rooms are housed in the other. The two are linked with bridges and escalators over a lofty atrium space lit with skylights.

The Vertical Street Central Atrium is the spirit of the complex. A central full-height atrium in-between two building blocks forms the circulation core and the sense of interruption from an outdoor to an indoor environment no longer exists. Street activities go into the complex while complex events spill out into the community. The Green Building is topped with frosted-glass skylights providing horizontal sun-shading slats; the complex provides a lofty, naturally ventilated and lit central circulation atrium which dramatically reduces the energy consumption of the whole building.

娛康樂設施,其開放和多形態的設計不但鼓勵公眾的參

與,更能減少耗能。該項目主要分為兩大結構 - 其一是由

可容納1000座位的多功能場所,室內暖水池和小型圖書

館組成;其二是社區會堂和其他活動室。兩部份中間有一

裝有天窗的中庭,並由橋和扶手電梯連接起來。

中庭是整座大樓設計的精粹,它不但是大樓人流的心臟地

帶,更把室外和室內的空間連接起來,使得街外和大樓內

的活動合二為一。天窗採用磨砂玻璃設計,為樓內人們遮

陰,這個寬敞、配以自然通風和照明設計的中庭為整棟大

樓大大節省能源。

3) Project: The Redevelopment of Pak Sui Yuen 建築物名稱: 百粹苑重建項目

The Redevelopment of Pak Sui Yuen, former staff quarters of the Hong Kong Polytechnic University (PolyU), has been a great challenge to the project team in delivering 3 elements in one go - teaching facilities for the School of Hotel and Tourism Management (SHTM), a teaching hotel and reprovisioning of staff quarters. In a relatively congested urban site of 4000m2, the project team designed these independently operating elements with their own entrances, yet sharing infrastructure and building services systems where necessary.

The project also called for an icon that could reflect the high academic status of SHTM and its integration with the teaching hotel as their incubation hub. Through continuous exchange of views and synergy among project stakeholders, PolyU has acquired a high quality building based on in-depth exploration of architectural and engineering design concepts, partnering and teamwork amongst project team members, well-serving the client's desired purposes and yet responding very positively to the environment of the district.

香港理工大學(理大)的前職員宿舍百粹苑的重建計劃對

整個項目團隊來說是一個很大的挑戰,因為計劃要同時滿

足三個要求 - 為酒店及旅遊業管理學院 (SHTM) 提供教學

設施、作為教學酒店和替員工提供住宿。項目團隊在這只

有4000平方米的彈丸之地巧妙地設計出三個有各自出入口

的獨立單位,而又能共用大廈的基礎設施和服務系統。

項目還要求大廈能反映酒店及旅遊業管理學院的崇高學術

地位以及和教學酒店共同孕育下一代人才的角色。項目團

隊透過不斷的交流和合作,為理大建成這高質素的大樓,

顯現出建築設計與工程無暇的結合,回應了理大的要求,

也體現了項目團隊為配合場地的限制而作出的應變。

4) Project: Main Clinical Block and Trauma Centre, Prince of Wales Hospital 建築物名稱: 威爾斯親王醫院-住院主樓暨創傷中心

The Main Clinical Block and Trauma Centre at Prince of Wales Hospital is a new 71,000m2 development situated at the original helipad location. The building connects to the original Main Block with link-bridge, allowing swift admission of patients from the A&E Department to each floor or to other blocks for further treatment. Equipped with the most advanced medical facilities, the new 12-storey building houses a comprehensive range of clinical areas for services in accident & emergency treatment, pharmacy, diagnostic radiology, cardiovascular intervention centre, rapid response laboratory, operating theatres, skin bank and burns centre, intensive care unit and various kind of patient wards with 800 beds.

The main block is constructed with traditional reinforced concrete. Externally, the façade is composed of modular tinted glazed windows, aluminium sunshades, aluminium cladding panels and louvers instead of external wall tiles found in most hospital buildings. These can provide a insulation layer, reduce solar heat gain through external walls, and also help to reduce energy consumption for air conditioning.

新大樓與創傷中心坐落於原有的直升機停機坪,這個新發

展項目佔地71,000平方米,而橋樑把新舊大樓相連接,確

保病人能從急症室迅速送到各層作進一步治療。這樓高十

二層的新大樓配備了最先進的醫療設施,提供全面的臨床

分科服務,包括急症室,藥房,放射診斷,心血管治療中

心,快速反應實驗室,手術室,皮膚燒傷中心,深切治療

部和其他共800張病床的病房。

主大樓由傳統的鋼筋混凝土建成,建築物正面用上彩色玻

璃,鋁製簷篷,鍍鋁鏡板和百葉窗,而非一般醫院慣用的

瓷磚,可形成隔熱層,減少陽光對室內溫度的影響,從而

減少空調的能源消耗。

5) Project: David Trench Rehabilitation Centre (DTRC) 建築物名稱: 戴麟趾康復中心

As the site of the original DTRC on Bonham Road was required for an entrance to the new West Island Line Sai Ying Pun Station, an alternative nearby location was sought for reprovisioning of the DTRC in order to minimise disruption to Hospital Authority staff and patients. The site eventually selected was that of the former No. 8 Police Station on High Street which included a Grade 3 Historic Building built in 1935, (Old Wing) and some important existing trees on a steeply terraced site.

As expected for any pre-war building very few records were available for the Old Wing and extensive topographic/cartographic and structural surveys were necessary. The structural arrangement and overall layout of the Old Wing imposed severe constraints on the adaptive re-use and planning for the new DTRC which has varied and specialised needs, requiring creative design solutions and a collaborative working arrangement with the various user groups. Heritage considerations were also important to create a community facility which would retain a connection with the past while addressing the needs of future generations.

由於戴麟趾康復中心在般咸道的原址要興建新的西港島線

西營盤站入口,為減少對醫護人員和病人的影響,醫院管

理局決定另覓新址搬遷。最終的選址落實於高街的前八號

差館,上址包括建於1935年的三級歷史建築(舊翼)以及

一些生於斜坡上的樹木。

一如預期,舊翼和其他戰前建築一樣缺乏紀錄,需要做大

量的地形、製圖和結構的研究。舊翼的結構為新大樓的重

新規劃添了很大的挑戰,新的戴麟趾康復中心要照顧不同

且專業用戶的需要,項目團隊需要運用想像和創意來協調

各使用群組的訴求。文物的保育也納入了規劃的考量範

圍,務求建造一個和歷史一脈相承卻又能滿足未來用戶需

要的社區建設。

6) Project: Windsor House 建築物名稱: 皇室堡

In order to rejuvenate the building, the architect had a vision to make it more flexible so that it could better adapt to society’s different needs. They aimed at reducing the bulkiness of the building and incorporated a greater level of natural light as well as providing more public civic place. Emphasis was also placed on ensuring that the building would be environmentally friendly with improved energy efficiency so that greater sustainability could be achieved.

The project scope involved demolition, structural modification work from B/F to 7/F (1,100 tons of steel), fitting-out works, installation of external façade and refurbishment of building services. Restraints included that the work had to be carried out while maintaining shop operations at ground floor and basement. The construction process also had to take place in three phases since possession of the different parts of the site were obtained on different dates. There were also site constraints with respect to access since the building is located at a very congested part of Causeway Bay.

為求讓大廈感覺更年輕和更具彈性以切合社會不同的需求,

建築師希望改變大廈臃腫的外形,融入更多自然光,和提供

多些公共空間,計劃同時著重新設計符合環保要求和提高能

源效益讓大廈有更佳的可持續性。整個項目包括清拆、地庫

至七樓的結構重整工程(1,100噸鋼材)、裝修工程、外牆

安裝和大廈翻新工程。項目限制包括工程要在地面和地庫商

戶維持營業的情況下進行,而計劃亦因地盤要在不同時段開

始施工而要分三階段完成,再加上項目地點位處擁擠的銅鑼

灣中心地段而對地盤進出造成額外不便。

Merit Award 優異獎Hong Kong Residential (Multiple Buildings)香港住宅項目 (多幢)

1) Project: Valais 建築物名稱: 天巒

The Valais consists of 330 town houses and two clubhouses and is one of the largest town house developments in recent years in Hong Kong. The site, situated near Beas River in Sheung Shui, was formerly farmland and is divided into two sites (north as Valais I and south as Valais II) by Kwu Tung Road. Scattered village settlements and other small residential developments can be found around the site, particularly to its south on the hillside and near the Bears River.

At the north-west is the Ho Tung Dispensary and at the west is the Manor House. Both are major local buildings which were given due respect during the development process. While establishing a new standard for large scale town house developments, the challenge of the project was how to harmonize and blend the development with its unique New Territories’ context and neighbourhood.

天巒包含330所洋房和兩個會所,是近年香港最大型的洋

房發展計劃之一,位處上水雙魚河附近,前身是農地,現

由古洞路劃分為靠北的天巒一期和靠南的天巒二期。天巒

附近散落著小村莊和一些小型的住宅建設,尤其集中在南

面的山坡和雙魚河附近。

天巒西北是何東醫局,西面是古洞將軍府,均是重要本地

建築,所以在建築過程中也特別注意,務求降低對歷史建

築的影響。雖然天巒發展計劃成功為大型村屋建設訂立了

一個新的標準,不過過程中要面對最大的挑戰是如何把建

築群融入新界獨有的格調和環境之中。

2) Project: The Waterfront 建築物名稱: 泰欣嘉園

The Waterfront is a realization of dreams, both for Tysan Group and the Shanghai community. For Tyson Group The Waterfront has realized the Group’s expectation in creating a benchmark of future residential living quality that suits the emerging needs of people in the PRC. For the Shanghai community, The Waterfront has created a ‘dream home’ and has inspired the local building industry to raise the standards of "quality living" for their long-term benefits, creating a new yardstick of quality living and environmental sustainability.

The Waterfront ably demonstrates the power of excellent teamwork. Amidst premature market conditions and lagging regulatory guidance for fitted-out property development back in 2003 in Shanghai, Tysan formulated an extraordinary project team that consisted of local and overseas professionals from all related building disciplines. All team members started engagement and collaboration from day one and shared the same goals and persistence in delivering ultimate quality and customer values.

泰欣嘉園對泰昇集團和上海社區來說,都算實現了夢想,泰

3) Project: The Upper House 建築物名稱: 亦居

In October 2009, Swire Hotels opened its first Hong Kong hotel, The Upper House, at Pacific Place in Admiralty, Hong Kong. Comprising 117 rooms, The Upper House supports the philosophy of Swire Hotels which is to create and operate hotels that are comparatively small, individually named and designed to have their own distinctive personality, reflective of the locality. It also exemplifies parent company Swire Properties’ commitment to developing properties in an economically, environmentally and socially responsible way.

The Upper House occupies the space of what was previously The Atrium serviced apartments. Rather than developing a new building, Swire Hotels chose to renew the existing property by maintaining much of the structure and external facade, given its suitable configuration, lower environmental impact and ideal location. Situated within Pacific Place, The Upper House also adds significant value and synergy to parent company Swire Properties’ investment property portfolio.

2009年10月,太古集團旗下的第一所香港酒店亦居於金

鐘太古廣場開幕,擁有117間客房的亦居,秉承太古酒店

一貫的理念,經營規模相對較小,有獨立名字,及從設

計上反映

出當地特色的酒店,同時也引證了母公司太古地產有履行

承諾,致力發展節約,環保和對社會負責的建設.

亦居前身是酒店式住宅曦暹軒,考慮到原址有合適的配套,

位置便捷及對環境影響較低的因素,太古酒店決定保留大部

份原有的結構和外牆,只翻新內部。位於太古廣場的亦居同

時也能為母公司太古地產投資物業組合增值。

4) Project: Henderson Metropolitan 建築物名稱: 名人商業大廈

The Developer's vision was to create a landmark, environmentally sustainable, international Grade-A office and retail building in Shanghai. An international project team was assembled to make this vision a reality. Their aim was for this to be a model project which not only created a world-class, quality building, but also embodied the processes that exhibit social responsibility and sustainability in a way that can be used by generations to come, building excellence for the future through the building itself and the way it was achieved.

World renowned architect Kenzo Tange was responsible for the stunning but functional architecture with a theme of flowing water. The project is fully integrated with the public transportation network with Shanghai Metro's concourse for Lines 2 and 10 built into the basement to provide direct access from the building and the surrounding neighbourhood. Environmental considerations were given high priority in all aspects of the building, through the choice of environmentally friendly materials, energy efficient systems and controls. As a result Henderson Metropolitan is in the process of obtaining Platinum BEAM and is also under LEED assessment.

發展商希望打造一個可持續發展,擁有國際甲級寫字樓及零

售業務的上海地標。發展商組織了一支國際團隊,讓他們

不但要建造出世界一流的優質商廈,更要讓此發展項目成

項目由世界知名建築師 Kenzo Tange 親自操刀,以流水作

主題,設計出美麗而實用的建築。項目其中一個特色是上

海地下鐵路二號及十號線的月台將與大廈的地牢結合,方

便乘客。整個建築過程十分著重環境的因素,從採用環保

物料至節能系統都以環保為優先考慮條件。名人商業大廈

正努力希望在香港環保建築協會的環保建築評估 (BEAM) 中獲得白金級別,以及正接受領先能源與環境設計 (LEED) 的評估。

Located on the north-western coast of Lantau island in Hong Kong’s New Territories West and a short ten minute drive from Tung Chung new town, Shep Mun Kap is typical of many indigenous villages across the Territory. However, massive Government investment into infrastructure development in recent years has seen the gradual regentrification of many typical three-storey village houses, as residents and expatriates seek a living environment more conducive to families and a healthy lifestyle amid pristine surroundings.

Despite its distance from Hong Kong CBD, the transportation network in Tung Chung is excellent and it is now connected to the rest of Hong Kong via an expressway through Tsing Ma Bridge and North Lantai Expressway. Public transport options are also abundant and Hong Kong International Airport is a mere ten minutes away.

Housing New Territories Indigenous Residents

In 1972, when the New Territories Exempted House Policy was introduced, the intention was to improve the standard of housing in rural areas of the New Territories. Under this policy, every Hong Kong indigenous male villager is entitled to apply to build a small house on private land, or on government land at a concessionary premium, within the acknowledged boundaries of their ancestral village.

As long as the house conformed to certain criteria, these buildings would also be exempted from formal government submissions, including provisos such as the fact that the building should not be higher than 8.23 metres, the roofed over area should not exceed 65.03 square metre, balconies are limited to one elevation only, and that construction should be in concrete.

Unfortunately, this has also In recent times resulted in the development of village houses being subject to abuse, where build quality is often poor, there is little consideration of any environmental impact and resulting houses often do not relate to the context of the environment in which they were built..

“We feel a real sense of social responsibility to design architecture which tackles these very issues,” states HEAD Architecture’s Mark Panckhurst.

And he should know. As the inspired architect responsible for the environmentally friendly and ultra-modern construction of House 98 in Shep Mun Kap village, Panckhurst is a Hong Kong architect who draws inspiration from the challenge presented of turning a small dwelling into a living example of the potential and possibilities for the many village-style houses across Hong Kong.

Embracing new surroundings

“The house is approached from the front and is entered through the living area,” states Panckhurst as we embark upon our journey through this light, modern and functional residence. “As you can see, the ground floor is an open plan format, with large living area adjoining the dining area and open kitchen.”

We are struck by the generous staircase before us, which is also a visible feature that winds up through the house, while the dining area at the base of a three storey, sun-filled atrium with large skylight entices the suns rays into the residence, admitting light deep into the home and making the ground floor much brighter than most village houses. There is also a guest bathroom, plus separate bedroom and bathroom for a domestic helper on the same floor.

Embracing light and space

Ascending the staircase of the residence, occupants are afforded a constantly changing view of the central atrium space as the character of the light changes throughout the day, as the sun moves across the sky.

“Here we have used glass balustrades to further promote the exterior views beyond and once again to entice maximum light to penetrate the space,” explains Panckhurst. “The two bedrooms located on this floor are also served by a generous bathroom with separate shower and large bath, plus large open-plan play area can easily be converted to a third bedroom.”

The top floor of the property is a private bedroom floor, with large master bedroom and en suite, again with separate shower and large bathtub. An open plan study area on this level is also easily converted to a fourth or fifth bedroom. A bridge between the bedroom and a study also enjoys views across the atrium, down to the lower floors and through the skylight above.

The roof level of the house, broadly divided into two areas, can also be accessed without disturbing the private master bedroom. The front space of this level is being prepared for the installation of a rooftop lawn, which will provide a welcome alternative to traditional patio and also reduce heat in Hong Kong’s hot and humid summer months. The thermal mass of the lawn will also help to control the temperature of the upper floors of the house below. The back space at this level also has plumbing and electricity

HEAD Architecture has also been careful to consider the fragile rural character of the village and the understated exterior treatment of the house is compatible with the quiet charm of this secluded village. In future such projects, the practice will continue to make careful adjustments to the exterior of each house to ensure that it is harmonious with the fabric of its immediate surroundings and neighbourhood.

Environmental Considerations

In line with HEAD Architecture’s philosophy that the new house prototype should minimise impact on the environment, the design of this property has also incorporated a number of passive solar features, such as large windows and the open plan, which enables sunlight to penetrate the building, thus reducing the requirement for artificial lighting.

“The triple height space also enabled stack-effect ventilation,” continues Panckhurst. “This reduces the requirement for active air conditioning and is further enhanced with the distribution of ceiling fans through the house.”

x“Renewable materials, including bamboo flooring, have also been used where possible, as well as energy efficient LED lighting which has been installed throughout the home. Additionally, the house has also been readied for the future installation of a Zigbee communication system, a network device enabling intelligent control of home entertainment, lighting, air-conditioning and security systems. Finally, the rooftop has waterproofing, irrigation and drainage ready for the future installation of a green lawn roof, which will absorb heat and reduce the solar gain on the upper floors.”

As Hong Kong’s population continues to grow and residents embrace a new, healthier lifestyle, demand for homes in the New Territories continues to soar. And while many express reluctance at tackling the redesign and refurbishment of the typical, three-storey village house, HEAD Architecture has demonstrated with this property the potential and promise of these properties when inspired design and environmental considerations are applied.

石門甲位處香港新界區西部,大嶼山東北海岸一隅,距東涌十分鐘路程,表面上和一般原

居民村莊無異。然而,近年政府大力發展基建,令這類三層高村屋變得奇貨可居。難怪一

群希望在世外桃源般環境,健康生活和開枝散葉的市民和外籍僱員亦趨之若鶩。

東涌儘管和香港商業心臟地帶有相當距離,但交通網路完善,透過青馬大橋和北大嶼山快

速公路連接全港。公共交通工具選擇繁多,前往香港國際機場只需10分鐘車程。

安置新界原居民

政府於1972年頒布「新界土地(豁免)條例」, 原意為改善新界鄉郊的居住環境/水平。根據

政策, 每位男性原居民可在私人土地上或於其祖屬村落範圍內的政府土地/官地,支付優惠

地價興建申建一幢小平房。

只要這類平房(俗稱丁屋)遵守法例要求,就毋須向屋宇署入則,條款包括樓高上限8.23

米高,天台面積不多於65.03平方米,只可於建築物其中一面設有露台和需用混凝土建

成等。

不幸地近年這政策屢屢被濫用,衍生建築質量差劣,或胡亂興建,漠視對環境影響,與

附近環境格格不入等問題。

HEAD 建築事務所 Mark Panckhurst 堅持: 「對於解決這問題,我們有一份強烈社會責

任心。」

何出此言?原來他就是興建石門甲村98號超現代環保村屋的幕後功臣,這位現居香港的建

築師,從居住環境狹小的局限獲得靈感,以這小小蝸居激發香港無數村屋的生機潛力。

開懷擁抱新天地

「這屋由前門進入,穿過客廳。」在 Panckhurst 帶領和介紹下,我們展開這幢光猛、時

尚和實用居停的探索。「一望而知,地下是採用開放式佈局,偌大的客廳緊連飯廳和開

放式廚房。」

我們被眼前寬闊的樓梯懾住,它蜿蜒連貫各層, 飯廳就在三層高,陽光普照的中庭之下,

特大天井把日光引進屋內,令每個角落溢滿陽光,比一般村屋地下更顯光猛開揚。同一樓

層亦附設客廁和傭人專用的臥房和浴室。

盡攬日光無際空間

太陽隨著時間流逝,日出到日落,造就屋內光線微妙幻變;屋主一家緩緩拾級而上,就

能把中庭萬千景象盡收眼簾。

「我們在屋內選用玻璃圍欄,令外面景觀無遮擋,也能使更多日光映照屋內。」

Panckhurst 解釋,「第二層的兩間睡房共享一個浴室,內裡分設淋浴間和大浴缸/浸浴,

另附設能改裝成第三間睡房的開放空間。」

主人套房設在最高層,有寬敞睡房和浴室,分別設淋浴間和浴缸。同層開放式書房設計

可輕易變身第四或第五睡房。從連接套房和書房的橋道,可鳥瞰整個中庭,俯視各層和

仰望天井。

不進入主人套房範圍,就能直達天台層。天台粗略分作兩部份。前方正進行天台草地綠化

工程,比傳統前庭更具新意,在香港潮濕炎熱季節能替屋內排熱降溫。草皮的蓄熱體能調

節屋內高樓層的溫度。後方是水管電力裝置。

HEAD 建築事務所考慮到石門甲恬靜鄉郊景致的脆弱,所以村屋外型低調簡約,和周圍

融為一體。在未來的同類建築專案,HEAD 將會延續這份臻善臻美,務求每幢住宅外貌

都能配合附近氛圍,保持社區和諧。

愛護環境舉措

根據 HEAD 設計宗旨/哲學,新建築物的造型應將對環境影響減至最低。本居所亦加入數項

坐享採光元素,例如特大窗戶,開放式空間,讓陽光滲進每個角落,減少對燈光依賴。

「三層高樓底亦造成冷空氣煙囪效應,」Panckhurst 補充,「冷氣機不用長開,加上散

佈屋頂的電風扇,使全屋通爽無比。」

「我們盡量採用再生物料,如竹製地板和全屋安裝節能 LED 照明系統。此外,這屋亦預

留位置安裝 Zigbee 通訊系統,這網絡裝置能智能控制全屋的家居視聽組合,照明、空調

和保安系統。最後,天台已做好防水,方便舖設灌溉和去水設備進行屋頂草地綠化,吸

收熱能從而降低高層室溫。

香港人口持續增長,市民亦渴求更健康的生活方式,對新界住屋需求有增無減。當其他人

都對翻新改造傳統新界村屋退避三舍時,HEAD 建築事務所勇敢地向各位展示,只要賦予

匠心獨運的設計和添上環境設施,村屋也可發揮其無盡生機與潛力。

Enchanted Beijing garden reveals ornate fantasy nightclub

Located within Beijing’s 2nd Ring Road at 2 Xinyuan Nanlu, the Yan Club in the Kunlun Hotel, opened in the spring and is already attracting an international ‘in crowd’ of the capital's young elite, with the majority of its customers being entrepreneurs, executives, celebrities and artists.

Designed by Bilkey Llinas Design (BLD) and hotelier, noted Chinese author Mr Lui, also known as Hai Yan, the Yan Club was constructed within the rear gardens of the Kunlun Hotel in an area of the city with few open gardens. Therefore a decision was made to find a way to better appreciate and utilize the unique back-yard space that existed on the recently renovated hotel property. The Yan Club was built to meander along the garden, not to supplant it, but to find a way to better appreciate the unique outdoor space.

“Working with Mr Lui was an exceptional and rewarding experience,” Says Oscar Llinas, principal and co-founder of Bilkey Llinas Design. “Mr Lui is a person who thinks outside the envelope and we were given carte blanche to interpret his vision for the Yan Club combining his concepts and ideas with our creative knowledge and experience to deliver a venue that brings Beijing’s nightlife to the next level of luxury and entertainment.”

The eponymous club is also a play on words, evoking not just the owner’s name but also the connection with the stonework used throughout the club (having the same Chinese character as Yan’s name) and formed part of the design foundation for BLD’s sensitive and inspiring design. Entering the Yan Club conjures the impression of venturing into a luxurious enchanted garden. The more than 20 separate spaces form a maze of luxurious VIP rooms and intimate lounge areas which include private lounges and semi private booths, al fresco garden terraces and the open bar areas where a band plays live music. Large windows face onto the gardens and many of the spaces open with glass French doors. Yan Club is a series of different experiences, all pulled together with the indoor-outdoor magical garden theme.

“We wanted the Yan Club to be full of surprises, so we used classical Chinese elements in an unexpected way, stated Llinas. “Examples include the chandeliers at the entrance which are shaped like traditional Chinese paper lanterns, but they are made of crystal to add unexpected ‘bling’. Many of the walls throughout are covered with cast concrete moulded tiles. The pattern is a traditional Chinese Buddhist pattern – however, the tiles are applied irregularly to give more of a rustic, earthy feeling.”

“There are also Xian style terracotta warriors but in bright red for an unexpected twist. Traditional Chinese round-back chairs but manufactured in chrome with black and white spotted cow skin for the seat. Bamboo has long been appreciated in Chinese art, so we created rough wooden plank walls with open light troughs to mimic random stalks of bamboo. These all draw upon Chinese traditional elements, but are done in a modern and playful way.”

BLD expanded the enchanted theme by enhancing the references to nature with motifs throughout the club, represented in modern materials and which are exemplified in the magnificent central bar supported by a golden tree trunk with a multitude of fibre-optic light crystals overhead representing the firmament of the night sky. Organic shapes and patterns in conjunction with rough masonry finishes are used to bring natural elements to the indoor spaces. BLD also used untreated wooden plank walls with light troughs emitting shafts of light in random directions to conjure up the imagery of stalks of bamboo in a forest.

A series of suggestive pictures exhibiting women’s backsides are found throughout the club. “The Yan Club is a nightclub entertainment venue, so we wanted to have a sense of sexy, edgy playfulness. We appreciated the unexpected focus of the photos – instead of a full body image, zeroing in on the backsides just adds a charming, unique twist that makes the image more playful, pop art and less porn,” laughs Llinas.

There are so many unique spaces in Yan Club. Clearly a decision was made to make this large space more intimate by dividing it. Instead of one big space that has been divided, the Yan Club is a series of interconnected, high-ceilinged, large glass boxes. This architecture creates a pathway of unique spaces that together create a larger club. There was an overriding reason for the space which can accommodate over 300 patrons, to be created with intimate spaces.

“Privacy is a very important aspect of design trends in China today - from spas, to restaurants, Chinese clients like private spaces. Privacy has become synonymous with VIP, exclusivity and luxury. This aspect of the design helps to attract the desired clientele.”

“The garden itself creates a unique opportunity. The building wraps along the garden, creating a meandering interior space which naturally gives opportunities to create intimate

nooks along the path. This also fits with the enchanted garden theme of the Yan Club. As a visitor meanders through the many unique spaces of the Yan Club, they come across unexpected elements of the design, giving the clientele the opportunity to “stop and smell the roses” along the way.”

The club’s design juxtaposes East and West, adding to the guest’s sense of adventure. Traditional Chinese round-backed armchairs and Xi’an terracotta warriors mix with over-scaled sumptuous European embossed and embroidered leather armchairs. The furnishings are luxurious and comfortable, playfully contrasting with the undressed natural finishes. Many of the seat designs are Euro-Western influenced incorporating traditional tufted leather European patterned fabrics and over-scaled sumptuous European embossed and embroidered leather armchairs. There are also Italian/French style tufted fabric wall panels and large wine racks used as decorative space dividers.

The Yan Club is a unique experience among Beijing’s nightclubs, offering multiple visual and relaxation experiences seamlessly partnered with the fresh air of the gardens and with inspired design to appeal to the eclectic tastes of local and international patrons. Clearly BLD’s designers wanted to conjure a strong emotional reaction for clients entering the Yan Club.

“On first entering the Yan Club, we wanted the design to elicit excited anticipation of what the night will bring. The Yan Club is designed for exploration, adventure, excitement, fun… It is full of contrasts and surprises. It’s energetic and chilled, sophisticated, but down to earth, natural but electric. So we hope that each visit brings new and unexpected adventures. We want frequent repeat patrons to still feel curious and excited by what their next visit to the Yan Club will bring,” concluded an obviously satisfied Llinas.

BLD comprises a talented team of approximately 100 designers and architects in West Palm Beach, Hong Kong and Guangzhou. To ensure the most exacting outcome and timely completion they are dedicated to selecting only projects that they can give their complete attention to delivering outstanding design to their clients that ultimately lead to memorable guest experiences. 岩花園走廊位於北京二環新源南路的崑崙飯店,春天開業後已經吸引首都城中的一眾國際

潮人及新貴,顧客大部份皆是企業家、高層企管、名人及藝術家。

岩花園走廊由[[知名設計師事務所]] Bilkey Llinas Design (BLD) 及酒店業知名人士兼傑出

作家侶海岩所設計,坐落崑崙飯店園林,同類的開放式花園在整個區域甚為少有,故此務

求在設計上好好利用這近期重新裝修酒店物業的後院。岩花園走廊設計上隨著花園的線條

蜿蜒曲折,不止沒有取代花園,而讓這獨特的室外空間更為錦上添花。

BLD 設計師暨共同創辦人 Oscar Llinas 表示:「與侶先生的整個合作過程非常特別及愉

快;侶先生擁有獨樹一幟的思維,亦給予我們全權自由去詮譯他對岩花園走廊的設計理

念,加上我們的創意知識及經驗,為北京夜生活場所帶來豪華娛樂的最新典範。」

岩花園走廊的名稱與其主人含蓄地相應,同時突現了出現整個場所的岩石素材,這主題

亦正是 BLD 設計綱領上細膩及扣人心弦的主要元素之一。進入岩花園走廊就像進入一個

豪華莫名的魅幻花園裡。

超過20個區域,被設計成為個別的豪華貴賓及包廂﹐當中包括獨立的私人包廂或半開放式

包廂、露天花園陽台和露天酒吧,並有樂隊作現場演奏。大型的窗戶和落地玻璃門面對

著花園中的空間,為岩花園走廊構成一連串迴然不同的景致感受,共同形成這室內外魅

幻花園的主題。

Llinas 又解釋:「我們希望岩花園走廊能讓客人充滿驚喜,故此以嶄新意想不到的方式利

用不同中國古典素材,例如入口的吊燈形狀就像傳統的中國紙燈籠﹐但吊燈上的水晶在燈光

的折射下卻營造眩目的耀眼生輝效果。許多牆壁以預鑄的混凝土牆磚作修飾,圖案源自傳

統中國佛教,卻不規則地鋪設,讓整體感覺更具鄉土及樸實的情懷。」

「擺設包括了西安的兵馬俑,顏色卻是一個出其不意的鮮紅;中國傳統圓背椅採用鉻質素

材,配上黑白斑點的牛皮。竹一直是中國藝術常見的景物,所以我們也設計了配有光槽的

木板牆,形態粗樸自然,猶如隨意現的竹木。這些設計細節全部源自中國傳統元素,卻加

上現代化及有趣的處理。」

BLD 的魅幻主題及大自然元素貫穿整個場地,以現代化的材料體現,當中最為宏偉的

自然是中央酒吧,金色的樹幹,加上花團錦簇般的光纖輕盈吊晶,仿似大自然的夜空美

景;室內空間充滿有機形狀及圖案,加上的石工修飾,與室外的自然元素平衡。BLD 也

選用了天然不經處理的古樸粗糙木條,配合隨意方向的光槽,猶如翠柏墨竹,營造了置

身竹林的意像。

整個場地擺放了一系列引人遐想的女性背部圖片。「岩花園走廊是一間晚間娛樂場所,所

以我們希望整體彌漫著性感及前衛的趣味;我們欣賞這些攝影作品讓人驚喜的焦點:沒有

一個完整的人體形象,而把重點放在臀部,獨特的出人意料細節讓作品更有流行藝術的況

味,感覺毫不淫褻。」Llinas 笑道。

岩花園走廊有很多獨特別致的空間,為了讓賓客在這偌大空間擁有私人空間,所以把這

些空間作分隔;岩花園走廊的設計則別具匠心,把這些空間劃分為一連串相互關聯、四

壁多以落地玻璃組成的箱子,這設計架構間接形成園林路徑,玻璃箱具備私人空間之余

又共同成為一個大型俱樂部的氣勢,處理怎樣為這能夠容納超過300位賓客的大型場地中

締造私人親密的空間。

「隱私是中國現今一個重要的設計趨勢,不論是水療中心或餐廳,中國客戶偏愛私人空

間,也同時是貴賓、專有及豪華的象徵;因此這方面的設計亦有助吸引理想的賓客。」

「花園本身可好好利用,因為建築物抱繞著花園,形成了一個天然的蜿蜒曲折內部空間﹐

自然地在沿途路徑形成理想的隱蔽空間,跟岩花園走廊魅幻空間相符,作為遊走其中的賓

客,會在當中不同個別風格的空間,欣賞到移步換景、意想不到的設計元素,讓賓客享受

在花園內駐足欣賞不同美景的樂趣。」

岩花園走廊設計中西藝術風味華麗合璧,讓顧客享受更多新穎體會。傳統的中國圓背椅加

上西安兵馬俑擺設,與豪華的大型舒適歐陸、精細手工皮革扶手椅混合擺放一起。陳設固

然豪華舒適,與刻意的天然修飾形成鮮明對比。多數的座椅設計皆源自歐陸西方影響,包

含了傳統簇絨皮革及歐洲傳統圖案的材料,以及大型舒適歐陸、精細手工皮革,意大利及

法國風格的簇絨牆版以及大型酒架,也同時裝飾性地分隔開不同空間。

岩花園走廊是北京娛樂場所中可謂獨一無二,在輕鬆的環境中體會多重的視覺享受,加

上花園的清新氛圍及充滿靈感的設計,完全滿足到有所要求的一眾本地與國際賓客。

BLD 的設計師銳意在設計上讓賓客來訪岩花園走廊時,面對設計能夠感到讚嘆及視覺上

的滿足。

「我們希望憑籍設計,讓賓客剛進入岩花園走廊,便對整個晚上有著興奮的盼望﹐岩花

園走廊設計充滿探索、歷險、興奮及樂趣... 當中充滿對比及驚喜;它充滿活力及高貴格

調,同時亦很實在自然。我們希望每次賓客來訪也能享受新奇及意想不到的體驗,經常

來訪的賓客也能興致勃勃地盼望下次到來,定有嶄新感受。」Llinas 結束訪問時,也明

顯對設計感到滿意。

BLD 團隊包括約100名設計師及建築師,人才遍布美國西棕櫚灘、香港及廣州。為了確保

項目能夠通過最嚴格的質量考核及如期完成,他們嚴謹地處理項目,務求能夠專心致志地

為客戶效勞,提供卓越設計,完成後為用家帶來最難忘的美好經驗,而北京的岩花園走廊

正是他們得意項目中的經典傑作。
