A question that has intrigued me for some time is this: How many projects are being built simply to address today’s needs and how many are being built knowing that the needs of future generations are sure to be different? Sustainability can answer this in part. If we don’t stop consuming resources unsustainably we are going to run out of the building blocks that future citizens will require. We are inspired by the efforts of Hysan Place to address some of these issues as featured on this issue’s cover.

How will future generations redevelop our city, when minimum quantities and maximum profits seem the only driving force? With thin walls, ceilings at their lowest and flats providing families with minimum inches, will future generations simply demolish to cater to their changed needs? And is this not the very opposite of what building green implies? When land is auctioned, could our Government not insist on seeing a developer’s plans first in order to gauge which buildings might benefit the community today and well into the future? With this in mind, I gear up to vote at MIPIM Asia 2012, which projects I think have addressed real concerns and, this year, contributing to the future is my priority.

Running until 25 November, this year’s Biennale theme ‘Common Ground’ shows how the work of the major protagonists of contemporary architecture - often regarded as independent individual creations - is in fact based on historical lineages of collective research. This is also true of the work of Zaha Hadid Architects. It is well known that the practice’s early work was initially inspired by Russian Suprematism. In the installation and exhibition at the Biennale they want to show that - apart from the dialogue with the work of contemporary competitors that existed all along - their recent work connects to a rather different historical strand of research. The more their design research and work evolved on the basis of algorithmic form generation, the more they learned to appreciate the work of pioneers like Frei Otto who achieved the most elegant designs on the basis of material-structural form-finding processes. One particular area of research Zaha Hadid would like to explore with the installation is the domain of light-weight shells in combination with tensile structures. They have already designed a number of complex shells as well as some tensile structures. Here, for the first time, they aim to integrate these two worlds. The Arum shell is an installation made from pleated metal. They have surround the installation with the documentation of their research, including key reference projects of the pre-eminent precursors in this line of research. Zaha Hadid Architects at Venice Architecture Biennale

Knight Frank recently published the Greater China Hotel Report that provides an in-depth analysis of China’s hotel market and forecasts. The report says the Average Daily Room Rate (ADR) in Beijing, Shanghai, Guangzhou, Hong Kong and Macau continued to grow despite the weak global economy. Hong Kong experienced the largest year-on-year growth among the five cities in the first half of 2012, with ADR gaining 12.0%, followed by Beijing with a growth of 11.4%. Besides, the hotel market in all the five major cities will benefit from increasing demand from tourists and business travellers, including those coming from the MICE (Meetings, Incentives, Conferences and Exhibitions) and corporate segments. Thomas Lam, Director and Head of Research, Greater China at Knight Frank says “Shanghai’s hotel market, in particular, is expected to benefit from the completion of major tourism projects, such as Shanghai Disneyland in 2015. The bi-annual Canton Fair is the largest trade fair in China and attracts over 400,000 visitors every year. Given its position as a major Asian business and exhibition centre, Guangzhou should continue to generate a steady stream of business visitors.” More information at: KnightFrank.com.hk.

Strong growth in China hotel real estate market

Situated at the heart of Seoul’s most affluent business district, Korea’s premier language institute, the YBM GangNam Centre, clearly stands out from the bustling area since the introduction of a unique media façade, which covers two sides of the building. The installation is one of the award-winning projects by B2 Lighting Management who have been honoured with the grand prize issued by IPD (International Public Design Exchange Foundation) and Seoul Metropolitan Government. The content design for the media façade is accomplished collectively by an intellectual community of renowned professors and experts in Korea. They envisioned an art concept comprising image and video sequences to form an abstract expression of meeting and separating, depicting a subtle perception of freedom, life and human nature. Traxon’s Mesh RGB proved to be the ideal canvas on which to unveil the mesmerizing concept on the building façade as flexibility in installation and the media palette’s coherence to the existing architecture were extremely important. Traxon Technologies announces YBM GangNam Centre

PT Leighton Contractors Indonesia, part of the Leighton Asia, India and Offshore Group, has secured a contract for the construction of the iconic new Australian Embassy in Jakarta. The contract will be delivered as a joint venture between PT Leighton Contractors Indonesia and PT Total Bangun Persada Tbk. The new Australian Embassy complex will occupy a 40,500m2 brownfield site in Jakarta’s Patra Kuningan district. “The award of this contract follows the successful delivery of the current Australian Embassy by the Leighton Group two decades ago and demonstrates the depth and breadth of our understanding and expertise in undertaking such a significant project. We are excited and proud to be working with the Australian Government to build the critical infrastructure that will support our nation as we engage in the Asian Century,” said Leighton Holdings’ Chief Executive Officer, Mr Hamish Tyrwhitt.

Leighton to deliver new Australian Embassy in Indonesia

New World Hotels furthers its expansion plans in China with two new projects in areas of high economic potential opening in 2015. In all, 14 New World Hotels are in operation or in the pipeline, with a focus on China. New World Foshan Hotel will be a deluxe city resort located next to an 18-hole golf course and country club in the Dahaohu resort zone. The 317-room, low-rise resort, 10 minutes’ drive from the Foshan Shadi Airport, will feature guestrooms with balconies overlooking the greenery and serene lake views. New World Langfang Hotel with 290 guestrooms will be situated in the Langfang central business district. Located in the eastern-central part of Hebei province, the city is a 40-minute drive from Beijing and 45-minute drive from Tianjin. Langfang is destined to attract both business and leisure travel as it is designated as a future information technology and advanced technology hub, while environmental conservation is integral to its city planning. Cushman & Wakefield have announced the appointment of Randall Hall to the position of Executive Managing Director, Greater China. Based in Hong Kong, Randall will be responsible for providing executive leadership for Cushman & Wakefield in the Greater China region, which includes China, Hong Kong & Taiwan. Regent Phuket due for December opening

Cooled Conservatories at Gardens by the Bay, Singapore, has won the World Building of the Year Award at the World Architecture Festival (WAF) Awards 2012. The project was designed by Wilkinson Eyre, Grant Associates, Atelier One and Atelier Ten. The largest climate-controlled glasshouses in the world help transform Singapore into a ‘City in a Garden’. Chosen from over 500 entries on display at this year’s festival, the event was the most well-attended since it began in 2008, with over 2000 architects and designers present. Located in Marina Bay, Gardens by the Bay is a key project in delivering the Singapore Government’s vision of transforming Singapore into a ‘City in a Garden’. At a total of over 1 million m² the Gardens by the Bay project comprises three distinct waterfront gardens – Bay South, Bay East and Bay Central. Sitting in the heart of Bay South Garden, the Cooled Conservatory Complex provides a spectacular, all-weather attraction, comprising a cool dry conservatory (the ‘Flower Dome’) and a cool moist conservatory (the ‘Cloud Forest’). The Hong Kong Institute of Housing (HKIH) is in support of the Government’s scheme of revitalizing industrial buildings. Foster + Partners designed Quartermile on show in Hong Kong

ThyssenKrupp Elevator has been awarded a contract by the MTR Corporation to supply equipment for the West Kowloon Terminus project in Hong Kong. ThyssenKrupp will supply a total of 73 escalators and 8 moving walks. With a total area of over 380,000m2, the gigantic rail terminus, the majority of it located underground, will be larger than most airport terminals. Its capacity, too, will be exceptional – the terminus will be capable of handling around 99,000 passengers per day. The first trains are expected to run from 2015. The Hong Kong section of the Express Rail Link operating at up to 200km/hour will connect Hong Kong with the capital, Beijing, over 2,000km away, passing via Shenzhen, Guangzhou and Wuhan. The 81 escalators and moving walks will smoothly and efficiently transport travellers and visitors throughout the new multi-level terminus and to the station’s 15 platforms. All installations feature an eco-friendly energy saving system that reduces the speed whenever there are no passengers. Depending on passenger volumes this can create energy savings of up to 60%. ThyssenKrupp Elevator awarded MTR Corporation contract

Jones Lang LaSalle (JLL) recently announced that it has been appointed as the sole leasing agent and marketing consultant for CCB Tower, scheduled to open in November this year. JLL was awarded the position for the development by Diamond String Ltd., a joint venture partnership between China Construction Bank and Lai Sun Development. The 31-storey CCB Tower, which is situated on Chater Road on the historical site where The Ritz-Carlton was once located, will total approximately 21,000m² in gross floor area and is the only building which will be completed in Central in 2012 which offers premium grade A office space. “CCB Tower is likely to draw the interest of larger companies seeking premium office space in Central. The extensive floor plate in the building, varying between 641 and 687m², is a real advantage because it allows businesses to lease an entire floor,” said Gavin Morgan, Chief Operating Officer and Head of Leasing, Jones Lang LaSalle, Hong Kong.

Owned and built by Yau Lee Holdings Ltd., the 274-room Holiday Inn Express Hong Kong SoHo is the first hotel in the world to achieve double platinum green certification: LEED (Leadership in Energy and Environmental Design – New Construction) from the US Green Building Council and BEAM Plus (Building Environmental Assessment Method) from the Hong Kong Green Building Council. Managed by IHG (InterContinental Hotels Group), the world’s largest hotel company by number of rooms, the hotel achieved double certification by prioritising innovation and sustainable practices. These included energy and atmosphere optimization, water efficiency, material and resources consideration and indoor environmental quality performance. Compared to other local hotels of a similar scale energy savings and CO2 emissions reductions are 60% and 70% respectively. A 18m vertical exterior green wall creates an enhanced atmosphere, one that can be appreciated by hotel guests as well as those living and working in the area. New Hong Kong hotel achieves double-platinum green certification

International architectural practice Make Architects recently unveiled their design for Pinnacle One, a 47-storey, 200m-high Grade-A office tower in the heart of Chengdu, Sichuan province, China. The building forms part of the Chengdu Daci Temple Cultural and Commercial Complex, a mixed-use development by Swire Properties and Sino-Ocean Land. Located in Chengdu’s prosperous and rapidly expanding business district, Make’s simple, elegant and sustainable building, currently under construction, will be an impressive addition to the growing urban landscape of Chengdu, the financial hub of Western China. The structure will have a sleek aluminium exterior and provide occupants with spectacular views of some of the city’s major landmarks. John Puttick, Partner and Lead Architect of Make’s Beijing studio said: “By moving the core to the edge of the building, the office spaces are shaded from the hot south and west sun. The concept behind the design is to create a refined, streamlined building that minimises the building’s energy use, with a target of LEED ND Gold and Chinese Green Building Evaluation Label 2-Star certifications.”

Make unveils innovative Chengdu office building

The Royal Institute of British Architects (RIBA), in September, launched a Chapter in Hong Kong. At an event held at the British Consulate Hong Kong, guests from the Hong Kong Government, the local built environment industry and RIBA members heard speeches from RIBA President Angela Brady and Andrew Seaton, the British Consul-General to Hong Kong and Macau. With over 600 RIBA members in Hong Kong and mainland China, the Chapter will enable the Institute to offer increased support and provide networking opportunities, a forum for local activities and CPD. The Chapter will also provide a platform for the RIBA and its members to connect with colleagues in mainland China and throughout the wider Asia Pacific region. Interim Chair of the RIBA Hong Kong Chapter, John Campbell said, “This initiative from the RIBA presents the opportunity for local members to collectively participate in architectural issues and champion high quality design, technical excellence, environmental and social policies and innovation.”

The

Heineken recently placed an order for three large solar thermal plants that will produce the heat required for the brewery’s industrial processes. Two of these systems will be installed at breweries and one will be set up at a malting plant. “The media exposure from high profile projects like Heineken is very important in the promotion of our international business, in that it raises awareness of how to best and more innovatively use solar thermal technology in large scale manufacturing” said Mr. Courtney Davies, Regional Development Director of SUNMARK APAC. “Industrial sector client’s looking into clean technology solutions now start to see solar thermal’s tremendous value-add within the industrial heating and pre-heating process. Taubman Asia has announced a joint venture between Taubman TCBL and Beijing Wangfujing Department Store (Group) Co., Ltd (Wangfujing), one of China's largest department store chains. The JV will own a controlling interest in and manage a shopping centre at Xi’an Saigao City Plaza, a 548,000m² mixed-use development in Xi’an, China.

Ms Liu Bing, President and CEO, Wangfujing said: “Wangfujing has already completed the initial phase of our company’s development target and is now dedicating efforts to realizing a new strategic direction and accelerating the development of the shopping mall industry. As such, we are delighted to partner with Taubman on the Xi’an project. We believe that Taubman’s profound industry experience will help set new standards in China through their world-class shopping centers.”

Mr Thomas Tam, president and chief executive of Taubman TCBL said: “We are confident that by combining Taubman’s 62 years of shopping centre development and management expertise, with Wangfujing’s retailing experience and intimate knowledge of the Chinese consumer, we will create one of the most exciting retail destinations in China, in line with the best international standards.”

Taubman Asia and Wangfujing announce Xi’an JV

MIPIM Asia, which has honoured outstanding real estate projects in the Asia-Pacific region since 2007, recently revealed this year’s finalists in its awards competition. The MIPIM Asia Awards jury, headed by Mr. Vincent H.S. Lo, Chairman of Shui On Group, met in Hong Kong in late July to examine the 117 projects from 12 countries that entered this year’s competition. China, Singapore and Malaysia have dominated the list of entries with respectively 55, 14 and 10 projects. China’s participation has notably increased by almost 90% compared to last year. In November, MIPIM Asia delegates will vote on site at the awards gallery for their favourite project in each category. Their vote will be combined with the jury’s vote, each group making up 50% of the final decision. MIPIM Asia Awards finalists revealed

In August, Abercrombie & Fitch (A&F) opened its Hong Kong flagship store housed within the iconic Pedder Building in Central, Hong Kong. ISG was the main contractor for the 2,788m² restoration, A&A and fit out project and handed over the building to A&F following ten months of work. The Pedder Building has been restored to highlight the front entrance and high ceilings of the original 1920s banking hall with the demolition of a mezzanine floor which had been added in 1947. Before demolition could begin, a detailed survey was performed, resulting in an independent steel structure being added to maintain the building’s structural integrity. One hundred tonnes of steel was used during the construction phase. With the location of the store in one of the busiest pedestrian routes in Central district, precise logistical planning was required to move the steel work into the building. The steel structure was erected from basement level to the soffit of level two, at a total height of 19m. More information on this historical restoration can be found at www.isgplc.com.

The Royal Institution of Chartered Surveyors (RICS), as a global standards body, sets to provide updated valuation standards and guidelines to help real estate professionals to meet a high standard of professional competence. To share the industry’s knowledge and standards, RICS Asia hosted the 2nd RICS Asia Valuation Conference in Singapore in early September. This one-day conference, themed as “Valuation and Investments-An Essential Partnership” highlighted the intricate relationship between valuation and investment and provided the latest update on the International Valuation Standards (IVS) and RICS Red Book. RICS Asia Valuation Conference Organising Committee Chairman, David Faulkner said: “Given the current economic volatility worldwide, consistent and reliable valuations of all types of assets are vital to both the world’s largest and most powerful financial institutions and also private and boutique investors. RICS works towards establishing and maintaining the highest standards of professional conduct, and providing impartial and authoritative advice for the industry and public. International architecture, design and urban planning firm’s October anniversary marks three and a half decades of relentless commitment to its pioneering design philosophy and creation of Jerde Places.

Experience by Design

Jerde Places reinvent the authentic urban experience that has often been lost in by modern planning and globalization. The world’s great cities evolved naturally over centuries, their town squares, streets and public marketplaces serving as commercial and social centres. The organizations and forms of early cities organically grew out of natural pedestrian paths people used to move into and through them, and these patterns informed the cities’ distinct characters and mix of uses. Jerde Places recreate the communal pedestrian experiences upon which global urbanity was built. Each project is designed to recreate the urban experience and transform its environment into community.

Jerde’s design approach focuses on the element that people identify with most when in a place – the experience. Creating experience and attraction is a designable event and is at the heart of any Jerde project. As an example, the 1984 Los Angeles Olympics was one of the most memorable and major events in the city’s history. Jerde served as the master designer of the look and feel of the games by creating a kit of design parts that carried through every element - from major public facilities to sports equipment, signs to event programs – even judges' blazers. The project was the inception of Jerde’s co-creative approach to design.

The firm’s design expertise has expanded to include major urban mixed-use districts; retail and entertainment; hotels, casinos and resorts; residential complexes; office and commercial facilities; transit-oriented hubs; waterfronts; town centres; community plans; and visionary master plans. The firm partners with clients to conceptualize big ideas for each venue that become a powerful economic and social engine.

Asian Expansion

Jerde has been an international firm since early on, with its first large-scale mixed-use project, Canal City Hakata in Fukuoka, Japan. The vision and desire of developers in Asia, often driven by limited land, to create integrated multi-use projects has always appealed to the Jerde philosophy and offered an opportunity to design truly liveable urban ‘world’s

within cities.’ The huge success of Canal City as a new model of mixed-use development has resulted in increased demand for Jerde’s design approach. The firm opened its first branch office in Hong Kong over 15 years ago, led by Phil Kim, Managing Director Asia. To this day, many of Jerde’s most well-known, landmark projects are located in Asia.

When expanding into Asia, Jerde encountered some obvious differences between undertaking projects in the US and in Asia. First was the designing and developing of mixed-use projects, which, even in 2012, are still often uncommon in the US. Then there is vertical design and programming related to commercial space and how to cope with highly dense urban environments. Typically in the US, commercial centres do not exceed two to three levels. And then there is the necessity of integrating local customs and cultures into a design – every single city in Asia is very different from one another. All of this combined, therefore, requires a careful understanding of programming, movement, context and unique forms of local inspiration to translate into place. “There are substantial major differences in each Asian country,” says Simones. “In most instances it’s even more specific where, each city within a country has major differences, like in China. When designing places, the notable nuances relate to culture, traditions and customs, behaviour, community, leisure and other similar attributes. However, globally and not just in Asia, there is a universal desire by people to be social within settings that deliver a real experience. If you can deliver on the universal expectations, combined with elements of local inspiration, a place will deliver a timeless celebration quality.”

“In China, one of the world’s most active markets, visionary developers are seeking international expertise and value that Jerde can bring to a project. They understand that a dynamic, out-of-the-box design is required to elevate their project amongst the multitude of developments going on. This is particularly relevant to projects with a significant retail component, where there is so much competition in this sector.”

A billion visitors annually

Jerde Places are visited by more than 1 billion people each year, providing lasting social, cultural and economic results in the cities they are located.

Since its original commission, Jerde has helped create major urban mixed-use centres of live, work, play and stay environments, including Roppongi Hills (Tokyo, 2003); Namba Parks (Osaka, 2003, 2007); Langham Place (Hong Kong, 2005); Kanyon (Istanbul, 2006); Zlote Tarasy (Warsaw, 2007); Dubai Festival Waterfront Centre (Dubai, 2007); Santa Monica Place (Santa Monica, 2010); and D-Cube City (Seoul, 2011).

Jerde currently has several major works under construction that will provide for a continued timeline of the firm’s global reputation of creating distinct places of experience. These include: Lerthai Centre in Shijiazhuang, China (2012/2013); Northstar Xin He Delta in Changsha, China (2014 – MIPIM Asia Awards finalist); Eunpyeong New Town in South Korea (2014/2015); Mandarin Centre in Sochi, Russia (2013); Kuntsevo mixed-use centre in Moscow, Russia (2014); and The Vermont in Los Angeles, USA (2014).

Injecting a much-needed dose of 21st century architectural splendour into the area, the recent opening of Hysan Development Company Limited’s environmentally-friendly and technology-driven Hysan Place in Causeway Bay signals the reinvigoration of a district that has for decades been known around the world as Hong Kong’s premier shopping destination and office district.

Visionary concept realised

Hysan Place is the latest milestone development in the company’s long-standing history in Causeway Bay. With roots in the district since the 1920s, Hysan is the largest commercial landlord in Causeway Bay and Hysan Place is the only significant new mixed-use commercial building offering "AAA" grade office space and a brand new shopping mall to open on Hong Kong Island this year.

A mixed-use building covering a total gross floor area of about 66,000 square metres comprising 15 levels of office space and 17 floors of retail, Hysan Place is also the first Hong Kong building to attain United States Green Building Council’s Leadership in Energy and Environmental Design (LEED) Platinum pre-certification.

“The original vision for Hysan Place was conceived by former Hysan Chairman, Peter Lee,” states Hysan Director, Design and Project, Dr Chan Lai Kiu. “As well as providing the city with an unrivalled retail and office centre, he also wanted to do something for Causeway Bay and address the issues of pollution and traffic congestion that have plagued the district in recent years.”

Hysan’s approach to sustainability has, in fact, been developed over many years. The company has a long history of owning high-quality buildings that incorporate green provisions such as landscaped gardens and building set-backs. Sunning Plaza’s front area, Hysan Avenue’s greenery and Lee Gardens Two’s upper-level garden are good examples.

“At Hysan Place, we have included a range of energy-saving green solutions that have been put in place to promote a building with a high-quality working and shopping environment with better air quality, natural l ighting and cooling controls.”

Green features set Hysan Place apart

Hysan Place now stands as a leader in relation to the inclusion of a wide range of green features built into the design for the benefit of customers, office workers and the immediate surrounding area in Causeway Bay. These include the curtain wall, with operable vents, light shelves, solar shading, flexible drapery system and low-emission double glazing, while the rainwater harvesting system brings better water efficiency. Green building materials used wherever possible have included FSC certified wood, high use of recycled content and regional products, while the setback and core orientation of the complex improve

the street environment in the surrounding area. Other green features at Hysan Place include a Sky Garden on the fourth floor of the shopping mall and other green

spaces for people to enjoy.

Additionally, a free cooling system utilises outside fresh air for direct space cooling, while the hybrid cooling system combines stack and wind effect in

the lower zone of the retail mall.

Elaborating further, Dr Chan explains that there are several large openings on the lower levels of the building, which act as 'urban windows' to

enhance natural air ventilation and improve the microclimate.

“These openings will also lessen the 'wall effect' caused by uniform high-rise developments which adversely impact air circulation and help retain good visual permeability,” explains Dr Chan.

Healthy indoor environment

“Hysan Place provides a healthy indoor environment that promotes the use of natural light and ventilation.

Light shelves on the building's exterior are designed to direct natural light deep into each office, while the

curtain wall incorporates protective sunshades and double-glazing to keep it from getting too bright

or too hot.”

“Most floors also have operable vents, so that tenants can create their own ideal temperature and the healthiest ventilation

mode, while a rainwater harvesting system makes use of rainwater

collected on the roof, exterior walls and ground level for irrigation and air conditioning.”

Office Tower

Hysan Place offers Grade-A office space in the heart of dynamic Causeway Bay with easy access to all means of public transport, including a direct link to Causeway Bay MTR station.

“With an area of approximately 1,500 square metres in rectangular design, floors in the Hysan Place office tower offer a high-efficiency ratio of about 92 percent with top building specifications,” says Dr. Chan.

Panoramic views across Victoria Harbour from every office floor are complemented by exceptional light and air quality, achieved through the building’s sustainable design. Apart from an impressive 3.1m clear headroom, the floor plan designs also offer a significant level of flexibility, so that work areas can be altered for different functions with ease and are supported by exceptional technical specifications and other business amenities.

From the ground floor entrance, efficient double-deck lifts ascend into a spacious double–height sky lobby on the 9th and 10th floors. This lobby has a Sky Light Ceiling which is another energy-saving feature. A photo sensor natural light helps control the artificial light in the lobby and the façade in order to save energy.

Causeway Bay is a vibrant 24-hour district, bringing an unrivalled diversity of lifestyle amenities to office tenants and providing a work-life balance to people working in the district.

Technology assists customers

There is a huge LED Conical Wall flanking the west wing of Hysan Place, bringing the latest information of the mall to shoppers. Also worth noting is the express double-decked elevator system that is capable of rapidly transporting occupants and customers to various sections of the building from both street and basement levels.

A central restaurant booking system is also installed throughout the mall for added convenience for customers and eliminates the need to queue for a table at the many restaurants on the dedicated dining levels. Upon receiving their reservation tickets, shoppers can focus on their shopping at a leisurely pace, while the status of the queue at their restaurant of choice is constantly updated on a flat panel by the escalators on each level.

“Hysan Place is a clear demonstration of Hysan Development’s commitment to green solutions in Hong Kong and we are proud to be the pioneers of new building standards that will serve as an example in relation to future developments in the area,” says Dr Chan. Hysan Place is the first LEED Platinum pre-certified composite vertical mall with integrated office space in the world and is also a Hong Kong BEAM Platinum pre-certified project. The project also won the Merit Award in the New Building Category (Building under Construction – Hong Kong) of the Hong Kong Green Building Council’s Green Building Award 2012. “Hysan Place’s sustainability features are the result of Hysan Development’s intensive green research and development focus and will bring outstanding benefits to our tenants, visitors and other stakeholders alike.”

實現願景

自上世紀的二十年代,希慎興業已經開始駐足在銅鑼灣區內發展,一直以來是該區的最大

商用業主,擁有悠久歷史。而希慎廣場則是今年港島區內唯一座可提供3A級辦公空間,和

全新購物廣場的綜合發展項目,同是集團最新發展的里程碑。

士道。「利先生除了希望提供無與倫比的零售和辦公體驗,也想為近年來一直困擾銅鑼灣

區的污染和交通堵塞問題作出貢獻。」

希慎興業的可持續發展建築取向其實已發展多年;公司一直被譽為擁有高品質建築物的企

業集團,致力把綠色元素如園景花園、及建築位置後移等融入旗下建築物之中:新寧廣場

的前地,希慎道的環境綠化及利園二期的上層花園均是很好的例子。

「我們已經在希慎廣場安裝了一系列節能的綠色解決方案,例如改善空氣質量、增加自然

採光和控制冷卻系統等,從而把工作和購物環境的素質進一步提昇。」

綠得出眾

今天,希慎廣場為了客戶、上班族和銅鑼灣周邊地區的遠大利益,在設計當中添注了廣

泛的綠色元素,彰顯其環保佼佼者的領導地位。這些設施包括備有開敞式氣槽、輕巧擱

板、遮陽、靈活的帷幕系統和低排放雙層玻璃的幕牆,還有帶來更高效用的雨水採收系

統。他們亦盡可能使用更多的綠色建材,包括森林管理委員會認證的木材,大量運用可

再生物料及來至附近地區的產品,而建築物的位置後移和主體座向,亦改善了周邊的街

道環境,更形寬敞。廣場內其他的綠色設施包括在商場四樓設有空中花園,及提供充裕

的空間供遊人休憩享用。

用上天然冷卻系統利用外間的新鮮空氣直接製冷,以及複合式冷卻系統結合零售商場低層

的煙囪和風力效應,增加室內的涼快感。陳博士進一步闡釋說,建築物低層有幾個較大的

開放空間作為「城市窗口」,用以加強自然通風和改善微氣候環境。「這些開放空間也將

減少一眾摩天建築所造成的「屏風效應」,減少窒礙空氣流通並有助於保持良好的視覺通

透性。」陳博士解釋。

健康的室內環境

「希慎廣場提供了一個健康的室內環境,促進自然採光和空氣流通。輕巧擱板的建築外牆

設計目的是為讓自然光線直接照進到每一個辦公室內,而幕牆採用保護性遮陽板和雙層玻

璃,則可防止室外光線太猛烈及溫度過高。」

「大部分樓層也有開敞式氣槽,租戶可以製造自己的理想溫度,和最健康的通風模式;而

雨水採收系統則會將在建築物頂部、外牆和地面收集雨水用作灌溉和空調之用。」

辦公大樓

銅鑼灣一向是出名活力充沛的地方,遊人川流不息,辦公大廈林立,所以希慎廣場同時提

供了甲級寫字樓的租用。由於連接銅鑼灣地鐵站,加上所有公共交通工具亦是咫尺之距,

對工作於此的人士絕對是非常便捷。

「希慎廣場的辦公大樓呈長方形設計,按最高建築規格建造,面積約1,500平方米,每層

的實用比率高達92%。」陳博士說。

希慎廣場每一個樓層都可以讓人欣賞到維多利亞港的全景,加上可持續設計發展下獨有的

光線效果和更佳的空氣質量,令建築物綻放出別樹一幟的誘人魅力。除了高3.1米的淨空高

度叫人印象難忘,各樓層的設計也展現相當程度的靈活性,使工作區在特殊技術規格和其

他商業配套設施的協助下,可以輕易改成不同的功能區域。

地面入口的高效雙層升降機把顧客帶到第九和第十樓層的寬敞雙高空中大堂。該大堂設

有另一種節能功能的日照天花板,當傳感器偵測到自然光線,並會控制大堂和外牆的人

工光線,從而節省能源。

銅鑼灣是一個日與夜均動力澎湃的地區,無論是生活風尚享樂,或寫字樓用戶均有著無與

倫比的多樣性,為該區工作的人士提供兩者的諧協平衡。

科技帶來便利

希慎廣場西翼設有一巨大 LED 曲面屏幕,為訪客帶來最新最快的資訊。另一個值得一提的

是快捷雙層升降機系統,能夠迅速把來自街道和地庫的顧客接載到建築物內的各部分。

教人興奮的特色之一,也許是安裝在商場多個地方的中央餐廳預訂系統,目的當然是為

訪客提供方便,省去分別到各層不同餐廳門前排隊入座的需要。因為只要收到訂座票,

訪客便可以專注於他們的購物樂趣,而輪侯號碼會在各層自動扶梯旁邊的展示屏上不斷

更新,以作提醒。

「希慎廣場是希慎興業矢志為香港履行綠色方案的漂亮示範!我們同樣感到自豪的是,新

建築標準對該區未來發展擔演著先驅的角色。」陳博士續說。希慎廣場是第一個融合世界

The new Hysan Place development includes 42,000 square metres of retail and leisure space occupying 17 levels. In keeping with its concept as “The Place for all things Stylish”, the interior has been crafted to create a sinuous, contemporary environment through the use of a subtle, fresh, monochromatic palette. Bold organic lines and super graphics create stunning sculptural forms that also celebrate the centre’s themes of “feminine, neutral, young and fun.”

“The vertical retail style was actually inherited with the building form and its seventeen levels of shopping,” explains Benoy Director Chris Lohan. “This type of super-vertical retail arrangement is one of the most challenging to plan and we engaged many times with the client specifically to discuss ways in which it should be approached and before embarking on the process of design.”

Express transportation for customers

One major new element that Benoy decided to implement which was key to the overall success of the mall was the introduction of the express escalator system facing Hennessy Road.

“This system allows shoppers to travel upwards quickly by skipping past intermediary floors,” states Lohan. “This feature was not part of the tower architect's, KPF, original design, so it was an especially complex and technical challenge to incorporate this massive structure into the design of the building façade so late in the design phase.”

“It allows for the rapid transportation of customers from lower to upper levels and also serves to provide a number of optional routes up through the building, thereby enhancing customer’s perception that they are experiencing something new each time they visit the mall.”

Other modes of customer transportation within the mall include the secondary escalator banks on the south side which are arranged more traditionally, allowing for vertical transportation floor by floor.

“This secondary bank of escalators provides the shopper with a more intimate route to the upper levels,” says Lohan. “There are the double deck lifts serving the upper floor dining levels, which allow for rapid transfer between lower and upper dinning levels. All these differing modes of vertical transportation combine to reinforce the notion of explorative shopping, which we felt was essential to the successful dynamic of the mall.”

Artistic inspiration results in “fun” experience

Continuing, Lohan also provides some insights into the inspirational use of abstract art forms within the shopping mall.

“When we were presented with the challenge of a very vertical mall with a total of 17 levels with very small floor plates, we latched onto a number of themes to group different zones, some driven by the client’s desires and some specifically created by us. We then distilled from those themes four key words represented by the descriptions: Neutral, Feminine, Young and Fun. We also decided that Fun could be represented as a series of surprises that reveal themselves in unlikely places in the journey upwards through Hysan Place.”

“Even in private spaces, such as bathroom facilities, you are confronted with imagery with an essence of street art revealing itself in a light hearted playful way. Street art seemed the perfect platform for this particular application because it appeals to the target demographic of young shoppers. Other graphic representations reveal themselves and then disappear as you move through the space, such as pixelated images at the lift car lobbies and the forced perspective imagery at the express escalators. The many thousands of mirrored panels in the express escalator reveal a reflected, somewhat abstract view of the external

city streets, which takes on different characteristics during the day and at night. Other graphic artworks inside the lifts and in the waiting spaces around lifts are applied in an abstract way to reinforce the notion of “discovery-style shopping”.

LEED pre-certification and sustainablility

Lohan explains that Hysan Place is also a LEED Platinum pre-certified building in line with the client’s wish to adopt a sustainable ethic within the complex.

“We knew that the client was very keen to make this Hong Kong’s first LEED Platinum pre-certified development,” explains Lohan. “Because of this, we took great care to source materials of a sustainable nature and believe that all our solutions should respect a realistic approach to sustainability. We were delighted to embrace the client's shared visions for this. Where possible, we selected materials that were manufactured within a 500-kilometre radius of the site and/or selected from sustainable sources.”

Benoy is particularly proud of the timber floors which were sourced from reclaimed teak stocks taken from buildings which had themselves fallen into decay. As these timbers are more than 200 years old, they have stored historical value, are perfectly stable for construction purposes, and have a beautiful natural patina injecting an added level of character to the spaces”.

Key spaces promote journey of discovery

There are a number of key spaces within Hysan Place that were specifically designed to provide something new for customers each time they visit the mall.

“Starting with the Level One event space connected to Kai Chiu Road and Hennessy Road, it was very important for us to express an interesting geometry which would attract people from the street,” explains Lohan. “We expressed a feminine curve to the void edges which allowed us to play with light, shadow and contrast against the neutral white backdrop. The resulting effect is quite dramatic, as it draws shoppers into the crucible of the shopping centre and immediately removes them from the outside traffic and pedestrian chaos of Causeway Bay district. It’s here where customers can disconnect from the busy streets, meet their friends then continue their shopping journey upwards.”

In addition, Benoy developed a segmented skylight at Level Four, which peels away at the edges allowing soft light to penetrate right down to the very heart of the Level One space, enhancing the serenity and drama of the experience. Columns are unavoidable in buildings and the case of Hysan Place there were a number of them penetrating this sensitive space, so Benoy capitalised on these so that they would collaborate with their surroundings and draw the eye upwards into the space by softening their mass and introducing light into a gently curving shell.

The atrium between levels 11 and 15 benefits from a different design approach, drawing on a warm timber theme, which is richer in palette and more conducive to the food court and restaurants operations and activity.

“The space is slightly more compact, but benefits from the skylight that we introduced at Level sixteen,” says Lohan. “This funnel allows light through a deep spandrel down into the volume of the fine dining floors and food-court below letting sunlight stream into the space with dramatic effect.”

A richly creative and inspiring space, Hysan Place introduces a new dimension to the traditional shopping experience, taking the customer to new heights of “fun” and “discovery” as they indulge in all that this exciting new shopping and dining destination has to offer.

「一切皆時尚」的這個概念下,室內設計通過運用微妙的單色系,創建出一個充滿亮麗流

線的當代購買環境。大膽的線條和炫目圖像創造了令人驚嘆的雕塑形體,蘊藏著廣場以

「女性、中性、年輕和樂趣」的獨特主題。

「垂直零售商業風格承傳了原有的建築形式和其17層的購物體驗。」Lohan 解釋說:「這

種垂直商場設計的安排,是其中最具挑戰性的部分之一。我們花了很多時間與客戶專門討

論,怎樣面對建築物和動工前所進行的設計過程。」

快速接送顧客

貝諾決定實行一個新元素—他們察覺商場的成功關鍵乃是面臨軒尼詩道的一面,有需要納

入一道大型的自動扶梯系統。

「此系統可讓購物人士躍過中間樓層,快速及直接地向上觀訪。」Lohan 剖析道:

「此項功能最先並非在塔樓建築師 KPF 的原來設計中,所以要在這個後期階段,把這種

大規模的結構納入建築外牆上,是一個尤其複雜的技術挑戰。」

「快速自動扶梯」讓訪客飛快地從下層通往上層,同時建築物內也提供大量的其他路徑上

落,令他們每次到訪也可感到耳目一新。

商場內的其他訪客接送方式包括了南翼的自動扶梯組群,以傳統的布局逐層垂直接送顧

客。「這組自動扶梯可為購物人士提供更加緊密和稱心的路線。」Lohan 續說:「這裡亦

設置了雙層升降機照顧樓層較上的餐飲部分,讓顧客能夠快速地遊走其中。這些不同的運

輸方式一旦結合,便可加強在購物中『探秘』的概念,亦是商場成功的重要關鍵。」

藝術靈感源自「樂趣」體驗

Lohan 也分享了商場內令人注目的抽象藝術形式的獨特元素。

「當客戶向我們表示新項目的挑戰是一個高17層,但樓層面積較小的垂直商場時,我們便

鎖定了一些主題,為建築物的不同部分劃成不同區域。有些分類是客戶要求的,有些則是

由我們特地創造的。然後,我們再經思索過濾,最後從那些主題中得出四個重點描述:中

性、女性、年輕和樂趣。我們還決定加入一些『樂趣』,希望顧客遊歷希慎廣場後,發現

自己在不一樣的地方又產生的一連串驚喜。」

「即使在浴室般的私人空間,你也可以利用輕鬆愉快的方式呈現街頭藝術的特色。由於一

眾目標消費對象是年青人,街頭藝術似乎是這個地方的絕佳應用平台。其他圖案也在顧客

遊走商場之時約隱約現:例如在電梯大堂的像素化圖像,或在快速自動扶梯的透視圖案;在

快速自動扶梯牆壁成千上萬的鏡面面板,正顯示外在城市街道的日夜倒影。同樣,在升降

機和等候區內的抽象藝術作品,一一加強了『發現式購物』的概念。」

「領先能源與環境設計」預認證和可持續發展

Lohan 表示希慎廣場已經取得了「領先能源與環境設計」(LEED)白金級預認證,正正

是客戶追隨可持續發展的心願。

他解釋道:「我們知道客戶非常熱忱於環保,盼望把這個商場打造成香港首個『領先能

源與環境設計』白金預認證項目。因此,我們花了很多時間搜集環保性質的材料,並相

信我們所有的解決方案應配合現實可持續發展的做法,而同時我們也很高興能夠與客戶

共享願景。在可能的情況下,我們選擇在香港五百公里半徑範圍以內製造的和/或從可持

續來源選取的材料。」

對選取了來自建築物自我腐爛後再生的柚木木地板作建築原料,貝諾尤其感到自豪。由

於這些木材已有兩百多歲,他們蘊含了歷史價值,卻依然符合建築之用,還將美麗自然

存留,為商場空間注入更多神韻和精髓。

發現之旅的樂趣

希慎廣場內一些主要位置,是專門設計為客戶提供每次來訪的新感覺。

「從地面層連接到啟超道及軒尼詩道的活動空間,我們非用有趣的幾何形狀來吸引街上

的途人不可。」Lohan 分析說:「我們在空間邊緣表達出女性的曲線美,這讓我們在中

性的白色背景下把玩光影和反差的獨特精髓。它立刻把銅鑼灣區街外擾攘的人群吸引到

商場裡去,產生的效果是相當戲劇性。顧客在這裡可以逃離繁忙的街道,約會他們的朋

友和展開購物之旅。」

此外,貝諾在四樓設計了一個分段天窗,緣縫間可以讓柔和光線穿透地面的正中心部分,

突顯商場的寧謐與戲劇性。柱身在建築物內是無可避免的,貝諾使一些穿透在廣場空間的

柱身與環境融合;它們把焦點拉向上方,利用柔和光線軟化冰冷的實體,在曲線玲瓏的天

花國度內縈迴舞動。

11至15樓的美感在另一類型的設計方法中表現出來—常見於托盤的木材浮現出溫暖色系,

映襯著美食廣場和餐廳業務與活動。

「空間可能稍稍緊湊了點,不過16樓的天窗帶來自然光線,造就了開揚的平衡。」

Lohan 說:「深拱漏進形的燈光灑遍餐廳和美食坊的樓層,一旦太陽光滲進空間,劇場

感的效果便更為顯著。」

希慎廣場以富創造性和鼓舞人心的空間角色,為傳統的購物體驗引入嶄新的層面,為顧客

帶來購物和用膳時最想得到的「樂趣」和「發現」。

Aedas is one of the few global architecture and design practices to have been working in mainland China for over a decade. Shortly after its inception in 2002, Aedas launched its first Chinese venture after winning the commission for Fortune Plaza in Beijing.

Throughout its history, Aedas has demonstrated a dedicated investment in local culture. In forming the Chinese arm of the practice, this ideal has never been more essential. Unlike some foreign companies expanding into China, Aedas has always strived to broaden its understanding of Chinese culture and the unique marketplace. You have to have a proactive system of management. We have specialized teams in business development. We have a specialized team in staff mentoring. We created design seminars and technology workshops. These programs are ways we invest in staff, who are investing their time into our company.”

In China, Aedas has compiled an impressive breadth and array of projects. Offering master planning, architectural services, interiors, landscape, and equipped with a specialized urban design team, Aedas has completed a wide range of projects. These have included, but are not limited to: mixed-use, commercial, hospitality, residential, sports, and cultural.

Aedas is proud to have designed the Xi’an Jiaotong-Liverpool University Administration and Information Building in Suzhou by Andy Wen. The starkly modern new building will serve the city’s widening open door policy and ideals of globalized education. The building’s design includes the complicated convergence of an administrative centre, learning and resource centre, a training centre and student activities centre. Aedas' contribution to this project has been recognised with Asia-Pacific Commercial Property Awards 2009 – 4-Star, Architecture Award.

Additionally, Aedas has delivered a number of notable cultural projects through the region. Again designed by Andy Wen, one such project is the Beijing Artists Village Gallery. Set within a segregated green area of Qikeshu Village, this

cultural arts centre and artists studios serves an elite clientele, attracting celebrities and famous designers. Aedas also collaborated closely with ChengYang Cultural Arts and Sports Centre, in Qingdao designed by Ping Jiang. The Cultural Arts and Sports Centre has emerged as a holistic mixed-use cultural hub including theatre, museum, archive and gymnasium.

Aedas believes that an investment in local culture is essential to development, both for the practice and its clients. While adhering to the strictest international standards as a cutting-edge designer, Aedas in China has made a concerted effort to be involved in the community and develop local staff. China’s size, varied customs, cultures and climates make it a unique place to work. However, through a dedication to relationship building and cultural understanding, Aedas has been able to expand successfully throughout the mainland.

Aedas was founded on a ground-breaking management structure for an architectural practice. Typically, architectural firms are managed from the top down; employees are deployed in concerted effort to imitate the design style of a single trademark architect. However, Aedas has encouraged a more innovative approach, which allows architects of varying backgrounds and specializations to work on the projects which suit their particular skill sets. Instead of mimicking a single style, the architects and designers at Aedas are separated into profiles. This unique approach allows Aedas to match individual architects to the projects in which their particular expertise can be of greatest value.

This novel management style makes Aedas particularly suited to tackle the most complicated mixed-use projects. For instance, a particular architectural firm may have expertise in hotel projects, while another may be best suited for work in the retail sector. In contrast, a client who employs Aedas is engaging a company with expertise in all types of design and construction, allowing for the seamless development of complex multi-function developments.

Designed by Andrew Bromberg, Members of the Board, Aedas International, the Nanfung Commercial, Hospitality and Exhibition Complex in Pazhou, Guangzhou, comprises four distinct uses, split between two different sites. The first site features a large retail exhibition area in its podium and a large office show room building on top. The second site contains a traditional multi-floor exhibition centre, all located under a 500-room, 5-Star hotel.

Despite a Chinese market with varying levels of maturity, Aedas has developed a striking portfolio of projects in all regions. As part of its continued growth in mainland China, Aedas has developed and positioned design teams whose particular knowledge makes them uniquely suited to serve clients in the various regions.

While many international practices can be detached from their clients, Aedas offers and operational model allows clients to have a personal relationship with their designer. Despite the larger scale of projects in the West, Aedas is pleased to report a wide portfolio of projects throughout China.

Designed by Ken Wai, the 163 metre, 35-storey Shanghai New Rich Port Center Tower One is located on Dynasty on the Bund, situated on the Puxi side of the Shanghai 2010 Expo site. The site was part of the backdrop for the entrance to the Expo, so the design needed to represent the energy that typifies Shanghai. The project is a 60,000 square metre, mixed-use development. The facade design was inspired by speed lines created by the traffic on Lupu bridge - busy traffic indicates Shanghai's progress and prosperity in recent decades as a modern international city. The careful use of architectural fins and LED lights creates a controlled pattern on the facade that generates movement. The office building is part of a development that contains hotels, a retail mall and residential development with direct access to a metro station, making this a new landmark in Shanghai.

Starlight Place, located on Jiang Nan Avenue, Na’nan District in Chongqing was designed by Ms Ping Xu and consists of two serviced apartment towers and a shopping mall that physically touch at podium level and share amenities such as basement parking and mechanical rooms.

Another Aedas team was appointed to design six residential towers to accompany the shopping mall and serviced apartment towers for the client. Each acts and functions as an independent property. The design of the shopping mall uses dynamic lines and stretched forms to create a powerful and iconic architectural statement which dominates the stretch of Jiangnan Avenue that it occupies. The eye-catching forms are accentuated by the bold contrast of materials - polished black granite, grey aluminium and copper-toned cladding. The main north entrance plaza is one of the special project features. With the large inviting glass frontage, eye-catching slanted forms, and well designed landscape features at a human scale, the plaza is a warm and inviting focal point in Nan'an district which is already becoming a popular landmark.

William Wong, Managing Director for Aedas China explains: “We have developed an international image and have worked to create design excellence. We have a unique opportunity to serve our clients with dedicated design teams in Beijing, Shanghai, Chengdu and now in Chongqing.”

Aedas has also made a significant investment in sustainable and green architecture, and boasts an in house sustainability team. However, Aedas does not try to force international sustainability practices onto the Chinese marketplace. Instead, its designers focus on developing a distinctive sustainable plan that suits China’s unique needs. Currently, Aedas is involved in the low-carbon development project at Panda Island, which is designed by Wai Tang. This huge, master planning and architectural design project is not a mere marketing ploy or agenda item, rather the designers at Aedas have decided to work on this project as it is appropriate to the marketplace and the design’s DNA.

Through an in house R+D department, Aedas developed and trademarked a new software program that helps clients maximize the value and sustainability of potential sites. During a project’s early conceptual phase the software is able to disseminate specific details of the plan that helps the investor determine an approximate value of every element.

Through a continually innovative approach and dedication to local investment, the team at Aedas has been successful in serving a large array of clients and projects throughout PRC. 高達163米及樓高35層的上海 新富港中心一座,便是由

韋業啟先生所設計。座落於豐盛皇朝,位於上海2010

年世博會場浦西方向;因其地點面向世博會場入口,

所以其設計亦須代表上海繁華及時尚文化。整個發展

項目面積廣達60,000平方米,外牆設計靈感源自盧浦

大橋車流穿梭的景致,繁忙的交通正意味著當地作為

現代國際化城市的進步及昌盛。建築外牆的鰭片設計

及經過精心安排的燈光系統,勾勒出充滿動感的外形

圖案。整個項目除了辦公樓以外,還包括了酒店、零

售商場及住宅項目,方便直達地鐵,成為上海最新的

代表性建築之一。

位於重慶南岸區江南大道的星光時代廣場,由徐子蘋小

姐設計,整個項目包括了兩棟公寓大樓和購物中心,於

平臺層相連並共用設施如地下停車場及機房。

同時,另一個 Aedas 團隊,則被委託設計六幢毗鄰購物

商場及服務式公寓的獨立住宅大廈。購物中心的設計充滿了動感的線條及伸展的形狀,帶

來視覺上的震撼及建立具代表性的建築形態,同樣昂然矗立於江南大道之上。使用拋光黑

色花崗岩、灰色鋁材和銅質外牆等對比強烈的材料,令引人注視的外型更加突出;北面入

口亦是建築亮點之一,稍作傾斜的大型玻璃天幕加上人性化的景觀設計,讓整個廣場成為

重慶南岸區的一個溫馨及引人流連的地方,成為城中備受讚譽的標誌性建築。

Aedas 中國董事副總經理黃威林先生表示:「我們備有國際性形象,在提供全面的建築方

案上更享譽盛名,於北京、上海、成都和重慶皆設立了專案團隊為顧客服務。」

在可持續發展和環保建築方面,Aedas 也投放了相當心機,包括發展公司的內部可持續

Sustainable design has become highly valued as environmental consciousness increases across the globe. In Singapore, Jem™, a multifaceted lifestyle hub located in the Jurong Lake District, pushes the boundary of the landscape replacement strategy. The result of the project, designed by SAA Architects and developed by Lend Lease, is a pleasant and beneficial working environment that increases the productivity of the workforce.

Jurong Gateway has been identified as one of the three regional centres under Singapore’s Urban Redevelopment Authority’s decentralisation strategy to establish commercial hubs outside the city centre and to provide jobs closer to homes. Sitting in the heart of Jurong Gateway, Jem™ will be a catalyst for the rejuvenation of Jurong East.

Jem™ is the third largest suburban mixed-use development in Singapore and comprises a mall and office tower of 19,124 square metres. A development of this size could have an enormous urban impact on the surrounding community. Through the provision of skyrise greenery and landscaped areas within the development, Jem™ is the first project in Singapore to replace more greenery than that actually lost to the building’s footprint, adding more than 22 percent to what originally existed on the site.

Through vertical green urbanism, the lush environment which has been created for Jurong’s workforce and shoppers, is divided into four key zones of greenery; Active Laneways, Cascading Skypark, Sky Terraces and Sky Sanctuary, which are incorporated into the 17-storey mixed-use development. These features make it poised to become a modern and enticing focal point for the residents and working population in the west of the city. Twenty percent of the total landscape replacement area is provided through landscaped Active Laneways located between levels 1 and 4. Plants and greenery have been carefully selected with the aim of maximizing the number of native species whilst encouraging bio-diversity in the different areas.

The Cascading Skypark spreads across three floors, levels 5 to 7, and serves as the building’s ecological and communal heart. This includes children’s play spaces, meeting areas, quiet reflection zones, a cafe and an area focusing on bio-diversity and education, which provides a variety of passive and active recreational spaces that the community can enjoy.

Landscaped Sky Terraces on the office building provide external shading, minimizing heat gain and maximizing opportunities for external views to the surrounding environment. The greenery here thus engages and influences the urban environment, adding value to the city and making it a better place in which to live, work and play.

The Sky Sanctuary perched at the top of the office tower, provides office tenants with a panoramic view of the Jurong Lake District, a variety of landscaped and practical functional areas that occupants can enjoy.

Architects create lush environment

Emphasizing the need for sustainable design, Mr. Yeo Siew Haip, Managing Director of SAA Architects, said: “In recent years, the world has been facing increasing environmental challenges and there is an opportunity for the construction industry to make serious changes. As professionals, architects have a social and ethical responsibility to our environment, but more fundamental than that, it is ultimately a form of self-preservation.”

Established in 1970, and guided by the principle that “People are the core of design”, SAA Architects are committed to creating architectural designs that enrich the city and peoples’ lives. A hallmark feature of their work is placing human welfare at heart of projects and enhancing the experience of end users. The design is exemplified through an elevated pedestrian network that provides a linkway from Jem™ to transportation infrastructure and adjacent developments such as Ng Teng Fong General Hospital.

Coupled with the green design, this seamless connection is a winning formula that helped with attracting a strong mix of international and local tenants. This includes Swedish clothing giant H&M and Japanese casual-wear label Uniglo, in addition to household names such as Robinsons, FairPrice Xtra and Courts. Also occupying the offices are the Ministry of National Development, the Agri-Food & Veterinary Authority and the Building and Construction Authority under a single long-term lease.

SAA continues to push the envelope of sustainable design, through special features such as highly efficient air-conditioning systems, regenerative lifts and the extensive use of LED lighting. Jem™ is expected to minimise energy consumption equivalent to that which is generated by about 2,400 HDB apartments annually. The project will also reduce water consumption by a volume of about 100 Olympic-sized swimming pools (or about 250,000 cubic metres) a year.

In a nod to its sustainable roots, Jem™ is the first mixed-use development to achieve the Singapore Building Construction Authority (BCA) Green Mark Platinum Award based on the version 4 sustainability criteria. This is the highest accolade for green building certification in Singapore, for integrating various energy-efficient and environment-friendly features and practices.

廊湖區的生活時尚中心 Jem™,將景觀替換策略推到一個新的層次之上。這個項目由

SAA Architects 設計,聯盛集團建造,為人們打造出一個舒適而高效的工作環境。

裕廊商業區為新加坡市區重建局分散規劃中的三個地區中心之一,目的是在市中心以外

建立商業中心,為附近的居民提供就業機會。坐落在裕廊商業區的 Jem™ 能為裕廊東部

的崛起起到促進作用。

Jem™ 是新加坡第三大的郊區多用途發展項目,包括商場及總面積達19,124平方米的寫字

天空陽台不但能為辦公室遮陰,減少吸熱,而且還能美化外觀。大樓的綠化融入且改善了

都市環境,讓這裡成為一個更加舒適的生活、工作和娛樂區。

位於辦公室大樓頂部的空中聖地,讓租戶飽覽整個裕廊湖區的美景,享受各種美化和功

能設施。

建築師打造鬱鬱蔥蔥的環境

This champion of Hong Kong construction workers is Housing Department Deputy Director of Housing (Development and Construction), Ada Fung, who oversees all facets of work covering project management, planning, design and contract management, as well as establishing operational policies on procurement, design, construction, quality, performance assessment, dispute resolution, research and development, safety and the environment for public housing development in Hong Kong.

Graduating in 1981 from Hong Kong University with a Bachelor of Architecture (Distinction), Ms Fung was a practicing architect for several years prior to joining the Housing Department. Today, Ms Fung is acknowledged across the industry as a major advocate of onsite safety as confirmed by the Housing Authority’s notable record to date in the reduction in work-related accidents and injuries over the last two decades.

Caring for people

“I care for people,” states Ms Fung. “But I care for all people, not just clients, but the frontline workers who actually allow us to realise our vision in relation to specific projects, adhering to the core value of the ‘Four Cs’: ‘caring’, ‘customer-focused’, ‘committed’ and ‘creative’, especially the C which stands for ‘caring’.”

Ms Fung clearly has her finger firmly on the pulse of the construction industry, overseeing all facets in the development and construction of Housing Department projects, from contract and operating policies to research and development and the promotion of partnering, ethical integrity, corporate social responsibility (CSR) and sustainable development.

“In the 1990s, we introduced the Performance Assessments Scoring System (PASS),” states Ms Fung. “This assessment is in line with our core belief that ‘clean sites are safe sites’ and that Public Housing ‘must not be built on the lives of the Hong Kong workforce’ by encouraging the use of ‘Safe Working Cycles’, ‘Pay for Safety Schemes’ and ‘Safety Climate Indices’.”

Safety the top priority

A direct result of introducing of these initiatives has been 20-fold decrease in the number of work-related accidents on public housing projects over the last 20 years to a recorded accident rate of less than 10 accidents per 1,000 workers, as compared with the accident rates which recorded some 200-plus accidents per 1,000 workers around 1990. In fact, last year, the Housing Department also recorded zero fatalities on projects, achieving the Authority’s stated goal of zero tolerance to fatalities.

“I believe that safety should be the primary concern of every construction practitioner,” continues Ms Fung. “As such, I see my role as that of driving everybody towards practicing safety and quality holistically in all aspects of our work, from designers and contractors, to sub-contractors and workers and everything must be integrated. I am a confirmed advocate of Total Quality Management that embraces everything from safety and workers’ welfare, to fair risk allocation, fair price, fair programme and quality products with zero incidents. I then drive any necessary change in collaboration with the industry as a whole.”

“In the mid-90s, I attended a Safety Auditor training course so that we could drive the independent safety audit scheme with more confidence. Such were the benefits I derived from attending this course, that I now also require my professional staff to take a four-day Safety Passport Training Course and to date over 80 percent of them have successfully completed this course.”

Compromise unacceptable

“I simply will not compromise where site safety is concerned,” stated Ms Fung. “Here at the Housing Authority, our first priority is the welfare of frontline workers as we do not want public housing built on workers’ injuries.”

Ms Fung elaborates further, stating that her key demand is for professionals involved in projects, such as designers and architects, to plan and design with safety in mind.

“Some architects may find it a challenge when I demand safe design for future maintenance during the design review panel process, and engineers may also find it challenging when I ask them to use BIM to simulate something like a demolition process with safe operations, but this has been the key to us in achieving our current accident rate and notably ZERO incident target.”

Key requirements

Ms Fung lists a number of ways to continuously foster the Authority’s onsite safety on an ever unfolding programme, lighting the path to safety with a caring heart.

“Even one accident is too many, hence our advocate of ‘ZERO incident’. ‘Safety First’ is embedded at every level of our organization and communicated to every contractor. We align vision and practice holistically and drive safety through a three-pronged approach, systematically launching the strategies to promote best practice.

“As we seek to select business partners of our supply chain, the first of these is procurement and the requirement that contractors must have established safety management systems in place in line with Occupation Health and Safety standards.

“Contractors’ safety performances are also audited every quarter through the Housing Authority Safety Auditing System (HASAS) managed by the Occupational Health and Safety Council – an independent expert system to assess safety performance of contractors since 1996.

“Safety audits are extended to building services nominated subcontracts and linked to payment under Pay for Safety, with due consideration given to safety performance and the working environment onsite. Payments linked to safety audits are made quarterly and if the audit records a score equal to or above 80 percent, then full payment will be made. If a score is below 80 percent, then 30 percent of the amount will be deducted from the payment, however, if a score of less than 70 percent is recorded, then no payment is made. Earlier this year, the Pay for Safety Scheme was further reviewed and refined.”

Down to earth approach

Ms Fung is governed by three down-to-earth fundamentals as she continues to supervise the many projects undertaken by the Housing Department, namely, that safety and quality goes hand in hand, that projects should not be built on the lives of Hong Kong workers, and that prevention is always better than cure.

“Safety is not simply an act; it is a habit and a culture and it takes time to nurture. Just do it and we can make it. I will continue advocating for improved onsite safety and working conditions across the construction industry,” says Ms Fung. “Our safety record to date is one I am extremely proud of and one that we will vigorously promote into the future.”

這位守護天使就是房屋署副署長(發展及建築)馮宜萱女士(Ada Fung)。馮女士職責範

疇繁多,一手包辦項目管理、規劃、設計及合約管理,和制定公共房屋建設中的採購、設

計、建造、品質管理、考核、糾紛調解、專業研究發展和安全及環境保護一系列指引。

馮宜萱女士是1981年香港大學建築系學士優等生。加入房屋署前,曾擔任建築師數年。今

日,馮女士在提倡施工安全領域上備受行內一致推崇,以房委會過去二十年內與施工有關

意外大幅減少最為人津津樂道。

天生愛關懷

「我天生愛關懷他人。」馮小姐娓娓道來她的安全哲學。「而我會一視同仁地關懷每

一位,不止對客戶,亦對實現每一個項目藍圖的前線員工,堅持 4C 核心價值 Caring (關懷),Customer-focused(以客為尊),Committed(投入)和 Creative(創意)

,當中以關懷最重要。」

馮女士時刻緊貼建造業脈搏,房屋署項目的前期策劃及建造的每一個範疇都屬她職責以

內,從合約到營運守則,行業發展研究,推廣夥伴計劃、道德操守、企業社會責任至可

持續發展均有參與。

「部門於上世紀九十年代引入承建商表現評分制(Performance Assessments Scoring System)簡稱 PASS。評分制鼓勵採納「安全施工程序」、「支付安全計劃」、「工作安

全氣候指數」,貫徹本署「清潔工地就是安全工地」及「公共房屋不可由香港工人鮮血

建成」的核心價值。」

安全第一

這些措施推行後,立竿見影地將過去20年間的公屋項目工業意外,減少二十倍。由1990

年每一千名工友發生超過200宗工業意外的比例,現時降至10宗以下。事實上,房屋署於

2011年達到零意外的紀錄,實現了房委會對工業傷亡「零容忍」的目標。

「我堅信每一名建造從業員首要關注是安全。」馮女士細心剖析,「正因如此,我的任務

就是推動上下一心:由設計師到承建商,到分判商及工友全方位地執行施工質量安全,整

合為一體。此外,我亦是全面品質管理(TQM)的堅實倡導者,它囊括 安全及員工權益、

風險公平分配、公平定價、公平程序 / 規劃及零意外情況下生產優質產品等概念。最後,

我會和業界合作推動任何必需變革。」

「『安全第一』屬理所當然,只因我們不能期望工友在生命受威脅情況下提供產品。工地

安全由建造價值鏈上每一個角色的投入,和承建商健全管理框架起步。我們身為客戶,有

驅動性作用,本部門要求承建商除了遵守法律,也應在包括工地安全的架構內,履行合約

義務。在架構內植入固有機制,有利減輕或前期管理風險,提昇安全及健康標準,灌輸安

全文化,和實現持續改進。」

「我在九十年代中期修讀了一個安全督導員課程,方便部門在推行「獨立安全稽核計劃」

時更具信心。這課程令我獲益良多﹐現今我要求署內專業人員均修讀為期四天的「安全通行

證訓練課程」 ,目前超過八成員工已成功修畢。」

人命關天 安全不容妥協

「我在工地安全問題不容妥協。」馮女士堅持,「房委會堅持前線員工權益排第一位,因

公共房屋絕不可用工友的鮮血建成。」

馮女士再詳細解釋,要求參與項目的專業人士如設計師及建築師,在規劃及設計時兼備

安全考量。

「在小組審查時,我要求在設計上顧及將來維修的安全問題,建築師會覺得為難;我亦要

求工程師採用建築資訊模型(Building Information Modeling,簡稱 BIM)模擬一個拆卸過

程中的安全操作,後者亦覺得挑戰頗大。然而這正是達致部門現有的超低意外率,特別是

「零事故」目標的關鍵。」

嚴格規定 只為保障安全

於持續發展的程序上,馮女士列舉一些能不斷促進房委會工地安全的舉措,以愛心燃亮

邁向安全之路。

「一宗意外也嫌太多,因此我們提倡「零意外」,「安全第一」觀念植根於部門各階層和

傳達給每一位承建商。我們將遠景及實踐保持整體上一致,通過三管齊下推動安全,有計

劃地執行促進卓越實踐。

於甄選供需鏈商業夥伴上,由採購做起,規定承包商必須建立合乎職安健標準的安全管

理系統。」

「管理及減輕風險對項目成敗和工地安全尤其重要。投標的評審過程中,本署根據技術表

現及價格,最終批出合約予能幹及可靠承包商。評審準則包括有:

• 投標評審機制顧及安全紀錄,投標者屢次違反安全法例及曾發生嚴重意外會被扣分。

• 以風險管理而言,嚴重事故歷史當然需特別考慮,部門會將有關投標者隔離再嚴格

審查。

• 對於有特別風險因素的項目,我們優先評審具要求水平的投標者,或同時甚至在標書

評審時會採用雙信封制,務求最終能確保中標者能力和項目固有風險相稱。」

「其次,我們將投標者表現與投標資格及標書評審掛鉤。在採購過程中,部門已建立了

一套客觀的績效考核評分制,監督承辦商表現,主旨是確保符合法規,以及基準評效房

委會名單上各承辦商表現。然後,我們通過賦予招標和評審標書的機會,使用這些分數

建立獎勵和懲罰機制,安全乃當中重要考量之一。承包商相關表現不佳,會受到懲罰或

被禁投標未來項目。

每一季,由職業安全健康局管理的房屋 委員會安全稽核制度(HASAS) 會評核承建商安

全上表現,這套獨立專家制度自1996年起肩負評估承建商的安全表現。

安全評核現已擴展至屋宇服務外判商,和「支付安全計劃」款項掛鉤,適當考慮過往安

全表現及工地環境。安全評核通過後,相關開支會每季補償予承建商。評核分數達八十分

或以上,會獲支付全額,八十分以下,會扣除三成金額,七十分之下則不獲分毫。今年年

初,「支付安全計劃」完成進一步檢討及完善。」

「另一法寶就是增強合約條款。」馮女士說,「我們的合約條款比法律規定的更嚴格。」

「本部門和從業員攜手合作,以切實可行措施增強合約規定條款、完善風險管理,改善工

地施工環境及培養良好工作習慣。很多合約舉措比立法基本規定更嚴格,像 「支付安全計

劃」「安全施工程序」,以閉路電視監察起重機運作,外判限制、工序機械化、組件預製

等,在臨時工程如硬舖路面及保護升降機井口等一樣顧及。」

「第三,本部門在培養工地安全文化,透過持份者參與、培訓及推廣活動鞏固夥伴關係。

本部門一向主動邀請持份者參與,透過轄下房屋署工地安全小組委員會 - 其成員涵蓋行業

各領域-檢討及評估安全舉措、推廣卓越安全做法、執行安全活動和夥伴項目。」

腳踏實地

馮小姐以三個腳踏實地原則監督房屋署眾多項目:安全質量唇齒相依、房屋絕不用香港工

人鮮血建成和預防勝於治療。

「安全不止是舉動,它是一種優良習慣和文化,需要時間孕育。只要一決心起步,最終會

達到。我會繼續在建造行業提倡改善工地安全及工作環境。」馮小姐重申,「我以本部門

目前的安全紀錄引以為傲,並會在未來傳承下去。」

We are very quick and manufacture to the highest standards and no one other company can compete with us for high speed, quality production.”

“In China, up to this point, the emphasis with furniture has been on retail, whereby the customer comes into the showroom to select pieces for a project. But in Europe, the Middle East and in Russia it is much more normal for the client to have one designer responsible for the whole project, which is why European designers offer the customised service to produce just the right pieces for a project and yet the whole collection remains the work of one designer or one design house. This is what Visionnaire is bringing to the Chinese market for the first time, states Cavalli.”

“It’s a very exciting moment for the Chinese market. It’s like when you open a book and every chapter is one part of the whole story, Visionnaire is the author. When you look at the lighting or accessories or the outdoor wares or the carpets, these are all part of the story, we are not selling these as products but we are selling a story and that’s how all these individual pieces fit it. A Visionnaire customer can buy the full package, for this we are the first in China.”

Unique Inspiration

“Inspiration for this collection comes from the European middle ages, the 14th and 15th centuries. In China, when you think of Italy, you think of Rome, Florence, Venice, Michelangelo, the Vatican. This period was really the most exciting period in the Italian history of design. This is the period we are describing with this collection and we feel that if we dress this in a very fresh way, a collection with a fusion of styles, some are modern and very minimal and some are Baroque and let’s say classic, but it is the mix of these different styles and elements, mixing different elements such as cold materials like stainless steel with warm materials such as wool or leather or velvet, mixed together, male and female, minimal and Baroque, you know, this is the Visionnaire story.”

Cavalli continues, “We all know that labour is very cheap in China and that some of our products will be copied, but a few pieces might be copied but no-one can copy the whole story of Visionnaire because it’s our own story. That’s why we always look for partners such as UNN Group in Shenzhen which comes from the world of real estate and projects and this is more important for us than the actual retailing concept because in retailing you spend a lot of time with customers and sell just a few pieces, but with projects if you can handle the project from beginning to end and you can discuss architectural projects, then you can offer a full package, a complete home collection.”

Cavalli’s message to the Mainland market

“Well, this is a lovely showroom located by The Ritz-Carlton Hotel. Materials we use are mainly European, mainly Italian, and the components are almost exclusively Italian but there are a few decorations in this particular shop which originate in China, but not the actual collection which is certified 100 percent Italian. Come and touch and feel the difference from Italian quality to what else is around. Feel the difference and also, even if the client’s project is a smaller house, they still have the opportunity to have an Italian designer advising them on how to make the most of their house. This is great for all home owners.”

“We opened in Shenzhen because we found the right partner. This is a very delicate collection that not everyone can handle. A lot of research went into finding the perfect partner and we are completely satisfied with the UNN Group,” concluded the Cavalli.

Located in the prime Tianhe District in Guangzhou, China, TaiKoo Hui is a landmark mixed-use development, a state-of-the-art integrated project, with a gross floor area of about 450,000 square metres.

The development includes a four-storey retail centre of 138,000 square metres; a 39-storey Grade ‘A’ office tower of 100,000 square metres; a 28-storey Grade ‘A’ office tower of 60,000 square metres; a 5-star, 28-storey, 266-key Mandarin Oriental Hotel with 24 serviced apartments; a cultural centre; and associated ancillary facilities including car parking for 780 cars. The project is to be connected by subterranean pedestrian tunnels to the Metro 3 underground train station located on Tianhe Road.

Vision

The site is organised around the fundamental principle of maximizing open space experiences for the users of the complex and the community at large. This ideology is pursued three-dimensionally, with open spaces occurring at various elevations emulating the natural topography of the district. Ample promenades surround the development on grade, widening at strategic points to create green pockets, plazas, gathering spaces and outdoor dining opportunities.

The curvilinear form of the podium introduces the metaphor of the geology of forms that create a landscape more than a building. The ground plane experience is connected by monumental stairs leading to a park. The park sits on a plateau that opens to vistas of the city around it. It is a unique experience in the urban environment of Guangzhou, a city that does not benefit from natural elevation changes. The elevated park removes the car from the outdoor experience and introduces a peaceful component to the visitor experience. The podium setting for the development provides a new man-made geography from which the proposed buildings rise and under which functions thrive. The podium may be considered as a hill town with an active life within and below its surface. Planning

The site is organized with the three towers and the cultural centre located at each corner of the site. The retail sits at the centre forming the kernel of the development tying all the components together naturally. The three towers are placed at angles orienting themselves to allow clear views, maximizing open space and natural light into the heart of the

site. The office towers have shared drop-offs with the retail podium, whilst the hotel and cultural centre have dedicated drop-offs. The retail podium is accessed via four entrances at the east, south and west via customized glazed entrances and to the north by a shared covered drop-off. The covered drop off provides convenient access to the hotel ballroom and lobby, the cultural centre and the basement car parking. Retail and Offices

The retail podium comprises five levels: two below grade, two above grade and a podium F&B garden at the park on the roof. The two levels below grade comprise a supermarket, department store, F&B outlets and other tenants. Both floors are served by the Metro 3 station tunnels on alternate levels, providing convenient access for all users. The office towers can be accessed directly from the retail by escalators for the convenience of the office users. The two retail levels above grade consist of high-end retail tenants, a hotel access and connectivity to the F&B podium garden at level 3.

Tall lobbies provide a generous sense of arrival and access to all office floors. The retail can be accessed from the lobbies at ground level and via escalators to basement retail allowing convenient access for users from the metro. At the podium garden level 3, the offices have a double height floor to allow flexibility for use of anchor tenants. This level provides direct connectivity to the podium garden. Tower 1 comprises 34 office floors divided into three zones with an average floor plate of 2,500 square metres. Tower 2 comprises 22 office floors divided into two office zones with an average floor plate of 2,200 square metres. All typical office floors have a headroom of 2.82 metres with floor to ceiling glass.Tower 2 has been designed with the provision of a boutique hotel, which may be added at a later date.

Both Tower 1 and Tower 2 have been awarded Leadership in Energy and Environmental Design (LEED) Gold pre-certified ratings from the U.S. Green Building Council (USGBC).

項目分別由設於四角的三幢大樓及一所文化中心組成,而中心為購物商場,四周不同精髓匯聚於此。三幢大樓的座向既

能顧及最寬廣空間,及最開揚的視野,同時,亦能將自然光帶入建築物中。兩幢商業大樓向商場一面傾斜,而酒店及康

樂文化中心則各有傾斜方向。商場平台的出口分為東、南、西 (通個建造的出口)及北面 (傾斜方向);而有蓋的傾斜部份

可直抵酒店宴會廳、大堂、康樂文化中心及地下停車場。

商場及寫字樓

Formed in 2001, BUZ Design is an internationally acclaimed interior design company. With a specialization in high quality hospitality and leisure projects including, hotels, resorts, spas and club houses, BUZ Design has worked with a number of the major five-star property operators, including (amongst others), The Mandarin Oriental Hotel Group, Ritz-Carlton, Shangri-La Hotels and Starwood Hotels and Resorts. Readied with extensive knowledge of the Asian marketplace, accumulated through years of research and partnership building, BUZ Design is dedicated to developing a close working relationship with their clients throughout the world.

Located roughly equidistant from Sanya and Haikou, the newly developed Shenzhou Peninsula is a modern haven of stunningly beautiful beachfront properties in Hainan. Soon after China cleverly invested in the Hainan High Speed Rail, CITIC Pacific began development of Shenzhou Peninsula. Situated in the heart of this burgeoning land mass is the brand new Sheraton Shenzhou Resort. BUZ Design’s impact on this project is felt immediately upon entering the resort. In the expansive lobby, Rofkind created the design ideal of a resort lodge, yet with intrinsic Chinese character. The lobby opens to pool and ocean front views, contains custom-designed modern furniture and lighting elements and has huge lanterns that gently sway with the ocean breeze.

Given the project’s building design by WATG Honolulu, one of the world’s top resort architectural practices (where coincidentally she once worked), Rofkind was inspired by her time in Hawaii and the open, warm feel of its resorts. Rofkind explains, “The architects had this wonderful flagstone on their exterior columns and we thought it was important to bring the stone into the lobby and interiors throughout the hotel. Our concept for this project was influenced by

The Lodge in Kauai, which is a very rustic and beautiful resort on a small island in Hawaii. This hotel is a transitional (classic and contemporary) luxurious design targeted for a mature market as opposed to the adjacent property which is contemporary in design, for a younger, lower budget market.”

The rustic design ideal is continued into the welcoming all-day dining facility. Using the stone, timber and screens utilized throughout the project, the designers were able to create a space that is as much rustic, minimal and welcoming as it is practical. Heeding the resort’s need for a spacious dining space with a large buffet requirement, BUZ was nevertheless able to create intimate and comfortable space.

The guest rooms are equally stunning and contain a number of clever design elements. Most of the bathrooms have large sliding panels to open the view from the bath to the guestroom and beach scenes beyond, at the same time flooding the bath with natural light. BUZ designed the built in sofa to be large and comfortable enough for a child to sleep on. This ingenious design element limits the need for hotel cots, which are not ideal and can ruin flooring. The room uses environmentally friendly bamboo flooring and has headboard panels made out of carved wood with a gold leaf background. Tropical accents are used throughout: the bedside lamp is made of coconut shell and the desk mirror frame made of mother of pearl. Additionally, the rooms are decorated with pieces of framed Chinese tribal jewellery. Designed to be lighter and airier, the Presidential Suite is a comfortable design with more pronounced contemporary Chinese elements. Complete with living room, two bedrooms, formal dining area, kitchen and wet bar, this space is embodiment of modern luxury.

The five-year project was not without its challenges and the professionals at BUZ Design were often asked to demonstrate their trademark versatility. When construction documents were edited to create ceiling heights which were too low, Rofkind and her team adapted their spaces on the fly. Upon finding their material requests substituted, Rofkind personally visited factories in China to work side-by-side with the manufacturers to find mutually acceptable solutions. From start to finish, a dedication to an artistically designed and functional final product guided the BUZ team throughout. This adaptability highlights the firm’s ability to convey their experience and expertise to projects in China and throughout the world.

It is good to note that BUZ Design is a global practice and has successfully completed several award-winning projects around the world. In addition to an impressive breadth of projects competed in Mainland China, the practice has completed works in Geneva Switzerland, Singapore, Macau, Montreal Canada, Bangkok Thailand and Bali. Another very recent opening of a successful project by BUZ Design is the newly renovated Ritz-Carlton Montreal. BUZ designed the public areas and

guestrooms following the classic1912 sensibilities of the architecture with contemporary twists in the furnishings and finishes. Perhaps one of their most popular projects is the exclusive men only barbershop in the Hong Kong Mandarin Oriental. Completed in 2007, the high-end male-focused pampering facility is complete with art deco red-leather lounge chairs and dapper private treatment rooms.

Tentatively due to open at the end of the year, in time for Chinese New Year, BUZ Design is especially proud of their recent work at The Mandarin Oriental, Pudong, Shanghai. In this project, BUZ was responsible for leading the concept designs for the public areas including the lobby, lobby-lounge, MO Bar, executive lounge, spa and fitness centre. Additionally, BUZ Design is currently working at The Landmark, Hong Kong. Their scope includes renovation of the presidential suite, new concepts for the guest rooms and a lifestyle store for the spa.

Before founding BUZ Design, Managing Director, J Lee Rofkind accumulated vast experience in the architectural and design industries. With over twenty years in Hong Kong and well appointed with an architectural background, J Lee has previously served as Design Director for Hyatt International. In this role, J Lee worked on construction, renovation and design for Hyatt properties throughout Asia. Given her extensive work in the hospitality industry, Rofkind has a unique sensibility regarding the practical functionality and design subtleties of resort projects. She is a Past President of the Hong Kong Chapter of AIA (American Institute of Architects), serving from 2010-2011. Additionally, Rofkind is a professional member of the Hong Kong Interior Design Association (HKIDA) and in 2009 was accredited as a LEED AP.

When hiring BUZ Design, clients are partnering with a innovative company that has the ability to incorporate diverse skills into one co-ordinated concept. Clients are ensured a strong, well-considered, homogenous scheme that extends throughout all areas of the hotel. The London 2012 Olympiad will be remembered for years to come as a spectacular success. This summer London never looked so good. The crowds that flocked to support all events brought an atmosphere to these Games unlike any other in recent memory. The venues themselves were the perfect settings for some of the most visually stunning, high-octane sporting encounters ever staged.

As with all of London’s main Olympic Park venues, the £269m London Aquatics Centre, unveiled in July 2011, was completed on time and budget and was the final of the six main Olympic Park venues to finish construction. International Olympic Committee Chairman Jacques Rogge said, “I have seen so many venues in my life but I had a visual shock when I came into the Aquatics Centre. Everything stands out: the harmony, the quality, the innovation. It’s a masterpiece.”

Secretary of State for Culture, Olympics, Media and Sport Jeremy Hunt added: “The build project for the London 2012 has been a huge success for the British construction industry, public sector and UK plc as a whole. The completion of the Aquatics Centre is the final permanent world-class sport venue to be finished on the Park and a proud moment for the ODA. The venues are stunning and the stage in now set for use to put on the greatest sporting show on earth.”

Legacy for Londoners

The architectural concept of London Aquatic Centre is inspired by the fluid geometries of water in motion, creating spaces and a surrounding environment that reflects the riverside landscapes of the two and a half square kilometre Olympic Park. An undulating roof sweeps up from the ground as a wave – enclosing the pools of the Centre with a unifying gesture of fluidity, while also describing the volume of the swimming and diving pools.

The Aquatics Centre is planned on an orthogonal axis that is perpendicular to the Stratford City Bridge, within the Olympic Park Masterplan. All three pools are aligned on this axis. The training pool is located under the bridge with the competition and diving pools located within the large pool hall enclosed by the roof. The overall strategy is to frame the base of the pool hall as a podium connected to the Stratford City Bridge.

The stunning waveform shape of its complex steel roof sweeps dramatically upwards in a smooth curve from the south end and then down again over the northern cantilever, while the western and eastern tips curve upwards at the edges. The 11,000 square metre structure spans a column-free area 160 metre long and up to 90 metres wide. It is supported on bearings of two concrete cores 54 metres apart near its northern end and on a concrete wall at its southern end. The roof contains about 3,200 tonnes of structural steel, of which 2,000 tonnes are fabricated plate girders with the structural connections totalling around 600 tonnes.

Double-curvature geometry has been used to generate a parabolic arch structure that creates the unique characteristics of the roof. The roof undulates to differentiate between the volumes of competition pool and the diving pool. Projecting beyond the pool hall envelope, the roof extends to the external areas and to the main entrance on the bridge that will be the primary access in legacy mode. Structurally, the roof is grounded at three primary positions with the opening between the roof and podium used for the additional spectator seating in Olympic mode, then in-filled with a glass façade in legacy mode.

This podium element contains of a variety of differentiated and cellular programmes within a single architectural volume which is seen to be completely assimilated with the bridge. The podium emerges from the bridge to cascade around the pool hall to the lower level of the canal. Several smaller pedestrian bridges will also connect the site to the Olympic Park over the existing canal.

The Aquatics Centre was designed with an inherent flexibility to accommodate 17,500 spectators during the London 2012 Games in ‘Olympic’ mode while also providing the optimum spectator capacity of 2,500 for use in ‘Legacy’ mode after the Games. LOCOG Chair Sebastian COE said, “After the Games, the venue will become a much-needed swimming facility for London with community use at its heart, epitomising the spirit of London’s bid – a Games which would bring lasting change and encourage people to choose sport. “

Andrew Altman, Chief Executive of the Olympic Park Legacy Company, said at the time, “The Aquatics Centre will be a unique facility in London that puts sports at the heart of regeneration. As a focal point for community, national and international swimming, it will sit at the centre of the south plaza – London’s newest public space which will welcome visitors to the Queen Elizabeth Olympic Park after the Games.”

The “green” Games

London 2012 Games organisers had the vision of creating a ‘green’ Games which would leave behind a lasting legacy. Olympic Park is the largest new urban park in Britain for over a century. It features 450,000 square metres of wildlife habitats including reed beds, grasslands, ponds, woodlands, 525 bird boxes, 150 bat boxes and artificial otter holts.

About 98 percent of construction waste has been reused or recycled and diverted from landfill. This was Britain's biggest soil-washing operation with nearly 2 million tonnes of contaminated soil cleaned for reused for Olympic Park. The Games venues have been designed and were constructed with a range of sustainability features. As a prime example, the Olympic Stadium roof truss was made out of unwanted gas pipelines and recycled granite from King George V docks was used for the Stadium’s river banks.

The Aquatics Centre featured 100 percent recycled aggregate used on almost all of the concrete within the centre and the use of GGBS (Ground granulated blast furnace slag, a by-product of steel manufacture) reduced the cement requirement by half. Hardwood veneers on plywood has substantially reduced the amount of solid timber required to clad the ceiling. The plywood comes from a renewable source. The overflow pool water is reused to in flushing the toilets.

Construction started in June 2008 and was completed on time and with an exemplary safety record. More than 3,630 people worked on the construction of the venue and over 370 UK businesses won contracts. In total over 40,000 people have worked on the Park since April 2008 and over 1500 direct contracts worth £6 billion have been distributed to thousands of companies across the UK. In July 2006, the ODA set out a challenging brief to clean and clear the Olympic Park site and build the new venues and infrastructure needed in time for test events by summer of 2011 – a year before the Games.

At the unveiling, ODA Chairman John Armitt said: “The Aquatics Centre will be a fantastic gateway to the Games in 2012 and much-needed new community and elite sporting venue for the capital afterwards. In July 2006, we published a delivery timetable which set out the ambitious target to complete the main venues a year before the Games. Today, with the completion of the sixth main permanent venue, I am proud to say that this has now been achieved on time, to budget, with a safety record far better than the industry average, and by setting new standards in sustainability and accessible design.”

“The completion of the Aquatics Centre is the latest chapter in a British success story where tens of thousands of workers and business from across the UK have demonstrated the ability of this country to successfully deliver major projects.”

London Aquatics Centre Fast Facts:

• Before construction could begin, 11 industrial buildings were demolished and around 160,000 tonnes of soil was dug out of what was one of the more polluted areas of the Olympic Park.• The sweeping roof, which is 160m long and 90m at its widest point, is an innovative steel structure weighing over 3000 tonnes with a striking and robust aluminium covering, half of which is recycled, resting on three supports. • Zaha Hadid Architects’ unique design of six diving board platforms was constructed on site and included a 5m board; a 7.5m board; a 10m board and 3m springboards. • All the three pools hold a total of 10 million litres of water. • Over 850,000 ceramic tiles were installed in the pools, poolside and changing rooms. • The Aquatics Centre was the second highest capacity venue during the Games, reducing to the smallest capacity venue on the Park in legacy. • The Aquatics Centre had a capacity on 17,500 during the Games, hosting swimming, diving, synchronised swimming, water polo finals and the swimming element of the Modern Pentathlon.• Since the Games, the venue is being reduced to a maximum capacity of 2,500 with the ability to add 1,000 additional seats for major events and provide two 50m swimming pools with moveable floors and separation booms, a diving pool and dry diving area for a full range of community and elite use. • Four skeletons were discovered and removed from a prehistoric settlement discovered on the site of the Aquatics Centre. • There is 8.35km of water in and around Olympic Park• 4,000 new trees were planted across the Olympic Park and Olympic Village• 75p in every £1 spent was on “Legacy”

倫敦人的承傳

倫敦奧運水上活動中心的建築設計概念源於液體流動的動態幾何,讓空間及四周的環境融

入其中,讓觀眾可以欣賞2.5平方公里奧運村的沿河景致。波浪型的天花從地面升起,就如

浪潮般一起一伏,以統一流動型態包著多個泳池場地,當中包括跳水泳池及游泳池。

在整個奧運園的主設計中,水上活動中心以直角軸心設計,跟斯特拉特福橋成一直角。

場內三個泳池皆與軸心靠齊;訓練池位於橋下,而比賽泳池及跳水池乃位於主游泳池大

樓,由波浪型天花遮蓋。

波浪型複合鋼天花由南至北以順滑弧度攀升,直至北面懸臂樑才下降,而東面及西面的天

平方米,精湛的設計打造160米長,90米闊的沒有大型支柱的空間,建築秘密在於兩個位

於建築物北面,相距54米的混凝土圓球及南面的混凝土牆壁。天花由重3,200噸重的結構

鋼建造,當中2,000噸為組件式原塊大樑與及重600噸的結構連接物料。

雙重流線幾何設計成功塑造拋密結構,為天花增添獨特個性;而隨著天花的波浪起伏在視

覺上將游泳比賽池與跳水池隔開。天花覆蓋面伸延至由外面橋入口,為非奧運期間而設。

屋頂結構上由三點支撐,天花與平台的開放式設計可為奧運期間增加大量觀眾席,而在非

奧運期間則可架設玻璃層板。

平台設計元素以多樣化及圓型設計作賣點,當中唯一一條結構樑柱跟橋完美融合,由橋

一直伸延至場館再到低層的運河,一氣呵成。運河之上建有多條細小的行人橋連接奧運

村每部份。

水上活動中心設計靈活,在倫敦奧運比賽進行時可容納高達17,500名觀眾,亦可變更為

容納2,500觀眾的場地,讓觀眾可以以最好的角度欣賞場內的比賽。倫敦奧運籌委會主席

Sebastian COE 說:「奧運會過後,場地會變身成為倫敦市內主要的公共游泳設施,滿

足社區人士急切需要;正如倫敦參選成為奧運主辦城市的誓章--- 舉辦奧運的目的是鼓勵

更多人參與運動及帶來長遠的影響。」

奧運村遺址公司行政總裁Andrew Altman 說:「水上活動中心將成為倫敦市內的獨特設

施,將運動可以促進心身發展的好去處,成為社區、國家,以至國際的游泳場地新焦點。

這裡位於南面廣場的中心,乃遊客欣賞各奧運設施過後到伊利沙伯女皇奧運公園的必經之

地,為倫敦市內最新的公眾空間。」

綠色奧運

2012年倫敦奧運主辦機構將「綠色奧運」成為整個奧運建設項目的目標,永流後世。奧

運公園乃英國最新、最大型的市區公園,整個佔地450,000平方米標榜野生生態空間、草

地、池塘、樹林、525個鳥居、150個蝙蝠穴,與及人造水獺休憩區。

這項目的98%建築廢料可用作循還再用、再生或堆填所用。這涉及英國最大土壤清洗工程

項目,近兩百萬噸受污染的土壤經清潔處理後用於這個奧運公園。奧運場館無論在設計及

建造上均兼具大量可持續發展功能,最主要的例子是奧林匹克大球場的天台,就是用了大

量棄置的輸氣喉,及大球場的河堤兩岸則用上英皇佐治5世碼頭循環再用的花崗岩。

水上活動中心的所有混凝土均用上循環再用物料及 GGBS (乃生產鋼鐵的副產品),減少

50%水泥要求。天花由硬木板及膠板合成的夾板覆蓋而成,減少對實木要求,而硬木板

由再生物料所做,而泳池水則用作衛生間沖水之用。

項目於2008年6月動工並如期落成,工程安全紀錄也十分良好;參與此項的工程建造人員超

過3,630名,逾370家英國公司取得工程合約;另外,自2008年4月以來合共逾40,000人曾

參與奧運場館公園各場館的工程,超過1,500張總值6億英磅(約港幣75億元)的直接合約,

千多間英國公司受惠。在2006年7月,奧運籌委會決定要將奧運公園場地打造成為簡潔的

地方,而所有新場地及設施均必須於2011年夏季前 (即倫敦奧運舉行前一年) 落成並經過

不斷測試,以符合國際嚴格要求。

場館揭開時,倫敦奧運交付管理局主席 John Armitt 說:「水上活動中心將會是2012年倫

敦奧運的焦點;在奧運會後亦會是社區及精英運動員的主要運動場館。我們於2006年7月

推出的時間表設定了很多進取的目標以確保所有場館必須在2012奧運會舉行前一年必須完

成。今天,我們很高興地宣佈成第六項主要場館,在不超出預算的情況下經已如期落成,

而安全紀錄更為業界標準之上;而創新的設計亦符合可持續發展的新標準。」

Owner Sonja Long, a Shanghai native, sought to open a boutique to represent European designers, as yet unknown in the Orient, and sought to do this in Shanghai’s trendiest district, the fashionable Xin Tian Di. Whilst many areas of Shanghai developed into congested, high-density districts, in the 1990’s those responsible for Xin Tian Di’s development set out guidelines to reconstruct the quarter as it was in the 19th century, as a network of narrow alleys lined with shikumen, two- or three-storey houses influenced by the Western culture of the day. The old residential make-up of the area has given way to an upmarket, design oriented destination full of luxury boutiques and eateries.

Alter is located in a new building, Xintiandi Style Mall on Madang Road. With an internal area of just 100 square metres, available space is limited. The owner sought to maximise the space available in order to display a diverse range of designer items from household goods to fashion and accessories. Yet her vision was not of the mainstream. Hers was a vision about inverted values, alternative beauties and subverted point of views.

The philosophy of Alter, as the word implies, is to be and inspire an alternative world, so as a designer Gatti imagined an alternative architectural space like the ones in the drawings of Escher, where gravity and the rules of the normal world doesn’t exist, where there is no “up” or “down”, no “left” or “right”, and where everything seems possible.

To achieve this reality, Gatti created a stepped space, a series of elem

display units to the street-front w

hole, creating a visual continuity in which the architect has

included alcoves for the seating and fitting rooms.

To reinforce the juxtaposition of the seemingly non-related elem

ents and to remove any

sense of an interior made up of individual sequences, the designer brought in a series of

mannequins, variously positioned around the store – unclothed, turned on their heads

and attached to the walls and ceilings. T

he mannequins’ legs are bent to fit the stepped

sequence, creating a vaguely oriental feel, with hints of typical A

sian poses.

店主龍霄乃地道上海人,早有構想於潮人至尊聖地—新天地內,開設專門店推介及發掘歐

洲設計後起之秀。當上海眾多地方已發展成人煙椆密、車水馬龍的高密度樊籠時,上世紀

九十年代,新天地的規劃者高瞻遠矚,避免密度過高,精心將項目重塑回十九世紀的面

貌,該區一帶本是石庫門巷弄,舉目都是深受當時西方風潮影響的兩三層高的平房。昔

日平民住宅區,已蛻變成現今高級名店及食肆雲集,形格十足的時尚聖地。

Alter 位於一座馬當路上的嶄新建築物 – 新天地時尚購物中心內。舖內空間有限,只有

一百平方米可供發揮。店主希望空間能充分善用,陳列四處搜羅的型格設計家居用品、

時裝及飾品。她的視野亦豈同凡夫俗子 – 包含著顛覆既有價值觀,一份非傳統美學,以

倒轉角度看世界。

Alter 的哲學,顧名思義,是矢志成為及締造一個另類時空,設計師 Gatti 構想一個如名

畫家埃舍爾名作裡的並行建構空間,這裡地心吸力和世界定律消失,沒有「上」「下 」和

「左」「右」之分,萬事皆能成真,讓思想自由奔馳。

Gatti 將這超現實構想付諸實行,以梯級作設計元素,由天花到牆身拾級而下,已分不清

上下左右,貫穿陳列空間至櫥窗的店面。傢俱擺設亦是裝潢一部份,協助建立時裝店個

性,將凹室內專設座位及試衣室渾成一體。

In a global economy currently struggling with sluggish growth and slim profit margins, subtle changes unnerve markets, especially those as inelastic as the aviation market which, even in healthy economic conditions, is very responsive to small dips in world economic growth.

The Air Transport Association (IATA) reports that whenever world economic growth dips below two per cent, there is turbulence in the industry. With growth hovering just a few percentage points above that mark, we’re seeing tremendous volatility in a market in which resilience is hard to come by and the scarcity of foresight is rivalled only by its necessity. In order to navigate such turbulence, it is our responsibility as designers to bring three things to the transportation industry: social responsibility, anticipatory design, and solidarity.

Today, the buzz word in socially responsible transportation design is intermodality. Intermodal transportation has existed since humans harnessed technology to facilitate movement. Voyageurs carried canoes so that they could traverse land and water and rail lines were designed to connect distant ports. Today, there is an unprecedented need for intermodality due to the increasingly global marketplace, the urgent need to support urban density, the profusion of transportation technologies, and the growing demand for varied and enjoyable travel experiences.

With the advent of modern air travel, greater emphasis has been placed on convenience, amenities, and the travel experience. Since passenger transportation accounts for over 85 per cent of airline industry revenues, this trend is not to be overlooked. Successful airport designs balance the needs of landside and airside programs, and incorporate state-of-the-art technology and security program requirements along with ample passenger amenities.

By focusing on the sequence of events and activities associated with flying, airports like Buffalo Niagara International Airport and Philadelphia International Airport celebrate the spatial experience of travellers as much as their joy in arriving. These projects aim to foster a strong sense of community through creating inviting, accessible environments enhanced by generous public space and pleasing materials—aspirations that are foundational to KPF’s work and to design excellence.

KPF’s work also fundamentally alters the way buildings are seen today, at a time when such change is essential. By the time this article goes to print, the world population will have reached 7 billion people. Design must anticipate the needs of these billions and of the billions to come for social, environmental and economic reasons. Anticipatory or “future-proof” design can increasingly be equated with sustainable design.

Towers like the International Commerce Centre in Hong Kong, for example, speak to the promise of the tall building as a sustainable paradigm, in which individual buildings form part of a larger ecosystem of vertical centres linked by horizontal networks of public transportation. Transit-integrated buildings represent a sustainable model for future development. Increasing density at city centres is more effective in preserving land resources and reducing energy usage than the alternative of urban sprawl. KPF has been on the forefront of this movement, providing designs for some of the most progressive transportation projects, sustainable cities and transit-integrated, super-tall towers.

Airports have the potential to play a key role in anticipatory design. KPF’s design for the Abu Dhabi International Airport Midfield Complex responds to the natural environment, while also meeting the needs of the rapidly-expanding capital of the United Arab Emirates. The airport expansion is integral to Plan Abu Dhabi 2030, a framework for the Emirate’s future development and projected population growth. Designed to accommodate up to 20 million passengers, the project is so large that its life cycle exceeds the exuberance of individual business cycles.

In such a climate, solidarity is essential. Like pilots, designers must resist the urge to overreact to the variability of cyclical changes. Projects like the Abu Dhabi Airport have given KPF the opportunity to provide support for our client through all of these cycles, and to invest the time and efforts of our team. With work in diverse markets, KPF is fortunate to have a strong global presence and to have enough resources to continually provide a high level of service to our clients.

For us, the greatest honour is not the recognition of our peers or industry associations, but rather the appreciation of our clients, more than 50 per cent of whom are repeat clients and some of whom we have worked with successfully for over a decade. In an economy in which developers and financiers have become increasingly conservative and cost-conscious, our clients return to us for their design needs because they understand that quality pays off in the long run.

In addition to being "the most important unsolved problem of classical physics,” in the words of Nobel Laureate Richard Feynman, turbulence may be the most important unsolved problem of modern economics. Yet it is one that can and must be managed.

非禁區運作上的需要,設有充足的客運設施之餘,亦要配合最先進的科技和滿足安全程

序的要求。

最先進的交通運輸項目、可持續發展城市,以及結合交通運輸的摩天高塔。

在具前瞻性的設計中,機場有潛質在當中扮演關鍵角色。KPF 在阿布扎比國際機場中

庭的設計呼應到自然環境之餘,亦配合到這個阿聯酋首都迅速發展的需要。機場擴建
