ELECTRICAL CRITERIA

General Design/Construction Coordination

TheelectricalcriteriaisprovidedforthepurposeofdesigningtheTenant’selectricalsystem.ThiscriteriaisprovidedasaguidelineforTenant’sEngineer.ItistheTenant’sresponsibilitytoverifyexistingconditionsandcomplywithallapplicablecodesandstandards.1. Conduitandracewayhangers,clamps,lightfixtures,junctionboxes,supports,etc.

mustbefastenedtojoistsand/orbeams.Donotattachdirectlytotheslab,roofdeck,ductwork,pipingorconduitabove.

2. Tenant’s equipment in the mall electric room must be clearly identified withTenant’snameandspacenumber.

3. Provideaccesspanelsatalljunctionboxeslocationsandatsmokedetectorsabovetheceiling.

4. All outlet boxes, floor boxes, wire raceways, power/telephone poles, plug-inmolding,wiringdevices,hangersupportsandotheritemsrequiredforacompletedistributionmustbefurnishedandinstalledbyTenant.

5. Furnishandinstallpowertorooftopunits,waterheater,storefixtures,signage,musicsystemsandanyotherfixturesorequipmentprovidedbyTenant.Anyroofcuttingandpatchingbymall’srequiredrooferatTenant’sexpense.

6. Allwiringmustbecopperandinconduit.Lowvoltagewiringmustbeinconduit.7. Systemgroundistobebuildingsteel.Structureisdesignedwitha“UFER”grounding

system.

8. Transformers shall be installed below finished ceilings. Theymay not not beanchoredtoorsuspendedfromtheexistingMallstructure,exteriorordemisingwalls.

9. ConduitisexistingormaybeprovidedbytheLandlordfromapointofdistributiontotheTenant’sdemisedpremises.

10.Theelectricalcircuitbreaker(mainbreaker)fortheTenantwillbefurnishedandinstalledbytheLandlordattheTenant’sexpense.

11.TheTenantisresponsibleforallelectricalworkwithintheTenant’sspace.12.The Tenantprovideswiring through the conduit from the Landlord’s point of

distributiontotheTenant’sspace.13.TheelectricalservicesizerequestedbyTenantissubjecttoapprovalbyLandlord.14.TheTenantwillconfirmthesizeoftheexistingelectricalserviceandensurethat

itissatisfactoryfortheTenant’sconditionsbeforeworkcommences.15.If the Tenant’s electrical requirements exceed the standard size provided by

the Landlord, the Tenantwill submit total Load Calculations to confirm theirrequirement.

Complete Engineered drawings must be submitted to the Landlord’s TenantCoordinatorforreviewandapproval.Landlordwillreviewtheplansforconformancetobasicmallrequirements.TheLandlorddoesnotreviewforelectricaldesign,nordoes the Landlord accept responsibility for the Tenant’s adherence to governingcodes.

The documents to be submitted for Landlord approval must include the following:

1. Completeplansandspecificationsforallelectricalwork, includinglighting,powerandonelineriserDiagram.DocumentsmustbesignedandsealedbyaLicensedEngineerinthestatewheretheShoppingCenterislocated.

2. Floorplan,includingbranchcircuitingandallequipmentlocations.3. Reflectedceilingplan,includinglightfixturelayoutandlightingfixtureschedule.4. Systemonelinediagram.5. ElectricalloadsummaryandPanelboardschedules,showingtheconnectedloadon

eachcircuitandthetotalconnectedload.6. Drawingsmustincludepanelschedules,loadcalculationsandmeterinformation.7. Structural drawingsmust be submitted for all equipment thatwill be suspended

fromthesteelstructure.

Power Source

AllworkrequiredtoconnectTenanttothemainpowersourcemustbeperformedbyLandlord’sdesignatedelectrician,atTenant’sexpense.ExceptionstothisrequirementmaybegrantedbytheTenantCoordinator.

Tenantisresponsibleforfeederstothetenantspacewithasingledisconnectwithinthetenantspacepriortoanytransformersorpanels,installationofadrytypetransformer,panels and complete distribution throughout the tenant space. A General Electricdemandcheckmetermustbeinstalledinthemallelectricroom.TenantisresponsibletoarrangeforelectricalserviceandmeterwithutilitycompanyatTenant’sexpense.

LandlordwillprovidethemainpowersourceforTenant’sconnection.Powersourcewillbe277/480vor120/280v,3phase,4wireandwillbeavailableinthenearestmallelectricroom.TenantsareresponsibleforinstallationofthefusedbusductdisconnectswitchandmustpullthefeederwirestotheTenant’sdemisedpremises.Landlordwillprovideanemptyconduitwithpull-wirefromthemallelectricroomtotheTenantspace. If a larger conduit is required,Tenant is responsible for installationof samefromthepowersourcetothedemisedpremises.

Communications Services

Landlordhasinstalledahigh-speedfiberinfrastructureattheCenterforpurposesofprovidingvoiceanddataaccessthroughouttheCenter.AllaccessforTenant’svoiceanddataservicesmustbesourcedthroughLandlord’sdesignatedproviderwhichiscurrentlyGraniteTelecommunicationsorsuchalternativeproviderasdesignatedbyLandlord.ThevendorcontactforvoiceanddataservicescanbefoundintheTenantCriteriaPackageunderGeneralInformation.

For allwiring needs in commonelectrical rooms, a required vendormust beusedtomaintaintheintegrityoftheelectricalroom.ThevendorcontactforlowvoltagewiringneedscanbefoundintheTenantCriteriaPackageunderGeneralInformation.

LightingProvide a lighting schedule for review in conjunction with a reflected ceiling plan.Lightingmustconformtothefollowingguidelines:

1. DisplaywindowlightingmustbecontrolledbyatimeclockandbeonduringthehourstheShoppingCenterisopen.Displaywindowlightingattheceilingmustbeglare-freeandatapprovedlevelsatthestorefrontglassline.

2. TheTenantisresponsibleforalllightingwithintheTenant’sspace.TheTenantwillnotinstallanylightingoutsidetheTenant’sspacewiththeexceptionofMallrequiredstandardlightingatbackdoors.Thesefixturesshallbephotocellcontrolled.

3. Decorativefixturesforstorefrontillumination,suchasluminousceilings,chandeliers,pendantorwallunitsorcleartypeglitterstripsarepermittedifapprovedbyLandlord.Nostrobe,spinnerorchasetypelightingshallbeused.

4. Fluorescent or incandescent light fixtures in Tenant’s public areas, other thandecorative fixtures, shall be recessed. Fluorescent fixtures shall have deep cellparaboliclouvers.Barelampfluorescentorincandescentfixturesmaybeusedonlyinconcealedareasand/orstockrooms.

5. Tenantshallprovideemergency lightingpercodeto illuminatestockand/orsalesareasandrearexitwayduringpoweroutage.Emergencylightingshallbebattery-operated, twin-head light pack(s) and/or fluorescent fixtures. In public areas,emergencylightsshallbeconcealed.

6. Recessedincandescentdownlightsmaybeused.7. Exit,emergencyandnight lightsmustbeprovidedthroughout,asdeterminedby

governingcodes.

8. Fluorescentlightinginthesalesareamustberecessedandmustusemetalparaboliclouver type lenseswith aminimumof 18 cell configuration for a standard 2 x 2fixture.Barelampfluorescentorfluorescentfixtureswithacrylicprismaticlensesmaybeusedonlyinconcealedareasorstockrooms.

9. Tracklightingmaybeusedifthetrackispaintedtomatchtheceilingcolor.

Temporary Power

1. TheLandlordmayprovidetemporaryelectricalservicetotheTenantatamonthlycharge.Thischargewillbepaidasadditionalmonthlyrentnolaterthanthedateofcommencement.

2. TemporarywiringneededtoworkinthespaceshouldbeconnectedtotheTenant’selectricalserviceandnotcommonareaoutlets.

Reuse of Existing Electrical Systems

1. TheTenantwillsubmitalettertotheLandlordfromtheTenant’selectricalengineerstatingthattheexistingelectricalsystemisnotbeingaltered.

2. TheTenant’selectricalengineerwillbe licensed in thestate inwhichthework isbeingpreformed.

Tenantisresponsiblefor lightingsystemcontrol, includingconnectiontotheBuildingManagementsystemandconnectiontotheFireAlarmsystem.Allemergencylighting,exitsigns,hornsandstrobesmustbeprovidedbyTenantasrequiredbycode.

Material/Equipment Specifications

1. Drawingsmust includecompletematerialspecifications, includingmanufacturer’snameandproductnumberandcompleteschedulesofallequipmentandfixturestobeinstalled.

2. AllmaterialandequipmentmustbenewandofacommercialgradeandmustbearUnderwriter’slabelswheresuchlabelingapplies.

3. Atgradelevelelectricalconduitmaybeinstalledatleast4”undertheslabandmustbeinSchedule40PVCconduit.Butneverallowedtobeinstalledintheslaborlessthan4”belowslab.

4. Floorboxesmustbewatertight.5. Pullboxesorjunctionboxesmustbeaminimumof12gaugegalvanizedsteelout-

lets.Boxesinwallsmustbegalvanizedpressedsteelorcasemetal.Caulkaroundboxestoeliminatenoisetransmission.

6. Allmainandbranchfeedersandcircuitrywiringmustbecopper.Allconductorstohave600voltinsulationtypeTHW,THWNorTHHN.

7. Convenience receptaclesmust be specification grade, 120 volt, 20 amps and begroundingtypeperNEC.

8. Manual or magnetic starters, switches, contactors, relays, time switches, safetydevices,dimmersandothercontrolsmustbecommercialtypewithheavydutyrat-ingsandmustbe installed in strict conformancewith themanufacturer’s recom-mendationandapplicablecodes.

9. Anyexposedlowvoltagewiringmustbeplenumgraded.

10.Allwiringofanytypemustbeinstalledinconduitormustbearmoredcable(BX).Armoredcablewillonlybeallowedforconcealedbranchcircuitwiringwithinthedemisedpremises.Exposedand/oropenwiringofanykindwillnotbeallowed.Flexibleconduitsmustbeusedforconnectionstovibratingequipment.

11.Groundtobuildingsteel.12.Installtransformersbelowfinishceilings.

Fire Alarm System - Life Safety1. TenantmustprovideacompletefirealarmdetectionsystemwithintheTenantspace

separateoftheLandlord’sbuilding-wideaddressablefirealarmsystem.2. If applicable, Tenant is required touse Landlord’sdesignatedcontractor for installa-

tionofthenecessarysmokedetectorsandconnectiontothemainfirealarmsystem.Systemmustcomplywiththerequirementsofthegoverningauthority.

3. Allemergency lighting,exit signs,hornsandstrobesmustbeprovidedbyTenantasrequiredbycode.

Fire Protection/Sprinkler System Information

1. AllsprinklermodificationworkwillbeperformedbytheLandlord’srequiredcontrac-torfortheTenantattheTenant’sexpense.

2. Equipment:A. Standardsprinklerheadsinareaswithoutceilingswillbequickresponseupright

bronzeheads.B. Standardsprinklerheadsinareaswithfinishedceilingswillbequickresponse

semi-recessedchromeheads.C. FlushmountedheadsarerequiredthroughouttheDCA.D. TheTenantshouldcontactthelocalorstatefiremarshalforspecificrequirements

relatingtoquantityandlocationoffireextinguishers.Atminimum,Tenantistoinstallatleastonewallhung,2A10BCdrytypeUL-listedfireextinguisher.

E. Keepallpipingasclosetowallsandashightoundersideofroofframingaspos-sible.

F. RequiredDuctDetector:AnyHVACunit2000CFMorlarger,isrequiredtohaveasmokeductdetectorintheairsupply&returnofeachunit.Theductdetec-tormusthaveremotetestandalarmindicatorstationpercitycode.

G. ContractormustalsosubmitplanstotheFirePreventionBureauforapproval.TheTenant/Tenant’sContractorisresponsibleforallcitytestingandinspectionfees.

H. Ifrequired,Tenantswillfurnishandinstalltheirowncompletefirealarmsystemthat is compatiblewith the Landlord’s system. Tenant is responsible for anydevicesandconnectioncostsasmayberequiredto interfacewiththeLand-lord’ssystemwithallworkperformedattheTenant’sexpenseforanyportionofthemonitoringsystem,whetherinsideoroutsidetheTenantpremises.

I. Contractor shall notify the Landlord in writing at least 24 hours in advanceofmakinganymodificationstothesprinklersystems.Contractormustnotifythefiredepartmentandanyalarmmonitoring company for verification thatthesystemisfullydrained.ThecontractormustnotifytheLandlordwhenthesystemisbackonline.

J. Inordertoclearalarms,contractorshallcontactsecurityorMallmaintenancesupervisoratleast60minutespriortoanydraindown.Contractorshallremainforone(1)hourafterthesystemhasbeenrefilledtocheckforleaksorotherproblems.

K. Nosystemwillbelefttodrainovernight.Allsystemshavetobechargedandoperationalwhenworkerleaveforthenight.

L. Keepallpipingasclosetowallsandashightoundersideofroofframingaspos-sible.

MECHANICAL CRITERIA

General Design/Construction Coordination

ThemechanicalcriteriaisprovidedforthepurposeofdesigningtheTenant’sheating,ventilatingandairconditioningsystem.ThiscriteriaisprovidedforTenant’sEngineer.ItistheTenant’sresponsibilitytoverifyexistingconditionsandcomplywithallapplicablecodesandstandards.Complete Engineered drawingsmust be submitted to Landlord’s Tenant Coordinatorforreviewandapproval.Landlordwillreviewtheplansforconformancetobasicmallrequirements.TheLandlorddoesnotreviewformechanicaldesign,nordoestheLand-lordacceptresponsibilityfortheTenant’sadherencetogoverningcodes.Equipmentorotherobstaclesplacedinthevicinityofexistingsolarpanelsshallfollowtheguidelinesoutlinedbelow:• Noequipmentshallbeplacedwithin10feetofanysolarinverterorACjunctionbox• Toavoidinterferingwithsolarpanelproduction,objectsshallbeplacednocloser

thanthedistancedefinedas2timestheirheight.Forexample,ifa4footHVACunitisinstalled,itmustbelocatedatleast8feetawayfromasolarpanel.

• Innocases,regardlessoftheheightshallanobstaclebeplacedwithin3feetofsolarequipment.

• No conduits, pipes or other devices shall be added to existing conduit carryingdevices

• Nowires,pipesorotherdeviceswillberoutedacrossoroverexistingsolarequip-ment.

• Allmodificationswithin20’ofsolarequipmentshall requirereviewandapprovalfromMacerichpersonnel.

tioningsystemwork.Showmake,typeandperformanceofallequipment.Docu-mentsmustbesignedandsealedbyaLicensedEngineerinthestatewheretheshoppingCenterislocated.

2. Calculations showing the heating and cooling required, including transmissionandventilationlossesinthespaceandheatandcoolingprovidedfortheventila-tionsupplyandexhaustrequiredforthespace.Calculationsshallbeasdescribedin“LoadCalculations”includedbelow.

3. Temperature control system data showingmake, control and energymanage-mentsystems.

4. Exhaustsystemlayout,includingCFMandequipmentspecifications.5. Structuraldetailsforsupportofallrooftopequipmentandequipmentsuspended

fromthesteelstructure.

Load CalculationsTheTenantmustperformall calculations inaccordancewithmethods set forth inthelatestAmericanSocietyofHeating,RefrigerationandAirConditioningEngineers’GuideandDataBookandinaccordancewithgoodengineeringpractice.Allcalcula-tionsmustbetabulatedinaconcise,orderlymanner.Heating load calculation: Allspacesmustbecalculatedtomaintaintheminimumspacetemperaturesinsalesandpublicspacesof68degreesFand50degreesFinnon-publicspaces.

Cooling load calculation: Allspacesmustbecalculatedtomaintaintheminimumspacetemperatureof73degreesFandamaximumrelativehumidityof55degreesFandshalltakeintoaccountallinteriorheatproducingitemssuchaspeople,equipment,roofandexteriorwalls.TheTenantisrequiredtosubmitcalculationsindicatingtheheatingandcoolingloadsforthespaceandcalculationsforexhaustandmakeupair.TenantsmustdesignforamaximumnoisecriteriaofNC40forallspacesexceptkitchensandothersimilarworkareas.

Exhaust Requirements

Tenantswhoseoperationproducesobjectionableodorssuchasrestaurants,petshops,hair salons, nail salons, and the like must maintain 10% negative air pressure withrespecttotheMallbyprovidingmakeupairequalto90%exhaustairvolume.Tenantmaybe required toprovide,atLandlord’sdiscretion,a separatemakeupoutsideairsupplysystemtobalanceTenant’sexhaustsystem.Spacesthatrequireexhaustmustbedesignedtoprovidenegativeairpressurerelativetoadjoiningconditionedspacestopreventodortransfer.Roofmountedexhaustfansmustbeductedtoceilinggrilleslocatedapproximatelyinthecenterandrearofthedemisedpremisesandspecificallyneartheareawheretheodorsaregenerated.ThesystemshallbedesignedtocausetheexhaustairtogravitatefromtheMallCommonAreatotheodorproducingareaandthenexhaustedout.• Landlordmayrequirenailshopstoinstallscrubbers.Thiswillbedeterminedona

casebycasebasis.• Airfiltrationsystemsandbathroomexhaustfansarenotacceptablesolutions.• Theexhaustfanmustbeinterlockedwiththelightswitchesforthestorecustomer

servicearea.

• ThecombinedHVACandexhaustsystemmustbeinoperationduringallhoursthattheTenantisopenforbusiness.

Kitchen Exhaust Systems

KitchenexhaustsystemsaresubjecttoLandlord’sreviewtoensuretheexhaustdoesnotcompromisetheventilationairofadjacentmallrooftopunits.Kitchenexhaustsystemsaresubjecttothefollowingcriteria:1. TheexhaustfanmustbeaSWSIcentrifugalfanwhichmustbefittedwithamini-

mum10’-0”stainlesssteelupblast.Guywiresmustbeattachedtotheroofinordertosecurethestack.Usethemallrooferforconnectionoftheguywires.

2. A “Grease Guard” grease containment system (or approved equal) must beinstalledtoprotecttheLandlord’sroof.Aquarterlymaintenanceprogrammustbein-placeforthegreasecontainmentunits.ProofofthemaintenancecontractmustbepresentedtoLandlordpriortothestoreopening.

HVAC Information

General Requirements

1. AnynewHVACunitorreplacementofanexistingHVACunitorthemodificationofanystructureorsubstructuresupportingtheunit(s)shallbedesigned,engineeredand installedat Tenants’ sole cost andexpense. Tenant shall provide structuralengineeringcalculationsanddrawingsfromalicensedstructuralengineer(Regis-teredintheStateoftheCenterwheretheworkislocated)toLandlordforreviewandapprovepriortoinstallationofanyunit.Allequipmentistobeinstalledoverstructuralmembersthatcansupporttheweightoftheequipmentinareasdesig-natedbyLandlord.Allrecommendationsofdesignandverificationofcompletionshallhavethestructuralengineer’sembossedsealfromthestate.

2. TheTenant’scontractorshallcoordinatewiththeLandlord’sapprovedroofingcon-tractorallcuttinganddrillingnecessaryfortheproperinstallationofequipment.TheLandlord’sapprovedroofingcontractorshalldoall repairsdamagetoworkunderotherheadingcausedbytheworkundertheheading,atthedirectandsolecostofTenant.

3. Allmechanicalequipmentincludinghousing,coils,finsandtubesmustbecooledtowithstandcorrosion.Inlieuofcoatingthetubesandfins,Tenantmayusecoppertubesandfins.

4. VibrationisolatorsarerequiredtobeinstalledonallHVACequipment,whetherontherooforwithintheTenantsspace.

5. AllsystemsshallbeeitherrooftopmountedHVACunits,orsplitsystems,depend-inguponthelocationoftheTenant’spremises.VerifylocationperHVACPlaninthiscriteria.

6. AllHVACunitsshallbebottomfedforsupplyandreturnair.7. AllHVACunitsshallbeequippedwitha120-voltoutletfromtheTenant’selec-

tricalservicemountedtotheunitontherooftop.8. AllcondensatelinesfromHVACunitsshallbecopperandinstalledasfollows:

A. LinesshallberunatrightanglesanddrainintoTenant’sspace.B. Supportsforthecondensatelinesshallbe4”x4”x12”treatedblockingset

inmasticonamodifiedbitumenpad.C. Pipesupportsshallbespacednofurtherthan6’-0”apart.

9. Atareaswhereelectricalconduitsorotherroofpenetrationsareremoved,theroofdeckmustberepairedbytheLandlord’sroofingcontractor,toan“as-new”condition.

10.The improvements shall in no way diminish or interfere with the structuralintegrityofthebuilding,roofstructureorwithroofdrainage.

11.Workmenpriortotheirleavingthepremisesshouldremovealldebris,materi-als,unusedparts,etc.

12.Ladderswillnotbepermittedonthesideofthebuildingforroofaccess.Roofaccessmaybeobtainedby checking in at theManagementOffice, atwhichtimeSecuritywillescortworkerstotheaccesspoint.AllworkersarerequiredtocheckoutattheManagementOfficewhenfinished.

13.Allreturnair istobeductedfromthefinishedceilingbacktotheHVACunit.Ceilingreturnairplenumisnotacceptable.

ontherooflevel.TenantmayberequiredtouseaDeputyInspectortoinspectallweldsatthesolecostandexpenseoftheTenant.Allmaterials,welds,connections,etc.installedbyTenantfortheHVACsystemmustbecoatedtowithstandcorrosion.

19.No improvements will be installed during inclement weather. Tie-in of flashingmaterialstomoistordustysurfacesshouldnotbeattempted.Existingmaterials,aswellasallmetalorconcretesurfaces,shouldbecleanedpriortoapplicationofnewmaterials.

20.Allelectricalconduit,metalpipe,orplasticpipingshouldberestrainedtoappro-priatesizedwoodblockingsetintoroofingcement.Attachmenttoblockingshouldallowformovementduetothermalexpansionandcontraction.

21.Platforms,curbs,andsleepersaretobetiedintotheexistingroofmembranebytheLandlord’sapprovedroofingcontractor,atthesolecostoftheTenant,inamanneracceptabletotheroofingmanufacturerandtheLandlord.

22.Providenewprefabricatedleadormetalpipesleeveflashingtosealanynewpipepenetrationsthroughtheroof.Flashingflangesshouldbe installed inamanneracceptabletotheroofingmanufacturerandtheLandlord.

Conditions for HVAC Systems

1. TenantwillprovidetheLandlordwithengineeringcalculations,whichassuretheadequacyoftheHVACsystemtheTenantisproviding.Tenantsonlowerlevelsarerequiredto installasplitsystem.Heat, ifrequiredbyTenant,tobeprovidedbyElectricHeatofHeatPumps.

2. Designconditions-heatingoftheTenant’sdemisedpremises:A. Insidedesigndrybulbtemperatureof73degreesFB. OutsidebulbtemperatureperAshraeGuideforlocation.

3. Designconditions-coolingoftheTenant’sdemisedpremises:A. Totalaircirculatedwillbebasedoninternalsensibleheatloadatpeakrequire-

ments,butnotlessthancoderequirements.B. Tenant’sHVACsystemshallprovideoutsideairforventilationofaminimum

roleof.1CFMpersquarefootofleasearea,butnotlessthancoderequire-mentsshouldsamebegreater.Outsideairflowthroughtheairconditioningunitonly.

C. ExhaustsystemswillbebasedoncodeandTenant’suserequirements.Onlyexhaustsystemswillbepermitted.Allexhaustmustbedischargeddirectlytotheoutside.

7. Balancingoftheairconditioningsystemwillbepreformedbyanindependenttestandbalance agency at the sole cost and expenseof the Tenant. The air balancereportistobeprovidedtotheCenterofficepriortothestoreopening.Themechan-ical contractor shall cooperatewith the selectedbalanceagency in the followingmanner:A. Providedsufficienttimebeforefinalcompletiondatesothattestingandbalanc-

ingcanbeaccomplished.B. Provideimmediatelaborandtoolstomakecorrectionswhenrequiredwithout

unduedelay.Installbalancingdampersasrequiredbytestandbalanceagency.C. The contractor shall put all heating, ventilating and air conditioning systems

andequipmentintofulloperationandshallcontinuetheoperationduringeachworkingdayoftestingandbalancing.

D. Testingandbalancingagencyshallbekeptinformedonanymajorchangesmadetosystemduringconstructionandshallbeprovidedwithacompletesetofas-builtdrawings.

Structural Considerations

1. TheTenantmustretainaStructuralEngineer,registeredinthestateinwhichtheworkisbeingperformed.

2. TheTenant’sstructuralengineermustexaminetheexistingstructureanddeter-minethelocationforrooftopequipmentplacement.

3. TheTenant’sengineerwillprovidetheLandlordwitharecommendationforthesupportofrooftopequipment.

4. Locaterooftopequipmentovermajorstructuralelements.5. Reinforcetheroofsystemtoadequatelysupporttheweightofanyequipment

added.

6. Nostructuralormiscellaneousbridging,blocking,etc.,mayberemoved.7. TheLandlordmustapproveanymodificationsrequiredbeforeworkbegins.8. Uponcompletion,theTenant’sstructuralengineershallsubmitaletterstating

that the roof top equipment has been installed in accordancewith the engi-neer’srecommendeddesign.

9. ExistingrooftopequipmentthatisnotbeingusedbytheTenantshallberemovedanddisposedofattheTenant’sexpense.

Roofpenetrationsmaynotbelocatedsoclosetooneanotherthattheyinterferewithproperflashing,orbeinstalledinanyroofwaterwayorareaoftheroofwhichpondswater.Ifplacementofanycurborplatformcausesrestrictionofwaterflowand/orcreatesapoundingsituation,acricketwillbeconstructedattheupslopesideofthecurb.CricketscanbeformedfromPerliteroofinsulationtoprovideamini-mumslopeof1/4”perfoot.

4. Roofpenetrationforcontrolandelectricalwiringshallbemadethroughtheequip-mentcurborasquarepitch-panlocatedwithin24”ofthecurb.

5. Thedistancebetweenthenewimprovementsandparapetwalls,existingequipmentcurbs,oranyrooftopprojection,shouldbenolessthan24”toallowforproperflash-ingandsealingoftheroofmembrane.

Criteria for Reuse of Existing HVAC Roof Top Units

TheleasemayallowsomeTenant’storeuseanexistingHVACsystemlocatedintheirTenantspace.InsuchcasestheTenantwillproceedasfollows:1. The Tenantmust establish that the existingHVAC installation conforms to the

Landlord’scriteria.2. ShouldtheTenantchoosetoreuseanexistingHVACunitandtheLandlorddeter-

minesthatanewunitisrequiredforanyreason,atanytimeduringthetermofthelease,theTenantmustinstallanewunitconformingtotheLandlord’scriteria.

3. TheTenantwillsubmitplansforapprovalpriortothealterationoftheexistingHVACsystem.

GENERAL NOTES:A. TenantmaynotreuseanHVACunit5yearsoldorover.Iftheexistingunitis

inexcessof5yearsold,anewunitshallbeinstalledinaccordancewiththeLandlord’scriteria,atthesolecostoftheTenant.

B. WhenreusinganexistingHVACsystemtheTenantisinnowayrelievedoftheresponsibilitytoconformtotheLandlordscriteriagoverningtheHVAC.

C. TheTenantmaynotaltertheexistingHVACsysteminanywaywithoutfirstsubmittingplansforapproval.

D. Prior toopening, theTenantwill submit the followingdocumentation; (i)aletterfromtheHVACContractorassertingthattheHVACunitisoperatingin“like-new”condition,(ii)acopyofthemaintenanceagreementforunit(s)tothe Landlord, (iii) theTenant’sHVACmaintenance contractormustprovidephotographsoftheexistingunit(s).

B. UsemotordrivenandfactorycurbSupremeupblastroofventilatormodelinstalledat aminimum of 40” from roofmembrane to discharge. Use a gauge weldedexhaustduct.Providemakeupairasnotedbelow,butnotlessthan85%ofamountofexhaust.

C. TheTenant,asrequiredbyspecialconditionssuchasgrills,restaurantexhaustsys-tems,etc.,willprovidespecialmakeupair.AlongwiththeHVACunit,theTenantmayuseanevaporativecooler.

D. Smokedetectorsmaybe required inall returnairorexhaustductwork tooverridetheairhandlingequipmentandprovideshutdownwhensmokereachestheequipment.

E. AgreasecontainmentsystemisrequiredforFoodserviceinstallations.

A. TheTenantwillprovidetheLandlordwithacopyofthemaintenanceagreementforthegreasecontainmentsystem.

B. Absolutelynoexposedductworkshallbeallowedontheroofrunningonahori-zontalplane.

C. All exhaust ductwork must be installed in conformance with N.F.P.A bulletin96and theuniformmechanical code. Locationofexhaustductworkand roofexhaustfansmusthavetheapprovaloftheLandlord.

D. AlongwiththeHVACunit,theTenantmauseanevaporativecooler(EssickorLandlordapprovedequal).

PLUMBING CRITERIA

General Design/Construction Coordination

Thefollowingcriteria isprovidedforthepurposeofdesigningtheTenant’splumbingsystem.ThiscriteriaisprovidedforTenant’sEngineer.ItistheTenant’sresponsibilitytoverifyexistingconditionsandcomplywithallapplicablecodesandstandards.

Complete Engineered drawingsmust be submitted to Landlord’s Tenant Coordinatorforreviewandapproval.Landlordwillreviewtheplansforconformancetobasicmallrequirements.TheLandlorddoesnotreviewforplumbingdesign,nordoestheLandlordacceptresponsibilityfortheTenant’sadherencetogoverningcodes.

The documents to be submitted for Landlord approval must include the following:

• Complete plans and specifications covering the complete plumbing system.DocumentsmustbesignedandsealedbyaLicensedEngineer inthestatewheretheShoppingCenterislocated.

The Tenant shall provide a complete plumbing system for the Tenant space. TheLandlordhasprovidedconnectionsineachtenantspaceforsanitarywasteandpotablecoldwater.

Tenantisresponsibleforallplumbingincludingtoilets,sinks,urinals,drains,hotwaterheaters,watercoolersandconnectionsintoexistingwaterandsewerlines.

Water Efficiency

1. TheTenantisrequiredtoinstallwaterlessurinalsintenantrestroomswhenurinalsareused.

2. Low-Flowwaterclosetsusing1.6GPForlessgallonsperflushwillbeinstalledinalltenantspaces.

3. Operationsensorsandlow-flowheadsusing0.5GPMorlessinlavatories.

Tenantshallprovideamainwatershutoffvalvelocatedateyelevelinawallbehindalabelledaccessdoor.LocateinornearemployeerestroomasdesignatedbyLandlord.Alldomesticsupplylinesshallbecopper.Sanitaryandventlinestraversingtheceilingareatobecastironorcopper(noPVC).Tenantwillutilizeelectricwaterheatersfordomestichotwater.

EveryTenantmustinstallahandicappedrestroomfacilitywithaminimumofonewaterclosetandonelavatoryandinaccordancewithlocalcodeofficials.AnexceptiontothisrequirementisonlypermittedforFoodCourtTenantswhoarewithincloseproximitytothepublicrestroomsuponapprovaloftheLandlordandlocalcodeofficial.

If applicable, second level restroomsmust install a3”floordrain. Anti- cockroachscreens over floor drains in storage rooms, closets or any areas where drains donotgetmuchuse.Mopsinksandwater fountainsmustbe installedper localcoderequirements.

Nocleanoutsarepermittedabovetheceiling.Garbagedisposalsarenotallowed.Hairsalonsandpetshopsshallprovidehairandsolidsinterceptorsonallsinksandbasinswhichmay receive human or animal hair. After installation, these hair interceptorsshallbeproperlymaintainedsoastokeepthesanitarysystemfreefromanyadverseconditions.

Except with Landlord’s prior written permission for non-compliance, all pot sinks,scullerysinks,pre-washsinksandotherkitchenunitsmustbeconnectedtoagreasetrap.Dishwashersmaynotbeconnectedtogreasetrap.

Waterproofingmustbe installed inall “wetareas” suchaskitchens, restrooms,mopsinks,drinkingfountains,etc.Thewaterproofmembranemustextend4”verticallyonalldemisingwalls.ThismembranewillbewatertestedbytheGeneralContractorandinspectedandsignedoffbyMallPersonnel.Ifthemembranefailsthewatertest,itmustbereplaced.

Foodservice,hairsalonsandphotographicprocessingorotherTenantswithequipmentoroperationsthathavethepossibilityofbackflowwillberequiredtoinstallanapprovedbackflowpreventer.Thesemustbecertifiedandacceptabletothewaterdistrictandcheckedyearlyorasrequiredbythelocalauthorityhavingjurisdiction.TenantsmustsubmitcalculationstotheLandlordwhichshowthesizeselectionorbasisofcapacityofallequipmentandpiping.

All waste piping designed and installed for the discharge of material from kitchenequipment,exceptdishwashers,shalldischargethroughagreaseinterceptorprovidedandinstalledbytenantpriortoconnectiontomall’ssanitarysystem.Greaseinterceptorsshallbecontainedcompletelywithinthedemisedpremisesandabovethefloorslaborinotherlandlordapprovedlocation.

1. WaterserviceforTenantsisprovidedfromatleasta1”diameterline.EachTenantisresponsiblefororderingandpayingfortheirownwatermetertotheirspace.

2. Theplumbingsystemshallbeinstalledinaccordancewithgoverningbuildingcodesandshoppingrequirements.

AllTenantswhouseorhaveagaslineinstalledfortheirpremises,orequipmentthatservestheirpremises,arerequiredtoinstallacodeandLandlord-compliantseismicgasshutoffvalveonthemaingaslineservingthespace.

VentilationTenantswillprovideverticalexhaustductsatalocationdesignatedbyLandlord.Allhoodexhaustmustbeconnectedtoverticalductinaccordancewithcode.Tenantsarerequiredtoprovidefortheupkeepandmaintenanceforsuchverticalexhaustductandrelateddevicesandmaterials.

Allsanitarysewerandplumbingventpipingshallcomplywithalllocalcodes.Ventsthroughtheroofshallbeaminimumof4”andextendaminimumof8”abovefinishroof.

STRUCTURAL CRITERIA

Thefollowingcriteria isprovidedforthepurposeofdesigningtheTenant’sstructuraldrawings. Thiscriteria isprovidedasaguidelineforTenant’sEngineer. It istheTen-ant’s responsibility toverifyexistingconditionsandcomplywithall applicable codesandstandards.

CompleteEngineereddrawingsmustbesubmittedtotheLandlord’sTenantCoordinatorforreviewandapproval.Landlordwillreviewtheplansforconformancetobasicmallrequirements.TheLandlorddoesnotreviewfordesign,nordoestheLandlordacceptresponsibilityfortheTenant’sadherencetogoverningcodes.

The documents to be submitted for Landlord approval must include the following:

• Completeplansandspecificationsforallstructuralwork.DocumentsmustbesignedandsealedbyaLicensedEngineerinthestatewheretheShoppingCenterislocated.

General Requirements

1. TheTenant’sstorefrontmustbestructurallyself-supported.Tenantmaynotsup-portthestorefrontfromthebulkheadorfascia.StructuralsupportforTenantstorefrontsmustbefromtheroofjoistsforlateralbracing.

2. Fixturesandequipmentmaynotbeattachedtoorsupportedfromthefloororroofdeck.

3. Structuraldrawingsarerequiredforallitemsthatrequiresupportfromthesteelstructureorforallrooftopequipmentweighing300lbsormore.

4. Joistreinforcingisrequiredforrooftopequipmentaswellassteelsupportforallroofopenings.

5. UpperlevelTenant’smustreviewbasebuildingstructuraldrawingspriortoinstallingasecuritysafe,ovensoranyequipmentweighing300lbs.ormore.

EXIT CORRIDORS

Distributionofutilitiesthroughanewlyconstructedoranalteredexitpassagewayisprohibitedexceptforequipmentandductworkspecificallyservingtheexitpas-sageway,sprinklerpiping,standpipes,electricalracewayforfiredepartmentcom-municationandelectricalracewayservingtheexitpassageway.
