ELECTRICAL CRITERIA
General Design/Construction Coordination
TheelectricalcriteriaisprovidedforthepurposeofdesigningtheTenant’selectricalsystem.ThiscriteriaisprovidedasaguidelineforTenant’sEngineer.ItistheTenant’sresponsibilitytoverifyexistingconditionsandcomplywithallapplicablecodesandstandards.1. Conduitandracewayhangers,clamps,lightfixtures,junctionboxes,supports,etc.
mustbefastenedtojoistsand/orbeams.Donotattachdirectlytotheslab,roofdeck,ductwork,pipingorconduitabove.
2. Tenant’s equipment in the mall electric room must be clearly identified withTenant’snameandspacenumber.
3. Provideaccesspanelsatalljunctionboxeslocationsandatsmokedetectorsabovetheceiling.
4. All outlet boxes, floor boxes, wire raceways, power/telephone poles, plug-inmolding,wiringdevices,hangersupportsandotheritemsrequiredforacompletedistributionmustbefurnishedandinstalledbyTenant.
5. Furnishandinstallpowertorooftopunits,waterheater,storefixtures,signage,musicsystemsandanyotherfixturesorequipmentprovidedbyTenant.Anyroofcuttingandpatchingbymall’srequiredrooferatTenant’sexpense.
6. Allwiringmustbecopperandinconduit.Lowvoltagewiringmustbeinconduit.7. Systemgroundistobebuildingsteel.Structureisdesignedwitha“UFER”grounding
system.
8. Transformers shall be installed below finished ceilings. Theymay not not beanchoredtoorsuspendedfromtheexistingMallstructure,exteriorordemisingwalls.
9. ConduitisexistingormaybeprovidedbytheLandlordfromapointofdistributiontotheTenant’sdemisedpremises.
10.Theelectricalcircuitbreaker(mainbreaker)fortheTenantwillbefurnishedandinstalledbytheLandlordattheTenant’sexpense.
11.TheTenantisresponsibleforallelectricalworkwithintheTenant’sspace.12.The Tenantprovideswiring through the conduit from the Landlord’s point of
distributiontotheTenant’sspace.13.TheelectricalservicesizerequestedbyTenantissubjecttoapprovalbyLandlord.14.TheTenantwillconfirmthesizeoftheexistingelectricalserviceandensurethat
itissatisfactoryfortheTenant’sconditionsbeforeworkcommences.15.If the Tenant’s electrical requirements exceed the standard size provided by
the Landlord, the Tenantwill submit total Load Calculations to confirm theirrequirement.
Complete Engineered drawings must be submitted to the Landlord’s TenantCoordinatorforreviewandapproval.Landlordwillreviewtheplansforconformancetobasicmallrequirements.TheLandlorddoesnotreviewforelectricaldesign,nordoes the Landlord accept responsibility for the Tenant’s adherence to governingcodes.

The documents to be submitted for Landlord approval must include the following:
1. Completeplansandspecificationsforallelectricalwork, includinglighting,powerandonelineriserDiagram.DocumentsmustbesignedandsealedbyaLicensedEngineerinthestatewheretheShoppingCenterislocated.
2. Floorplan,includingbranchcircuitingandallequipmentlocations.3. Reflectedceilingplan,includinglightfixturelayoutandlightingfixtureschedule.4. Systemonelinediagram.5. ElectricalloadsummaryandPanelboardschedules,showingtheconnectedloadon
eachcircuitandthetotalconnectedload.6. Drawingsmustincludepanelschedules,loadcalculationsandmeterinformation.7. Structural drawingsmust be submitted for all equipment thatwill be suspended
fromthesteelstructure.
Power Source
AllworkrequiredtoconnectTenanttothemainpowersourcemustbeperformedbyLandlord’sdesignatedelectrician,atTenant’sexpense.ExceptionstothisrequirementmaybegrantedbytheTenantCoordinator.
Tenantisresponsibleforfeederstothetenantspacewithasingledisconnectwithinthetenantspacepriortoanytransformersorpanels,installationofadrytypetransformer,panels and complete distribution throughout the tenant space. A General Electricdemandcheckmetermustbeinstalledinthemallelectricroom.TenantisresponsibletoarrangeforelectricalserviceandmeterwithutilitycompanyatTenant’sexpense.
LandlordwillprovidethemainpowersourceforTenant’sconnection.Powersourcewillbe277/480vor120/280v,3phase,4wireandwillbeavailableinthenearestmallelectricroom.TenantsareresponsibleforinstallationofthefusedbusductdisconnectswitchandmustpullthefeederwirestotheTenant’sdemisedpremises.Landlordwillprovideanemptyconduitwithpull-wirefromthemallelectricroomtotheTenantspace. If a larger conduit is required,Tenant is responsible for installationof samefromthepowersourcetothedemisedpremises.
Communications Services
Landlordhasinstalledahigh-speedfiberinfrastructureattheCenterforpurposesofprovidingvoiceanddataaccessthroughouttheCenter.AllaccessforTenant’svoiceanddataservicesmustbesourcedthroughLandlord’sdesignatedproviderwhichiscurrentlyGraniteTelecommunicationsorsuchalternativeproviderasdesignatedbyLandlord.ThevendorcontactforvoiceanddataservicescanbefoundintheTenantCriteriaPackageunderGeneralInformation.
For allwiring needs in commonelectrical rooms, a required vendormust beusedtomaintaintheintegrityoftheelectricalroom.ThevendorcontactforlowvoltagewiringneedscanbefoundintheTenantCriteriaPackageunderGeneralInformation.

LightingProvide a lighting schedule for review in conjunction with a reflected ceiling plan.Lightingmustconformtothefollowingguidelines:
1. DisplaywindowlightingmustbecontrolledbyatimeclockandbeonduringthehourstheShoppingCenterisopen.Displaywindowlightingattheceilingmustbeglare-freeandatapprovedlevelsatthestorefrontglassline.
2. TheTenantisresponsibleforalllightingwithintheTenant’sspace.TheTenantwillnotinstallanylightingoutsidetheTenant’sspacewiththeexceptionofMallrequiredstandardlightingatbackdoors.Thesefixturesshallbephotocellcontrolled.
3. Decorativefixturesforstorefrontillumination,suchasluminousceilings,chandeliers,pendantorwallunitsorcleartypeglitterstripsarepermittedifapprovedbyLandlord.Nostrobe,spinnerorchasetypelightingshallbeused.
4. Fluorescent or incandescent light fixtures in Tenant’s public areas, other thandecorative fixtures, shall be recessed. Fluorescent fixtures shall have deep cellparaboliclouvers.Barelampfluorescentorincandescentfixturesmaybeusedonlyinconcealedareasand/orstockrooms.
5. Tenantshallprovideemergency lightingpercodeto illuminatestockand/orsalesareasandrearexitwayduringpoweroutage.Emergencylightingshallbebattery-operated, twin-head light pack(s) and/or fluorescent fixtures. In public areas,emergencylightsshallbeconcealed.
6. Recessedincandescentdownlightsmaybeused.7. Exit,emergencyandnight lightsmustbeprovidedthroughout,asdeterminedby
governingcodes.
8. Fluorescentlightinginthesalesareamustberecessedandmustusemetalparaboliclouver type lenseswith aminimumof 18 cell configuration for a standard 2 x 2fixture.Barelampfluorescentorfluorescentfixtureswithacrylicprismaticlensesmaybeusedonlyinconcealedareasorstockrooms.
9. Tracklightingmaybeusedifthetrackispaintedtomatchtheceilingcolor.
Temporary Power
1. TheLandlordmayprovidetemporaryelectricalservicetotheTenantatamonthlycharge.Thischargewillbepaidasadditionalmonthlyrentnolaterthanthedateofcommencement.
2. TemporarywiringneededtoworkinthespaceshouldbeconnectedtotheTenant’selectricalserviceandnotcommonareaoutlets.
Reuse of Existing Electrical Systems
1. TheTenantwillsubmitalettertotheLandlordfromtheTenant’selectricalengineerstatingthattheexistingelectricalsystemisnotbeingaltered.
2. TheTenant’selectricalengineerwillbe licensed in thestate inwhichthework isbeingpreformed.
Tenantisresponsiblefor lightingsystemcontrol, includingconnectiontotheBuildingManagementsystemandconnectiontotheFireAlarmsystem.Allemergencylighting,exitsigns,hornsandstrobesmustbeprovidedbyTenantasrequiredbycode.

Fire Protection/Sprinkler System Information
1. AllsprinklermodificationworkwillbeperformedbytheLandlord’srequiredcontrac-torfortheTenantattheTenant’sexpense.
2. Equipment:A. Standardsprinklerheadsinareaswithoutceilingswillbequickresponseupright
bronzeheads.B. Standardsprinklerheadsinareaswithfinishedceilingswillbequickresponse
semi-recessedchromeheads.C. FlushmountedheadsarerequiredthroughouttheDCA.D. TheTenantshouldcontactthelocalorstatefiremarshalforspecificrequirements
relatingtoquantityandlocationoffireextinguishers.Atminimum,Tenantistoinstallatleastonewallhung,2A10BCdrytypeUL-listedfireextinguisher.
E. Keepallpipingasclosetowallsandashightoundersideofroofframingaspos-sible.
F. RequiredDuctDetector:AnyHVACunit2000CFMorlarger,isrequiredtohaveasmokeductdetectorintheairsupply&returnofeachunit.Theductdetec-tormusthaveremotetestandalarmindicatorstationpercitycode.
G. ContractormustalsosubmitplanstotheFirePreventionBureauforapproval.TheTenant/Tenant’sContractorisresponsibleforallcitytestingandinspectionfees.
H. Ifrequired,Tenantswillfurnishandinstalltheirowncompletefirealarmsystemthat is compatiblewith the Landlord’s system. Tenant is responsible for anydevicesandconnectioncostsasmayberequiredto interfacewiththeLand-lord’ssystemwithallworkperformedattheTenant’sexpenseforanyportionofthemonitoringsystem,whetherinsideoroutsidetheTenantpremises.
I. Contractor shall notify the Landlord in writing at least 24 hours in advanceofmakinganymodificationstothesprinklersystems.Contractormustnotifythefiredepartmentandanyalarmmonitoring company for verification thatthesystemisfullydrained.ThecontractormustnotifytheLandlordwhenthesystemisbackonline.
J. Inordertoclearalarms,contractorshallcontactsecurityorMallmaintenancesupervisoratleast60minutespriortoanydraindown.Contractorshallremainforone(1)hourafterthesystemhasbeenrefilledtocheckforleaksorotherproblems.
K. Nosystemwillbelefttodrainovernight.Allsystemshavetobechargedandoperationalwhenworkerleaveforthenight.

• No conduits, pipes or other devices shall be added to existing conduit carryingdevices
• Nowires,pipesorotherdeviceswillberoutedacrossoroverexistingsolarequip-ment.
• Allmodificationswithin20’ofsolarequipmentshall requirereviewandapprovalfromMacerichpersonnel.

4. Exhaustsystemlayout,includingCFMandequipmentspecifications.5. Structuraldetailsforsupportofallrooftopequipmentandequipmentsuspended
fromthesteelstructure.
Load CalculationsTheTenantmustperformall calculations inaccordancewithmethods set forth inthelatestAmericanSocietyofHeating,RefrigerationandAirConditioningEngineers’GuideandDataBookandinaccordancewithgoodengineeringpractice.Allcalcula-tionsmustbetabulatedinaconcise,orderlymanner.Heating load calculation: Allspacesmustbecalculatedtomaintaintheminimumspacetemperaturesinsalesandpublicspacesof68degreesFand50degreesFinnon-publicspaces.

Cooling load calculation: Allspacesmustbecalculatedtomaintaintheminimumspacetemperatureof73degreesFandamaximumrelativehumidityof55degreesFandshalltakeintoaccountallinteriorheatproducingitemssuchaspeople,equipment,roofandexteriorwalls.TheTenantisrequiredtosubmitcalculationsindicatingtheheatingandcoolingloadsforthespaceandcalculationsforexhaustandmakeupair.TenantsmustdesignforamaximumnoisecriteriaofNC40forallspacesexceptkitchensandothersimilarworkareas.
Exhaust Requirements
Tenantswhoseoperationproducesobjectionableodorssuchasrestaurants,petshops,hair salons, nail salons, and the like must maintain 10% negative air pressure withrespecttotheMallbyprovidingmakeupairequalto90%exhaustairvolume.Tenantmaybe required toprovide,atLandlord’sdiscretion,a separatemakeupoutsideairsupplysystemtobalanceTenant’sexhaustsystem.Spacesthatrequireexhaustmustbedesignedtoprovidenegativeairpressurerelativetoadjoiningconditionedspacestopreventodortransfer.Roofmountedexhaustfansmustbeductedtoceilinggrilleslocatedapproximatelyinthecenterandrearofthedemisedpremisesandspecificallyneartheareawheretheodorsaregenerated.ThesystemshallbedesignedtocausetheexhaustairtogravitatefromtheMallCommonAreatotheodorproducingareaandthenexhaustedout.• Landlordmayrequirenailshopstoinstallscrubbers.Thiswillbedeterminedona
casebycasebasis.• Airfiltrationsystemsandbathroomexhaustfansarenotacceptablesolutions.• Theexhaustfanmustbeinterlockedwiththelightswitchesforthestorecustomer
servicearea.
• ThecombinedHVACandexhaustsystemmustbeinoperationduringallhoursthattheTenantisopenforbusiness.
Kitchen Exhaust Systems
KitchenexhaustsystemsaresubjecttoLandlord’sreviewtoensuretheexhaustdoesnotcompromisetheventilationairofadjacentmallrooftopunits.Kitchenexhaustsystemsaresubjecttothefollowingcriteria:1. TheexhaustfanmustbeaSWSIcentrifugalfanwhichmustbefittedwithamini-
mum10’-0”stainlesssteelupblast.Guywiresmustbeattachedtotheroofinordertosecurethestack.Usethemallrooferforconnectionoftheguywires.
2. A “Grease Guard” grease containment system (or approved equal) must beinstalledtoprotecttheLandlord’sroof.Aquarterlymaintenanceprogrammustbein-placeforthegreasecontainmentunits.ProofofthemaintenancecontractmustbepresentedtoLandlordpriortothestoreopening.
Roof PenetrationsIfuseofrooftopunits,roof-typesupplementalsupply,condensingunitsorexhaustairunitsbytheTenantispermittedbytheLandlord,unitsmustbelocatedonthatpartoftheroofofthebuildingdirectlyabovethedemisedpremisesasdesignatedbyLandlord.Tenantmustprovideandinstallallnecessarypipingandotherneces-saryappurtenancesfortheoperationoftherooftopequipment.TotheextentanyofTenant’sequipmentistobelocatedontheroof,theTenantagreestoerectroofunitsinaccordancewiththerequirementsoftheLandlordandtheTenantfurtheragreestorepairanyandalldamagetotheroofandstructurecausedbyhoistinginstallationandthemaintenanceand/orservicingofsuchequipment,allofwhichmustbeatthesolecostandexpenseoftheTenant.

TheTenantmustfurnishandinstallallcurbs,supports,lintels,pipes,ducts,ventcaps,airinlets,exhausthoods,louvers,flashings,counterflashing,etc.asrequiredforanyequipmentrequiringopeningsthroughtheroofand/orexteriorwalls.Theuseofcurbadaptersisnotallowed.TheLandlordhastherighttoinspectthequalityoftheworkandapprovelocationsand,iffoundunsatisfactory,rejectsame.Allcutting,patchingandrestoringofroofingistobedonebytheLandlord’sroofingcontractorattheTenant’sexpense.Allrepairs,maintenanceanddamagetotheroofand/orbuildingduetoTenant’sinstallationmustbeattheTenant’scostandexpense.
CloseoutRequirements1. Tenantmust submit as-built drawings and certifiedairbalance reportsprior to
constructioncloseoutshowingtheexactlocationofallequipmentandductwork.2. Tenantisrequiredtoproperlyabandonoldandunusedrooftopequipment(HVAC
units,exhaustfans,etc.)byfullremoval,includingcurbwithanappropriatemetaldeckandroofmaterialpatch. All roofingworkmustbeperformedbytheMallapprovedRoofingContractor.
3. Paversmustbeplacedaroundtherooftopequipmentandfromthemainpathwaytotheequipmentinordertoprotecttherooffromtraffic.

HVAC Information
General Requirements
1. AnynewHVACunitorreplacementofanexistingHVACunitorthemodificationofanystructureorsubstructuresupportingtheunit(s)shallbedesigned,engineeredand installedat Tenants’ sole cost andexpense. Tenant shall provide structuralengineeringcalculationsanddrawingsfromalicensedstructuralengineer(Regis-teredintheStateoftheCenterwheretheworkislocated)toLandlordforreviewandapprovepriortoinstallationofanyunit.Allequipmentistobeinstalledoverstructuralmembersthatcansupporttheweightoftheequipmentinareasdesig-natedbyLandlord.Allrecommendationsofdesignandverificationofcompletionshallhavethestructuralengineer’sembossedsealfromthestate.
2. TheTenant’scontractorshallcoordinatewiththeLandlord’sapprovedroofingcon-tractorallcuttinganddrillingnecessaryfortheproperinstallationofequipment.TheLandlord’sapprovedroofingcontractorshalldoall repairsdamagetoworkunderotherheadingcausedbytheworkundertheheading,atthedirectandsolecostofTenant.

Criteria for Reuse of Existing HVAC Roof Top Units
TheleasemayallowsomeTenant’storeuseanexistingHVACsystemlocatedintheirTenantspace.InsuchcasestheTenantwillproceedasfollows:1. The Tenantmust establish that the existingHVAC installation conforms to the
Landlord’scriteria.2. ShouldtheTenantchoosetoreuseanexistingHVACunitandtheLandlorddeter-
minesthatanewunitisrequiredforanyreason,atanytimeduringthetermofthelease,theTenantmustinstallanewunitconformingtotheLandlord’scriteria.
3. TheTenantwillsubmitplansforapprovalpriortothealterationoftheexistingHVACsystem.
GENERAL NOTES:A. TenantmaynotreuseanHVACunit5yearsoldorover.Iftheexistingunitis
inexcessof5yearsold,anewunitshallbeinstalledinaccordancewiththeLandlord’scriteria,atthesolecostoftheTenant.

General Design/Construction Coordination
Thefollowingcriteria isprovidedforthepurposeofdesigningtheTenant’splumbingsystem.ThiscriteriaisprovidedforTenant’sEngineer.ItistheTenant’sresponsibilitytoverifyexistingconditionsandcomplywithallapplicablecodesandstandards.
Complete Engineered drawingsmust be submitted to Landlord’s Tenant Coordinatorforreviewandapproval.Landlordwillreviewtheplansforconformancetobasicmallrequirements.TheLandlorddoesnotreviewforplumbingdesign,nordoestheLandlordacceptresponsibilityfortheTenant’sadherencetogoverningcodes.
The documents to be submitted for Landlord approval must include the following:
• Complete plans and specifications covering the complete plumbing system.DocumentsmustbesignedandsealedbyaLicensedEngineer inthestatewheretheShoppingCenterislocated.
The Tenant shall provide a complete plumbing system for the Tenant space. TheLandlordhasprovidedconnectionsineachtenantspaceforsanitarywasteandpotablecoldwater.
Tenantisresponsibleforallplumbingincludingtoilets,sinks,urinals,drains,hotwaterheaters,watercoolersandconnectionsintoexistingwaterandsewerlines.
Water Efficiency
1. TheTenantisrequiredtoinstallwaterlessurinalsintenantrestroomswhenurinalsareused.
2. Low-Flowwaterclosetsusing1.6GPForlessgallonsperflushwillbeinstalledinalltenantspaces.
3. Operationsensorsandlow-flowheadsusing0.5GPMorlessinlavatories.
Tenantshallprovideamainwatershutoffvalvelocatedateyelevelinawallbehindalabelledaccessdoor.LocateinornearemployeerestroomasdesignatedbyLandlord.Alldomesticsupplylinesshallbecopper.Sanitaryandventlinestraversingtheceilingareatobecastironorcopper(noPVC).Tenantwillutilizeelectricwaterheatersfordomestichotwater.
EveryTenantmustinstallahandicappedrestroomfacilitywithaminimumofonewaterclosetandonelavatoryandinaccordancewithlocalcodeofficials.AnexceptiontothisrequirementisonlypermittedforFoodCourtTenantswhoarewithincloseproximitytothepublicrestroomsuponapprovaloftheLandlordandlocalcodeofficial.
