Industry Comment

For the buyer, value of a product will change as perceived price paid and/or perceived benefits

received change. But the price paid in a transaction is not only financial it can also involve other things that a buyer may be giving up.

It would be great if for every unit of money you spent on a home increased its value by the same amount. This rarely happens. Cost rarely equals Value in the same proportions.

Chimney leaning over and is dangerous? The devaluation of the home caused by this one defect will at least equal the full costs of its repair or renewal, indeed it might produce the situation, if the fireplace under that chimney was to be regularly used, that the value of the home increases by less than the total repair cost.

Small section of flat roof needs renewal in what is a home with mainly a large pitched and tiled roof. In this example the cost of work is fairly high but the effect on value would be low, perhaps ranging from neutral (no increase in value due to this repair) to an increase of say half the full cost expended.

No simple answer can be ascribed to the Cost versus Value debate. The answer lies with placing the defects,

the repairs, the dreams, in context that personalises the calculations. On the one hand you will have a repair budget for what you dream of achieving with the house. On the other hand practicalities cut in and you have choices to make.

A bright red interior scheme of decoration will not appeal too many. A swimming pool may be the central feature to some potential buyers but could be a turn off to others who do not want the health and safety risks and maintenance hassle. Cup half empty, cup half full syndrome.

Sellers expect that the costs incurred during a renovation will automatically be recovered by increasing the home’s value. Of course that is true, but it is never as much as the project cost. In today’s market where people are more willing to pay for upgrades than they did a few years ago the percentage

of recovery rises but the main value I see is that it will make the home sell quicker as opposed to not selling at all in some cases.

In summary market price is determined by what a willing seller and a willing buyer are prepared to exchange a property for.

The value of that property is not identical to its price for all buyers, but represents how much benefit a buyer sees in that particular property at the time they wish to purchase the property.

There are some 80,000 reported burglaries in New Zealand each year, and Mid Canterbury is not immune.

Many prospective home buyers are looking for a home that is secure, so good locks on both doors and windows, and good outdoor lighting will make your house more attractive to potential buyers.

Although there is no absolute way to protect

your home from break-ins, there are some simple things you can do to improve your security and deter would-be thieves.

Good lighting is a great deterrent to crime. Floodlights or spotlights on the corner of your house are relatively inexpensive and easy to install.

Windows and doors are the would-be burglar’s main points of entry, and offer the most

protection when they are visible, so good quality locks will discourage the amateur thief looking for an easy opportunity.

Most older windows do not have locks, but are fitted with central latches which offer little protection. Locking versions of these catches, often described as sash window security locks, are available, and it is recommended these are fitted in pairs.

An even better choice are sash stops. They are strong, easy to use and can be positioned so the window can be left slightly open for ventilation.

A steel bolt, secured by a key, is engaged through the inner and outer frames, and prevents the window from passing the stop. A stop should be fitted each side of the window.

Tilting and sliding type slash windows are best fitted with both central locking catches and sash stops.

The glass in louvre windows can be slid out in seconds, but if you don’t want to replace them, they can be secured in place using a silicone or modern louvres now have plastic packers and the glass locks in.

Deadlock accessible windows and doors to ensure they cannot be opened easily even after the glass is broken and always remove keys from the locks. Deadbolt locks are the most secure and double cylinder versions require a key to lock and unlock on both sides, preventing burglars opening doors from the inside and escaping with your possessions. There are several kinds to suit both wooden and aluminium joinery.

Drop bolts offer an alternative way to secure ranchslider, bi-fold and French doors and can be used in conjunction with existing dead latches to give maximum security. Drop bolts come in a variety of styles and colours, are relatively inexpensive to fit and are ideally mounted to the top and bottom of the door.

Also check that the sliding doors can’t be lifted out of the frames. Older ranchsliders can be lifted and unlatched easily. New locks have pins to prevent this and it is money well spent.

If you have just purchased your new home and are excited about picking up the keys, ideally these should only be used to get you in.

The previous owners may be lovely, but who else has a spare key, and the people before them?

It is a good idea and peace of mind to change the locks, especially if the property has been a rental at some stage.

When it comes to New Zealand’s property market it’s not just the residential sector that’s

booming. Real Estate Institute of New Zealand statistics show that there’s also plenty of heat being generated in the rural sales market.

The median price per hectare for all farms sold in the three months to July 2013 was $20,667; a 15.1% increase on the $17,955 recorded for three months ended July 2012. The median price per hectare rose 4.8% compared to June.

And it wasn’t just prices that rose, sales numbers were also up – 23 per cent or 82 sales – in the three months to July compared to the same period last year. Across New Zealand, there were 438 farm sales in the three months to end of July 2013. For the year to July 31, 1536 farms changed hands, up 6.7 per cent on the same period in the previous year.

REINZ rural spokesperson Brian Peacocke said that strong confidence in the rural sector was pushing up demand across the country and there were indications there would be a shortage of properties

The proposed irrigation schemes in Canterbury was pushing up interest across the region, he said.

Grazing properties accounted for the

largest number of sales with 44.1% share of all sales over the three months to July, Dairy properties accounted for 10.7%, Finishing properties accounted for 24.9% and Horticulture properties accounted for 8.9% of all sales. These four property types accounted for 88.6% of all sales during the three months ended July 2013.

The median price for dairy farms was $34,882 per hectare (up $12,200 on July 2012), with the median production per hectare across all dairy farms sold, 861kgs of milk solids. The median price for finishing farms for the three months was $22,500 per hectare and for grazing farms, $15,367 per hectare.

Lifestyle properties were in hot demand with sales volumes up 18.2 per cent in the three months to July compared to the same period last year. This equated to 1790 sales. For the 12 months to July 31 there were 6368 lifestyle property sales.

In Canterbury lifestyle blocks were particularly strong sellers, with the second largest increase in numbers for the country.

The national median price for lifestyle blocks rose by $13,500 (+2.8%) from $475,000 for the three months to July 2012 to $488,500 for the three months to July 2013.

The surge in Canterbury sales was driven by a mix of delays in rebuilding and a shortage of residential listings, Mr Peacocke said.

Home renovations can be expensive, but you might not need to put off those upgrades. Popular projects are kitchen and bathroom remodelling, replacing windows and doors, repairing property damage, and adding

rooms. If you want to start your dream renovation, start by finding creative ways to work within your budget. One of the best ways to save is being flexible. It's not hard to find stores carrying discontinued, overstock or unneeded special-ordered items, and that can mean big savings for you. Leah Ingram, founder of SuddenlyFrugal.com, saved 50 per cent on her patio pavers by shopping at a store that was closing.

Here are some other ways to save when renovating your home:

- Shop online. Buying lights, tile, taps and even appliances online can make sense, but don't let delivery costs eat up the savings. The pros: You can save hundreds of dollars on an item by searching online for the best price using the model number, says Dan Fritschen, author of Remodel or Move? Make the Right Decision. Make sure to include shipping costs, he adds.The cons: If you haven't seen the item in person, it may look different than its online photo. And if it's not what you want or is damaged, returns can be a hassle.

- Ask for a discount. Ask for a volume discount. Get more customers for the vendor, and use that to wrangle a lower price. When Ingram installed a new fence, she contacted interested neighbours. "By getting more business for the fence company, we were all able to get a discount," she says.The pros: "If you are friendly and considerate, oftentimes you can get a small discount of up to 10 per cent," says Fritschen.

The cons: The worst the vendor can do is say "no." - Do it yourself. If you have the time, and if you're even slightly handy, you might be able to complete some renovations yourself.The pros: You'll learn something new and save a lot of money. Even if the contractor is doing the heavy lifting, you can do the preparation and finish work. When Ingram made a house addition, she waterproofed the foundation's cinder blocks, saving $3000 in labour costs. Was it time-consuming and tiring? Yes, but not difficult.The cons: Some things are best left to experts. "Flooring, countertops, cabinets are all doable, but if you mess up, they are really expensive to fix," says Fritschen. You should also consider a professional for areas involving home safety or engineering, like electrical or foundation work.

- Price match. Many stores will match your purchase if you show the same item is selling in your area for less, says Fritschen.The pros: Businesses want to retain you as a customer. Let them know you prefer shopping at their store but that a rival has what you want for less, says Julia Scott, founder of BargainBabe.com. Some stores will not only price match - they'll knock off another 10 per cent if a local store offers an identical, in-stock item at a lower price. The cons: Price-matching requires work and isn't always possible. "Here's a dirty little secret from price matching that we learned when renovating our kitchen," says Ingram. "Each store that sells the same kitchen cabinet brand calls them different things. So you can't do an apples-to-apples comparison." It's a little easier on appliances, however, because advertisements list the model number.
