Industry Comment

There is strong confidence in the future prospects for the rural sector, driven by

historically low interest rates and the prospect of improved farm incomes. This confidence appears to have trumped concerns over the 2013 summer drought and recent quality issues relating to dairy product production, with both farm sales activity and commodity prices rising according to latest figures.

Farm sales activity for both the June quarter and the year ending June were at their highest levels since 2008 according to sales statistics released by the Real Estate Institute of new Zealand (REINZ). The increase in annual sales was achieved despite a slow down in activity recorded in the March quarter as the rural sector dealt with one of New Zealand’s most severe droughts.

The results of the recent Global Dairy Trade Auctions are also significant given recent concerns over quality control within New Zealand’s dairy industry. Prices of dairy products posted their sixth gain in eight auctions at the latest event (October 1st) taking the average winning price to a new record high. ANZ’s commodity Price Index also

rose in September reaching 323.2, the third highest figure recorded and just 3% below its April 2013 peak.

Sales Resume Climb Following Drought DipReal Estate Institute of New Zealand data show there have been 328 farm sales in the June quarter of 2013, an increase of approximately 13.5% on the June 2012 figure, and the highest second quarter since 2008. On an annual basis sales were up just under 4% at 1,195, again the highest for a 12 month period ending in June since 2008.

Sales figures would have been stronger had it not been for the March figure total which was down on the corresponding period in 2012 as the rural sector dealt with what was, according to the Ministry for Primary Industries (MPI) and Niwa, the worst drought since 1945-46. It was also one of the most widespread with only the 1972-73 drought coming close in terms of geographical spread.

MPI has analysed what impact the drought has had on primary sector export revenues and this shows a decline for the year to June 31 of $1.3 billion. In addition some effects of the drought will continue to be felt over a longer term. Many sheep and beef farmers, for example, need to rebuild breeding stock numbers.

The impact of the drought was felt across most sectors of the agriculture industry. Dairy production tapered off earlier than normal as herds were dried off, given the lack of pasture, while beef and lamb culls increased. In the case of the meat sector the lift in supply that this occasioned saw prices fall away. Recently however, as the peak of the cull has passed and supply has tightened, upward pressure on prices has returned which, when combined with a weakening of the New Zealand dollar, has seen a lift in farm gate returns.

The outlook for the 2013/2014 season is positive. Post drought, pasture recovery has been aided by a relatively mild winter. The end of autumn and start of winter, in particular, featured above average soil temperatures and

reasonable moisture. This allowed a stronger than anticipated recovery in pasture covers in most drought affected regions and saw good growth of winter feed crops.

The combination of what is likely to be a shorter supply this season and good climatic and pasture conditions at the start of the season has seem the ANZ lift its forecast 2013-14 season average lamb price to $100 per head (For a 17.5 kg carcass).

Recent concerns over quality and quality control within the dairy sector also appear to have been allayed with dairy commodity prices resuming their recent upward trend after a short term retreat according to the results of recent Global Dairy Trade Auctions (GDTA).

The average winning price of $US 4,980/ MT was the highest recorded since the inception of the GDTA. The latest rise was the sixth in the last eight auction events with the decline at the 6th August auction coinciding with the false botulism scare. Another indicator of the on-going confidence in the sector has been the high quantities sold at the auctions with the 60,587 MT sold in early August being the highest volume on record.

While it is too early in the season to make accurate forecasts as to total production, the mild winter means that cows enter the season in good condition and initial signs point towards a lift in the annual total. Westpac’s agriculture economists are predicting a 5% rebound in production this season after the drought affected 2012/2013 season saw production falling by 2%.

The continued strong results from the GDTA, along with weakening of the $NZ, has led to Fonterra revising their forecast pay out for the 2013/2014 season to $8.30 per kg of milk solids, if this is achieved it would be a new record high surpassing the previous record, set in 2010-11, of 7.60 per kg.

Economists calculate that the latest revision alone would add about $500 million to dairy sector revenue this year. The sector is now looking at taking in $4.3 billion more in revenue compared with 2012/13.

Many economic commentators believe that the final payout could be higher still, although

reports Bayleys Research senior analyst Ian Little.

higher prices are likely to result in a supply response from other markets.

Sale Prices On The RiseAs with sales activity, the latest REINZ statistics show land values to have continued to trend upwards despite the impact of the drought earlier in the year.

Across the major sectors values have generally risen strongly over the last two years as illustrated by the table below.

Relatively small sales numbers within certain sectors can lead to high levels of volatility when comparing prices over a three month period. This is particularly true in regard to horticulture, where sales volumes over a three month period tend to sit at below 40, and forestry which generates fewer than 20 sales over the same period.

The diversity of farm types, farm sizes and locations also make it difficult to

make meaningful farm value comparisons particularly as farm sales are, in effect, business sales and therefore subject to additional, non property considerations during the sale process. In this regard REINZ in conjunction with the Reserve Bank has developed a Farm Price Index (FPI).

The index has been developed to take account of some of these factors and, in doing so, generate measures that are more

reliable than a straight dollars-per-hectare measure.

An index measure works best because the focus should be on the rates of change rather than the overall level at any one time.

The August All Farm Index rating is 2,980.9 reflecting an increase of 0.9%, on the July figure, and 10.3% over the last year.

in action before deciding on whom to go with.  Try to select an agent with multiple successful auctions under their belt and don’t be afraid to ask them exactly what their track record is like. Ask them about their agency’s strategies to maximise the best price for your property, and choose an auctioneer with a proven track record in auctions and an excellent knowledge of the local area. When interviewing potential auctioneers, don’t be afraid to ask them for a breakdown of how they intend to advertise your house and their personal preferences regarding the auction process.

Above all, make sure you visit an auction to see them in action. Sure their track record may indicate a high success rate for first auctions, but were the reserves

set low? Did the auctioneer fight for every dollar and encourage competitive bidding? Your auctioneer must be a master salesman with the ability to think fast on their feet, to encourage the bidding war to persist as long as possible. A lacklustre attitude to the sale will only eventuate in a dull result for the seller.

Don’t assume that the one who charges the highest fees is going to be the best, any more than the one who charges the lowest is automatically the worst. An auctioneer who receives a percentage of the sale as commission will have more of a reason to fight for a high sale price for you.

Whatever decision you make, try to enjoy the ride. It’s a process that you will likely only go through once, or a few times in your life, so learn what you can and enjoy the thrill of the sale.

Discover inspiration underwater, says interior design and fabric expert Rebecca Bowering. ALBERT EINSTEIN said: “The secret to creativity is knowing how to hide your sources.” I don’t think that’s entirely necessary, but certainly I believe there is no such thing as an original idea. We take cues

from our environment without realising it. Sometimes it seems that our fabric designers and interior decorators come up with the same, or similar, idea simultaneously. I believe this is because the same prompts send our senses of creativity in parallel directions.

We are all good at taking wonderful ideas from nature, but are biased towards our everyday world. Taking sky blues, leaf greens and other colours and initiatives from nature we see all the time is almost instinctive. But we’re not often influenced by the underwater world, which remains more of a mystery.

I recently went snorkelling in Bali.

What amazed me was that every colour combination that is in fashion was mirrored in the colours of the exquisite fish, corals and sea lettuces and anemones. There were combinations of beige, tan and gorgeous cream; taupe with highlights of jade and cobalt blue; yellow, black and grey; and an assortment too huge to list. Even the relatively plain fish displayed glimpses of pale lemon, ice blue, or blush pinks that twinkled in the scattered rays of the sun.

The easy flow and myriad colours seen underwater can be just what we need for our decor. The artist Richard Smith captures it beautifully in his Barramundi and Funny Fish fabric designs for No9 from Jim Thompson. As we head into summer, consider some cushions featuring fish and coral which will make us all dream of the sea, of holidays, and the enchanting underwater world.

Take aqua and turquoise and blend these colours with the neutral colours of sand, rock and shell. Alternatively, use bright colours together against a backdrop of fresh white linens.

Use shells to decorate mirrors and candlestick holders or even sit one or two larger shells atop your coffee table - your guests will place them to their ears and hear the sea. Use coral and fish patterns as you would florals - mix many together or use one design as the focal point and pull out other colours. Consider coconut and shell trims for finishing details on cushions, ottomans and lampshades.

Take another look at this amazing world we live in and perhaps this will give you your soul’s true desire when it comes to your interiors, rather than a magazine or decorating book. Your interior designer will be there to help you turn vision into your own enchanting reality. Have fun!

Strong Start To Spring In September Real Estate MarketREINZ

REINZ, the most up to date source of real estate data in New Zealand, announced today that

there were 6,720 dwelling sales in the month of September, up 18.9% on September last year and up 2.6% compared to August. The national median price increased $10,000 compared to August to $400,000, and is now equal to the record median set in March 2013.

Real Estate Institute of New Zealand (REINZ) Chief Executive Helen O’Sullivan says, “Real estate sales volumes have been strong in the lead up to the introduction of LVR restrictions by the Reserve Bank, with sales up over 19% compared to September last year.“

“Sales volumes are ahead of what we would normally expect for this time of the year, with strong growth in sales coming through in several regional centres. Northland is experiencing a very strong uplift in its sales volume trend, with Taranaki and Nelson/Marlborough also showing positive trends in sales volume and price, although these three regions remain some way behind Auckland and Canterbury/Westland in terms of pure price movements. Waikato/Bay of Plenty is also seeing a noticeable uplift in sales volumes.”

“While these regions are seeing the number of sales lifting the same cannot be said for prices outside of Auckland and Canterbury/Westland. Auckland’s median price has increased by $120,000 (+26.7%) since the end of the previous price cycle in November 2007, and Canterbury/Westland’s median price has increased $61,000 (19.4%). However, for the rest of New Zealand combined, the median price has actually fallen $3,000 (-1.1%) over the same time period.

Sales Volumes

REINZ data shows there were 6,720 unconditional residential sales in September, an 18.9% increase on September 2012, and an increase of 2.6% compared to August 2013. On a seasonally adjusted basis the volume of residential sales was up 4.6% compared to August, and up 14.1% compared to September 2012.

All but two regions recorded increases in sales volume compared to September last year, with Taranaki recording an increase of 50.8%, followed by Northland with 28.0% and Southland with 23.9%. Seven regions recorded an increase in sales volume in September compared to August, with Taranaki recording an increase of 15.3%, followed by Nelson/Marlborough with an increase of 10.8% and Southland with an increase of 10.7%.

PricesThe national median house price rose by $10,000 (+2.6%), from $390,000 in August, to $400,000 in September to equal the record median high reached in March 2013. Compared to September 2012 the national median house price increased by $29,000 (+7.8%), with eight regions recording an increase in the median price. Three quarters (75.0%) of the increase in the national median price compared to September last year occurred in Auckland and almost 20% occurred in Canterbury/Westland. Together these two regions accounted 95% of the increase in the median price between September 2012 and September 2013.

Auckland and Canterbury/Westland recorded new median highs in September, with Auckland reaching $570,000 and Canterbury/Westland $375,000.

Compared to September 2012 Canterbury/Westland recorded the largest increase in median price, up 13.6%, followed by Auckland with 10.7% and Taranaki with 6.3%.

The REINZ Stratified Housing Price Index, which adjusts for some of the variations in the mix that can impact on the median price, reached a new high in September and is 9.8% higher than September 2012. The Auckland Index has risen 17.5% compared to September 2012, with the Christchurch Index up 11.4% and the Wellington Index up 0.6%.

Days To SellHouses took three days less to sell in September compared to August, improving from 34 days in August to 31 days in September; this is the shortest number of days to sell in September since 2006. Compared to September 2012, the number of days to sell improved by two days. Eight regions saw an improvement in the number of days to sell between September 2012 and September 2013, with Southland recording the largest improvement of 23 days.

For the month of September, Canterbury/Westland recorded the shortest days to sell at 26 days, followed by Otago at 27 days, and Auckland at 29 days. Central Otago Lakes recorded the longest number of days to sell at 69 days, followed by Northland with 66 days and Waikato/Bay of Plenty with 49 days. Over the past 10 years the median days to sell for the month of September has averaged 35 days across New Zealand.

REINZ Stratified Median Housing Price Index

The REINZ Housing Price Index increased 0.8% compared with August to sit at 3,778.1 to reach a new record high. Auckland fell by 1.0% in September, Christchurch rose 1.8% and Wellington fell 1.9%. For the 12 months to September, the Auckland Index rose 17.5%, the Christchurch Index rose 11.4% and the Wellington Index increased

0.6%. The National Index increased 9.8% compared to September last year.

IT'S 5am on Thursday and I'm sitting, writing and lis-tening to the rain gently falling and the different birds that congregate on a wet morning.

Sometimes we need some peace and quiet, away from the hustle and bustle of our everyday lives. It may be a space to sit quietly and reflect or a spot in the sun to read a book and escape for a while.

I'd like to consider the colour grey and its associa-tions. Words that spring to mind are old, dreary, over-cast, downy feathers, stormy, sands, neutral, mist, early dawn ... the list goes on.

Every colour has an association in a positive or neg-ative way but, in the true sense of the word, grey is not actually a colour. It is termed achromatic - void of hue - and is the direct descendant of black.

Grey is not a colour I use often in my work but I do love pure grey, which is varying shades or tints of black and white only.

It has a long association with silver. In ancient Mes-opotamia times the Chaldean communities believed that a silver moon sent wisdom and peace of mind to its people. What a great colour to use if you are re-quiring a quiet space.

Grey can be eerie ... the darkest tones of grey are the ambiguous feelings of black. It is powerful and can bring sorrow, sophisticated or sober, dominating or drab. I find black powerful but drab at times - if I walk into a meeting where everyone is wearing black it definitely brings me down.

But present me with gloss black granite in a kitchen, it is a totally different feeling - it is timeless sophisti-cation.

Change the scene to a black windy night with threat-ening thunderstorms and you have the eerie scene of a horrible movie, haunted houses and windswept coastlines.

Solid grey in dark tones represents strength and longevity associated with granite, rock and stone. In ancient times, cities were carved out of rock and have stood the test of time and grey is still used on the ex-terior of buildings.

Grey is also the colour of intelligence - grey matter, contemplation, truth, knowledge and wisdom with lighter grey in old age. Medium greys are more con-servative, dignified and subtle. I love the mix of soft tone greys as an accent on old villas. White walls with grey window and door frames or on the sill keeps the colour scheme fresh and clean and detail easy to see.

Neutral greys are closer to white - soft and more fragile, reminiscent of delicate feathers and the soft-ness of rabbit fur. I have fond memories of lambs' ears, a soft leafy plant that used to grow in my grand-mother's garden. It was always so soft on your face, the leaf itself being a soft green grey. When used in decorating there is always a tint, tone or shade of grey that will work with any colour. When used on its own in a monochromatic colour scheme, there needs to be the right balance in texture and pattern within the room. One would need to consider lustre, sheen or matt finishes along with smooth, rough or highly

textured combinations, then add patterned fabrics or other shapes for interest.

A grey room can be appealing as a backdrop for other finishes or as a complete room with accent col-ours added. If the grey is dark, the room will become very masculine, perfect for a den or the backdrop for a library.

It also fits very well with the minimalistic room, keeping the greys lighter and more reflective cre-ates the illusion of space. Grey is a serious colour so should really be chosen with the thought on what you are trying to achieve with a space.

I have slept in a mid-tone grey room which was stunning - grey walls, high-gloss white timber joinery, charcoal-textured carpet, crisp white bed linen, black bedside cabinets in a traditional style, and silver lamp bases with black, feathered shades.

The room had a feeling of luxury and serenity about it and the finishing touch in the room was a huge crys-tal vase filled with cream lilies which had a hidden light source behind it so the light reflected off the wa-ter.

Grey can be such a lovely, sophisticated colour to use ... but use it wisely.
