Lifestyle choices - avoid

More people than ever are making or considering

the move to lifestyle properties throughout

New Zealand and it’s no surprise why.

For most the benefits (generating extra income, run a business from home, space for the kids to play or just enjoy the rural experience) far outweigh any negatives.

New housing pressure in many of our main urban centres has

anecdotally seen many people turning to the country with lifestyle sales and values picking up over the past year. Evidence of this is seen with the Auckland housing crisis forcing buyers to seek blocks as far south as Hamilton, Wellington buyers looking to the Otaki-Levin area and closer to home a different dynamic with Christchurch earthquake refugees or recent immigrants seeking properties in North Canterbury.

A common perception is that there is a higher turnover of lifestyle blocks compared with residential homes. This is a kind of an urban myth (Nadene Hall-NZ Lifestyle Block magazine) with an average person in town staying in a home for

seven years and the average person in a lifestyle property 7.1. The lifestyle experience needn’t be for a short time if the right approach and steps are taken.

Locally lifestyle blocks buyers were once dominated by retiring farmers or town workers looking to wind down but we are now seeing a far larger percentage of buyers fresh to the rural life. If you are considering a lifestyle property then there are some points to consider to ensure your buying experience is seamless and doesn’t put you off enjoying “The Good Life”.

Like buying a house know what you require and what you don’t. This will allow you to identify what properties suit your purpose. If not sure, some ideas to assist your decision making is attend Open Homes/Farms, talk with lifestyle/rural specialist salespeople and don’t be afraid to ask questions or talk to other lifestyle owners. . Do your homework thoroughly so you can target the right lifestyle property and ask the salesperson the right questions if they have not covered it

in the property information.

Most lifestylers continue working in town so consider the location of the property you are purchasing and ensure that the commuting time is reasonable or if new to the area it is close to employment opportunities. Schools, zoning/bus runs, children’s sports and activities are important and need to be considered.

There are many items which differ from residential property that should be discussed and understood; Household/stock water wells or schemes, sheds, septic tank/sewerage, rubbish collection, soil type and fertility, fencing, irrigation or in the case of bare land location of electricity and phone lines are all examples and important to know as well as the cost associated.

For me, the key to making your

They’re versatile too, working well in pretty, country gardens as well as modern or stately, sculptural ones (plant next to hostas, canna lilies and cardoons, and throw in some river stones for a bit of a contemporary look).

TreasureSydney resource centre shows colour, patterns

of yesteryearThis week, I booked a quick visit

to Sydney to visit my daughter, Bailee.

She is studying fine arts at Cofa, which is part of the New South Wales University.

She had applied to have one of her works exhibited in the Kudos Gallery, which is part of the university. Out of more than 200 students, her piece was accepted and the opening was held last Tuesday, hence the trip to Sydney to support her at the opening.

We had a great night and it was so nice to be there and see all the works.

As she is still in the middle of her semester and had classes three days out of the four, I got to sit in on several classes. On one of the free days, Bailee arranged for us to go to the Caroline Simpson Library and Research Collection as she was doing research for an assignment.

She thought I would like to see the building and some of the collection.

This is a library in one of Sydney’s Living Museums which is owned by the Historic Houses Trust. It is actually in the former site of Sydney Mint and currently the head office of the Historic Houses Trust.

The building has been extensively renovated with much of the original structure exposed so visitors and researchers can see how these buildings were built.

This particular building was a prefab shipped out from Great

Britain and built in Sydney. Many of the internal walls are now glass to allow for light to penetrate, noise to be controlled and original areas to be contained and viewed. It was fascinating to see parts of the steel structure, sandstone walls and the beautiful timbers used in the construction.

Bailee had been the previous week and was keen to show me some books. The library has an extensive collection of New South Wales house and garden design, interior furnishing and a botanical data base with more than 10,000 listings. It has an amazing collection of books, periodicals, floor coverings, wallpapers, fabrics, photographs and accessories dating back to the early 19th century. Bailee’s research focus was fauna and flora for textiles.

The required books were delicate, being some of the oldest printed books in the library. The colours from the printing process are in incredible condition and the detail of the work is so fine and life like.

I was interested in the accessories such as the drawers of door plates, furnishing accessories and rugs from the Victorian and early 20th century.

Bailee was keen to show me a wallpaper book discovered on a previous visit as she was amazed at the rich colours and patterns used.

The book was available in the 1920's and was not unlike the type of books we see today in our retail outlets. The difference with these particular books was the size and the extensive range of wallpapers and friezes.

The papers ranged from

highly patterned with flat finishes and hints of gold or silver to highly textured with not as much pattern.

Some of the wallpapers looked like pressed leather as they were highly embossed and coloured. Stunning.

The colours were strikingly bright and the colour combinations gorgeous and different to the way we use colour today. Although having said that, some of the fabrics and wallpapers we see coming out of Europe are often colours or designs from archives sometimes dating back to 18th century. Often the colours are not as bright or the colour combinations different and more in keeping with the trends of today.

With a move to digital printing, we will see many of these techniques lost in the process of manufacture. But then I guess with the onset of the industrial revolution in the 18th century, it was no different from moving forward with today’s technology.

Some of the older patterns that are more “practical” for want of a better word are being reproduced today for those who are not brave enough to use full-on pattern. But the more simple patterns and textures allow for artwork and furniture to be seen clearly whereas the highly patterned are art forms in themselves. I could have spent all day researching and soaking up the history of this outstanding resource centre.

We are only weeks away from the first ever Professional Bull Riders (PBR) New Zealand Cup and tickets are selling fast as the world’s elite Bull Riders are confirming their position in the lineup and New Zealand’s best bucking bulls are been prepared for battle. It will be an almighty crusade as the riders fight to be crowned the first PBR New Zealand Cup Champion.

PBR is bull riding on steroids, a show like no other. Complete with pyrotechnics, big screen replays, dramatic lighting displays and a pulsating sound system - this is a rock’n’roll show wrapped around adrenalin pumping eight second rides.

PBR Australia CEO, Glen Young, says “We’re quite confident that New Zealand is going to be seeing a very high-quality event that will feature the best riders, the best bulls and the theatrics, the riding, the lasers and all the big screens that go with it.”

The latest rider to confirm he will be battling the Bulls in the PBR New Zealand Cup is world ranked No. 6, Matt Triplett from Columbia Falls, Montana. Triplett has been on the world PBR circuit for three years and, at just 23, is one of the youngest riders in the world’s top 10. After just scraping through at no. 35 to qualify for last year’s Built Ford Tough World Finals he worked his guts out and placed 9th. He has had a monster 2014 season leaving him in 6th place going into the 2014 Build ford Tough World finals in Las Vegas at the end of October before heading down under to compete in PBR events in Australia and New Zealand.

Joining Triplett, is Aussie Lachlan Richardson. Since entering the PBR in 2012 Richardson has taken it by storm competing in numerous events in Australia and the USA. He took out his first championship in Uncasville, USA in 2012.

Triplett and Richardson will be going up against New Zealand wild card entries, Jono Reed (North Canterbury), Johnson Davis (Rotorua), Paddy Church (Turangi) and Mervyn Church (Rotorua), and

Kiwi PBR rider Fraser Babbington (Gisborne), currently riding in the Australian PBR circuit.

“Really looking forward to that (the PBR New Zealand Cup). Hopefully I can take it out so no foreigners can take it away” says Babbington. Fraser has won his last two PBR event championships in Mackay and Rockhampton, giving him an early lead in the PBR Australian standings with a 100% riding percentage over the last three events.

As important as the riders are the animal athletes they ride. PBR is fully committed to ensuring the much-deserved health, safety and respect of each bull that enters a PBR arena. Care and treatment of PBR bulls is a top priority to those who govern and/or participate in PBR events.

48 bucking athletes from around New Zealand are been handpicked to compete in the PBR, they are New Zealand’s best and baddest bucking bulls, breed and raised to compete in bull riding, including current Bucking Bull of the year, Touchwood, and the one to beat, Crazy Cooter, with a 100% buck-off rate, he will be strutting into the ring unridden. Like human athletes, the bulls need to be fit and healthy and of the highest calibre to compete, in order to avoid injury and gain the best outcome.

The format is simple. Each of the 22 riders will face one bull apiece in round 1 and round 2 on Thursday. Following round 2, the riders with the eight highest cumulative scores will advance to the New Zealand Cup Championship Round and will go head-to-head against eight of the most extreme bucking bulls New Zealand can muster. The overall event winner will be the rider with the highest combined score from all three rides.

The men will be riding for their share of the $23,000 total purse and valuable points that will count toward the 2015 PBR world standings and qualification for the $2.2 million 2015 PBR Built Ford Tough world finals.
