When it comes to choosing someone to manage one of

your most valuable assets, your investment property, it makes

sense to take the time to choose a qualified and knowledgeable property manager who has the

Experienced property managers know their local market well, and are able to use this knowledge and available data to determine the best rental price for your property, and will also be experienced negotiators who are able to negotiate the best price and tenancy terms with your tenant. Property managers should

also have a great understanding and knowledge of residential tenancy legislation and of the fundamentals of property management. Ask your property manager how often they keep up-to-date with legislative changes.Is your property manager focused on you?

It's about people. A successful relationship with your property manager often comes down to effective communication, so don't be afraid to ask your property manager how they will communicate with you, and how often. This is something that should be established at the beginning of the management of your property, and something you're both comfortable with.Does your property manager have a solid market strategy.

When initially meeting with your

property manager, ask what kind of marketing strategy they will use to effectively market your property in the current market. A good property manager will work with you to ensure that your property gets the maximum exposure to the market, within the marketing budget you set. They should also arrange for quality photographs and a property description that highlights the property's features.

How will your property manager minimise risk?

It's a good idea to ask your property manager what processes and procedures are in place to minimise the risk to your property. A good property manager will have procedures around stringent tenant selection, zero tolerance of rent arrears, comprehensive property inspections on a regular basis and the use of trusted and competent

contractors to carry out repairs and maintenance.

Choosing a property manager to manager your property is an important task. Treat it like you would a job interview. This person needs to be professional, trustworthy, reliable and approachable, and you need to be confident they have the ability, knowledge and tools to achieve the result you're looking for.

If it’s hot, you’ll also need to keep them well watered.

In just a few or more weeks your plants should start to flower – just in time to brighten up your home.

Make a quirky table! Use four pallets to create a dining table. Just use more pallets if you

desire a larger table. Great for both indoors and outdoor use and it has a simple and rustic look. Finish it with

oil, wax, or a polyurethane/ deck sealer to add resistance and

you’re done!

Rolling Outdoor tableJust two pallets, some castor wheels, L-brackets, screws and gray stain can produce a practical outdoor rolling table that can act as a coffee table when you’re sitting outside, interacting with your friends or family, or as a mini dining table when you need a snack and you want to enjoy it outside.

Pallet shelving systemThis is probably the easiest one to make. You don’t need to know anything about the process because there really isn’t anything to know. Just hang the pallet on the wall and you’re done. Use it to store pictures or other decorative items. You can also sand or paint the pallet for a more appealing look.

Vertical garden or living wallHere’s an idea of how you can

turn a pallet into a very beautiful vertical garden. For this project you’ll need 1 pallet, 2 large bags

of potting soil, 16 six packs of annuals, 1 small roll of landscape

fabric, staple gun, sand paper. The result is a very beautiful and

functional structure on which you can grow your plants.

Computer deskIf you think you could use a computer desk but you don’t really want to spend the money then try making a pallet computer desk. All you need is a pallet, some sturdy legs and a plywood sheet. It’s a fun and easy project and at the end you’ll have an original computer desk. It’s easy, cheap and functional.

Pallet sofaThis cute sofa was made using a plastic pallet. The pallet was cut in half and some stainless steel plates and legs were added to create stability and to keep the two pieces together. In the end some cushions were added and the sofa was ready to use. It’s comfortable and easy to make!

The Minimalist Movement

and how it could change the way

you live in your house!

Want to give minimalism a whirl? Whether or not you start labelling yourself a minimalist, you can start adopting some new behaviours right away.

Try out one or more of these steps and see what effects they bring to your life. Remember, minimalism isn’t just about having less stuff.

1. Ask yourself, “Why am I considering this?”Examine your motivations. Why do you want to live with less? What does it mean to you? Write down your reasons. Once you have a clear sense of how minimalism may work for you, the rest will come more naturally.

2. Get rid of duplicates.Walk throughout your house, gathering anything you have more than one of—from gadgets to extra

table linens. Put it all in a box and see if you can live without it for a month.

3. De-clutter one area.If you suffer from too much clutter, it may be daunting to purge all the extra stuff from your entire home. So start with a desk, or a closet, or a corner table. Remove all the clutter, then sort it into groups: keep, donate/sell, toss. Do everything in your power to keep clutter from piling up there again.

4. Stop shopping.This is the easiest action on the list—it’s more like an inaction. Simply stop buying new things for a day, then a week. After the week is up, you may have learned some interesting insights about your shopping compulsions, and what sorts of things you actually need instead of just want.

5. Join Project 333.Can you live for three months with just 33 items of clothing? Project 333 says you can. Pare down your wardrobe to the essentials - that 20 percent of your clothing that you wear 80 percent of the time anyway -

and let simplicity set your closet free.

6. Simplify your meals.Eating something different at every meal is exciting, but it’s not always necessary. Consider having the same breakfast and lunch every day, all week. It’ll save you time and money as you cut back on shopping, planning, and cookware/tools necessary for all those different meals.

7. Save $100 (or $1,000).How quickly are you growing your bank account? Do you have enough funds available in case of an emergency? If you decided to switch to a new career, would you be able to afford it? Having a good-sized savings account opens up more possibilities. Set a financial goal, and see how fast you can reach it.

8. Unsubscribe.Possibly the most immediately rewarding action on this list: Clear up the clutter in your inbox by unsubscribing to emails that aren’t serving a distinct purpose. It’s a lot easier to reach “inbox zero” this way, and brings plenty peace of mind too.

9. Unfriend and Unfollow.

You know that person on your friend list who’s always posting offensive jokes and poorly researched “news” articles? Don’t let false friends pollute your information streams. Unfriend the offenders.

10. Make a bucket list.Everyone needs a bucket list, especially people considering a lifestyle change. What would you do if money and time weren’t issues? What do you absolutely have to do, see, and try during your life? Let your dreams guide your actions.

Perennial favourite Isla Grant will visit Ashburton for the last time tomorrow when she bids 'adieu' in her farewell concert tour.Last here in 2012, Isla’s return has been greatly anticipated by New Zealand audiences who have always had a warm rapport with the talented Scottish singer and songwriter.Her last show in Ashburton will feature many songs from her catalogue of hits as well as storytelling and some tracks from husband Al Grant, who also plays bass on stage.Having recorded 11 albums, some of which went triple platinum, Isla also successfully launched her own record label, I.G.E, in 2008.She began singing as a child and her love of music began when she would listen to records her mother had, including Scottish and Irish recordings. Her brothers also introduced her to jazz, pop and some skiffle.When Isla was eight she used to pluck the strings on her oldest brothers’ guitar. Eventually he gave her the guitar and, coupled with the bagpipe players on her father’s side and violin players on her mother’s side, Isla began her long and incredibly successfully musical journeyWhen she was about fourteen Isla started to sing in the folk clubs mainly in Scotland and in the north east of England, then she discovered country music and that changed her style in music.She worked professionally in the country music scene till 1992 when she was involved in a serious road accident along with her husband Al. Due to injuries in the accident Isla was off the road for five years and in that time she started composing more of her own material which led to a recording contract.Isla's husband, Al, is an artist in his own right but is always on stage with Isla playing bass guitar and giving a few songs.With three sons and six grandchildren Isla leads a busy life. She also has a great love of animals and has four dogs, and two cats.But her greatest pleasure has always been touring – when she gets the chance to meet all her fans and tell them how much she appreciates all their support.She especially loves touring New Zealand and describes it as feeling “like home”. “I don’t know what it is, it’s just a feeling I get when I land in New Zealand, I feel like I’m home again – it’s such a beautiful country.”So be sure not to miss the beautiful voice and soul that is Isla Grant on her farewell tour.
