Cladding

Let’s try and understand it with an easy-to-understand definition.

Fibrous cement sheets, polysty-rene or other similar products, ap-plied together giving the impression of seamless and continuous cover-age to the outside walls of the prop-erty.

According to the buildingguide.co.nz, the definition of ’Monolithic’ cladding is:

“A cladding of sheet material form-ing a continuous mass, with an ap-plied coating to give the appearance of a seamless cladding”.

A Brief History of Leaky Homes.It was the popular plaster coated

monolithic clad homes that were let-ting water into the wall cavity and not allowing it to get out again. As opposed to standard weatherboard

homes, which have an airspace in behind and below for drainage and drying.

Moisture would become trapped inside of the wall and because of poor sealing standards at the time and lack of flashings to windows.

In 1997 the law changed around untreated timber being allowed to be used in homes. The timber used, no longer needed to be treated with Boron (prevention of borer). That same treatment improved the resist-ance of rot, so it was really a com-bination of these two things that amounted to a lethal dose that ef-fected a nation.

2002 the Government commis-sioned, what is known as the Hunn report, to investigate the issues of leaky homes, which speedily result-ed in a change to the Building Act 2004. As a result we now use mono-lithic cladding with an air-cavity, al-

lowing for proper drainage as well as properly treated timber. The gov-ernment – at the same time – set up the Weathertight Homes Tribunal for claims of compensation.

After a swath of litigation for re-pair claims against local councils for issuing code of compliance cer-tificates from negligent inspections. The Government then commis-sioned Price Waterhouse Coopers (PWC) in 2009, in which damning evidence uncovered by of the inves-tigation exposed an estimated repair bill of $11.3 Billion for 42,000 effect-ed homes.

A Financial Assistance Package in 2011, was set up by the Government for leaky homes, in which they con-tribute 25% to approve repairs.

Technical Side in Layman’s TermsThe image below tells the story of

how the cladding system used to fail

before the new water proofing sys-tems were brought into place. As you can see the moisture build up around the flashing area and in be-tween the plaster finish and Mono-lithic backing. There’s nowhere for the moisture to drain.

cladding system to escape without causing any damage to any of the building materials. The addition of a cavity battern allows for drainage and the waterproof underlay pre-vents moisture from getting in.

Today’s Solutions - Same Stuff Dif-ferent Method

The 4D’s system was coined by an architect in Vancouver and it’s a system or be it a guideline for build-ers to follow when managing water in the construction process. If you can get the structure of this princi-pal you’ll probably know more than most builders. It’s an easy way to remember this concept … It’s been packaged up into chunk size bites, which’ll let you recall the correct way to talk about how a property should be constructed, without getting too technical. You just have to remember it in a logical and layered order-of-priority, if water was to hit the house.

Based on a contingency plan, there are 4 layers, which minimizes water from getting through:

Firstly … Deflect the waterIf that fails … Drain the waterIf that fails … Dry the waterIf that fails … Endure the water

(Durability)

So, Deflect, Drain, Dry or worst case, if moisture still exists, (Durabil-ity) the materials must endure it.

Below is a breakdown of what each of these mean…

1. DeflectionDesigned to intercept water on

the face of the building and deflect away from the critical junctions in the cladding by aids such as window head flashings, roof eaves, verandas, parapet capping, window facings as well as the actual style of the building.

2. DrainageIf penetrated is to ideally run down

the back of the cladding, finding specifically designed outlets to drain the water. A cavity system, which are battens between the cladding and the protective wall covering isn’t the ultimate form but more of a back-up system designed to drain water.

3. DryingAir needs to circulate within the wall

assembly to dry the water out. This is to eliminate remaining moisture. The sun and wind will dry the exterior.

4. Durability

All cladding must meet the re-quirements of the building code, which requires a minimum of 15 years durability, the same goes for flashings.

old paper before the adhesive can dry.

Nowadays most wallpaper comes pre-pasted, which makes hanging a lot easier.

Subtract 15mm and mark that point (high on the wall close to the ceil-ing away from the corner) and hang the first drop, followed by the sec-ond. This will allow for a 15cm return to cover inside the corner. Allow at least 5cm for trimming top and bot-tom over and above the longest wall measurements. Cut your first drop to this size using a utility knife, then use it as a template for the others.

Identify your mark and place a small nail on it.

Attach your plumb line then draw a line in pencil down the line to the floor.

Re-roll your pre-cut length loosely with the pattern inside.

Fill a water trough with warm water and place at the base of wall. Immerse the roll for up to 20 seconds and draw the top up slowly through the wire.

Place the paper loosely against the wall for two to three minutes before placing into its final position.

Smooth out from the middle to the edges, removing all air bub-

bles and wrinkles, then trim off ex-cess paper top and bottom. Using a sponge, remove any excess water.

Most wallpaper will be hung using the “butted seam” for which most papers are designed. To do this, hang the second paper so that the two pa-pers meet and there is a slight buckle outward.

The paper will shrink slightly as it dries and this buckle will allow for that. Wallpaper can also be overlapped, however, they are not recommended for vinyl papers as it will not stick to itself without a special adhesive.

When the adhesive and paper has begun to dry (about 15 minutes) firm up the seam by pressing it down.

On delicate papers use a sponge, but for most a roller is ideal.

Sooner or later you will run into a corner.

As walls are seldom exactly square you do not want to wrap the paper around the corner as it will cause your next piece not to be precisely vertical.

To deal with this on an inside cor-ner, measure the distance from the edge of your paper at the top to the corner of the wall. Do the same for the bottom and middle.

There will likely be a variation so add 30mm to the largest of these numbers and make a mark at the top of your paper and at the bottom with the longer of the two lengths.

Cut a straight line connecting both marks.

Now when you paste this piece of paper to the wall it should wrap around the corner by 30mm at the narrow-est point and more everywhere else.

Measure the width of the other half of the paper you cut and measure out this distance from the corner and drop a new plumb line.

Put the piece in place using the new line as a guide - the new strip will overlap the previous one.

Outside corners should be handled in the same manner but allow for double the wrap around onto the ad-jacent wall.

Wallpaper has come a long way since the bold patterns of the 1970s. Today there is a colour, pattern and texture to suit every taste. And the good news is that it now relatively easy to put up. Where once wallpaper and paste were separate, today’s wallpapers are easy to handle and most come pre-pasted, making it the ideal DIY project to add value to your home.

Wallpaper has a long history. It is thought it was first used in about 2000BC in China, but it was temporary. In about 105 AD rag paper was invent-ed and a product was churned out that was similar to the paper we use today.

After World War Two wallpaper benefited from the “plastic” revolution which increased washability, durabil-ity and strength. New pastes and pre-pasted wallpaper made it even more accessible and hanging wallpaper became no more difficult than paint-ing - perfect for the do-it-yourselfer.

These days, there are many differ-ent types of wallpaper, so you need to choose the one that best suits your needs.

Vinyl wallpaper is a good all-purpose choice and can also be used in bath-rooms and kitchens, a some are made with mildew resistant compounds. This type of paper is fairly easy to handle as it typically does not stick to itself. It is durable and can stand up to some scrubbing and moisture.

Foil wallpaper is made from metal foils in various patterns. This type of paper is not always easy to work with and can be unforgiving if it wrinkles.

Flock wallpaper is great for deco-rative highlights and more formal ar-eas. It has raised “velvet” patterns.

Once you have chosen the type of wallpaper you will use, it is im-portant to make sure the rolls you buy are from the same batch. Wall-paper from different batches may have small differences in the colours which make it difficult to match.

As with any decorating, preparation is the key to a good result.

Your walls must be stripped of any old wallpaper, remembering to re-move light-switch covers and outlet covers. Some wallpapers will come off in long strips, but older paper will require a wallpaper steamer, which are available for hire. Or you can use a bucket of warm water and a sponge to wet the paper and scrape it off with a scraper or putty knife.

Raw surfaces, including old gib board and surfaces painted with latex paint, should be sealed with an oil based pigmented sealer before sanding.

You can hang wallpaper directly over painted surfaces, but you will need to sand to a matt surface. Glossy surfaces will not hold the adhesive very well, so you will need to sand and wash down with sugar soap.

To ensure that the wallpaper will stick properly on unprimed walls, use wall-paper size or some type of resin sealer.

Papering over old wallpaper is not a good idea. Seams of the old paper will show through and dampness of the new paper may cause bubbling of the
