With more than 28 years of diversified experience Rob oversees an expanding portfolio of properties in the real estate services platform at CBC Advisors. This includes landlord agency services in asset management, property management, leasing and project management services and international lease administration for occupiers of commercial properties around the world.

Cord’s background includes serving as Senior Managing Director at Cassidy Turley with more than 25 million square feet under management, Kennedy Wilson in asset and property management with more than 14 million square feet, CBRE as managing director with 11 million square feet in the Sacramento Valley and as CEO and President of Cord Commercial Inc., a full-service asset management firm in the Western U.S. Cord started his career at Equitec Financial Group and has a BS degree in Landscape Architecture from UC Davis.

Rob is currently a board member of the California Business Properties Association (CBPA) and is the past Chairman of BOMA California and NAIOP San Francisco.

Ali leads the commercial property accounting and financial reporting duties for Asset Services. She is skilled in YARDI Property Management accounting software as well as MRI, JD Edwards, Skyline Property Management, and Kardin Systems budgeting software.

Previously, a Portfolio Controller at LPC Realty Advisors I, LP, an investment advisory affiliate of Lincoln Property Company located in Chicago, Illinois, Ali worked on a $1.5 billion state pension fund portfolio with assets located in major markets throughout the U.S. Responsibilities included consolidating financial statements, preparing returns, coordinating audits, overseeing the accounting related aspects of acquisitions & dispositions, and ensuring compliance with GAAP, NCREIF PREA Reporting Standards, and SEC policies. Professional experience also included positions as an Assistant Controller & Senior Property Accountant for Lincoln Property Company and an Audit Associate for Grant Thornton, LLP.

Ali holds a Master’s of Science in Accountancy and a Bachelor’s of Art in Accounting and is a CPA in the states of Illinois and Utah.

Jane is the Director of Business Development for Coldwell Banker Commercial Advisors - Asset Services. As a trained facilitator in a unique problem solving process, Jane has the expertise to ask questions that help to get to the real issues facings our customers and help them develop solutions to maximize their potential. Natural problem solver. She has taught sales/marketing workshops across the country in various radio markets thereby making her a very skilled presenter and public speaker. .

Previously employed with North&Co real estate company in Phoenix as a licensed realtor. Jane maintains active community leadership roles, having served as president of the Mothers’ Guild of the Notre Dame Preparatory (NDP) and as a founding member of Birthday Club–offering financial and material support to the working poor of the greater Phoenix area.

Elisha Martin has more than 15 years of experience in the commercial real estate industry and holds the International Council of Shopping Center (ICSC) designation of Certified Shopping Center Manager (CSM). She specializes in property management, leasing and construction management having previously worked as the broker and vice president of operations for PTP Management Inc.

PTP managed and leased more than 50 commercial and institutional projects and more than 4 million square feet of property across Alaska. Elisha also was general manager of the Dimond Center, Alaska’s largest retail/ office complex.

She has a Bachelor of Business Administration from the University of Alaska Anchorage.

Bryan manages the Atwood Tower - Alaska’s 2nd tallest office high rise in Downtown Anchorage. Previous experience includes On-Site Building Manager & Associate Broker for PTP Management, Inc. in Anchorage where he executed on-site management and operation of the Robert B Atwood Building, as well as oversight of the Linny Pacillo Parking Garage and the Geological Materials Center in Anchorage.

Bryan also was a Licensed Real Estate Assistant for Pacific Tower Properties, Inc also in Anchorage in which he assisted two commercial real estate professionals with day to day requests regarding the properties they represented and listed.

Part of his responsibilities included the interaction with property owners regarding purchase and lease requests, and assisted in the negotiation of those leases and purchase agreements to complete the transactions, maintaining all records in the Multiple Listing Service (MLS) for each listing, meeting with potential purchasers and lessees, and assisted in the showing of properties for sale and for lease.

Kelly manages the Sywest Portfolio for Syufy based in San Rafael, California. This Portfolio consists of over 700,000 square feet of class A shopping centers in the Phoenix metropolitan area. She has nearly 12 years of experience that includes management of portfolios in Colorado, Texas, New Mexico, and Arizona. Previously with Voit Real Estate Services, Kelly was able to renovate, rebrand and modernize a flex/office park in 6 months. She is comfortable in many roles including construction manager, project manager, asset manager and property manager. Her expertise ranges from all classes of industrial, retail, office and medical office. She has worked closely with city planning , building and economic departments and contractors.

Prior to joining Voit, Kelly served as Senior Real Estate Manager for Lincoln Property Company where she managed over 2.2 million square feet of institutional industrial and office for INVESCO, RREEF, Cornerstone, CIII, and IIT. Her routine duties included institutional reporting, monthly, quarterly, and annually with budget compilation, CAM reconciliations and capital improvement administration.

Kelly achieved her CPM designation in 2011 and is a member IREM, BOMA, NAIOP, and ICSC. She is also a two time TOBY Award winner for the Arizona Game and Fish Government Building.

Ryan has over 17 years’ experience in real estate, 12 of which have been dedicated to commercial. He is well-rounded in the management of office, retail and industrial properties. Ryan takes ownership of all aspects of commercial real estate property management including project management, capital projects, leasing and renewals.

Prior to joining CBC Advisors, Ryan was a Real Estate Manager at Voit and an Associate Vice President at Cassidy Turley. In both positions he lead local property management services managing their local portfolios consisting of over a million square feet of office and retail properties.

Preceding Cassidy Turley, Ryan managed a portfolio of commercial retail and office properties in excess of 1.5 million square feet in California’s central valley with Kennedy Wilson Properties, LTD. During his tenure, he managed Class A office, large complex retail centers, industrial and bank REO assets. In addition to daily property management operations, his experience includes extensive work in lease renewals, project management for large tenant and capital improvements, and project leasing.

Heidi has over 25 years of commercial real estate management and leasing experience and currently oversees the expanding portfolio of properties in the San Diego, LA, Orange County, Inland Empire, Las Vegas and Phoenix markets.

Previously, Heidi managed an 850,000 square foot portfolio in San Diego for Davis Partners LLC that consisted of Class A office buildings, distributions centers, and multi-tenant industrial parks. She also was a Senior Leasing Manager for the Abbey Company’s 750,000 square foot portfolio which included industrial, office, medical and retail centers. As a Portfolio Manager for Fujita Property Management (Fujita Corporation USA), Heidi oversaw Fujita’s San Diego County and San Francisco Bay Area’s industrial, R&D, office and retail investments.

Heidi also served as the Senior Property Manager for Lincoln Property Company’s San Diego portfolio, as the Director of Leasing for NDC Real Estate Investments, and as a Regional Property Manager for Sea Property Management.

Jill has worked in the commercial real estate industry in Northern California for 30 years. She has leased and managed residential, retail, office and R&D projects. Jill started her career in ground-up construction for a local developer in Northern California. This foundation in construction/management has contributed to her strength in repositioning projects in the market place. Her last three assignments were for high rise office towers in Silicon Valley where extensive capital improvements were performed and deferred maintenance resolved. Jill works well with the leasing teams to ensure occupancy goals are achieved and tenant retention is high. She has worked for notable companies such as William Wilson & Associates, Equity Office and CBRE.

Jill is a member of Commercial Real Estate Women (CREW), Immediate Past President of the Silicon Vally Chapter, has served on board for five years. She has completed IREM 301, 400 & 500.

Julie joined CBC Advisors’ Asset Services team in 2016 with over 27 years of commercial real estate experience, 10 of which were dedicated to asset services. Julie has worked on all aspects of commercial property management, including class A office, retail and industrial properties.

Prior to joining CBC Advisors, Julie was a real estate services administrator for CBRE, Inc.’s asset services division. Julie helped operate over 340,000 square feet of class A office space, 163,693 square feet of retail space and over 2 million square feet of industrial space. Some of her former clients include Washington Capital Management, LBA Realty, US Institutional Real Estate Equities, Pacific Coast Capital Partners, BRI Investors, The Spanos Corporation and JJD Stockton Adventures, LLC.

Prior to joining CBRE’s asset services team, Julie was an administrative assistant and supervisor for CBRE’s brokerage division, supervising the word processing staff and assisting sales professionals with legal documents, leases, purchases, sales and escrow contracts.

Tawna joined CBC Advisors’ Asset Services team in June 2016 with over nine years of commercial property management experience. Prior to joining CBC Advisors, Tawna was an assistant real estate manager at CBRE, Inc., in charge of over 3 million square feet of industrial commercial properties belonging to WA Capital, Cornerstone Properties, Panettoni, Omatex and Kennedy. While there, Tawna assured that leases were upheld, took care of day-to-day operations in a timely manner and addressed all of the tenants’ concerns.

Before working at CBRE, Tawna held various accounting positions in landscaping, for general contractors and for a grain elevator company.

Tawna entered the commercial real estate arena in 2006. While working for a general contractor, Tawna processed progress payments for current commercial properties that were being built in five different states, learning about all the different building permit laws and lien laws in Pennsylvania, Nevada, California, Virginia and Oregon.

Melissa Meyer joined CBC Advisors as a property administrator for the Las Vegas office in January 2017. Before joining CBC Advisors, she worked at CBRE as an assistant real estate manager, managing over 800,000 square feet of office and industrial properties. Prior to that, Melissa spent five years working in residential property management and three years at Jones Lang LaSalle as a contract manager.

Melissa’s background gives her great experience in customer service, vendor relations, budgeting and accounting as well as all leasing, tenant satisfaction and retention.

Steve Pressler is principal of the Asset Management division for Coldwell Banker Commercial (CBC) Advisors, based in their New York City headquarters. Mr. Pressler joined CBC Advisors in the spring of 2013.

In his current role, Mr. Pressler oversees the leasing and management of office, showroom, and retail properties throughout the CBC Advisors New York based portfolio, as well as investment sales. Current assignments include: 720 Fifth Avenue, 724 Fifth Avenue, 250 West 39th Street, 530 Broadway, 764 Madison Avenue, 799 Madison Avenue, 844 Madison Avenue, 824 Madison Avenue, 847 Lexington Avenue, 24 West 57th Street, and 22 East 49th Street.

Mr. Pressler is known for his ability to execute complex deals, including a transaction at 609 Fifth Avenue. As the owner’s representative for DZ Bank, Mr. Pressler arranged a sale/leaseback of the property to Jeff Sutton. He then assisted Mr. Sutton in creating a multi-level, 42,000-square-foot retail space in the building, and leased it to American Girl Place. The transaction received the Most Creative Retail Deal Award from the Real Estate Board of New York (REBNY).

Joanne Agoglia joined CBC Advisors in 2013 to co-head the firm’s asset management division, providing management and leasing services for landlords. Prior to joining CBC Advisors she began her real estate career at GAFISA USA in 1981, a Brazilian-owned development and investment company and managed the firm’s New York commercial portfolio. When the company formed Promenade Real Estate with Steve Pressler in 1989, she was named Director of Asset Management and began working directly with Steve on the rapid and significant expansion of the company’s third party assignments. Over a period of 20 years, those assignments have included the management and leasing of the office buildings at 509-, 590-, 609-, 720 and 724 Fifth Avenue; 764-, 799-, 803-, and 824 Madison Avenue; 16 East 52nd Street; 10-12 West 57th Street, among a number of others. She has also worked with numerous landlords over the years; APF Properties, Blackstone, DG Anlage, DZ Bank, Jeff Sutton, Meadow Partners and SL Green Realty Corp.

Carol Coffman-Sosebee is Chief Operating Officer Coldwell Banker Commercial (CBC) Advisors Dallas-Ft. Worth. She is responsible for helping manage the companies’ growth and diversification into new markets, as well as a portfolio of more than $58 million in leasing and sales transactions.

Prior to her tenure at CBC Advisors, she was Vice President and Controller for Swearingen Management Company in Dallas, where she was responsible for accounting and administration for a portfolio of 10 million square feet of office, industrial and retail property.

Coffman-Sosebee received a Master’s degree from the University of Texas at Arlington. She completed her undergraduate studies at the University of Texas at Dallas and obtained the Certified Property Manager certification in 1987.

She is active in the Fort Worth chapter of the Building Owners Management Association (BOMA) and the Dallas chapter of Commercial Real Estate Women (CREW).

Bret Messer has devoted his career to the Commercial Real Estate industry and has over 25 years of experience with all property types.

He is well versed in construction management including complex capital projects as well as development of enhancement plans that create greater property value.

Angie Mazuran joined CBC Advisors in 2016 as the director of asset services, focusing on supervising asset services operations in the Utah and Idaho markets. She provides leadership and direction to the asset services teams and represents the firm with client organizations and business development efforts. Angie excels at providing superior service to her clients through an experienced understanding of asset services operations and the flexibility required to accommodate diverse property owner requirements.

Prior to joining CBC Advisors, Angie spent 12 years at Cushman & Wakefield/Commerce, most recently as senior vice president and regional director of asset services. In that capacity Angie was responsible for all operations of the asset services portfolio, which included over 8 million square feet of office, retail and industrial space in Utah, Idaho and Washington. Angie also served as a senior portfolio manager, where she supervised property managers, managed a portfolio of office and retail properties and participated in the planning and coordination of the asset services division.

Felicity has over 6 years of property management experience which consisted of over 500,000 square feet of Class “A” Office buildings located in Salt Lake Valley. She oversaw an annual budget of 11.4 million dollars and was instrumental is helping lead Millrock Development to receive the prestigious “Best of State” award for commercial development. She helped establish standard operating procedures, risk management plans, emergency preparedness and response procedures.

She interfaces with tenants on resolution of problems with their lease or within the building, negotiates vendor services, and financial responsibilities such as budgeting, accounts payable, accounts receivable, monthly financial reporting, common area expense reconciliation and capital project planning and implementation.

Felicity is a licensed real estate agent in the State of Utah. She is skilled and has experience with the Yardi Accounting System. She is CPM candidate from IREM.

Steve has over 40 years in the real estate management industry, with core skills in tenant relations, marketing, leasing, and construction management. He is responsible for a significant portfolio of high-rise office towers, retail centers and industrial properties for institutional owners and local investors.

Previously he worked as a Property Manager in Denver with Van Schaack & Company and Realty Holding Group in Las Vegas. He served as a regional operating executive in Salt Lake City for Murdock Management Company of Los Angeles, and the Del E. Webb Realty & Management Company of Phoenix. He was a Vice-President of Management Operations & Marketing for the local firms of Highline Property Management & later Colliers Property Management, and also served as President of Colliers Consolidated Realty Management Group.

Steve is active in IREM, BOMA, and BOMI. He holds both the CPM designation and the RPA designation. He recently was awarded the 2015 Utah CCIM Excellence Award for Property Manager of the Year.

Don has vast experience on a wide variety of capital and special projects including construction management supervision for the FBI tenant improvement build-out of 88,000 square feet in Salt Lake City, 50,000 square foot build-out for the Salt Lake Olympic Organizing Committee and most recently a 30,000 square foot build-out for the Art Institute of Salt Lake City. He is a driving force in achieving Government Energy Star rating on commercial buildings and local authority on LEED Certification and an active member of each commercial property’s budget committee.

Don’s work history includes 14 years as the Regional Chief Engineer with CBRE, with a primary focus on downtown office buildings. His technical experience also includes 12 years with Rocky Mountain Contractors as a commercial and industrial general contractor.

Mike comes to CBC Advisors with nearly 10 years of property management experience in both Residential and Commercial properties. CAM RE-ASSESSMENT AND RECAPTURE

ProblemNew management assignment. Severe CAM billing inconsistencies and CAM reimbursement loss to ownership for the past several years.

Serious square footage inconsistencies for the shopping center CAM allocations between pad sites and in-line tenants.

SolutionReview past common area billing statements and evaluate assessed charges. In addition, review all lease agreements and verify the square footage that each of the tenants occupy in the center.

Compare CAM expenses to other similar centers to determine if costs are in line with market expenses.

Review all maintenance and service contracts for the tenants at the property.

Review all the leases to determine what services should be provided by the landlord and billed back to the tenants.

Review all prior years CAM billing statements for the tenants.

ActionsEliminate the duplication of services being provided to pad users and in-line tenants and create true common expenses.

Re-calculate all square footage allocations.

Re-calculate all tenant CAM costs, real estate taxes and insurance coverage for the property for the prior three years.

ProblemA major tenant (U.S. Attorney’s Office) in the building was exploring the idea of adding additional square footage to their offices.

At the time, there was an entire floor level that had been vacant for several years without any success of finding another tenant for the vacancy.

The Owner wanted to lease the entire floor plate and not divide it into a multi- tenant floor.

SolutionDetermine the square footage needs of the tenant looking for additional space.

Work with the tenant to explore the potential growth for the office and the needed square footage for expansion.

ActionsThrough the direct involvement of the on-site Property Manager, the U.S. Attorney’s Office was able to obtain the special approval to expand and take the entire floor.

The transaction was negotiated through the Property Manager with the GSA. The Owner obtained top market terms and rates with a minimum of tenant improvements cost.

Build out of the space took ninety (90) days and tenant took occupancy of the space upon completion of the construction.

EfficienciesThe Landlord was able to lease the entire floor plate to an existing tenant and extend the term of the lease with the tenant. Assuming an eight (8.0%) percent CAP rate, the building value was increased by over $1,650,000.

ACCOUNTING AND FINANCIAL REPORTING

CBC’s approach to ensuring accurate and consistent accounting data is based on our internal controls. All required departmental accounting procedures are outlined and tested to ensure that the appropriate approvals, reviews, reconciliations, and backup documentation exist. Our management team performs a due diligence during the transition of all new management contracts by evaluating the existing controls for safeguarding assets.

Accounting Software Options:CBC’s accounting group is experienced with the most popular and widely used accounting software systems including: Yardi, and MRI. We are flexible in using owner designated systems and have been a licensed user of dominant industry software packages for 15 plus years.

Financial Reporting:Our accountants prepare the monthly reporting package in accordance with the client’s specifications and requirements. During preparation of the preliminary reports for review, the accountant completes a comprehensive financial statement pre-close checklist, which addresses all aspects of the data from report formatting through the tie-out of subsidiary ledgers and the documentation of reconciling items. Upon completion, the accountant sends the monthly reporting package to property management personnel for review and approval.

The property manager will then review the reporting package, including specific checks of the accountants’ work to determine that the revenue and expenses have been recorded accurately on the property. Accounting managers also perform property reviews to verify that accounting data is being recorded and reconciled properly.

Our standard financial reporting package includes:

• Leasing Reports (leasing activity, competitive analysis, lease expiration, and rent roll)

• Financial Reports (statement of operations, budget/variance analysis, trial balance, balance sheet, receivables aging, general ledger, bank reconciliations, and other supporting reports)

However, based upon the client reporting requirements, additional reports can be prepared as specified by the client, prior to the monthly reporting package being delivered to the client via electronic or hardcopy file.
