LISTINGS may be down, but interest in thewestern suburbs property market is hotterthan ever.

Recent figures released from REIWAshow a 30 per cent decline in stock listings inPerth’s premium suburbs over the past sixmonths. However, agents are optimisticthese figures reflect the start of a new boom.

In April this year there were 859 homeslisted, compared to 595 last month.

Peter Burns from Mack Hall & Associatesbelieves the reason numbers have droppedso significantly is because values have comedown, encouraging an influx of new buyersto the area.

“Prices have gradually improved over thepast six months and a large amount ofproperties have sold during that period, thuscontributing to today’s shortage in supply,’’he said.

“Over the past several months, priceshave crept steadily upwards and have nowstabilised at close to where they were 12months ago.

“I would suggest that the marketperformed extremely well by pulling backmost of the perceived losses over the past 12months and now levelling out to previous2008 levels.”

Browne Grove director Andrew Clarke saidinternational investors were leading the charge.

“Their financial advisers have said WA isthe place to invest, and for property, thewestern suburbs is the centre of that.”

His agency was also getting a lot ofinterest from expats and confident locals.

“Anything over $1 million is going; peopleare getting desperate even to get intoproperties up to $1.6 million to $1.8million,’’ Mr Clarke said.

“It wasn’t that long ago (during the boom)that people were lining up to get intoproperties before the (for sale) signs went up,and that’s starting to happen again. It’s funnyhow people’s mentality changes so quickly.”

Scott Banister-Jones from Scott BJProperties agreed, saying the westernsuburbs market had turned a corner and was

now recovering at speed.“Two apartments I sold recently recorded

the highest sale price for each complex,’’ hesaid.

“I believe in the following weeks moreproperties will be coming onto the market;however, in this climate they are being soldat a rapid rate.

“Some sellers are a bit more cautious asthey have just experienced one of the veryfew times in history where house prices havegone backwards, yet I believe in the currentmarket the decline in numbers is mainly dueto more sales and people waiting until theweather warms up to sell their property.”

According to The Property Exchangedirector Niki Peinke the limited stockaround at the moment was extremely

frustrating for buyers who did not have thechoice they did about six months ago.

Apart from an increase in sales, shebelieved the drop in listings was the result ofmany homes being taken off the marketwhen everything slowed down, andtransferred to the rental market, which wasvery buoyant at that time.

“These homes are still under rentalcontract now and therefore not ready to besold,’’ she said.

“Also, with the market recovering, sellersare now holding back in the hope ofachieving a higher price.”

Ms Peinke said the western suburbsmarket was performing well in terms ofturnover. Most homes that were realisticallypriced were selling fast. ■

Listings lag with demand back on the boilMillion-dollar price tags prove no deterrent as market worksitself back to old highs, writes CARMELLE SANDER.

THERE are more than 200,000homes which are currently over40 years old and lend themselvesto redevelopment, according toAnthony Kinder, managingdirector of home builders Wilson& Hart.

Mr Kinder said the 1966 censusshowed there were 222,000private dwellings in WA that wereover 40 years old, generally thetrigger point for redevelopment asthe buildings had been fullydepreciated.

“The redevelopment of theseolder homes will become agrowing trend in WesternAustralia over the coming decade,especially in the more establishedparts of Perth,’’ he said.

“For example, ABS figures forthe last financial year show that the

value of new residential housingapprovals for the Central Pertharea, which covers most of thewestern suburbs, totalled $285million.

“The ABS figures also show thatnew residential housingdevelopment was particularlystrong last financial year in theTown of Cambridge ($78 million)and City of Nedlands ($64million).’’

Mr Kinder, who is a formerpresident of the HIA in WA, addedthat the trend towards new homebuilding in established areas wasset to increase as a result of theState Government’s recentlyannounced Directions 2031proposed planning scheme.

“Directions 2031 seeks todeliver 47 per cent of Perth’s

future housing – equating to121,000 new dwellings – throughthe creation of new lots inestablished areas of Perth by2031,’’ he said.

Mr Kinder said anyone who wasconsidering buying an older homewith a view to demolishing theproperty should check relevantgovernment regulations.

“The property could beheritage-listed and that mayprevent such a demolition,’’ hesaid. “There are also a myriadother regulations and rules relatedto various government agencieswhich individual developers haveto comply with and it is thereforewise to get professional assistancebefore deciding to demolish.

“When building a new home onan old site, the home buyer should

try to ensure the new home isdesigned to maximise the lifestylepotential of the property.

“Homes built more than 40years ago were focused onfunctionality rather than lifestyle.

“Today, lifestyle is a key issue inthe housing market and newhomes have to be carefullydesigned both inside andexternally to enhance the lifestyleof the residents as well as theresale value of theproperty.’’ ■

David, who is presently

renovating his own home in

Webster Street Nedlands, loves

nothing better than to take

his fi rst steps into a house,

particularly older homes.

“It’s very rare that I can’t see

the potential in an older home.

Sometimes it’s in the possible

view. But others, it’s in taking

advantage of the northern light,

or completely transforming a

space in line with the way we live

in 2009.”

David knows his love of older

homes is not shared.

“There’s no doubt that the

tendency to want to bulldoze

and rebuild has increased in

recent years.”

“I understand the desire to

build a dream home.”

“I just think that often

people don’t consider the other

possibility; that they could

achieve the same outcome,

by working with the property,

instead of dismissing it outright.”

The major advantage of

working with an existing home

according to David is the cost.

The changes he is making to

his home, an art deco classic built

in the 1930s, are a good case in

point.

“Basically, if I was to build the

house from scratch, the costs

would be in the order of four to

$500,000 more.”

“But because we’re working

with the existing layout, and

re-using a lot of the original

materials, the costs are

signifi cantly less.”

“Yes there’s a downside to

renovating. It can be a bit messy

and inconvenient at times.”

“But the thrill associated with

the transformation is well

worth it.”

client, I look at what has sold…and

then we price accordingly”.

Jamie’s second piece of

advice is to present your home

at its optimum. He recommends

employing the services of an

Interior Stylist, and then making

sure you act on that advice.

“Interior Stylists see your home

the way a potential buyer does.

This can be invaluable in spotting

possible causes for concern, which

can get in the way of a sale.”

The use of professional

photography is also an important

part of the process. “This is a big

one” says Jamie, “particularly in

2009, when so many people base

their buying decisions on fi rst

impressions”. Jamie recommends

knowing when your house looks

its best and organising to have the

photographs shot at that time.

Jamie’s last suggestion

relates to the sales copy. A lot of

people make the mistake of over

promising in their ads. This is a

defi nite turn off for buyers. Instead,

Jamie recommends leaving a little

bit out of the copy and surprising

the buyers. It’s always better if they

go “wow” instead of “oh” he says.

Internationally recognised mastercraftsman Kim Fitzpatrick is the creativetalent behind 100-year-old family companyTradition Stained Glass.

The North Fremantle-based glass artistsaid the sheer beauty of stained glass nevergoes out of fashion.

“The houses in Perth’s western suburbscontain arguably Australia’s best collection ofstained glass in a residential context,” Kimsaid.

“Subiaco, for example, has more leadlightglass than other location.”

Tradition Stained Glass was founded byKim’s great grandfather in Bergen op Zoomin Holland at the turn of the century.

He in turn passed his basic skills on toKim’s grandfather who in 1952 moved his

family and business to Fremantle.Having fallen in love with the art form, the

well-respected Dutch craftsman began toexplore different ways to create beautifulpieces in the medium, using traditionaltechniques that Kim still uses today.

One of these includes the use of a specialEuropean lead-making tool, which produceslead that is lighter and stronger thanalternatives.

Kim’s work includes the restoration of old

and rare pieces through tonew designs for contemporaryhomes.

“We’re seeing thecommunity turn back totraditional handmade productsthat last generations becausepeople are sick of poor qualityconsumable products that wearout or go out of style within a fewyears,” he said.

Every piece of cut glass created byTradition Stained Glass is unique and everydesign is a one-off, so it is never mass-produced.

“A stained glass window really is like athree-dimensional piece of artwork becausethe way the light refracts off the glass makesit come alive,” Kim said.

“As the intensity and angles of the lightchange, so does the piece of work.

“People are always aspiring to havebeautiful art in their homes and stained glasscan still create a big wow factor in anysetting.”
