  • The Property

A magnificent lifestyle and business opportunity of this kind very rarely comes to the market. This stunning estate is set in the Snowdonia National Park on a stretch of breathtaking Welsh coastline, offering a well-established business in a unique setting with excellent repeat custom. The estate encompasses a grand Grade II* Listed country house and three fantastic self-catering holiday accommodation cottages along with an indoor heated swimming pool which can be used by all guests. The setting is simply idyllic, nestled in a

peaceful position with picturesque surroundings and just a short walk from the seashore.

The substantial detached main house currently offers generous self-catering accommodation with the potential to easily revert to use as a wonderful family home. The three further cottages provide cosy country living for a variety of visitors, all benefitting from the convenience of ultra-fast broadband. These attractive properties have been renovated to meet a high standard of design and workmanship very much in keeping

    with the local area.

The property is currently being operated as a successful lifestyle business incorporating holiday lets, use as a bespoke wedding venue and access to pitches for Caravan Club members.

    The History

The estate has been in the ownership of the Nanney-Wynn family and their forebears since as far back as AD 1241 when the earliest records began. The main house was built in the 13th century and was renovated to its present design in 1746. Over the intervening years the estate has gradually reduced in size, resulting in the compact estate of today, retaining the

beautiful manor house, cottages and stunning surrounding land.

  • Main House

The main house is Grade II* Listed by CADW (Welsh Heritage) in recognition of its national historic and architectural significance. Dating from the 13th century, re-built in the 18th century and added to in the early 20th century, the interior has been thoughtfully and tastefully renovated to retain a wealth of original character, including panelled walls, antiques, fine family portraits and memorabilia collected during 200 years of global travels. Some personal items relating to the present owner are

    not included in the sale.

The house is set in around an acre of beautiful wooded gardens, in turn surrounded by a further 3 acres of shared grounds and scenic farmland, with incredible views stretching away. The generous and welcoming accommodation can sleep up to 17 guests, plus two cots, over nine bedrooms. There is space for everyone to relax or mingle throughout the sitting room and drawing room, with the dining room able to accommodate all guests for a wonderful social gathering. The fully equipped kitchen has everything that could be required, featuring an Eco-Range pressure jet oil-fired cooker, along with a microwave, dishwasher, substantial fridge and freezer and a washing machine. The nine bedrooms consist of four super kings, one standard double, three twin rooms, one single plus two cots, all laid out across the first and second floors. The bedrooms are served by three family

bathrooms and there are also two separate WCs.

There is a spectacular barbecue and outdoor eating area which is the ideal place to spend time in the summer months, with the gardens and grounds offering privacy and the chance to explore in safety and peace. There is ample parking for a number of vehicles, bringing practicality and convenience.

  • The Cottages

Nestled within the grounds are a bespoke collection of three individual luxury self-catering holiday cottages, each with their own style and character.

    The Cow Shed

The first cottage has been sensationally developed from probably the oldest building on the estate. Completed in 2015, the renovation has created a sleek and contemporary holiday cottage from a traditional cow shed. The original character of the building has been carefully retained, but combined with modern techniques, fixtures and materials to produce light and airy living perfectly suited to modern tastes. The Cow Shed features a striking open plan living and dining area that is filled with light from extensive glazing. An impressive log burner creates a focal point to the living area, and fabulous open views sweep over surrounding fields to the hills beyond. The dining area open through to the fully equipped kitchen, which is further served by a separate utility room. The property can sleep up to 6 people plus a cot. The first double bedroom benefits from an en-suite shower room and has double doors leading out to the private courtyard. A second double bedroom and a twin

room are served by the family bathroom and a separate WC.

The Cow Shed has a private enclosed courtyard complete with a barbecue and firepit and a garden with sea views. Sheltered from the wind and facing south, the courtyard is a real sun trap and ideal

    for outdoor dining or relaxing.

  • Dove Cottage

The second benefits from a sea view. Cosy and welcoming, the cottage has been configured with the living accommodation to the first floor to make the absolute most of the views from the open plan living area. The living area, dining area and kitchen all feature eye-catching exposed beams. There are two bedrooms, one double and one twin, on the ground floor, both served by a family bathroom.

Outdoors there is private space with a firebowl as well as access to a further 3 acres of shared estate grounds. The cottage also has its own parking area.

  • Stable Cottage

Stable Cottage has been renovated to a high standard using local materials where possible. Wooden floors run throughout this cosy yet luxurious holiday cottage. The open plan living area feels traditional yet comfortable, with the kitchen to one side. Upstairs there are two bedrooms, one generous double and one twin. The family bathroom is well-appointed, and there is also an additional WC and utility

    room on the ground floor.

The enclosed private outdoor seating area with barbecue is perfect for al fresco dining, and there is access to the estate grounds to explore. Parking is also available.

  • The Swimming Pool

All guests at the estate can enjoy complimentary use of the indoor heated swimming pool. Located close to all the properties, the pool is

the perfect way to relax after a day exploring the area.

  • Externally

The estate extends to around 15.71 acres in all. As well as the gardens and grounds of the properties, there are permanent pastures fields and areas of mature woodland. The land also offers opportunities to further develop the business, subject to the necessary consents. The incredible landscape is truly idyllic and only a stone’s throw from the beach.

    Local Information

The estate is located in magnificent countryside in the remarkable Snowdonia National Park. Nearby Aberdovey offers a range of amenities including shops, restaurants, cafés, tea rooms and public houses. The area is a hidden gem of the Welsh coastline, with miles of sandy beaches and an incredible range of outdoor activites. Aberdovey is home to the famous Aberdovey Golf Club, one of the finest links courses in the UK, overlooking the dazzling Aberdovey beach. Visitors to the area may wish to explore the local history, including fascinating castles dating back to the 13th century. Further afield is all that the Snowdonia National Park has to offer.

For a wider range of amenities and professional services, there are larger towns within easy reach, including Aberystwyth to the south and Porthmadog to the north. The property is easily reached by car, or by scenic train journey to Tonfanau train station which is 1 mile away.
