Outdoor living continues to gain popularity as home owners look for an escape from the chaos and stress of their busy lifestyles.

If you have patio furniture, make sure its cleaned, set up the umbrella and pick up some new colourful accent pillows to add a pop. Weather permitting, set up your outdoor dinnerware on the table and create a scene.

Last but not least, fresh flower planters and outdoor art will compliment the rest of your yard and tie it all together.

    Popular ModelStaging TipsModel: 36 Plan 7 (2,436sqft)Bedrooms: 3 and 4Bathrooms: 2 Full, 1 HalfSale Date: May 1 - May 31Days On Market: 1 - 23 Selling Price: $635K to $722K

If you live in a 36 Plan 7 model home then you should know theres a lot of activity and interest in that model right now. Last month alone, 4 of these homes sold and 6 were listed for sale.

The spread in selling price from highest to lowest was significant due to variables including location (green space), 9-foot vs 8-foot ceilings, all hardwood vs. all carpet, siding vs. stucco, etc.

While there are many of the same model of homes in the neighbourhood and one may assume you can get a rough idea as to what yours is worth when a similar one sells, there are countless variables to consider. Upgrades and how well marketed your home is will impact the final selling price -- coincidentally, the lowest selling of this group had extremely dark and blurry photos.

If youd like to know what the value of your home is, give us a shout. You can text us at (416) 707-8401 or email [email protected]

    Taking it Outdoors

Stamped Concrete Vs. InterlockIf youve been planning to do some landscaping and cant decide between the elegant, custom design of an interlock patio or its more affordable counterpart, poured concrete (stamped or exposed aggregate) consider this:

    1) It often comes down to price, in which case concrete always wins in the short term.

    2) Poured concrete is more than likely going to crack over time and repairs arent easy. If a paver in your interlock cracks (which is unlikely because theyre approximately 3X stronger than concrete) you can simply replace it.3) Concrete requires control joints,

to reduce the amount of cracking - these are big lines that are installed every 5 or 10 feet. The problem with these control joints is that they ruin the look of the concrete.

    4) Certain ice control products such as salt can damage the finishing on concrete products, resulting in having to refinish the work later (more expenses).

    5) If concrete is installed properly, water drainage shouldnt be an issue, however imperfect curing may result in lower areas causing water to pool. Because of the nature of the way interlock patios are installed, drainage isnt an issue.Overall, interlock pavers come out

ahead in every area except price. Depending on the look youre going for and how long you plan on living in your house, seriously consider your options before making a decision.

Perhaps you prefer a deck to stone or concrete? The options are nearly endless when it comes to outdoor landscaping. One thing is for sure though, it does add value to your home and makes it far more enjoyable while youre there.
