When selling your home, the details matter! Don’t give prospective buyers any reason to negotiate. Focus on the big items but don’t forget the small things around the house when preparing for sale.

A great place to start is to re-caulk areas like bathtubs, sinks and toilets. A fresh bead of caulking in these areas screams CLEAN! By taking care of these often forgotten areas, buyers may overlook other things.

Willmott Neighbourhood Park One of the nicest things about living in HVOTP (Hawthorne Village on the Park) is there’s no shortage of parks, paths and ponds.

The Town of Milton has the foresight to ensure developing neighbourhoods have designated land to accommodate the increasing population with green space, parks and activity centres; HVOTP is no exception.

Willmott Neighbourhood Park, located at Ruhl Drive and Asleton Blvd., is slated to be completed in early 2016. The park will service the west side of Bronte Street, saving pedestrians from dodging traffic to access Sunny Mount Park. The park will provide sheltered sitting areas, lit paths

and a playground. You’ll still need to visit Sunny Mount Park for the use of a splash pad, dog park and for a game of basketball.

Sunny Mount Park (Ruhl Drive, East of Bronte Street) is home to 2 half-court basketball courts, state-of-the-art play grounds, an exciting splash pad, plenty of parking and a massive dog park overlooking the escarpment.

Milton Community Park (Leiterman Drive, East of Farmstead Drive) is enormous and includes similar amenities as Sunny Mount Park plus it’s also home to the Milton Tennis Club, has outdoor volleyball courts and additional sports fields.

Leiterman Park(Dice Way and Leiterman Drive) is centrally located in the neighbourhood with a large playground area, lit walking trails, a covered sitting area and a large field to keep the kids burning energy.Staging Tips

Get Caulking

There are opportunities to purchase real estate under market value, even in a hot market. The challenge is finding the right property and being able to see through the deficiencies that other prospective buyers get turned off by.

We recently helped a client purchase a 3-storey townhome in HVOTP for apx. $10,000 under market value. How? Simple. The house was rented and the tenant clearly didn’t care much to help the Landlord make a successful sale. The home was poorly maintained, needed a fresh coat of paint, there were dirty dishes and laundry left out, the place smelled terrible and there was even a dirty litter box in the front foyer.

Most buyers get turned off by things like this and can’t see the potential in a property. However, by looking through these things and focussing on more important items such as the age of the house, layout, size and location, you’ll realize there are more diamonds in the rough than you’d first think.
