Since forming in 1999, Landmark has built a reputation for honesty, helpfulness and above all performance. Whether it’s agreeing and completing on a site in 48 hours, or organising a tenant for a ‘Buy to Let’ purchaser, we do “exactly what it says on the tin!” Operating throughout the South Coast and London, our dedicated team (See Landmark Team) ensures a first rate service to our purchasers, tenants and those involved in selling us land. Landmark Estates has a long and successful history in the leisure and retail sectors, from Imax cinemas, themed bars and restaurants to local convenience stores. Utilising our close working relationships with a number of national operators, our experienced professional team can quickly appraise both the planning potential and financial viability of a site and move expediently to exchange when required.

We are always seeking to acquire freehold buildings and sites in all major UK towns and cities suitable for restaurant and bar use (A3/A4/D2 etc.) providing a minimum ground floor area over of 3000 sq. ft. We would also consider existing operations. In addition we are always looking for suitable projects for convenience stores throughout the South West and South East of England and London and we will gladly consider larger mixed-use schemes.

Case Study66 apartments & a 5000sqft restaurant.

The application went to committee and with no stone unturned and at much expense (over £170,000 invested on planning costs alone), a successful consent was achieved first application for 66 apartments and a 5000 square foot restaurant, along with underground parking for some 70 plus vehicles. The correct team was instrumental in achieving what many thought impossible and the designs from ARA certainly swayed the vote. Without all this effort the hotel’s demise as a business was certain but, with this new lease of life granted for the land, the hotel vendors instead banked a very substantial cheque.

• Knight Frank introduced us to the Bournemouth International Hotel, situated in an enviable position on the West Cliff, with panoramic views over the beach and sea.

• It is fair to say that the hotel had seen better days and with the recession and competition from national operators severely affecting the business, the owners wanted an exit from the problem/property.

• The only realistic route was redevelopment as the investment required to keep the hotel open was not only unavailable due to the credit crunch but not viable.

• The adjoining Ocean Palace, Chinese restaurant was also key to this site, as it allowed a significantly larger scheme to be planned. A deal was agreed with the owners to give them a new restaurant within the development.

• This was not going to be a simple planning application as the loss of hotel bed space, the need for social housing contributions and its location next to a conservation area were just some of the hurdles to be overcome.

• Anders Roberts were instructed to submit a pre-application and, after a meeting with the local planners and agreeing a solution with the head of tourism, a scheme was drawn up for submission.

• To overcome the loss of a hotel we agreed a number of holiday flats.

• Negotiations were begun on the social housing contributions, which started in excess of £1m, this was clearly disastrous and likely to put the brakes on any development. After many weeks of negotiating a deal was struck at £100,000.

Phase 1 - Conversion 11 Apartments• The long leasehold interest was acquired off-market with

the benefit of permitted development in place for 11 flat conversions.

• The property is currently an occupied office building extending to approximately 8,869 sq ft gross internal with adjoining underground parking for ten vehicles.

• There was a headlease, which we have recently purchased for approximately £38,000.

• The building forms part of a larger residential development, built circa 2000.

• To our benefit the exterior looks is the external parts look residential and having been built to commercial loads, is perfectly suited to having additional storeys added.

• The property is located in the much sort after area of Battersea, adjoining several prestigious residential developments. Many of the proposed apartments have views of the River Thames, from the side and part frontal elevations on the upper floors.

• We intend to increase window space and add balconies to benefit as much as possible from the views.

• Our profit of 31% before finance costs.

Landmark is headed by James Bradley, who took control of the business in 2007 from his architect father, Roger. With a wealth of knowledge and experience in acquiring land and developing both residential and commercial schemes, the company has gone from strength to strength.

In early 2012 the key appointment was made of respected residential land expert, Iain Coates. Iain’s vast experience as a land agent, after many years with a well-known regional agency, followed by several years working with a Town Planning Practice, gives him a sharp edge in ensuring his projects reach a successful and expedient planning conclusion. Iain joins James in running the South Coast office.

Joining us as finance director Enam Rahman, previously from Aitch Property Group, London, will be looking after Landmark’s new funding. Enam will be responsible for restructuring Landmark Estates’ financial management, banking systems, investor relations, raising finance and the structuring of JVs.

David Samson has joined as Head of Development for the London office. He specializes in complex planning issues, related planning and infrastructure agreements and land acquisitions. He has a wealth of property experience and is known for his pragmatic, detailed and forward thinking approach. He has particular expertise in the planning and development of mixed-use schemes, hotel schemes and major regeneration projects throughout London and the South East.
