EXECUTIVE SUMMARYSECOND QUARTER 2014

The housing market in New York City's northern suburbs remains strong and stable, though higher prices arebeginning to test buyers' resolve. Westchester single-family home sales in Q2-2014 were down 12% from Q2-2013,while Putnam and Dutchess sales were down 7% and 10%, respectively. Since Q2 closings largely reflect contractssigned during Q1, we can lay some of the blame for the dip on the harsh winter weather that pushed our normalSpring season back by about six weeks. However, prices are up in many towns, especially in the communities closestto New York City where home prices have surpassed pre-recession peak levels while inventory remains tight forhomes priced under $1 million.Value-conscious buyers are finding they have to work harder to find the right home atthe right price, contributing to the slowdown in home sales.

This “NYC effect” is apparent in the dichotomy between what's happening with prices in Southern Westchester andNorthern Westchester. Consider that Q2 median prices were up 6% in the NYC Gateway communities and up 17% inLower Westchester. For Westchester overall, the median price was up just 0.8%. Moving further north from NYC, wefind that prices increased 2.8% in Dutchess and declined by 9% in Putnam County.

The challenge for buyers in a tight market is also apparent in the growing prevalence of bidding wars that drive saleprices up above the asking price. More than 20% of Westchester home sales in Q2 closed above the list price, which isup from 12.5% in Q1. Six school districts – all in Southern Westchester - saw more than one-third of Q2 sales closeabove list price: Mamaroneck (46%), Eastchester (46%), Hastings-on-Hudson (44%), Scarsdale (37%), Edgemont(35%) and Ardsley (34%).

One segment of the market which is not supply-constrained is at the high end. The inventory of homes priced above$3 million is up more than 40% from Q2-2013, giving luxury home buyers more bargaining power. Prospective sellersat these price points should be aware that they have a lot more competition for buyers than they did just a year ago.

Looking ahead, we expect conditions to remain stable in the back half of 2014. Across the region, we ended Q2 withinventory up 8-10% and pending sales down 3-5% from a year ago, suggesting that the market is settling in at asustainable level of sales activity.
