PROPERTY experts gathered at theUniversity Club of WA to discussPerth’s property future.

The Breakfast by the Bay event wasan opportunity to discuss the issuesfacing the real estate market with apanel of three experts.

They included Hawaiian chiefexecutive Russell Gibbs, SatterleyProperty Group managing directorNigel Satterley and NAB business andpremium banking WA state managerAndrew Whitechurch.

The consensus of the speakers wasthat the property market in Perth hadalmost reached its low point, with thepossibility of another price dip of 5 percent at most.

They also believed property saleswere at their lowest level in 20 yearsand, in the face of the currenteconomic crisis, an investment in realestate was still a safer bet than thestock market.

quiet period for buyer activity, come earlynext year when everyone is returning homefrom their holidays, people will start to lookagain.’’

The multi-million dollar property sold foran undisclosed price. ■

A CLAREMONT real estate agent has labelled theTown of Claremont’s Lakeway development “greatland in a great location” but said its sales resultswere indicative of the real estate market.

Caporn Young Real Estate managing directorRichard Young said there was no way of knowingwhether the situation would be better in another yearbut he predicted there would be “a limited upside anda potential downside”.

“The market has been going up for the past eightyears but no one has a crystal ball,” Mr Young said.

“You cannot look at the development and say it’sflawed, you just need to look around at what’s onthe market. Everyone’s caught up in the samemarket place.”

THE landmark $500 million Beachside Leighton is set tobecome one of the most environmentally sustainable mixed-use developments to be built in Perth.

Developed by Mirvac, the project goes beyond currentexpectations for new development, achieving an average starrating of seven under the Nationwide House Energy RatingScheme (NatHERS), far exceeding the Building CodeRequirement of only four stars.

Mirvac Western Australia chief executive officer EvanCampbell said environmental sustainability was becomingincreasingly important to buyers.

“Along with the more traditional concerns such as location,spaciousness and design quality, buyers are considering theenvironmental credentials of developments,” he said.

“High levels of insulation, the use of high performanceglazing and good cross ventilation helped us achieve a rating 75per cent above that required.”

Beachside Leighton has already been officially recognised forits sustainable features, recently being awarded the 2008 HIALandCorp GreenSmart Award.

Mirvac development director Dean Mudford said that along

with a range of energy efficiency principles, the projectincorporated a range of water, waste and ecological features.

“The thermal performance elements will reduce the needfor artificial heating in winter and cooling in summer, and arereinforced by other energy reducing initiatives including theinstallation of energy efficient appliances and a centralised, gasboosted solar system,” he said.

“Our water saving strategies includes the construction ofrainwater tanks with a total capacity of 265 kilolitres, whichwill be used for toilet flushing and washing machinesthroughout the development.”

Stage two, which will comprise 79 premium residentialapartments and four super-luxury penthouses, will be releasedto the market later this month.

On completion in 2011, Beachside Leighton will also featurea world-class boutique hotel and a vibrant village comprising2000sqm of restaurants, cafes and retailers.

Boom well and truly over as Perthproperty prices tumble furtherTHE once booming Perth property market hasrecorded its third consecutive quarterly fall inthe median house price, a phenomenon not seenin 25 years.

As a recession looms, the gloom continues.With the median Perth house price now

$435,000, compared with $472,000 nine monthsago, Real Estate Institute of Western AustraliaPresident Rob Druitt said the Perth market wasmoving into uncharted territory.

He predicted that a fourth consecutive fall waslikely before the market began to recover.

Mr Druitt said some Perth property ownerswere now selling their homes at less than thepurchase price.

He predicted the low turnover would delaythe market returning to its equilibrium for atleast a year, although he was hopeful lowerinterest rates would help soon. ■

LUXURY LIVINGKelly blossoms as our florist to the stars

ELTON John, Sting, Fergie , Celine Dion –these are names you would not normallyassociate with flowers.

And while floral designer Kelly Canbydidn’t exactly rub shoulders with these stars,her flower arrangements did, in the privatedressing rooms and backstage areas ofMembers Equity Stadium in Perth.

“The first arrangement I did was for ThePolice and Fergie,” Kelly said.

“I had to do flowers for all the dressingrooms and the private dining room, and Iadmit I was bit nervous about it.”

Luckily, there were no super-startantrums over wiltedblooms and Kelly laterdiscovered a photofrom Sting’s weddingshowing his wife Trudiholding a bouquet verysimilar to the flowersKelly had chosen forthe singer’s dressingroom.

“I try and do a bit ofresearch on the client,which comes from mygraphic designbackground,” she said.

“I don’t know if theyeven notice but at leastI know the flowers Ichoose are appropriate.”

For example, Kelly discovered that EltonJohn loves red and white roses so theyfeatured predominantly in his backstageflower arrangements.

After 10 years as a graphic designer, Kellyswapped to floral design after enjoying a briefcourse in floristry.

In 2003 she opened Kelly Canby Flowersin Glyde Street, Mosman Park, and wordsoon got around about Kelly’s floristry skills.

Now the name Kelly Canby issynonymous with beautiful flower

arrangements and shecan enjoy the luxuryof working fromhome, specialising incorporate andhospitality flowers,

weekly vases and functions. While Kelly’s professional arrangements

are far more elaborate than a few daisiesplucked from the garden she firmly believesthat the simplest flowers can give the greatestpleasure.

“You don’t have to go far to find a fewthings to pop in a vase,” she said.

“I think a lot of people think you have tospend a fortune to have something beautifulbut you don’t.”

Kelly’s own home confirms her argument. A striking display of purple turns out to be

cuttings from her plum tree. A funky arrangement on the dining table is

comprised mainly of fig branches.“I think flowers make a home cosy. They

make a place feel living in and cared for andloved,” she said.
