PROPERTY experts gathered at theUniversity Club of WA to discussPerth’s property future.
The Breakfast by the Bay event wasan opportunity to discuss the issuesfacing the real estate market with apanel of three experts.
They included Hawaiian chiefexecutive Russell Gibbs, SatterleyProperty Group managing directorNigel Satterley and NAB business andpremium banking WA state managerAndrew Whitechurch.
The consensus of the speakers wasthat the property market in Perth hadalmost reached its low point, with thepossibility of another price dip of 5 percent at most.
They also believed property saleswere at their lowest level in 20 yearsand, in the face of the currenteconomic crisis, an investment in realestate was still a safer bet than thestock market.

DESPITE relatively slow property sales, aMosman Park home was snapped up just afew days after featuring in Residential.
The stunning Venetian-inspired mansionat 6 Mathieson Avenue caught the eye ofbuyers when it appeared on the front coverof Issue 39, on November 11.
On Saturday, November 15, theproperty, listed at $3.95 million, was sold.
Agent David Vitale, of Vitale FineProperties, was thrilled with the outcomeand said both the vendor and buyers wereextremely pleased.
“There is nothing quite like it in Perth;the home features unique architecture andthe views are unreal,” he said. “A lot ofquality construction and craftsmanship wentinto building this luxury house.”
Situated in the prestigious Minim CoveEstate, the tri-level home capitalises on theriverfront lifestyle.
A combination of natural buildingmaterials, including limestone and sandstone, replicate classic Italian architecture. Thehome features four bedrooms, fourbathrooms, polished Tasmanian oak floors, lap pool, home theatre and undercroft garage.
The quick sale is good news for theWestern Suburbs property market, afterSeptember quarter figures indicated the number of property sales dropped by 54per cent, compared to the previous quarter.
“I think as interest rates continueto fall, buyers will come back into the market, and we’re starting to see
that happen,’’ Mr Vitale said.“While Christmas is usually a relatively
quiet period for buyer activity, come earlynext year when everyone is returning homefrom their holidays, people will start to lookagain.’’
The multi-million dollar property sold foran undisclosed price. ■

IS THERE A FLOOD OF PROPERTIES ON THE MARKET?
NO! BUT:-
THERE IS A FLOOD OF PROPERTIES NOT SELLING
CAUSING A BUILD UP OF PROPERTIES AVAILABLE
WHY AREN’T THEY SELLING? SOME REASONS:-
1. People fearing recession, depression and unemployment2. Buyers waiting for interest rates to bottom3. Buyers hoping for a forced sale bargain that is their dream home4. Buyers waiting for the prices to go down
FACT - In the September quarter statistics show the Western Suburbs turnover is down by approx 90% from normal quarters. That means that for every 10 houses sold in a normal quarter only 1 sold. But prices didn’t come back by a huge %.
WHAT CAN SELLERS DO?
1. If you don’t have to sell, then immediately take your house off the market until turnover increases and the market picks up.2. Don’t waste your money on huge advertisements they don’t bring any more enquiry than a small advertisment. They
just increase the pro ts of those largely responsible for pessimism and lack of con dence.3. Stop dreaming. Drop your price. Don’t live in the past. So what if you lose. It’s only money. There are many things far more important. No matter how BAD it seems, you’re alive, you’ll come back. I’VE BEEN THERE, DONE THAT (3 TIMES AT LEAST).

Ah, it’s a grandmanor, to be sure HANDPICKED by filmmakers BreenEntertainment for a screen debut inAustralian feature film, The Aquarium, this exemplary residence has anindefinable appeal.
Modelled on a stately Irish home theowners visited overseas, the façadereplicates the style of a grand manor.According to the owner, it was thisfaçade, featuring scalloped edge detail, toughened glass french windows and agrand portico entry with columns, thatdrew the local artists to the home.
“They loved the front. They alreadyhad an ‘inside’ but approached us to usethe exterior,” she said.
A high perimeter fence anddecorative security gate (with videointercom) at the front serve dualpurposes. As well as securing theproperty, the walls enclose a full sizetennis court that the owner says hasbeen a source of endless entertainmentfor her children as well as guests.
“We are not professional tennisplayers but we really enjoy the socialside of the game and our kids havebecome really good players,” she said.
A pavilion and water fountainoverlooking the tennis court, pool andcovered alfresco area at the back, atheatre room and marble-clad ensuite to
the master bedroom, are examples ofhow the owners have created a homewith more similarities to a five-starresort than your average suburbanhome. The owner said she particularlyappreciated the outdoor spaces.
“We could have two parties runninghere, one at the front and one at theback and nobody would ever know,” shesaid.
Of the three bathrooms and twopowder rooms spread over the twolevels, the ensuite is a stand out. Withexceptional design detail and facilities,floor-to-ceiling marble and a marble-topped dual vanity, the wet area exudeselegance.
“When we first moved in we used togo to Burswood quite a bit, but then wethought why go to a resort when wehave everything here?”
The formal living areas branch off awide entry vestibule. These rooms havedirect access to the tennis court throughtoughened glass french doors.
The open-plan living areas, a separatetheatre room and a guest bedroom witha private bathroom are on the groundfloor.
For the ultimate in space and privacy, the master suite is in a separate wing tothe minor bedrooms on the first floor. ■

WITH input from the previous owner,Subiaco-based company Peter FryerExclusive Building Design worked tocomplete a family-friendly home thatfactored form into its function.
The result is a residence conducive tofamily living, striking for its sophisticatedblend of modern decor and practical design.
Its advantages are not wasted on thecurrent owners, a family of six that hasenjoyed the well-devised, contemporaryfloor plan, with separate living spaces forchildren and parents, well-spacedbedrooms and a central courtyard aroundwhich the ground floor is oriented.
“The house was built by a previousowner who never moved in, so we movedinto a brand new house in the suburb I grewup in, minutes from both our parents’houses,” the owner said.
“The house suited the needs of ourfamily perfectly. We had three childrenwhen we moved in and one while we livedthere. Being so close to the kids’ school in afantastic street and neighbourhood withlots of families with kids of a similar age toours, we were able to settle inimmediately.”
From an entry foyer with an oversizedpivot door, bamboo flooring progresses toeach room of the dual-level residence, adding warmth and interest to the sleekcolour scheme that comprises of mostlywhite and cream hues. Combined withsoaring ceilings and an extensive use of glass
that makes indoor-outdoor entertaining apossibility, the colour scheme enhances thesense of space in the free-flowing familyroom, meals area and kitchen.
“Being architecturally designed, thehouse has many special modern features, but it is not so ‘designed’ that it can’t belived in by a very busy family. It is very safeand secure,” the owner said.
Full-width glass sliding doors connect themeals area to a big balcony overlooking a
walled courtyard at the front. The maincourtyard is surrounded on three sides bythe open-plan living area, a kids’ activityspace and a vestibule with access to twobedrooms. Full-width doors in floor-to-ceiling glass settings integrate the indoor-outdoor zones.
“The alfresco spaces are great forregular, easy entertainment, as the flow ofthe house lends itself to both formal andinformal gatherings,” the owner said. ■

Polished Victorian Ash timber floors in the entrance lobby continue to the staircase, reports ROMENA MANNING
Designed for good looks and low energy
THE clean lines and contemporary design thatgive this property its stylish appeal areunderpinned by an energy-efficient intention.
The pitch of the ceiling to a living area at theback is angled so that floor-to-ceiling windowsalong one side take in winter light whilesummer sun is blocked.
This creates a light-filled living area and largeglass panels allow views over a landscaped backgarden.
At the hub of this area is a galley-stylekitchen with thick stone benches andgunmetal-coloured glass splashbacks thatcomplement a mix of gloss white and timber-grain cabinetry.
Adding to the design, the kitchen featuresunderslung sinks, walk-in pantry, doubledishwasher and European appliances, includinga built-in coffee machine.
Built-in storage runs along a split passage atthe side of living areas that leads to twodouble-sized bedrooms, each with a walk-inwardrobe and ensuite.
The main bedroom at the front hasexceptionally high ceilings, creating a sense ofgrandness that is amplified by long, luxuriouscurtains.
An open ensuite adds to the lavish feel of themain suite with charcoal and white stone-textured tiling, with a double vanity area
leading to a mounted bath, shower and toiletbehind.
Touch-lighting features through most of thehouse, along with a ducted vacuum system, ducted reverse-cycle airconditioning and smartwiring.

Two storeys of style, elegance and space
IN A quiet, tree-lined street, this spacioushouse was built by Beaumonde Homesand includes many features expected ofmodern family living, like an alfrescoentertaining area and home-theatre room.

Two years ago, owners Josh and AilsaWooden knocked down the old house onthe block and started anew, creating ahouse that would suit a family with youngor teenage children.
Ailsa said the back area was great forentertaining, with a large kitchen leadingout to the alfresco.
High ceilings add spaciousness to theliving area, with dining and family sectionsnext to a kitchen and large windowsconnecting it to the back.
Granite benches sit atop bevelledcream-coloured gloss cabinetry, withclassic decor and a number ofconveniences like dishwasher, serving

A gabled roof over the alfresco area hasglossy timber lining, while pouredlimestone continues from here to an openarea in the back yard.
The rest of the back yard is made up ofmanicured lawn and large, simple gardenswith a collection of native and structuredplants.
Three double-sized bedrooms withbuilt-in wardrobes are on the secondstorey, with a central activity area.

The Lakeway lament
A CLAREMONT real estate agent has labelled theTown of Claremont’s Lakeway development “greatland in a great location” but said its sales resultswere indicative of the real estate market.
Caporn Young Real Estate managing directorRichard Young said there was no way of knowingwhether the situation would be better in another yearbut he predicted there would be “a limited upside anda potential downside”.
“The market has been going up for the past eightyears but no one has a crystal ball,” Mr Young said.
“You cannot look at the development and say it’sflawed, you just need to look around at what’s onthe market. Everyone’s caught up in the samemarket place.”
Just two Lakeway lots sold at an auction inSeptember, making the council $2.5 million, and thereare another 11 to sell before the town decides how tosell the remaining 29.
Despite the market, Mr Young said Caporn YoungReal Estate had sold a property a day for the pastmonth.
“So it looks like things could be coming back,” hesaid.
The downturn in the market has hada dramatic effect on the develop-ment, reports Denise S Cahill,Western Suburbs Weekly editor
THE landmark $500 million Beachside Leighton is set tobecome one of the most environmentally sustainable mixed-use developments to be built in Perth.
Developed by Mirvac, the project goes beyond currentexpectations for new development, achieving an average starrating of seven under the Nationwide House Energy RatingScheme (NatHERS), far exceeding the Building CodeRequirement of only four stars.
Mirvac Western Australia chief executive officer EvanCampbell said environmental sustainability was becomingincreasingly important to buyers.
“Along with the more traditional concerns such as location, spaciousness and design quality, buyers are considering theenvironmental credentials of developments,” he said.
“High levels of insulation, the use of high performanceglazing and good cross ventilation helped us achieve a rating 75per cent above that required.”
Beachside Leighton has already been officially recognised forits sustainable features, recently being awarded the 2008 HIALandCorp GreenSmart Award.
Mirvac development director Dean Mudford said that along
with a range of energy efficiency principles, the projectincorporated a range of water, waste and ecological features.
“The thermal performance elements will reduce the needfor artificial heating in winter and cooling in summer, and arereinforced by other energy reducing initiatives including theinstallation of energy efficient appliances and a centralised, gasboosted solar system,” he said.
“Our water saving strategies includes the construction ofrainwater tanks with a total capacity of 265 kilolitres, whichwill be used for toilet flushing and washing machinesthroughout the development.”
Stage two, which will comprise 79 premium residentialapartments and four super-luxury penthouses, will be releasedto the market later this month.
On completion in 2011, Beachside Leighton will also featurea world-class boutique hotel and a vibrant village comprising2000sqm of restaurants, cafes and retailers.

FORM FUNCTIONEvery alfresco area deserves a Chiminea
WITH alfresco areas almost mandatory inPerth’s homes, the humble barbecuehas become one of the most essentialoutdoor living purchases.
Whilst there is a plethora offancy gas versions on the market, nothing beats the delectable flavourof food cooked over a wood fire.
“They may as well cook indoors,” isTrish Moyle's opinion of gas barbecueusers.
As the owner of Chiminea Warehouse inShenton Park, Trish could be a touch biasedbut whether it’s a pizza or a leg of lamb, there is no comparison with the taste ofwood-fired cooking.
Chiminea (pronounced chim-in-eeya) isSpanish for ‘fireplace’ and thesehandcrafted wood-burning outdoorheaters are also fabulous for cooking.
Chiminea Warehouse importsonly the highest quality, authenticchimineas from Mexico and theytruly are works of art.
Each chiminea is made fromspecial volcanic clay found in themountain regions near Guadalajarain Central Mexico and this clay iscritical in achieving brilliantheating performance and long-term reliability.
The chimineas can simply beused as fires to warm up alfresco
areas on chilly even-ings but add a castiron chimecue tothe top and youhave a fabulousoutdoor barbecueand oven.
“If you’re goingto have a chiminea
burning, you may aswell make the mostof that heat,” Trish
said.“You can cook
your roast, fish or pizzas and everything willhave that wood-fired flavour.”
Chiminea Warehouse also has a largerange of hand-painted Talavera pottery andartefacts, Mexican rugs and sombreros, andcolourful Mexican jewellery.
Equally as popular as the exotic, beautifulMexican chimineas, are the Aussie and KoalaOvens. These are stainless-steel wood-firedovens that look more functional thanfabulous but have superior heat retention andtransport easily, while still imparting thewood-fired flavour.
“They’re mobile, they heat up much more
quickly than traditional ovens and they don’ttake up as much room in your outdoor area,”said Trish.
Formerly a nurse, Trish and her husbandstarted importing chimineas six and a halfyears ago – just to try something different.
“We really just started it as a hobby, butit’s a bit more than that now,” Trish said.
“I get such good feedback from mycustomers and I think it’s because thechimineas are so unique. And that’s whatkeeps me going, the good feedback.”Location: 216a Stubbs Terrace, Shenton Park.Contact: 6380 1100 ■

Boom well and truly over as Perthproperty prices tumble furtherTHE once booming Perth property market hasrecorded its third consecutive quarterly fall inthe median house price, a phenomenon not seenin 25 years.
As a recession looms, the gloom continues. With the median Perth house price now
$435,000, compared with $472,000 nine monthsago, Real Estate Institute of Western AustraliaPresident Rob Druitt said the Perth market wasmoving into uncharted territory.
He predicted that a fourth consecutive fall waslikely before the market began to recover.
Mr Druitt said some Perth property ownerswere now selling their homes at less than thepurchase price.
He predicted the low turnover would delaythe market returning to its equilibrium for atleast a year, although he was hopeful lowerinterest rates would help soon. ■

LUXURY LIVINGKelly blossoms as our florist to the stars
ELTON John, Sting, Fergie , Celine Dion –these are names you would not normallyassociate with flowers.
And while floral designer Kelly Canbydidn’t exactly rub shoulders with these stars, her flower arrangements did, in the privatedressing rooms and backstage areas ofMembers Equity Stadium in Perth.
“The first arrangement I did was for ThePolice and Fergie,” Kelly said.
“I had to do flowers for all the dressingrooms and the private dining room, and Iadmit I was bit nervous about it.”
Luckily, there were no super-startantrums over wiltedblooms and Kelly laterdiscovered a photofrom Sting’s weddingshowing his wife Trudiholding a bouquet verysimilar to the flowersKelly had chosen forthe singer’s dressingroom.
“I try and do a bit ofresearch on the client, which comes from mygraphic designbackground,” she said.
“I don’t know if theyeven notice but at leastI know the flowers Ichoose are appropriate.”
For example, Kelly discovered that EltonJohn loves red and white roses so theyfeatured predominantly in his backstageflower arrangements.
After 10 years as a graphic designer, Kellyswapped to floral design after enjoying a briefcourse in floristry.
In 2003 she opened Kelly Canby Flowersin Glyde Street, Mosman Park, and wordsoon got around about Kelly’s floristry skills.
Now the name Kelly Canby issynonymous with beautiful flower
arrangements and shecan enjoy the luxuryof working fromhome, specialising incorporate andhospitality flowers,
weekly vases and functions. While Kelly’s professional arrangements
are far more elaborate than a few daisiesplucked from the garden she firmly believesthat the simplest flowers can give the greatestpleasure.
“You don’t have to go far to find a fewthings to pop in a vase,” she said.
“I think a lot of people think you have tospend a fortune to have something beautifulbut you don’t.”
Kelly’s own home confirms her argument. A striking display of purple turns out to be
cuttings from her plum tree. A funky arrangement on the dining table is
comprised mainly of fig branches.“I think flowers make a home cosy. They
make a place feel living in and cared for andloved,” she said.
