Potential in the Zone Global ANALYSIS

• The location of the zone is in ex Chinese destrict

• The zone located in the juntion of the main attractions of the city, Wat Phnom, French district, Night Market, Central Market, River side, and National Museum of Camobidia

OUR BUILDING BLOCK IN GENERAL

Potential in the Zone Zone ANALYSIS

• Inside the zone there are interesting buildings remain from Colonial regime, Sankum Restra Niyum,

• Norton University is the big magetic attracted a lot of human activities

• Mix used of building functions, school, residents, shops, restaurant, etc.

• There are existing pedestrian ways that can be design more pedestrian friendly

• Slow traffic speed zone • No storm water flooding • Good garbage management • There are water and electric supply

Problem in the Zone • Urban slum and roof top slum that occupy

many of the open space before.

• Unsuitable advertising board on heritage buildings

• Unsuitable construction material used to repair heritage buildings

• Lacking maintenance of buildings

• Lacking open space and green space in public and inside buildings

• Traffic congestion due to insufficiency of parking

• Lacking of public parking lot and space along the road

Inside Zone

Parking along the street is the main cause of traffic jam and unpleasant walk way in the zone; therefore, we build one big public parking building, which will absorb all kind of vehicles, including bikes, motorcycles, cars , and buses, on the street and the passengers’ or tourists’ vehicles, on the same place which is using as private parking space.

Section Norton University

• Removing parking space in the open space of Norton University to the nearby public parking space • Create more environment friendly spaces in the communal space of Norton University to provide the convenient

spaces in the heart of city and students of Norton University by growing more shading trees and shrubs, modifying building to have better ventilation and sunlight.

• Removing Academic Building C and other indifferent buildings • Extending of ER Academic Building to response to the increasing of student with the same style of the old one • Create intermediate level of building to add more open space to the existing small communal space • Providing good communal space that is visual from outside of the campus which is good for urban section • Providing well design of pedestrian way around the campus with good shading and people friendly

Section Varkvan Area

• Removing all indifferent and sprawls around Varkvan to create more communal space inside zone because this communal space will serve as good space for better ventilation, sunlight, and environment as whole, community space, and economic space.

• Restoring of varkvan building to serve as hotel as the old function • Well designing the communal space which link Varkvan and Malis Marilin Restaurant which are the most

interesting building in the zone • Providing more choice of accesses to the communal space • Providing restaurants and store functions inside the zone to create the economic activities in the zone to return the

investment • Build the replicas of Shop houses in the communal space for people whose houses are demolished or others • Modifying the surrounding building backyard to make the communal more look Varkvan and Malis Marilin • Growing more tree and only other short rise construction inside the zone

The other parts of the zone are mostly old apartments which have been using mix used with shop house function in the ground floor. • With this regard we only restore outside of the building esthetic, height, and environment, and restore or modify building to have

good ventilation and sunlight to all room in each building. • Providing backyard to flats to make more space which is opportunity of getting more ventilation and sunlight • Opening the center or near cent of the long length of flats and using sky light and louvers on its top to make good light and

ventilation inside the flat. • Designing by remembering of cross ventilation
