2 | Gulf & Indian Ocean Hotel Investors’ Summit
We’ve run GIOHIS for two years now and we have consistently received the same positive feedback - high quality attendees, great speakers, controversial and topical subjects and a complete lack of the kind of selling pressure you find at many hotel investment conferences. Indeed, with around 40% of the attendees being from companies which own hotels, far more than from any other category of visitor, this really feels like a Summit which belongs to owners and to those focused on providing them with top-quality services.
GIOHIS is not only different in being an owner-focused event. It’s also very high-level with 30-40 CEOs and around 20 other “Chief” officers or heads of hotels in larger conglomerates, out of less than 300 attendees.
The Summit will return to the Yas Viceroy on 29/30th January 2018 and this year we will tackle even more topics which are top-level concerns for the sector:
• How the Gulf will manage its diversification out of oil-based business into new areas of demand
• Whether Dubai and other markets are getting overbuilt and what the impact might be
• Can the brands protect owners from the disruptors and from downturns?
• What type of luxury hotel gets the best returns?
• What due diligence you should do when buying hotels?
• Can owners ever reach sufficient scale to be major players – or can they rent it from the brands?
• Is the structure of tourism in the Indian Ocean changing?
• Obtaining debt for hotels in the region and in Africa
• Controlling the annual budget negotiation
• Creation of “manchises”
You can see the programme further on in this brochure.
One complaint about hotel investment conferences is that they feature the “same old faces” again and again but we strive to avoid that. Currently, 56% of GIOHIS 2018 speakers didn’t talk in 2017 and indeed, half have never spoken at GIOHIS before.

GIOHIS is of course aimed at owners and developers of, and investors in, hospitality real estate, whether developers of new assets and destinations, experienced investors in the acquisition space or newcomers seeking a different property sector in which to expand. They may include family offices, sovereign funds, REITs and other listed property groups, developers, franchisees, private equity and dedicated hotel investment vehicles. Their assets may range from luxury palaces to new budget concepts and from urban serviced apartments to remote hideaway resorts.
At the same time, a conference consisting only of the underlying real estate owners would be too one-dimensional. Such investors also want to hear from experts in the sector, whether bankers, consultants, brokers, law firms, architects, project managers, OTAs, branding experts or the main hotel branding and operating companies. Representatives from such groups are more than welcome to attend GIOHIS and are likely to find it a valuable source of contacts.
Even so, we do strive to keep the event balanced. While at least four of the big brands had 50+ delegates at one of last year’s main international conferences, even our highest-level Patron sponsors are limited to single-digit numbers of attendees.
Apart from being balanced in terms of types of delegate, GIOHIS is also very international – over the 2016 and 2017 events, we had attendees from over 30 countries; moreover, around half of all the delegates were from outside the UAE.

“Thisisafreshapproachtohotelinvestmentevents, witharealeffortto have the whole programme based around hotel owners and topics of relevance to them. There should be a good mix of owners, brands and service providers there and, with the low cost of delegate passes, I strongly encourage anyone with an interest in the region, or a desire to meet its leading investors, to attend.”

Abu Dhabi is the capital of the United Arab Emirates and the source of much of its oil wealth. It is not only a booming commercial centre, but increasingly a hub for leisure tourism too and has given rise to such major enterprises in the sector as ADIA, Mubadala, Rotana and Viceroy.Abu Dhabi is easy to access by air, both directly and via nearby Dubai. Our venue at the sumptuous Viceroy on Yas Island, home to the Abu Dhabi Formula 1 race, is exceptionally well located. It is only ten minutes from Abu Dhabi airport, 20 minutes from the city’s downtown area and a mere 50 minutes’ drive from Dubai. What’s more, Yas Island has become a serious entertainment centre in its own right, benefitting from the Yas Mall (Abu Dhabi’s largest), Yas Marina Circuit, Ferrari World, Yas Links golf course, Yas Beach and Waterworld. It is a remarkable island and one that can provide great extracurricular activities before or after the Summit.
Apart from Yas Island, attractions within Abu Dhabi include the iconic Sheikh Zayed Grand Mosque; the newly-opened, magnificent, Louvre Museum on Saadiyat Island (which also offers the beautiful Saadiyat beach); the famous Abu Dhabi falcon hospital; the Emirates Park Zoo and the Eastern Mangrove Lagoon National Park. A day trip to Dubai with its array of sights is also entirely feasible.

GIOHIS offers many routes for networking with speakers, sponsors and delegates:
1. Two Great Receptions On the evenings of both Monday 29th and Tuesday 30th January, GIOHIS delegates will be treated to fabulous receptions. The first is kindly hosted by Viceroy Hotels and Resorts at the conference hotel on their amazing rooftop venue.
The second is kindly hosted by Abu Dhabi National Hotels at Barfly by Buddha Bar, Venetian Village, in the grounds of the Ritz Carlton Abu Dhabi, Grand Canal where a very special night of food and drink is promised. Transport to (but not back from) this venue will be provided.
2. Networking breakfast, lunches and coffee breaksWe are aware that most delegates come to network and make contacts rather than simply to listen to the sessions (though we do believe GIOHIS’s sessions will be well worth attending). GIOHIS has two long networking lunches kindly sponsored by our Founding Patron, Aldar Properties, as well as plenty of tea and coffee breaks; and a networking breakfast on the second morning.
3. Sponsors’ areaThe networking break area also has a dedicated section where you can meet the sponsors, discuss their services and the opportunities they have to offer. There are also plenty of seating areas around the hotel for impromptu chats.
4. Networking onlineThere is a dedicated networking facility within the GIOHIS website, open from mid-January 2017, allowing participants to connect with each other in advance of the summit and make arrangements to meet there.
Networking
“We are aiming to create a new, exciting format with a Summit built around owners and their concerns. Our sessions will be
short, punchy and informative, and we’re delighted already to have
many of the region’s leading CEOs among our speakers, looking at
both inbound and also outbound investment from the region.”

Our programme is rather different from other hotel sector events, because our speakers are chosen very carefully to bring expertise to the topics they address and less than a quarter of them are drawn from the sponsors. They are chosen on merit and relevance and, at the same time, where our sponsors are providing speakers, it’s on a topic where their expertise can add real value.
Moreover, all our topics are potentially provocative and nobody hides behind their title in answering questions – everybody invited knows they will be expected to give straight answers and facilitate a meaningful discussion.
While many of our speakers are leading hoteliers from the Gulf, we also have CEOs flying in from as far field as Bangladesh, Egypt, Indonesia, Kenya, Mauritius, the Seychelles, Singapore and Thailand to take part.
You can see details of the speakers, including photos and biographies, at: www.giohis.com/speakers
The programme is of course liable to change slightly as the event approaches.
