Lubbock Industrial Market: 2010 3rd Quarter ReviewThe overall Lubbock Industrial mar-ket is showing some positive signs of tightening up as the number of list-ings (both “For Sale” & “For Lease”) has been reduced over the last quar-ter. Concurrently, the total available square footage in both “For Sale” and “For Lease” properties has been reduced by over 400,000 square feet and approx 35,000 square feet re-spectively.

That being said, there still remains approx 1,586,026+ square feet of available space in both “For Sale” and “For Lease” properties in the Lubbock market, resulting in a city wide vacancy of approx 7%.

Coldwell Banker Commercial Indus-trial Team’s extensive research has shown that the average asking price of properties on the market today which are “For Sale” is $31.92 while properties which are “For Lease” are asking $4.68/SF/YR.

It is important to note that these fig-ures are for the entire city of Lubbock, thus north-east and south-west Lub-bock pricing are included collectively.

Prices for north-east Lubbock are ranging in the $2.50-$3.00/SF/YR while prices in south-west Lubbock range from $5.00-$8.00/SF/YR.

1031 Exchange - Apartments to NNN’s

Opportunity/ChallengeRecently an out of state investor contacted Coldwell Banker Commercial regarding 2 apartment complexes owned in Snyder, Texas. Retired and living out of state, the investor was anxious to dispose of the apartment assets and complete a 1031 tax free exchange into less management intensive investments.

The Multi-Family Group of Coldwell Banker Commercial assisted the owner in valuing, marketing, and the disposition of the property on the Seller’s behalf. Coldwell Banker Commercial packaged both apartment complexes together, developed and imple-mented a strategic marketing plan, and sold both properties in a single transaction.

The Seller then placed the sale proceeds into escrow to start the 1031 exchange time-line. The investor had a short window of 45 days to identify 3 possible properties to exchange into. The entire process had to be completed in less than 180 days.

SolutionTo best serve and meet the needs of the investor, the Net Leased Group of Coldwell Banker Commercial took over to acquire several single tenant, NNN investments with zero landlord responsibilities.

The Net Leased Group was involved in every step of the acquisition including property selection, site analysis, financial and investment analysis, and negotiations on be-half of the investor; who successfully completed the 1031 exchange into 2 long term leased assets.

The investor purchased two NNN retail assets with the proceeds from the apartment sales.

Opportunity/Challenge

The seller, Triangle Insurance Co, needed to dispose of an office property they no longer needed.

The property consisted of a 3,121 sq. ft. building located in the Briercroft Office Park in Lubbock, TX. After using another broker, the seller contacted the Coldwell Banker Commercial TEAM to aggressively market the property both nationally and locally.

SolutionThe Coldwell Banker Commercial TEAM listed the property and launched an extremely aggressive marketing campaign complete with property signs, flyers, internet exposure on multiple national websites, a specialized website for the property and classy e-mail marketing.
