Learning from your peers at the HBA

Why does the HBA exist to serve you? We are here to protect, promote and enhance our industry and your business and therefore the economy and quality of life for the community of Northern Kentucky. The HBA does this in many ways, but one of the most important for your company is by peer dialogue. That means you have the opportunity to learn from others that have either faced the same problems you are facing I your business to day or are facing similar issues and have found solutions that you can apply at your business to make your company that much better. Our industry is full of problem solvers. We are amazed every day by the “can do” attitude and business acumen our members embody. This unique ability of your peers to solve problems is something you have the

ability to tap into if you simply show up. For builders and remodelers we have committees that address your concerns from housing and building

codes to Registered Builder/ Registered Remodeler committees, to state and local government committee where we impress upon our elected leaders the importance of governments role in being the least obtrusive and business friendly as possible. Many of see committees aid our developers in getting their problems solved, but our land development council focuses solely on problems that face our residential, commercial and industrial development community. The members who get to know one another at these sessions learn valuable information before, during and after the meetings to help them overcome their unique problems and challenges in their business life.

For our associate members we have a wealth of opportunities to get to know other business professionals that can share tips and advice on how they overcame the obstacles and enhanced their windfalls over their many years of business. No matter whether it is a question about code interpretations, technology, project management, time management, leadership skills, human resources, sales, marketing, and so on, our 900 company owners and their employees have likely experienced exactly what you are facing and will be able to give sage advice if only asked.

Our opportunities go far beyond committee meetings. We have business to business events throughout the year that help you meet your fellow business professionals. If you pick up three ideas at each of these events and participate in some committee work while making peer dialogue your focus you will have well over 100 unique ideas on how to solve the issues you face as a business professional.

We also have vast resources at NAHB. From building technology to legal questions the staff at NAHB is there to help. Experts from business operations, financial management, information technology, legal resources, construction management, and sales & marketing are available for you. Peer information can be learned from the NAHB 20 clubs and abundance of housing data and statistical information is at your fingertips at www.nahb.org.

In the near future we will roll out the new three year strategic plan for the HBA. Expect to see new opportunities to learn from your fellow business people at the HBA. We will be designing unique moments in time to expense knowledge sharing that will benefit you in the most efficient manner possible. After participating in these opportunities keep the contact information from your new business to business relationship so you can contact the and they can contact you to keep that flow of winning information flowing. Our leadership is proud of the wealth of knowledge and willingness to share as embodied by our large HBA family. But remember you will never learn from them if you don’t ask. If they can’t help we are sure they will find someone who can.

We are all in this together and together when we share our information we are able to operate more efficiently, for a lower cost and produce a better outcome for you and your customers. Get Ready for the Tour of Remodeled Homes! It is that time of year to start thinking about which project you will showcase in the Tour of Remodeled Homes. With over 1,000 people attending the event it is your company’s biggest opportunity to market your trade in the most affordable manner. Employers should take note that they are now required to use a new I-9 Form. Effective this past May, the new form replaces all prior

versions of the form and must be used for all newly hired employees. In addition, the new form must be used to re-verify employees whose documentation is expiring.

The new form can be found on the U.S. Citizenship and Immigration Services (“USCIS”) website at http://www.uscis.gov/files/form/i-9.pdf. Employers should discard any unused copies of the old form, as it can no longer be used for any purpose. If you’re unsure whether or not you have the correct form, a simple way to verify you are using the new version of the form is by looking at the bottom left-hand corner of the document, which is stamped “Form I-9 03/08/13 N.”

There are several changes to the form itself that employers should be aware of. The new I-9 Form reflects three changes. First, and most importantly, new information is requested about the employee, including email address, telephone number and foreign passport information. (Note, however, that the email address and telephone number fields are optional.) Second, the form’s instructions have been updated to provide a more detailed explanation of the information required. Finally, the form reflects a new two-page format, with the first page relating to employee information and attestation, and the second page consisting of the employer’s authorization and re-verification.

Employers should periodically check their files to ensure that they have a valid I-9 Form on file for every employee. Under federal law, employers are required to complete and maintain an I-9 Form for all newly hired employees, and to make those forms available for inspection during business hours to the U.S. Immigration and Customs Enforcement Bureau. Employers also must retain the I-9 Forms of former employees for a period of at least three years from the date of hire, or for one year after the employment relationship terminates, whichever is longer.

Failure to properly maintain I-9 Forms for employees can lead to civil and, in some cases, criminal penalties. Likewise, failure to use the new I-9 form may also lead to penalties. In the wake of these changes, now is a great time for all employers to review their policies and procedures to ensure that they are in compliance with the law. If you have any questions concerning your company’s compliance with these laws, contact a qualified employment and labor attorney.

Drees Homes announces David Bracht (pictured left) has been named Midwest Region President. Mr. Bracht will take

over for Terry Sievers who is retiring August 23. David Bracht has over 25 years of experience

in the homebuilding industry. Previously, Bracht worked as Division President for a number of large national home builders in the Denver,

Colorado market. Bracht will oversee all areas of product design, development,

operations, and construction management of single family homes and attached condos and towne homes in Northern Kentucky and Cincinnati and Dayton, Ohio. “David’s leadership abilities and industry expertise made him the ideal choice to lead our efforts at our headquarters,” said David Drees, President and CEO.

“As Region President, it is my responsibility to maintain and build

upon the rock solid foundation that Drees has established,” said Bracht. “I am extremely excited about leading the Drees Midwest Region and bringing a fresh perspective to this cornerstone division of the Company.”

David Bracht holds a Bachelor’s degree in Accounting from Wayne State University in Detroit, Michigan. He has served on the Home Builders Association of Metro Denver’s Board and has been involved with the ALS Foundation. He has a son Alex that will be attending Colorado State University in the Fall. Bracht resides in downtown Cincinnati.

1. ElEctrician Unless we manage to become a society free of electricity, electricians will continue to be in high demand. Every skyscraper, home, high-rise and storefront needs the expertise of an electrician at certain times. In other words, they won’t be

going away anytime soon; the most current Bureau of Labor Statistics projects estimate a 12 percent increase of electricians by 2018, totaling a workforce of 777,900 workers.

2. carpEntEr For every new project requiring an electrician, you can be certain a carpenter is also nearby. When you see a home being built, carpenters are creating the frame, putting up walls, installing windows and doing anything else necessary to

give life to the new structure. That’s why the BLS expects 1.45 million carpenters to be employed by 2018, a 13 percent increase over the decade.

3. plumbEr Although plumbers are involved in new construction projects, they are also in high demand due to ongoing maintenance needs in households and businesses. When a pipe bursts, has a clog or a leak -- events that seem to occur at the worst possible times -- plumbers save the day. Although we wish plumbing problems would disappear, they’re not going anywhere, which is why you can expect a 15 percent increase over the next decade. In 2018, the total number of plumbers, pipe-fitters and steamfitters could reach 570,500.

4. WEldEr By definition, welding is the processing of joining together two pieces of metal, often using heat. That simple definition fails to convey how many products require the skills of welders. According to the BLS, over 100 processes use welding, including manufacturing of automobiles, ships and spacecraft. Expect to see a work force of 405,600 welders by 2018. And with the U.S. automotive industry bouncing back after its 2008 bailout, 2010 was a strong year for car production. Automotive output in Alabama alone experienced a 52 percent increase since 2010, suggesting that welders in these production plants will be busy well into 2018.

misguided intentionsFacing crippling shortages in the workforce, the economists and business people alike are once again looking to the skilled trades to re-build the American economy.

For many years, school systems and service organizations have pushed students to better their lives through post secondary education. Having education after traditional high school has allowed many individuals to find work that is consistent and promising for the future, but for too long that post secondary training has excluded trade school education and training in the skilled trades. To add insult to injury, high school trade programs have closed or wa-tered down to obliterate their training of skilled workers, being more of a ‘buffet’ of short pe-riods of mixed trainings rather than concen-trated education.

The unfortunate result of those years of pushing for college as the only option and shutting out trade schools is a huge deficit in the workforce. Add to that the fact that over 60% of the skilled trades workforce being over

the age of 50 and hoping to retire in the fu-ture, there have been few recruits to fill the upcoming shortage. Nationally, shortages in areas have caused nationwide labor searches and even hiring of skilled labor from outside the U.S. to fill those voids. National statistics show that if just 30% of Americans attended trade schools there would be less than 1% un-employment in our country.

Hope on the HorizonOver the last three years, the Enzweiler Ap-prentice Training and Trade School has seen an enormous growth in not only its student body but the caliber of student who is en-tering the skilled trades. Boasting over 95% job placement, the school has received appli-cations from as far away as servicemen sta-tioned overseas and others commuting two or more hours each way to attend schooling weekly. The interest is high and the people taking time to research and find out where to attend school are serious about their educa-tion and future goals.

a new breed of tradesmanPerhaps the most exciting thing about the re-cent growth in those enrolling in school is that they are not only passionate about being in the trades, but they have a strong entrepreneurial spirit as well. Our young people are commit-ting to trades and looking at long term possi-bilities. These are not temporary jobs they are seeking, but opportunities that lead to growth and new potential.

Fully 25% of the students at Enzweiler School are college educated individuals who, in truth, wanted to be tradesmen their whole lives. They are giving up on jobs that they didn’t really want to begin with and embrac-ing their goal of working with their hands and building their skills into a profession.

With more than 200 students currently enrolled for the 2013-2014 school year, we are hoping that this trend continues and that the trades are once again becoming a focus for quality education and employment.

With a 28 percent increase by 2018, the number of HVAC mechanics and installers could total 394,800.

What is “Entrepreneurship Bootcamp”? Northern Kentucky HBA has a long standing commitment to its member companies, be they the smallest one man operation or the largest multi-state corporations. In an effort to help all of our members, we have developed a one year program that has a focus on helping every company navigate the economic recovery that is moving full steam ahead.

For almost a decade, area businesses have been struggling to make it every day and learning to survive. Hundreds of companies folded and others had to shrink down and weather the storm. While those strategies were necessary at the time, all of the good that they did in help companies through hard times can be quickly undone if companies fail to restart and jump back into the marketplace. Being, “Stuck on Survive”, can destroy a company when others are embracing the new economy and moving ahead.

To combat this, we have created an education track taught by movers and shakers in their fields, here to not only help you our members, but to foster the continued growth of the Northern Kentucky/Greater Cincinnati Area. Please, join us for these classes. You may not need them all for your yearly requirement at HBA but use them to help your business be better than it was yesterday and to prepare for tomorrow.

Forward Thinking

This summer, 15 students undertook the rigorous training and procedures to become a roofer. For weeks the students labored in the hot sun, two or three stories up learning everything from roof

repair to shingling and flashing. Our students were able to install 5 roofs in during those weeks, with the help of professional roofers who kept them on task and motivated to move ahead.

The best part of this class was that the students learned the appropriate way to do this work and how to remain safe while doing it.

The students, with the support of Griffin Contracting and Restoration, ABC Supply, IKO Shingles and many others, helped individuals in great need repair the roofs on their home. The students found this a very rewarding experience and the ability to work without the tight constraints of a regular roofing job and crew allowed the students time to learn the skills that they needed to be successful.

Special thanks to all involved in the program from the teaching staff, volunteers and students for making this program such a success!

HOMEFEST 2013 in The Equestrian at Triple Crown Country Club

The HOMEFEST at the Equestrian in Triple Crown Country Club Community was a marked success! Beautiful homes paired with fair weather gave this year’s premier home show a perfect

scenario. Thousand of attendees viewed the five extraordinary projects. Hopefully you were able to view the homes built by Adam Miller

Homes, Drees Homes, Krumpelman Builders and Fischer Homes. All five homes are true representations of the work that our registered builders produce. If you were unable to attend you can visit our website at www.hbanky.com. You can click on the HOMEFEST button to view great photos and descriptions of all five homes.

It would be impossible to produce this show without the dedicated members of HBA. Tony Berling of Triple Crown Developers was a key factor in the success of the show. He has been involved and been present in every way. From initial planning to setting up a site appropriate for a home show, Tony has been there. Our presenting sponsor was Adam Miller Homes. Besides his sponsorship Adam placed two homes in the show. His dedication for quality is evident in every home he builds. Along with the two homes displayed in the show he was able to market his business through the sponsorship.

Countless other members contributed to the success of this year’s show. Wiseway Design Showcase sponsored the People’s Choice Award. Cru Cutters provided the breath taking landscape and potted flowers that adorned the show site. Kroger sold discount tickets at all locations. Forge Lumber supplied lumber for street benches. Jim Winstrup delivered

the ticket trailer to the site. Academy Rentals provided the entry tent and other rentals. Rob Stone, JoEllen Thompson, Angela Stith, Diana DeVore, Pat Parschall, Mike Eubanks, Chris Delahunty and the HBA staff dedicated their time to assure the show ran smoothly.

The entry tent was an added edition to HOMEFEST. We applaud those vendors who braved the elements and offered their services during show hours. Each one set up professional displays and staffed their booth with eager representatives. HBA would like to thank Pella, Stamper Blinds, Bath Fitters, Roeding Insurance, Arronco, Leaf Guard, Cru Cutters and Triple Crown Development for their participation. There was a change in concessions at this show. Instead of contracting a vendor to sell food to show attendees HBA offered charitable organizations the chance to raise money by providing food and drinks. We appreciate Honor Flight, Boone County Cross Country Track Team, The Children’s Home of Northern Kentucky and the American Heritage Girls for being a part of HOMEFEST.

A big thank you goes out to HBA’s SMC board. This group hosted Realtor Day. American Mortgage graciously sponsored this highly attended event. With the help of SMC and NKAR over 150 realtors enjoyed lunch and toured the homes.

Next year’s HOMEFEST site has been chosen. The 2014 show will be held at Triple Crown at the newly developed site The Winner’s Circle Park located at Arcaro and Man O’ War Boulevard. HBA is excited to begin the planning of next year’s show.

News & NotesOur deepest sympathies are extended

to the family of Ken and Dan Kreke, Kreke Development Corporation,

in the passing of their father and mother, Robert T. & Laverne M. Kreke, on August 1st and August 3rd.

Robert was a custom home builder and founder of Kreke Development Corporation.

He built many homes in Northern Kentucky and developed Twelve Trees subdivision in Edgewood. Robert also loved farming and owned and operated Liberty Hall Farm in Owenton, Ky. He also published several poems and a book entitled Chasing Shadows.

Laverne spent her teens working with her family at Hanneken Dairy in Covington where she met Robert. Laverne was an avid painter and she brought beauty to her home and to those with whom she shared her gift.

They are survived by their children: Ken Kreke (Cathy), Dan Kreke (Marci), Joan Lindsey (Kirby), Linda Higgins ( Joe), Carolyn White and Margie Will (Michael, 17 grandchildren and many nieces and nephews.

Memorials are suggested to Redwood School, 71 Orphanage Road, Ft. Mitchell, KY 41017 or Notre Dame Academy, 1699 Hilton Drive, Covington, KY 41011.
