What do I need to know before buying a used vehicle?

W hether it’s your first car or your 15th, buying a vehicle is always a major purchase, but

it doesn’t have to be a stressful one.Dave Jacobs and the experts at Kamloops Dodge have taken the uncertainty out of buying a pre-owned vehicle.

Used cars, says Jacobs, come in all shapes and sizes and they come in all kinds of conditions.

Buying a used vehicle off a major deal-ership as opposed to a private sale has some inherent advantages, Jacobs says. “That dealership has a name in the com-munity — they have a reputation and they want to keep it.”

When a dealership like Kamloops Dodge takes a used vehicle into its inventory there are a system of checks that must occur first. When a previously owned vehicle comes through Kamloops Dodge, expert staff first assesses make, model and mileage. Next, a car proof and lien clearance are completed.

A car proof is basically a background check on a vehicle, and will show whether or not it has been involved in an accident, and if so, what the nature of the accident was. “It’ll show us if it was a front end collision or vandalism repair,” Jacobs says. “This protects the consumer, and it protects us as well.”

Finally, Jacobs says, the car is put through the shop where a complete mechanical inspection is performed. If the vehicle is

in good repair, or only needs minor repairs it is fixed and turned out on the lot. If it has major defects, a reputable car dealer won’t try to resell.

If the car isn’t cleared for sale on the lot,

it’s sold off and shipped away to a non-major dealer.

Another advantage to buying off a major dealer is the ability to purchase an extended warranty and access on-the-lot financing.Finally, Jacobs says, buying off a lot like Kamloops Dodge offers a measure of security all on its own.

Is it possible to purchase a home without a downpayment?

If coming up with a 10 per cent downpayment is the only thing stopping you from owning your own home, then head over to 429 St. Paul St.

Vision 429 Housing Ltd., a corporation owned and controlled by Kamloops United Church, has taken away that challenge of homeownership, making it possible for qualified purchas-ers to afford the security of owning their own home.

429 St. Paul is not subsidized housing, and it is not low-income housing, says spokeswoman Mary Ann Milobar. What it is, she says, is a unique solution that allows middle-income earners the opportunity to own a home without spending years saving for a downpayment.

Those earning under $85,000 annually are eligible for a 10 per cent downpayment, paid for by the church. That amount will be posted as a second mortgage, but will carry zero inter-est, and is paid back to the United Church when the home-owner decides to sell the property.

“We’ve heard from diverse groups of people,” says Milobar, who feels that once people realize the benefits of the pro-gram, the 41 units available under the Home Owner Plan will be quickly snapped up.

429 St. Paul is ideal for people of various walks — from those wishing to downsize and looking for the ease of living in Kamloops’ downtown core, to recently graduated university students. The goal is to create a vibrant residential space, made up of people from all walks across all age groups, says Milobar.

“With student loans some of these people haven’t been able to amass the $15,000 to $20,000 they need for a downpay-ment, but they’re making enough income to pay a mortgage payment,” says Milobar.

Inclusivity and ease of ownership aside, there are plenty of other reasons to choose 429 St. Paul. The development offers 56 condos over five floors, including studio, one, two and

Is it necessary to re-key a newly purchased property?When you purchase and move into a new home, one

of the first things that should be done is to have the lock re-keyed.

Why is it important to plan ahead for future legal needs?

W e are all familiar with the quote, “but in this world nothing can be said to be

certain, except death and taxes”. I think we can also say with certainty that we will all grow older and while we hope to end our days in full control of our affairs many of us will not.

There are several legal documents avail-able to allow a person you trust to help you in the areas of finances and health care and to give you the confidence that your wishes will be carried out when you need someone else to make deci-sions for you. The two most common documents I assist my clients with are an Enduring Power of Attorney and a Representation Agreement.

A General Power of Attorney is a legal document that allows you to appoint a person you trust, the “Attorney,” to look after your financial and legal affairs when you are not available. The author-ity under this document ends if you become mentally incapacitated and unable to direct or supervise your Attorney.

An Enduring Power of Attorney is a legal

document that allows you to appoint a trusted person to deal with your finan-cial and legal affairs while you are capable of handling your affairs and the Attorney’s authority to act for you con-tinues if you become incapable of han-dling your financial and legal affairs. It endures beyond your incapacity. It is a very important document and should be a part of everyone’s person planning. No one can act for you in the area of financ-es unless they have the legal authority to do so.

A Representation Agreement is a legal document that allows you to appoint a person, the “Representative” to help you make decisions about your personal care and health care and to make deci-sions for you when you cannot. It is one personal planning tool that you can use but is not legally required. The law states that you cannot be refused goods or services just because you do not have a Representation Agreement.

There are different types of Representation Agreements, including a Representation Agreement for routine financial affairs. This document allows you to appoint someone to look after paying bills and dealing with basic finances when you are not able to appoint someone to act under a Power of Attorney.

“Another popular sport around here is fly fishing, so we have the biggest selec-tion and the cheapest flies in town,” Garland says, adding that people new to fly fishing are routinely coming in look-ing to be outfitted.

“We have a lot of people struggle with tying their lines together for fly fishing, so we can put the backing on and your leader and tip it — we do all that for the customer,” he says.

Once you’ve got the basics covered, then it’s time to move on to the extras — the boots, waders, and let’s not forget the all-important fishing licence.

How do I select a company to install a new air conditioner?

In a hot climate like Kamloops, air condition-ing is more than a luxury. The ability to keep your home comfortable through the hot

summer months could be the difference between enjoying the season and wishing it is over. Finding the right A/C contractor is not dif-ficult, just follow the steps.

n Ask others who have hired an A/C contractor if the contractor did a good job and provided reliable service.

n Get three written cost estimates that describe in detail the system to be installed. The con-tractor calculates the cooling capacity your home requires and estimates the size of the system.

n Check with an electrical contractor to be sure your wiring is adequate. If not, your expense will also include the cost of extra wir-ing. Make sure that, if you are getting a new air conditioner or heat pump, that the electrical portion of the work is done by a licensed elec-trician. An electrical permit is required by law if it is a new system or the wiring is being replaced back to the panel on a replacement system.

n Look at the size (noted by BTUs) of the equipment the contractor will install. If size varies significantly, ask each contractor to recalculate the cooling capacity you need.

n Review each bid for the type of warranty provided. Many contractors will provide a one-year warranty on work. Manufacturers usually warranty air-conditioning equipment for one-year, with a four-year extension on the com-pressor.

Kim Loth, B.A. Robinson sales consultant, says it’s possible to create a spa-like escape in your home. “We have things people may have not seen before — and this is just the tip of the ice-berg when it comes to choices for both styling and price point,” she says, glancing around the impressive showroom on Laval Crescent.

Freestanding tubs, she says, are functional works of art — becoming that fixture that turns an ordinary bathroom into something quite stunning. “They are a bit beyond the ‘every day,’” she says, “they definitely have that ‘wow’ factor.”

Other up and coming plumbing trends include motion sen-sors. We’ve seen them in the public restrooms where touchless equals greater sanitation, and now that concept is being brought into homes. “We’re about to install a motion sensing faucet in a kitchen, where you just wave your hand in front of it and it turns on. We’re going to see a lot more of that on the market. It’s all about cleanliness, and that’s translating now into residential fixtures.”

When it comes to lighting, there is so much new and exciting happening in the industry, says Loth. “On the contemporary side, lighting design pushes the boundaries of shape, texture, style and colour. The bolder the better, creating conversation and statement pieces.”

New traditional lighting offers the comfort and familiarity of days gone by, but with a cleaner, up-to-date look. Rustic and masculine looks are especially popular right now, and use natural and industrial finishes, including the filament (Edison) bulbs. These fixtures pair well with today’s modern homes.

And in the lighting world, says Loth, glamour is back! “Whether it’s 19th century nostalgic mercury glass, draped chainmail, ban-gles, jewelry — all these things add a little ‘bling’ to the home.

With lighting — as with plumbing — technology is always changing, so with the expansion of the LED bulbs (lamping) the bulbs have a higher up-front cost, but they are environ-mentally friendly and last much longer, meaning no more climbing ladders to change burnt out bulbs in hard-to-reach fixtures.

What makes more financial sense, leasing or financing?The main factor to consider when

thinking about leasing versus financing is the interest rate on a

loan versus the interest that would be embedded within a lease.

I was leasing a vehicle about a year ago — there were no zero per cent financing deals, so I would have had to pay about eight per cent interest on a vehicle loan. At the end of the day even if I went through the whole term of the lease and decided to purchase the car, and finance that purchase, I still would have been $3,500 ahead.

There are also tax consequences to think about. If you own a vehicle for business, you can write the vehicle off over time. You can only do this over several years, however. It’s amortized over the life of the vehicle — the capital cost allowance for vehicles is around 30 per cent. With lease payments, you can just write off the entire payment, depending on what percentage of the vehicle’s use is for business. For example if you use the vehicle 75 per cent of the time for busi-ness, you would be able to write off 75 per cent of the lease payment. Keep in mind there’s a maximum tax threshold there of $800 per month when writing off a leased vehicle.

your monthly payments and your total net cost.

For some people buying versus leasing also comes down to personal prefer-ence and life circumstance. A lot of people like to drive a newer vehicle and might want to lease a car every four years and then turn it in. Someone’s

decision might also depend on what they’re using the vehicle for. Say you’re using the vehicle to work up North, and you’ll be driving on rough roads. That might mean you’d prefer to lease since the vehicle is going to have a lot of wear and tear on it, and you can just turn it in.

How many kilometres you’re going to be driving is also an important factor, because leases generally have an upper limit, and if you exceed the mileage you’re going to get charged extra at the end of the lease. What should I look for in a new pair of running shoes?To buy proper running shoes,

there are some basic facts you should first consider. To start

with, it’s important to know your foot type. Do you have high arches, for example? Or are your feet nor-mal? Flat-footed, per chance? Few people have completely normal feet, meaning consultation with a shoe professional is often required.

The type of foot you have will dictate what kind of shoe you need. People with high arches, for example, need a flexible shoe with lots of cushion and as the high arches in their feet are rigid and do not absorb shock the same as someone with a normal foot.

People with low arches need shoes with motion-control fea-tures, in order to give the foot the support it needs under the shock forces generated by running on pavement.

Choosing the wrong shoe for your foot type will cause prob-lems, generally in the form of pain or injury. Running is a demanding sport and the feet take the brunt of it. The shoes form the insulating barrier between feet and pavement. Technology makes a difference.

What makes a great dance school?

There are lots of extracurricular activities for children such as athlet-ics, music and dance. Because all

parents want the best for their children, here are some things to consider when choosing the dance studio that will best fit your — and your child’s — needs.

n When you visit the school for the first time, ask a few students what they think. Ask a few parents, too. Do they think they are getting their money’s worth?

n What are the fees? Are there fees in addition to the price of enrollment? How much can you reasonably expect to pay for clothing and other extras?

n What is the philosophy of the dance studio? Is it to teach children how to enjoy dance? How to dance with cor-rect technique? Is it to make the studio look good at competitions?

TeachersYour child’s dance instructors should be positive, professional and experienced. They should have a rapport with their students that promotes not only techni-cal growth but social and emotional growth as well.

Ask about the dance histories of teachers, including each teacher’s area of exper-tise, by whom they were trained and who generally choreographs their dances.

n What accomplishments have the teachers attained? Can they teach what they know to others? And are they espe-cially good at working with children?By observing, you can learn whether or not a teacher has a genuine love for children and dance. All of these aspects of the teaching staff should be compati-ble with the expectations that you have

for your children’s dance experience.

ClassesDecide in what type of class you would like to enroll your child. Classes can include ballet, tap, jazz, pointe, mod-ern, lyrical, funk, hip-hop, gymnastics, tumbling, baton and musical theatre.

In addition, make sure that an appropri-ate skill-level class is offered to match the child’s abilities. Some classes require an audition to place a child where he or she will thrive.

You should also consider the amount of time you are willing to commit to dance. Because many classes culminate in group performances that require rehears-al, a dancer’s presence is imperative.

Look for a studio whose schedule is compatible with your family’s schedule.It is also wise to find out if classes are offered during summer, spring and win-

ter school breaks. These interim sessions can provide an exciting experience for children when school is not in session.

How do I select the perfect wine, every time?

Matching food and wine is like matching people. Sometimes it’s easy and you get fireworks. (Hello prime rib and Cabernet Sauvignon!) Sometimes opposites

attract. (Halibut and Cabernet Franc.) The trick to the perfect pair-ing is to think of the wine as another ingredient in your meal. Here’s how to be a wine-pairing star at your next dinner party: 1: The colour of the wine is less important than its body or “weight.” In fact, three of the most important elements when pairing food and wine are balance, body, and flavor. The idea is to match the weight of the wine to the weight of the flavors in the meal. That’s why full-bodied, tannic red wines are so delicious with big proteins (like steak or rich cheeses). Meanwhile, lighter fare such as shellfish or summer pastas respond beautifully to more vibrant, “zippy” whites like Pinot Gris or Reisling. 2: Start light and work your way up.

If you are serving several courses with several wines, start with the lightest dishes and the lightest wines. 3: Look for similar flavours in the food and wine. There are a million and one ways to prepare chicken, so con-sider the sauces, spices, and herbs you will be using before choosing a wine. A spicy Gewurztraminer may go well with Rosemary Chicken. A citrusy Sauvignon Blanc with lemon and herb grilled chicken. Coq au vin, braised in a rich, wine-based sauce, craves a medium-bodied red such as a Cabernet Franc or Marichel Foch. Yes, you read that right! Forget the old school rule of red wine with red meat and white with white meat. 4: Add a little wine to the dish, a little to the cook, and a little to the guests. Julia Child lived by this rule and so should we! The alcohol evaporates during the cooking, but the flavours remain to

enhance the dish and make you look like a sommelier at the dinner table.

5: For dishes with lots of spice or heat, serve sweeter wines. Sweeter white wines (a 1 or 2 on the sweetness scale) are ideal for curries, Thai food, or anything with wasabi, chipotle, or even Frank’s. These wines tend to be lower in alcohol and acidity with lots of fruit and a clean, refreshing finish. This combination cuts heat and accentuates flavour.

6: Sparkling wine goes with just about everything. Anyone who makes (or enjoys) sparkling wine will verify this tip! Bubbles are also a nice break in the middle of a meal to cleanse the palate.

Why is buying from a local RV dealer so important?

Buying a recreational vehicle should be a happy experience, not a stressful one. Follow these tips

from Country RV and you’ll be well on your way to having a fun and carefree summer with your family and your new RV.

n Consider the whole package when you are thinking of buying an RV. Don’t go buy a heavy-duty truck if you’re look-ing to pull a small tent trailer. If you already have a vehicle you’d like to tow your RV with, make sure it can handle the size and weight of whatever trailer you purchase. If you’re not sure of your towing capabilities speak to your vehi-cle dealer or a representative from Country RV.

n Sit down and figure out what you’re going to do with the RV. Are you only going to camp once or twice a year? Are you using it for a family of two or five? Are you going to be camping in the win-ter? Have answers to all of these ques-tions before you start looking for an RV, it will make buying easier and you will be happier with your purchase in the end.

n Look at buying new rather than used. The financing you can get on new RVs is better than with used and you will likely have to deal with fewer issues and repairs with a new RV. It’s difficult to know what you’re going to get when you buy from a private owner.

n Keep in mind a little bit of luxury can

go a long way. Don’t buy an RV that isn’t the right fit for you, just because it has all the fancy bells and whistles.

n Buy local and buy from a dealer. Local dealers are so busy that if you buy out of town or out of country it can be difficult to find someone that will have time to service your RV. Dealers and their staff are licensed and are morally and legally obligated to make sure you’re sold something functional and in good working order.

that’s right for you or your loved one is a big responsibility, how-

ever, it can also be very rewarding and exciting. Taking the right steps can alle-viate feelings of anxiety and result in a wonderful new adventure.

Once you have decided to begin your investigation, list all of the residences that are available in your community. You can gather this list by contacting resources within the community such as the Seniors Information Services or through the area’s senior’s papers.

Give some thought to what you are look-ing for in a retirement residence. Even if you are in good health today, ask yourself if you will be prepared and willing to make another move should your care needs change in the future. Finding a campus of care that will allow you to age in place can be the ideal choice!

Plan on touring as many retirement resi-dences as you can. It is important to get the right “feel” for a place, be prepared to visit more than once. Talk to residents and staff to get their perspective on the lifestyle there. Pay close attention to how staff members interact with the residents and how the residents interact with each other. When touring, you should be invited for a complimentary lunch or din-ner to experience the quality of food, if you are not invited, ask!

While touring, think about things like what is included and what requires an

extra charge, how many meals are included. Is there cable television, indi-vidually controlled heat and air condi-tioning, housekeeping with flat linen laundry service, laundry facilities on every floor, and recreation program-ming? Is there a residence bus for out-ings?How about a private dining room, library, theatre, multipurpose room,

exercise room, tuck shop, spa and beau-ty salon? Is there a bistro? Is there a guest suite? What about pets? Can meals be delivered to your suite?

Researching the right retirement resi-dence for you is a major decision. Sometimes it helps to have people that you trust come along on your journey. Enjoy and have fun!

When choosing a retirement community, be prepared, make a list and take a tour. It’s a big commitment and a big change, but it can be the start of a wonderful adventure.

Centre in early July, hot shaves are one of the specialties.

Kristie Bayley, assistant manager of the Tommy Guns Red Deer loca-tion, was in Kamloops earlier this summer training staff at the new location how to do the perfect hot shave.

A hot shave can take anywhere from 30 minutes to an hour, and it always starts off with a consultation, which allows the barber to get to know the client’s skin type, and dis-cover if he has any skin sensitivi-ties.

Then come the hot towels.

The hot towel stays on for one or two minutes before the skin is exfoliated. Another hot towel goes on and when removed, the barber applies a close shave oil that helps soften the beard and prep for the shave. Two more hot towels are applied, followed by a pre-shave guard and another hot towel. Then the shaving cream — which has been warming with the towels — is applied, and the shave begins.

Depending on the person, the shave is done against or with the grain, and when it’s all done a cold towel is placed on the face to seal the pores. When that towel comes off, the barber applies a post shave

balm to soothe the skin, and then a daily defense block with an SPF. Guys are treated to a relaxing face massage with the lotion.

“We’ve taken the basics from a straight razor shave and modern-ized it creating exceptional per-sonal service,” says Bayley. “It’s a manly facial — a way for men to come in and get pampered and relax.”

The shave is so popular that Bayley says many clients come in weekly for the treatment, others reserve if for special occasions. “The whole point of us doing this is to give men an exceptional grooming experience.”

of water per day. The average Kamloops resident uses about 800-
