The VILLAGE @ Nukht Project Update Nukht Launch Party Propels Strong Sales as Project Nears July 6th, 2013 marked a significant milestone for Asia Pacific Investment Partners (APIP). e team behind e VILLAGE @ Nukht project, APIP’s mixed use commercial and residential development, celebrated the development’s rapid progress with a launch party. Hundreds of guests and investors – including fashion design- er Katya Zol, Canadian Ambassador, H.E. Greg Goldhawk and Mongolian Minister of Defense, D. Bat-Erdene - arrived at the site to view the project’s newly completed façade and enjoy a night of music and entertainment in the fresh air of Nukht Valley. e concept of a mixed-use development combining office, commercial and residential space is fairly new to Mongolia and, prior to the event, many investors and potential buyers remained skeptical regarding its feasibility. However, the elaborately decorated Eu- ropean style facades and the forceful articulation of project vision by CEO Lee Cashell had the guests con- vinced by the end of the night. e champagne trays and open bar may also have helped nudge the crowd along. Regardless of the cause, by the end of the night, more than half the units in the development had been reserved or sold. The team behind The VILLAGE @ Nukht project, APIP’s mixed use commercial and residential development, celebrated the development’s rapid progress with a launch party. Hundreds of guests and investors – including fashion design-er Katya Zol, Canadian Ambassador, H.E. Greg Goldhawk and Mongolian Minister of Defense, D. Bat-Erdene - arrived at the site to view the project’s newly completed façade and enjoy a night of music and entertainment in the fresh air of Nukht Valley.

Tired of the endless traffic, noise and pollution of the city center, Ulaanbaatar’s wealthy patricians and middle class citizens are increasingly turning to undeveloped satellite areas south of the capital for rest and relaxation. In the past, these areas primarily played host to dachas and summer homes but as the city’s population and con-sequent pollution swell, increasing numbers of well-to-do families are moving their primary residences to the fresh air of Zaisan, Nukht valley and other new communities along the Yarmag road. Many of the most affluent residents have constructed luxury homes, among the most elaborate and expensive in the country, in the Nukht Valley, located just a few meters north of The VILLAGE @ Nukht.

To support this trend, the city government is expanding roads, power lines and other infrastructure in the Yarmag region. Gov-ernment offices, schools, housing develop-ments and shopping centers will soon be sprouting up in the area. The foundations of several major projects have already been laid. With new infrastructure, a base of affluent residents and a rapidly growing working/middle class population that is already in excess of 65,000, the Yarmag area now can support the kind of quality restaurants and retail destinations that used to be found exclusively in the city center. No comparable retail or office development exists within kilometers of the project, and none can boast the quality construction of The VILLAGE @ Nukht.

Projected rental yields of 13.5% and annual return to capital of over 35% for the first two years should attract the interest of skeptical investors who are not convinced by the growth story above.

From the perspective of both residents and investors, The Village @ Nukht stands apart from other develop-ments in Ulaanbaatar. However, the time to buy is rapidly drawing to a close. APIP predict that the remaining units will be sold well before construction is complete.
