Piedmont Housing Alliance an-nounced its partnership with Capital One in providing residents in the Thom-as Jefferson Planning District with free financial counseling and coaching services. A recent grant will support “Housing Counseling for Home Own-ership and Financial Capability.”

“Capital One has become a great supporter of the counseling services at Piedmont Housing Alliance,” stat-ed Frank Grosch, Executive Director. “Local residents are the winners when we are able to offer free counseling to individuals and families who want to learn to budget, improve their credit, build financial stability, and become first time home owners.”

Blue Ridge Memorial To Commemorate Displaced Families

According to official 1934 accounts, over 500 families and over 2,000 people were displaced to form the Shenandoah National Park. Official accounting and agendas being what they are, the true numbers may never be known.

“When walking through the park today, it is hard to imagine these peo-ple with their many homes, farms, or-chards, mills, schools and villages of their self-sufficient society,” said Jim

Lillard, who is making presentations on this subject at local venues. “My great grandmother, my grandfather, and my mother were born in the Park. Mother was 13 years old when she had to leave her 1930s home. Even so, 80-90 years later, we have a great place with over 500 miles of trails and over 100 miles of Skyline Drive. The time has come to commemorate these people and what they lost so many years ago.”

Lillard’s passion is to create a long overdue memorial to these families. A temporary memorial is currently in front of Criglersville School on the Old Blue Ridge Parkway. “We are in the process of raising funds to construct a permanent memorial that will endure for generations to come,” he said. The memorial will list the surnames of Mad-ison County families displaced by the Park. All donations are tax deductible and 100 percent dedicated to the cre-ation of a permanent memorial.

Building Goodness Foundation & UVA Nursing Students Without Borders Finish Clinic

After 15 years of planning, a collab-orative project between local nonprofit Building Goodness Foundation (BGF)

and the University of Virginia’s Nurs-ing Students Without Borders (NSWB) program is completed. Working to-gether, the two organizations planned, raised funds, and coordinated skilled, volunteer labor to build a new medical clinic for the Red Cross in San Sebas-tian, El Salvador.

Operating with a project budget of a mere $95,000 to build the clinic, the partners completed construction in May 2015. The new, permanent home of the local Red Cross clinic in San Se-bastián now features two private exam rooms, bathrooms, a large reception and training area, an office and phar-macy, kitchen, garden, and a treatment room. NSWB will continue to work with the people in San Salvador by sending supplies and students to the clinic, the first trip taking place as soon as this October.

Prior to the completion of the new clinic, the local Red Cross in San Se-bastián treated between 100-125 pa-tients per week, accepting everyone regardless of their ability to pay. In the new building, the clinic’s ability to treat patients will be greatly expanded. The new clinic also has an increased ability to store vaccines and other pharmaceu-tical necessities, and to provide a safe place for community members in need of medical help.

The Red Cross unit of San Sebastián is an independent, apolitical organiza-tion. Though it is not affiliated with the International Committee of the Red Cross, it provides similar medical training and services to the local com-munity. During the day, Dr. Fernando Cortez, the medical director, provides primary care consultations for upper respiratory infections, diarrhea, and di-abetes, among other ailments. In a re-gion where there are only 4 nurses and midwives per 10,000 people (as com-pared to 72 in neighboring regions), the impact of Dr. Cortez and his team of volunteer staff is significant.

BGF’s project team leading the con-struction of the new clinic in El Salva-dor included: Volunteer Project Man-ager Martin Quarles; Architect Russell Skinner; Engineers Brian Koerner and Valerie Black (Engineering Solutions), and Field Manager Sean Dylan Cox.

Southern Living Unveils 2015 Idea House In Charlottesville

On June 27, Southern Living, the brand that celebrates life in the South, will debut its 26th annual Idea House, providing creative ideas and inspira-tion for prospective and current home-owners. Located at Bundoran Farm, partners include interior designer Bunny Williams, Keith Scott and Julie Kline Dixon of The Rosney Company Architects, Jayson Collier of Summit Custom Home and luxury travel and real estate company Natural Retreats. Bundoran Farm was chosen because it is one of the South’s, and the country’s, only conservation communities centered around active agricultural production. L In the last several years the commercial real estate mar-ket in Charlottesville has steadily improved and agents express optimism about its continued growth. In a re-cent forecast regarding com-

mercial real estate at the national level, Lawrence Yun, Chief Economist for the National Association of Realtors, pre-dicts this positive trend will continue based on his assessment of a stable US economy and strong labor market.

While Charlottesville’s stable econo-my is an important draw, our area also offers additional benefits such as nat-ural beauty, a highly educated work-force and many cultural and outdoor activities that make it a popular place to locate for both companies and their employees.

Charlottesville’s Residential Market

One indicator of economic strength is the local residential real estate mar-ket. Before major retailers move into an area they “count the rooftops,” to determine the number of potential customers for their services. They also take the number of home sales and their price range into consideration.

Fortunately, recent news is good on this front. CAAR’s first quarter mar-ket report showed the median sales price for a home in our area was up over five percent compared to the same time last year. The fastest selling price range was $300,000 to $400,000 and, impressively, half of those homes sold in less than 34 days. This is especially good news given that the first quarter

is typically one of the slower times of the year.

An impressive number of rooftops, plus a strong residential market, are good predictors of a dependable de-mand for a whole array of consum-er goods and services ranging from groceries, home and garden products and furniture, to restaurants, clothing boutiques, automobiles and insurance. The popularity of outdoor activities also makes our area a good market for goods and services related to leisure ac-tivities such as hiking, fishing, hunting skiing and snowboarding. Field and Stream and Dicks Sporting Goods, both preparing to open stores in the new 5th Street Station, are examples of companies capitalizing on the outdoor market.

Developers looking at our area also consider the number of major em-ployers as well as job growth and un-employment. UVA, the medical center, Martha Jefferson, Piedmont Virginia Community College, State Farm and NGIC are just a few examples of em-ployers that make our area stand out.

In 2014 Forbes ranked Charlottesville at #70 overall on their annual list of the best small places for business and careers. At #141 we ranked higher than some other small cities for the cost of doing business, but we came in a strong #35 in job growth and #8 in education. All of these factors together mean lo-cating in our region can be good busi-ness, a view shared by companies like Costco and Wegmans, both with stores under construction that are anxiously anticipated by local residents.

Bill Gentry, principal broker and owner of Jefferson Land and Realty in Madison County, listed items such as a good road system, the wide availability of fiber optic cable and excellent Internet service, sufficient wa-ter and sewer and good transportation. He gives good marks to our regional airport, which he says continues to get better and better. In addition he point-ed out that our area is business friend-ly with relatively low taxes and a mild climate, especially compared to places further north.

Intangible Factors Increase Charlottesville’s Desirability

Intangible factors like natural beauty and local lifestyle can also be important considerations in a company’s decision about where to locate. Benton Downer, Principal Broker and owner of Downer and Associates, explained that these life-style issues can be especially important for office-based companies that have customers all over the world, but can lo-cate their headquarters anywhere.

The area’s attitude about incoming businesses is also critical. Downer be-lieves that part of what makes this re-gion attractive to business is a history

of “embracing the eclectic.” He also de-scribed Charlottesville as approachable, welcoming companies relocating from out of the area including start-ups.

One indication of a community’s welcoming factor is the local zoning. Recently Albemarle County updated their requirements to become friendli-er to companies previously zoned light industrial because they didn’t fit neatly into retail or office categories. These could be fitness and sports centers, bio-medical device manufacturing, R & D companies or IT equipment man-ufacturing firms all of which tend to be smaller than traditional manufactur-ing businesses and have minimal envi-ronmental impact. The zoning chang-es make it much easier for companies such as this to find suitable space.

Commercial Properties Boost the Local Real Estate Market

Just as commercial properties ben-efit from locating in a particular area, the opposite is also true. When new businesses come into town they bring jobs and/or valuable goods and ser-vices all of which make our area that much more attractive to people look-ing for a place to call home. n

Steve Layman directs the Charlottesville Municipal Band, an all-volunteer group that has been per-forming at the ceremony for over 60 years. “For the band it’s always a really great day,” Layman says, “something that we like to do to give to the commu-nity. We’ve had the opportunity to play for the Queen of England at Monticello back in ‘76, and for George W. Bush in 2008. It’s really great to be up there and see the smiles on the faces of the folks as they’re becoming American citizens, and listen to the great speakers.”

As always, the band will play the Star-Spangled Banner, and accompany a guest soloist from Ash-Lawn Opera on America the Beautiful. This year’s soloist is baritone Hyung Yun, who has sung with the Metropolitan Opera and San Francisco Opera, and will ap-pear as Sharpless in Madama Butterfly with Ash-Lawn this summer. Layman also promises patriotic tunes like “a George Cohen medley, a couple of Sou-sa marches” and, of course, “the Stars and Stripes.”

Following the ceremony, Monticello will host a Jeffersonian Open House, with ice cream, children’s activities and free walk-through tours of Mon-ticello’s first floor from 11:00 a.m. to 1:00 p.m. Registration is required, and tours are available on a first-come, first served basis. Parking will be available at Piedmont Virginia Community Col-lege. Reservations are recommended to secure a shuttle trip to Monticello.

Ash Lawn- Highland

Best known as our nation’s fifth president, James Monroe began serv-ing his country as an eighteen-year-old lieutenant under General George Washington, later served as governor of Virginia, represented Virginia in the United State Senate, was U.S. Minister to France and Britain, and special en-voy to Spain, and helped negotiate the Louisiana Purchase in 1803 (officially announced in United States on July 4). He was elected president in 1816, and re-elected in 1820.

Monroe purchased the Ash Lawn-Highland plantation in 1793. The folks at Ash Lawn will celebrate the birth of the United States of Amer-ica and commemorate the anniversary of his death (July 4, 1831, on the same day as Jefferson’s). Grounds admission is free all day, as are the patriotic crafts for children such as DIY Presidential China and paper tri-corn hats. Visitors can also participate in historic wood-en lawn games such as rolling hoops, graces, and trap ball.

The public is invited to picnic on the grounds with food from home or with

sandwiches, salads, snacks, and drinks from the Museum Shop. The house tour, which was recently revised and focuses on Monroe’s contributions to the early American republic and their impact on today’s world, will be offered for an additional fee.

Elsewhere in Albemarle County, the Kiwanis Independence Day 5K Race to benefit Camp Holiday Trails, a Charlottesville holiday tradition since 1983, will take place at 7:30 a.m. on the Fourth in the Forest Lakes North Subdivision. Hosted by Kiwanis Club of Charlottesville and Charlottesville Track Club, the race is expected to at-tract more than 300 runners of all ages. Registration forms and more informa-tion are available at Ragged Mountain Running Shop and on-line at the spe-cial Charlottesville Track Club web site.

Gates open at 6:00 p.m. for “Patri-otism in the Park” sponsored by the Charlottesville Newsplex in Charlot-tesville’s McIntire Park. An evening of family friendly fun with food, local bands, and games for kids of all ages will be capped by a fireworks show pre-sented by UVA-HealthSouth. Fireworks begin one minute after dark. Free park-ing is available at Charlottesville High School, and free shuttles buses will run from the Albemarle County Office Building, Burley Middle School, and Walker Upper Elementary School.

The little town of Scottsville – pop-ulation of 566 as of the 2010 Census – celebrates the Fourth each year with a parade at 9:00 a.m. beginning at the in-tersection of Routes 20 and 6. Upwards of 1,500 visitors are expected for the parade, which is expected to have 100 entries. Hound Dog Hill, a six piece neo-traditional string band from the Shenandoah Valley that bills its music as Twisted Sneergrass, plays in Dorrier Park from 6:00 to 9:00 p.m., followed by a fireworks show. The fireworks are best viewed from Dorrier Park or the top of the levee but can be seen from many areas in town.

The good people of Crozet will cel-ebrate Independence Day on Sunday, July 5, beginning at 5:00 p.m with the Crozet Volunteer Fire Department (CVFD) parade including Richmond Shriners’ ACCA Mini-Patrol cars, hors-es and livestock. The parade steps off from Crozet Elementary School and goes down Crozet Avenue through downtown Crozet to Claudius Crozet Park. The theme is ”Stars and Stripes Forever.” After the parade, there will be live music by local cover band LockJaw, plus free rides and games and pony rides for kids.
