For homebuyers, it should come as no surprise that our still-

slender mortgage interest rates translate into more house for your money. It may be less apparent that these current low rates are every bit as meaningful to sell-ers. And as rates climb this year—and by all accounts they will—sellers are equally subject to losing clout in the marketplace.

But to clarify what chang-ing interest rates mean to sellers, let’s start with the buyers.

In short, the lower the interest rate, the greater the buying power for would-be homebuyers. That’s because

with each percentage point that mortgage rates increase, buying power diminishes by 10 percent. For instance, let’s look at the scenario for a $300,000 house. With a 4 percent interest rate for a conventional 30-year mort-gage, this $300,000 house can be acquired at a monthly principal-and-interest pay-ment of $1,150—assuming a 20 percent down payment. But if rates were to tick up

to 5 percent, that same $1,150 monthly outlay is only enough for a $270,000 house.

The potential buyer not only has to accept less

house for the same amount of money, but the seller who is listing the house for $300,000 has now seen the supply of potential buyers shrink. If you’re an interested

seller who is eager to move up in the market, lower inter-est rates equate to a larger audience when you need it

more challenging with the requirements imposed by the new regulations and lend-ing guidelines. Many lenders have internal guidelines that are even stricter.

Joan Woodruff-Owen of Colorado Mortgage Alliance has given me permission to print these do’s and don’ts when applying for a mort-gage loan. While many of these things seem obvious to avoid, they are all things that most loan officers have seen in the middle of a customer’s loan qualification process. Even the innocent deposit of a couple of hundred dollars of birthday cash into your checking account can cause problems.

Keep in mind the loan of-ficer and underwriter of the loan are trying to package the loan so that it would be clear how the buyer qualified for the loan in terms of income, down payment, assets, and credit. They will want to see clear explanations of any ir-regularities so that if the loan is subsequently sold there is no question as to the quality of the loan. Following these tips will help the loan process go smoother.

DO:1. Do tell your loan offi-

cer any changes pertinent to your loan application, even if you think it’s not important or wouldn't matter (i.e. job loss, job change or changes in your income, becoming self-employed, loss of assets,

part time to full time or full time to part time, etc.).

2. Do tell your loan officer exactly where your funds for closing will be coming from down to the penny.

3. Do get documents you are requested from your loan officer to them ASAP (at a maximum of 48 hours from being requested) and provide complete documents (i.e. all pages of a bank statement - even blank pages, all pages of a tax return-all schedules, etc.).

4. Do continue to make your payments on time (cred-it cards, car loans, student loans, mortgage payments).

5. Do tell your loan officer about all of your debts and liabilities (i.e. child support paying or receiving, debts not on your credit report you are obligated to) and do tell your loan officer about any collections owed and any real estate owned (even if it is vacant land or co-owned with a business partner).

6. Do lock in your interest rate as soon as possible and no less than 7 business days prior to closing.

7. Do tell your loan officer if you are going to be out of reach during the mortgage process for any period of time or will not be physically

at your closing.8. Do expect to provide

documentation that may re-sult in needing to provide more documentation or ex-planation.

9. Do bring funds to your closing from an account that was verified with your loan approval.

10. Do expect to feel like you've gone through an FBI background check, cavity search, or have been put on trial to prove your innocence during your loan process.

11. DO KNOW that we are all working for the same thing and we are ON YOUR SIDE! To achieve your goal of closing your loan and closing on time!

12. DO WORK as a team with your loan officer and your Realtor!

DON'T:1. Don't change jobs, be-

come self-employed, or quit your job during your loan process.

2. Don't take documenta-tion requests and letters of explanations you are asked to provide personally! Every-one gets picked on equally! I promise!

3. Don't authorize any credit inquiries, open any new debt, or close any cur-

rent debt (i.e. furniture store, alarm company, cell phone account, obtaining new credit card, closing bank acct. etc.).

4. Don't increase your current revolving credit bal-ances.

5. Don't change terms of your loan in process any less than 7 business days prior to your closing (i.e. going from a 30 year to a 15 year loan or a fixed rate to an ARM or putting less down than initially or changing from a Conventional to FHA, etc.).

6. Don't sign up with any credit repair or "consolida-tion" company.

7. Don't ever pay your earnest money with cash and don't ever have anyone else write the check for the ear-nest money on your behalf.

8. Don't ever spend the money you have set aside for closing, or the gift mon-ies you have received or the monies needed for reserves to qualify.

9. Don't have any mysteri-ous "David Copperfield" de-posits or transfers out or into your bank or asset accounts (any deposit that is NOT a payroll auto deposit will be required to be documented and explained - i.e. car sale, birthday money from grand-

ma, garage sale proceeds, repayment from a friend for money you loaned them, roommate cash for rent/utili-ties, etc).

10. Don't ever ever ever EVER deposit CASH!

11. Don't ever pay your rent payments in cash - checks are best option so the on time rent payments can be documented.

12. Don't stop communi-cating or responding to your loan officer or Realtor.

13. Don't waste time ar-guing with your loan officer or Realtor about how stupid a loan condition or letter of explanation is: 9 out of 10 times we would all agree with you however the condi-tion would still be necessary.

14. Don't have any bank overdrafts.

15. Do not do a name change.

16. Do not pack your per-sonal documents before clos-ing!

A common question from a buyer or sell-er is: what is the best

time to buy or sell a home? In the clothing world, it makes sense to get the best “deal” on winter clothes at the end of winter and that you will likely will pay top dollar for a swimsuit in April. Does the same trend hold true for real estate purchases and sales? Not really. But there are some considerations a buyer or seller should make as they enter the market that could have an impact on the trans-action.

Spring and fall are bet-ter times for buyers

Let’s be clear. You can’t ever time a home purchase. Buying a home isn’t like buy-ing a car or an iPad. The home buying process is a journey, one that happens on your own time and only after you’ve done enough re-search, seen enough homes, and have your financial house in order.

At any one time there is a brand-new buyer entering the market and then another who has done enough re-search and becomes a very serious buyer. Nobody can control the evolution. But something for a buyer to consider is that real estate in-ventory tends to fluctuate by season. Each spring and fall we tend to see an increase in home inventory due to the seasons. More inventory means more options for buy-ers.

Holidays and winter are best times for sellers

It’s not conventional for a seller to list their home before the holidays or in the dead of winter for obvious reasons. But serious, eager buyers don’t care about the season or timing. At any one point of the year, there will be a very motivated, experienced buy-er ready to make an offer, no

matter the season. I’ve writ-ten contracts on Thanksgiv-ing, closed escrow on New Year’s Eve and even had a serious buyer make an offer using DocuSign from a beach in Hawaii. Sellers believe that it’s more conventional to list for the spring “selling” sea-son and then again after the summer. If you go the con-ventional route, you will see more competition. If you can sell “off season” you might fare better because there are still serious buyers, but less homes for sale.

Best time of day to list a home

The Sunday open house, particularly the first Sunday, is the holy grail of real estate. For decades, agents and sell-ers worked hard on a listing with a deadline being the first open house. The “for sale” sign, which made the listing official a generation ago, would go in front of the house the days leading up the first open house. In the digital age, the listing goes “live” online. Sellers and agents work hard to clean, paint, or prep the home in time for the photo shoot. Agents and sellers tend to rush to the finish and you will see many listings hit the market late Thursday after-noon or Friday morning, with Sunday being the first show-ing. Instead, try listing on Monday or Tues-day and don’t do any showings until the open house on Sunday. You can build momentum and have a very strong first open house.

As much as buyers and sellers try to strategize the timing of a real estate purchase or sale, it’s never that easy. Unlike Macy’s or Target, who control inven-tory and monitory

competitive activity, there isn’t one seller in real estate. Sellers are unrelated and dis-connected and the types of homes are different making it nearly impossible to “time” a purchase or sale.Reprinted by permission

most. Put it another way, less competition among potential buyers becomes less leverage for the seller.

Which brings us back to the current state of mortgage interest rates. As of April 10, the average rate for a 30-year conventional mortgage was 4.34 percent, according to the Federal Reserve Bank of St. Louis. While historically low – the 45-year average is 7.2 per-cent – it’s climbed roughly a full percentage point since the start of 2013, and there’s more to come.

Economists surveyed by the Kiplinger Letter are projecting rates to reach 5 percent-to-5.5 percent by the end of 2014. The National Association of Realtors forecast 5.5 percent, and the Mortgage Bankers Association

predicts 5.1 percent.For both buyers and sell-

ers, we think the message is straightforward. If you wait while interest rates rise, you’re taking a financial risk with your real estate decision.

Every year, Americans make all sorts of mistakes on their taxes, costing them hundreds, if not thousands, of dollars. And while basic arithmetic errors perpetu-ally top the list, we also over-look valuable money-saving credit and deductions such as the earned income tax credit, job-hunting costs, out of pocket charitable contri-butions, and the child-care credit. a cup of coffee every day at $1.75 a cup, you’re spending more than $600 a year to fuel your habit; make your coffee at home for just 55 cents and you’ll save more than $400. And here’s a less conven-tional, more significant ex-ample: If you were to buy a $300,000 home and put 20 percent as a down payment, a mortgage rate difference of 1 percent (4.5 percent in-stead of 5.5 percent), would save you $147 a month – the equivalent of about 40 grand lattes every month. Annually, this tiny 1 percent difference in your mortgage rate would

Forgetting to redeem re-wards

Americans earn approxi-mately $48 billion in rewards points and airline miles each year through customer loyal-ty programs, yet about one-third of that amount – or $16 billion – goes unredeemed each year! To put this in fur-ther prospective, the average household that’s active in loyalty programs earns about $622 per year, but does not redeem $205 of those re-wards. That’s enough to buy
