It’s that time of year when we go back inside, cook stews, coverup in cozy throws, wear slippers, turn on the fireplace, and justgenerally slow down a little … or at least we should.

In this issue, we go inside some remarkable spaces throughoutBurnaby, the Tri-Cities and NewWestminster – the communitieswe publish for.

We feature a Burnaby Mountain west coast contemporarystunner, designed by Love It or List It behind-the-scenes alumniSarah-Marie Lackey of Sarah-Marie Interior Designs.

We get to peek inside the spectacular Port Moody home –perfectly perched on a hill overlooking the ocean – of down-to-earth interior designer Laura Grist. Then we get a chance to seehow Chelsey Hornsby, of pure SPACE interior design, has turnedan ’80’s-built Coquitlam home into a modern-yet-warm space. We also talk to the NewWestminster designer about her toughestproject yet – renovating and designing her own character home.

Inspired by the sultry and vibrant colours and playful textures ofMorocco, we look at ideas for bringing hits of the exotic aestheticinto your home.

But we can’t forget the kids, so we asked interior designerJennifer Rudolph of Blue Garnet Design to share darling storagetips for the little ones.

And finally, because we have to go outside sometimes, writerChristina Myers shares her tips on creating a welcoming outdoorspace. We hope you enjoy your time inside our SPACE. After all,it’s what is inside that counts.

Eight RulesLucky readers get a word from the ultra-wise team at Oliver Simon Design.

Principles Jamie Hamilton and Greer Nelson – who named their in-demanddesign firm by combining the first names of their respective sons – offer theireight commandments for successful space planning.

An OliverSimon-designedkitchen

for planning the perfect space

Have a planMeasure furnishings, sketch a floor plan, andchoose fabrics first. The more organized youare before you start the better your vision willturn out.

Have a focal pointWhether it’s a fireplace, bed, or a windowwith a view, every room needs an anchor forthe eye.

Know wHat tHefunction of tHe room isWhether it’s a TV room or a study, if thespace doesn’t function the way you need it to,it’s wasted space.

repeatUse the principle of repetition when planningshapes, colours, fabrics and patterns. Onechartreuse accent in a room may look like anafterthought, but several chartreuse accentstell a story.

surround yourselfwitH tHings you loveA home should reflect the personality andlifestyle of those who live there. Familyphotos or things collected on travels helpmake a space personal and add interest.

editIf you don’t love it, it should go.Simple as that.

splurgeMaybe it’s one good toss pillow or a reallyspecial piece of art. Every room should haveat least one luxury item.

a Heart beatEvery space should have something organic.Whether it’s flowers, plants or just a bowl offruit. A heartbeat makes it a home.

rewriting the book on real estate

Tips■ Whether you are buyingor selling a home, takethe time to interview afew different realtors todetermine who best suitsyou. Choose a realtor youtrust and someone you feelwill look out for your bestinterests and listen to theirexpert advice.

■ Before viewing homesas a buyer or puttingyour home on the market(seller), meet with your re-altor to discuss the buying/selling process so you canbe prepared for what toexpect. Be sure to reviewthe costs involved so youknow how much everythingwill cost once you makethe decision on signing thepaperwork.

■ As a seller, wheninterviewing a realtor besure to ask questions ofthe services they provide, including their marketingplan and their approach/strategy on how to present/sell the home.

■ Buying/selling a homeis a very exciting timebut also very stressful.Be prepared for the upsand downs throughout theprocess and try not to getdiscouraged. Especially inthe active market we arecurrently experiencing, some buyers have to writeoffers that are competingagainst other buyers andmay lose out on multiplehomes before buying ahome.

wHere do you primarily worK,is it in tHe tri-cities?

I like to work in the Tri-Cities; I dodowntown if I want to, but there arelots of good designers there.

tHere’s lots of Homes out Here, too.Yes, absolutely, and they are all at

that time when (at lot of homeowners)want to update.

tell me about your Home, How wouldyou describe it?

It’s a four-bedroom, four-bathroomhome, with a finished basement, whichis where I work.

wHat was it about tHis Home tHat youwere attracted to?

We built this home, me and myhusband, because we had four children, and we needed space that we could betogether, and (laughing) apart fromeach other.

was it a plot of land?Yes, it was a plot of land; we designed

it and built (in 1991).

was it tHe view tHat attracted you?Oh ya, the view over the inlet is

beautiful. I love to see the water. I loveto be able to wash my dishes and lookout and see the sailboats go by. Peopledon’t really realize, but in Port Moodythe whole community is surrounded bythe inlet.

you built everytHing customoriginally, but obviously you’veupdated it since.

Yes, we did a full renovation this year.

wHat is tHe feature you love tHe mostabout your Home?

Probably the cement tile behind thestove, because we got to design thecolours and put the colours where wewanted.

or someone who lives high on a hill,Laura Grist is very down to earth.SPACE Magazine sat down for a chatwith the residential and commercialinterior designer, who specializes inspace planning and open-conceptdesign, to talk about the home sheand her husband built and raisedtheir four grown children. Her home– perched on a hill in Port Moodyoverlooking the Burrard Inlet – isan ode to her style and character:comfortable, warm, smart, with somefun hits of humour.

do you find it difficult as a designer todecide on items, or is it sometHing you areconstantly tHinKing about?

I had two designers that worked with me atthe time, and I let them have the opportunityto design my house, so it was a no holds-barreddo whatever you’d like. The designers were AlexMatheos and Nicole Markota (team Grist’snewest member is Iris Moews).

wHat are tHe conversation pieces in yourHome?

Probably the barn door (to the pantry). … It’smade out of old wood planks, and it was hand-forged by the fellow who made it for us. And theisland that is made out of solid wood.

How would you describe tHe décor in yourHome?

I would say livable, because you have got tolive in a house.

tell me about tHe birds.I love birds (laughs). I always have some little

piece in most places that I design and decoratethat has at least one little bird in it. I thinkthey’re funny, and I think you need to have alittle bit of humour when you are doing this. Ithink everybody’s house should have just a littlebit of humour.

a mid-century modern love affair

Business Profile

■ DECOR - MID-CENTURY MODERN HOME

■ Find pieces you love andmix it up. An eclectic decoris always more personal andsuccessful.

■ Include dramatic lightingand wood elements to bringin the warmth. Moderndecor is often cold andunwelcoming; add theseelements to warm it up.

■ Minimalism is a keyelement – less is truly morewhen trying to get that MCMlook; better to select feweritems than risk clutteringthe space. Resist the urgeto place all your furnitureagainst the walls and, instead, bring them into thecenter of the room. MCMfurniture pieces, like sofasand lounge chairs, wereintended to be appreciatedfrom all sides, like asculpture.

■ Low profile: so much ofthe MCM look was aboutnot interrupting the sightlines to the outdoors. Thetypical walls of glass in MCMarchitecture were meantto blur the lines betweenindoors and out. Keepingyour furniture low willachieve that look. To furtherenhance the look, bring innatural elements like plants, woolly carpets and wood.

■ Get bold: color and stronggeometric designs wereclearly an element in MCMdecor, so paint a feature walla bold color and use boldpops of color or geometricfabrics in your art andaccessories.

Mid-Century Modern Homeowner Jenny Cashin was poisedto tackle a master’s degree atUBC - an extension of her careeras a teacher and math tutorin NYC wh modern style thatcaptured Jenny’s heart. Vibrantart glass and sleek architecturallighting are set off against warmwood furnishings throughout thespace. There’s a healthy selectionof dining tables, credenzas, desks, couches, coffee tables and more -most Danish teak and rosewood, all with gorgeous clean lines, andevidently, all built to last.

“I love the minimalism ofthis furniture, the sculpturalelements are informed by thefunction of the piece - the Danishdesigners did not forfeit beautyfor function,” says Cashin, whostarted buying and selling Danishfurniture seven years ago, afterher plans to flip the house she’drestored went sideways duringthe market crash of 2008. “I’vealways been fortunate to docreative work that I love, and I’venever hesitated to switch it upwhen the situation called for it.

From there, the idea to opena shop and sell the restoredpieces she found was born. Her

first shop was in New West’sAntique Alley, a hidden-treasurestyle destination for vintageaficionados, later moving whenRiver Market owner Mark Shiehwooed her to the new airier, openconcept space at the Quay. “He’san innovator and a visionary,”says Cashin, who expanded herstore’s footprint to a secondlocation across the hall lastFebruary.

Today, Mid-Century ModernHome is sought out by collectors, designers and furniture buffsthroughout the lower mainland. It’s a shop for people whoappreciate fine furnishings madebefore mass-consumption becamethe norm – when producinggoods of quality and longevitywas a priority.

Surveying the goods – forexample, a jaw-droppinglygorgeous desk by Svend Madsenwith a spectacular flared lip atthe back and curves throughoutthe design, or a teak framelounger by Finn Juhl, with finelines and a rich wood tonethat contrasts perfectly againstthe new gray wool upholstery. There are also expertly curatedcollections of mid-century house

wares, gorgeous German pottery, bright pops of art glass, sexy barware and decorative accessoriesto complete the MCM look.

“Part of the appeal of MCMdesign is that it blends wellwith other styles, so one doesn’tneed to have a home outfittedentirely in teak to opt for a pieceor two that adds the right hit ofcool,” says Cashin. Of course, there are those who have alwaysappreciated the mid-century look, even before Mad Men premieredand reminded everyone howhip it was. I have clients whohave kept their mid-centurylook through the decades. They consider it to be classicmodernism, and not dictated bytrend or fashion.”

At Mid-Century ModernHome, the furnishings are inoptimum condition. Cashin isknown for the quality of herrestorations, skills first learnedrenovating her house. Taking inher vast collection at the market,it’s clear the math whiz andwould be house flipper has founda calling that measures up to hertrue passion.

When you have a thing for the colour blue, it helps todesign a west coast contemporary home.

Designer Sarah-Marie Lackey uses hits of the hue – alongwith warm browns and soft creams – throughout the BurnabyMountain project she took on for a high-end custom homebuilder, who was selling the home.

“Living inVancouver, so close to the water, intuitively,I’m always picking blues,” says the designer, who runs hernamesake design firm, Sarah-Marie Interior Designs, fromher office in Kitsilano. “Blue seems to be really safe and

gender neutral – when you walk into the space it doesn’t readfeminine or too masculine.”

With state-of-the-art appliances and top-of-the-linefeatures, including iPad controls, the home wasn’t designedto a specific demographic, but rather was kept neutral andclassic to appeal to a broad cross section of potential buyers.

When she’s designing for homeowners, Lackey has adecidedly egalitarian approach.

“My philosophy as a designer is to mix the old with thenew. I love the way vintage pieces tell a story and bring

warmth to a home. I believe the possessionsin one’s home tells a story about their lives, families and heritage,” she says. “Interiordesign can be very wasteful, and I don’treally want to feed into that.”

But with a staging project, as BurnabyMountain was, the job required a fresh slateof furnishings. In this case, they came fromCountry Furniture on south Granville Street.

One of her goals with the project, Lackeysays, was to create a neutral enough palettethat people could see themselves living

there, while still evoking a warm feeling inthe spacious four-bedroom, four-bathroomhome.

“The unusual products that we gravitateto as designers, buyers appreciate, but theycan’t see themselves living there,” Lackeyexplains.

It would be hard for anyone to not seethemselves enjoying the soaker tub, whichmight be the best seat in the house to catchsweeping views of the city – not a bad spot toenjoy the beauty of the west coast.

(Top) Gorgeous wood millworkadds a sophisticated warmth to theelegant dinning space. In keepingwith the west coast feel, note thesoft blue tile in the kitchen.

While the Burnaby Mountainshowhouse was on the market,Sarah-Marie Lackey still broughtin some personal touches.

• Stay with earthymaterials that youwould find in yournatural environment, like wood and stone.

• Stick with straightlines; the moregeometric the house, themore west coast it feels

• Stay within a colourpalette of five tones, with a balance ofneutrals, and don’t addtoo much texture. Keepit clean and natural.

hen the weather turns cooler, and grey skies replace sunshine,it’s easy to think the outdoorgardening season is over. Butjust because the flowering vinesand brightest blooms have gonetill spring, doesn’t mean therearen’t plenty of ways to keep youroutdoor spaces welcoming andgorgeous.

• Consider a mix of evergreenbushes and shrubs. The variety ofshades and the differing textureskeep things bright and interesting.Viburnum has leaves of dark greenand creamy white, and a late winterbloom of red flowers will add somewonderful colour. Junipers come ina spectrum of shades and sizes, foradded height or to create groundcover.

• Boxwoods are an easy way tokeep the bright green of springand summer in your yard all yearlong, and can do double-dutywhen it comes to landscaping, asthey’re easily shaped to grow alonga pathway to a door, or to separatelawn from patio. Don’t overlookthe container possibilities: a shapedtopiary-style boxwood in its ownplanter can add a tidy touch to afront doorway or garden.

• Keep native plants in mind, too. Ferns, grasses, and mossare low maintenance becausethey’re already well-suited to theenvironment, and the variety ofshapes and textures they can add ishard to beat.

• Consider some garden“accessories” – these days, thereare almost endless options toadd a little personality to youryard, garden, entryway or patio. From serene to quirky, colourfulto sedate, don’t underestimatethe charm of a little somethingextra. A small stone pagoda, acolourfully painted birdhouse, hanging windchimes or, yes, even aretro garden gnome can add somecolour and life to your space.

enovating and designingher own character home mayhave been one of her hardestprojects so far.

NewWestminster interiordesigner Chelsey Hornsby,of pure SPACE (see herCoquitlam project on page31), says it was tough tocommit to a look with herown place because she sees aconstant stream of new ideasand inspiration through herjob.“When you are a designer, you see so many beautifulthings all day long that whenyou come to do your ownhouse it is actually really hardto make those decisions,”Hornsby says from the kitchenof her home in the west end ofthe city. “When you’re doinganother person’s home, youdon’t second guess yourselfas much. When it’s your ownhome, you second guess; youstand there and you ponder it.”

Walking through the renoof her stunning 1923 house,it’s clear Hornsby, an in-demand designer, spent alot of time pondering everydetail. The breathtakingfamily home mixes classic andcontemporary style effortlessly.

material, and clean white tileswith dark grey grout, creatinga French café effect withthe warm, dark wood floors(which run throughout thehome) and the vintage brasscabinet hardware on the whitemillwork.

For Hornsby, goingtraditional on the permanentfixtures means having a basethat allows you to change otherlayers to update the look downthe road.

“You can strip your fluff outand do modern if you want,”she says.

One of the best features in thekitchen – if not the entire home– is a sitting area that looks outto the picturesque backyard, which is filled with richgreenery, including a beautifulJapanese maple. The windows, which the family put inimmediately when they boughtthe home five years ago, framethe stunning backdrop. Notsurprisingly, given the view andthe space, the family typicallycongregates at the built-inseating area, which has a sofadepth, making it a comfortablespot to sit and relax.

“I’ve actually had naps there,”Hornsby laughs.

She also had a spaciouspantry area built with

functional pull-out drawers thatmake use of a load-bearing wallthat Hornsby contemplatedtearing down. Instead, sheturned it into much-neededadditional kitchen storagespace.

Adjacent to the kitchen is theTV room, a simple space with awarm red Persian rug.

“I’ll only add colour on décorpieces,” Hornsby explains.“I won’t add colour on walls, cabinets, floor, because you aregoing to change your mind nextyear.”

Hornsby expanded theentrances to the dinning roomand living room and raised theceilings throughout the main(upstairs has three bedroomsand a bathroom).

The busy designer and herhusband are now looking to thebasement. The couple, who doas much of the work on theirown as they can – includinggrueling demos – have alreadystarted on their next labour oflove; hopefully for Hornsby, she isn’t too distracted by thebeautiful finds she comes acrosson her day job.

■ OUTDOOR COVERS & ENCLOSURES - LUMON CANADA

Ever wondered how to enjoythe lush beauty of the outdoorsall-year round without having tobrave the harsh elements?

Lumon Canada has gotyou covered, literally. Thecompany installs outdoorcovers and enclosures that allowhomeowners to turn balconiesand patios into stunning livingareas that make use of theiroutdoor space throughout theyear.

Lumon builds retractablesliding walls for sunrooms thathomeowners can open up whenthe weather is warm and closewhen it’s cool, creating a livablespace that makes use of thehome’s entire footprint.

“We hear all the time frompeople that the new space thatthey’ve covered or enclosedbecomes the most popularspace in the house, becausenow you’ve got a space that’sbright, that’s airy,” says Lumon’swestern sales manager SteveLeyenhorst. “On rainy daysyou can close the glass walls, then open when the sun popsthrough.”

Along with the retractableglass walls, Lumon buildspatio covers and sunrooms,

which offer UV protection. Thecovered patios enable familiesto entertain without havingto worry about the weatherdampening their get-togethers.

The popularity of patiocovers has boomed in recentyears because they can be arelatively simple way to addspace to new homes or a cost-effective way to upgrade andexpand an older home.

But patio covers aren’t justfor single-family homes. Condoowners are also opting for theglass enclosures to turn theirpatios into year-round livingspaces.

The Lower Mainland’sbooming real estate marketmakes every inch of livable spacecount. Lumon’s patio coversprovide homeowners – whetherthey have a condo or single-family home – a cost-effectiveway to make functional use oftheir outdoor space.

“You get immediate return,”Leyenhorst says about investingin a Lumon patio covering. “Infact, it generally increases valuebecause you’ve helped people toenvision what else they can dowith their home. It’s intendedto compliment the space, not to

take over.”As a reputable company

with a warranty that extendsbeyond the industry standard, homeowners will have peace ofmind knowing their extensionwas built with an engineer’sbacking.

“There is nothing that we donot build to code, which helpsavoid some of the fly-by-night,or the substandard-constructionpossibilities,” Leyenhorst says.

And, unlike many outdoorproducts, Lumon’s coveringsneed little maintenance.

“They’re extremely easy tomaintain. They don’t get algaegrowth on them, they don’t needpressure washing. Rinse them offwith soap and water and that’sit,” Leyenhorst says.

Curious homeownerscan take advantage of thecompany’s no-obligation onsiteappointments.

“We come to your home andgive you an estimate that meetsyour specific needs,” Leyenhorstexplains. “It’s a great way tobegin to explore the options andpossibilities.”

Here are some tips to cleartHe toy clutter and Haveyour space feeling liKe agrown-up lives tHere.

• Erase preconceptions thatstorage means surrenderingto living amongst clear plasticstorage bins. Expect to findfun and creative storagesolutions that will makeyou smile and please youaesthetically. They are out

there – you just have to findthem.

• All stuff up and off the floor.Make the most of your verticalspace. Ladder-style shelving,or any for that matter, is agreat way to extend the spaceupwards. Crate & Barrel hasa collection that offers usingone ladder or a grouping foran entire wall. Fabulouslyfunctional, because you cansee everything, and it displays

toys like art, which keeps ituncluttered.

• Offer good storagecontainers for the shelving –pick a collection of baskets orbins that speak to your style.Another tip: glass mason jarsare great for the small stuff, beads, marbles, Lego, etc.

• Make use of vertical wallspace with hooks. A collectionof hooks can look graphic

and interesting and are idealfor entrances, bedrooms andbathrooms.

• Try some rolling woodencrate boxes for under thebed. You will love these, andthey are simple to build (withonline instructions) andeconomical. If you are nothandy, most furniture storesthat carry children’s furniturewill offer them already built.

Wood Pegs by Hook n’ Loop Designand available through Etsy

Homage to the days of living simply. Daysgone by when kids had only a handful of toys toplay with. You marvel in awe when touring thoseheritage museums and see the tiny collection oftoys, enough to fit in a small wooden box: a doll, atruck, a box of marbles and maybe a paper-doll set.Domestic bliss, I say.

Thewonderment ofmanaging the toy clutter

FALL 2015 | Space | 29

• Choose storage items thatadd elements of fun. What kiddoesn’t love to feed a monsterwith their dirty, grubby clothesand watch him get fatterthrough the week?

• Mother knows best.Truly, one of the most valuable tipsto manage toys was from myown mother. She told me toonly have a few toys out atonce and rotate them often.I thought it was deprivation,

but I was wrong. Kids canonly focus on so much at onetime, and they need changeconstantly. They will playlonger and be more engrossedwith less, and old toys seemnew again. Magic.

• Have three categories of toystorage. Easily visible andaccessible, tucked away foraccess when needed, and inanother area, out of sight.

•When you have the choice, purchase toys that aestheticallyplease you, and, unless it’s afavourite, pass on the eyesores.

• Keep your color palettesimple.Toys are colourfuland look best when theypop against solid tones orwallpaper patterns that aresomewhat earthy. Greys, paleneutrals, or putty tones.Thiswill have you feeling the Zen.Keep bright hits of colour

to the smaller accents ratherthan larger surfaces like walls, which will have the spacefeeling too intense and busy.

• Keep a good philosophyabout living with children andall the stuff. Edit often, keep itsimple and make it artful.

he temperature might bedropping, but that doesn’t meanyou need to suffer inside with coldfeet.

There are a few stylish optionsfor keeping the toes toasty this timeof year, including eco-friendly corkflooring, which has a cellular naturethat holds heat, making it ideal forkitchens and living spaces.

“A cork floor is a very soft floor;it has a warmth to it,” explainsMichelle Bernier, owner of Designwith Confidence. “It’s great tostand on if you are in the kitchenbecause it’s a nice cushioned floor, and it’s comfortable.”

With a wide selection of shadesand styles of cork flooring, it’s asmuch a stylish option as a durableone. With a softer feel than woodor tile, cork also makes for a gentlerlanding pad should something getdropped.

“It has a bit more bounce to it,”says Bernier, whose shop bordersthe west end of NewWestminsterand South Burnaby.

But the warmth doesn’t comecheap. Cork typically has a higher

price point than tile. When it comes to bathrooms,

Bernier says she prefers tilebecause it’s easy to clean, and –best of all – it has a way to staywarm.

“If we are doing tile, we aregoing to put a radiant heat floorunderneath it,” Bernier says.

Heated mats are placedunderneath tile, makinga normally chillytexture nice andtoasty.

“Sometimes youhave to be carefulto make sure you areusing the right tile –you don’t want it to betoo thin, you want to make surethere is fire protection, just a goodquality tie is what you want to use,”Bernier explains.

Another option is to pick plushquality carpets to enhance not justthe feel of warmth, but to cosy upthe feel of a space. The optionsare endless, says Bernier, whosedesign store carries a number ofhome renovation and décor items,

including flooring, paint, andwindow treatments, along withdécor advice.

Bernier is a fan of area rugs tobring a hit of texture and snugnessto a space, but don’t make the all-too common mistake of buying arug that’s too small for the space.

“You want to make sure anarea rug is under the feet of

all the furniture – it justdefines your space better,”Bernier says. “People gettoo small of rugs all ofthe time, because rugsonly come in specific

sizes.”Bernier will often suggest

clients have area rugs madethrough a carpet company toensure the right fit for their home.

“It’s not really any pricedifference,” she says, adding thecarpet company will bind area rugsthat are ultimately of the same orbetter quality than most pre-maderugs.

Whether it’s cork, tile, or rug, there’s no shortage of ways to keepyour toes warm through winter.

The appeal of the bands is that whilethey are simple, they add serious hitsof colour and style. Shabacon startedmaking the gypsy-inspired headpiecestwo years ago when her first son wasborn (she now has two boys).

She started putting together acharming assortment of headdresseswith fabrics she sources from aroundthe world. She travelled extensivelybefore her oldest son was born, spending time in Europe and Africa.

“After I graduated high school, Iwent to Africa and I was volunteeringin an orphanage in Tanzania. When Iwas over there, I was obviously in lovewith all of the fabrics,” she explains.

Along with the bold African prints,Shabacon uses exotic fabrics fromThailand and India. The interestingprints are what distinguishes herheadpieces from other headbands– they have that boho feel, but areelevated by the quality materials sheworks with.

“You can’t find clothing, orespecially head wraps, made outof that kind of fabric anywhere (inVancouver), so I like to be able to offerthat,” says Shabacon, who nourishesher creative appetite through travel, home décor, and art.

“Usually if I see a colour schemethat I like or a piece of artwork, I gooff of that. I try to find fabric that justsort of emulates that,” she says, addingthat being a mom has only intensifiedher need to be creative. “I also feel likesince I’ve become a mom, it’s easierfor me to tap into my creative outlet.I never would have done this before Ihad a kid.”
