good news: sales Rise65% FRoM FebRuaRy to MaRCh

THE MEDIAN HOME PRICE for a single family home in San Mateo County increased from $634,000 in February to $700,000 in March 2011 a 10% increase, according to sales statistics from SAMCAR as supplied by MLSListings Inc. In comparison, the median price of a home was $800,000 in March 2010, a 12.5% drop year over year. This is a reflection of the tax credit energy still in action from last spring.

Closed sales really popped from February to March. In February there were 221 closed sales countywide. In March, that number increased 65% to 366 and is higher than the 322 recorded in March 2010. Inventory continues to increase, as sellers test the waters. Inventory rose 7 % from 1541 in February to 1651 in March. 675 new homes came on the market in March compared to 692 last year and 574 in February. The percent of list price received dropped from 97.25% in February to 96.60% last month and year over year was 97.87% in 2010. Showing high end buyers are out looking for deals and sellers are making concessions, in Hillsborough the percent of list price sank to 88.70% in March with 20 closed sales. Showing that the investment market is still going strong, East Palo Alto was getting 100.56% with 12 closed sales.

ACTIVE SPRING MARKET ACCORDING TO ALTOS RESEARCH DATAAltos Research’s April 2011 trend charts and housing data for cities in San Mateo County, generally shows a steady pace of price stability with some hiccups in cities like San Carlos and Millbrae. The charts above show that the Peninsula and Coastal markets are showing a healthy spring market.
